Northern Arizona not slowing down Second-home sales are still strong “up north”

alley residents looking for the perfect second home or retirement home in Northern Arizona haven’t abandoned that notion because of COVID-19. However, both buyers and builders are now proceeding with home sales a bit differently than pre-pandemic. To wit: As in the past, buyers in many communities in Northern Arizona can choose either a two-step process (purchasing a homesite first and then building a custom home) or they can buy a newly constructed home just like you would in a production-home community anywhere. What’s new is that in addition to touring a lot or a home for sale inperson, prospective buyers are relying more on video tours, and in some cases, on a 3D representation of a property. Variety of ways to view a property Fewer potential buyers than expected are taking advantage of virtual tours, said Deana Keck, vice president of marketing and culture for Symmetry Companies, the developer of Pine Canyon, a luxury home community in Flagstaff. Keck is also the designated broker for Pine Canyon Realty. “About 95 percent are making in-person appointments,” she said, adding that gloves, booties and face-masks are offered to clients when they’re viewing a home in-person so that these items can be worn at all times during the tour. Other sales executives in Northern Arizona are finding their prospective buyers want some virtual interaction. “Our focus and engagement on social media and through agent-shot videos has become another aspect of our business,” explained

Home away from home For some, owning a second home is more appealing than vacationing in unfamiliar places, particularly now. “Because of COVID-19, most of our buyers’ travel plans for the summer have gotten canceled,” Keck said. “It’s really easy to pack up the car and travel two hours north and relax in a place that’s your own since it feels like home.”

Avoiding last-minute surprises “Through RESPA, the consumer is provided disclosures to assist with

comparison shopping to avoid last-minute surprises during closing,” Davis said. “RESPA requires that information about the settlement process and settlement charges be provided in advance of the settlement.” Lee added that RESPA became increasingly effective after the disclosures portion of the act changed in 2012 following the 2008 nationwide housing meltdown. Goal is transparency That recent reform shortened timelimits, increased penalties and provided amendments to work toward complete transparency. “Many consumers are overwhelmed during the purchase and financing of their new home. RESPA can lessen the stress with improved disclosures and keep all lenders on an equal field,” Davis said. Effectiveness through education Davis emphasized, however, that buyers and servicers must partner to ensure the educative goal of the act is successful. “RESPA is only as effective as folks choose to be informed about it. Therefore, it is important to be more diligent than ever in helping people understand what RESPA is and why it is important in plainspeak,” he said. “Our goal as real estate professionals should always be to educate and empower.”
