here are numerous master-planned communities across the Valley, some of which are single-builder (e.g., Trilogy by Shea Homes with four Valley-wide locations), and some of which are multi-builder (e.g., Vistancia in North Peoria and Estrella in Goodyear). What follows are just a very few examples of some masterplans that have recently opened, adding to the extensive range of locations, amenities and price-points available across the Valley. NW

Sterling Grove, Toll Brothers’ debut in Surprise, features eight luxury home collections including 31 home-designs, said Kevin E. Rosinski, division senior vice president of Toll Brothers. The grand opening of the community was this past January. “Integrated into the community,” Rosinski said, “is a treelined town-square, irrigation streams, cornerstone parks and manicured gardens and groves.” Homes will range from 1,500 to 4,000 square-feet. The community will feature “upscale recreation and social activities including a Nicklaus-designed golf course and private golf facility,” Rosinski said. The 18-hole par-72

Maracay offers two gated neighborhoods at the master-planned community of Spur Cross: Pathfinder North and Pathfinder South. Pathfinder North and Pathfinder South offer the largest homesites available at Spur Cross — up to one-third of an acre at Pathfinder North and more than one-quarter of an acre at Pathfinder South, said Craig Tucker, sales manager and designated broker at Maracay. Is it cool to pre-cool? Will this potential energy-savings strategy work in your new home?

uring off-peak hours with your energy company, pre-cooling means setting your A/C temp below what you would normally set it at. Then, during on-peak hours, you shut the system down and let the interior temperature increase throughout the day, according to Sissie Roberts Shank, president and CEO of Chas Roberts A/C & Plumbing Inc. This potentially money-saving strategy is most effective when you’ve selected a time-of-use plan from your electric utility because you’re buying their product at a cheaper rate in the morning and reducing demand later in the day when kilowatts are more expensive, explained Mike Donley, president of Donley Service Center. “If it is a newer home with energyefficient windows and quality insulation such as foamed exterior walls and roof, pre-cooling will be far more effective than with an older home,” Donley said.

What else should you think about? Are blinds or shades closed inside to maximize the effectiveness of pre-cooling? Has leafy outdoor vegetation been planted to reduce direct sunlight hit on windows, even dual-pane units? This is important because most energy loss is through windows. Also: If you have insufficient attic insulation, that can affect power demands, Shank said, noting that “the specific home and lifestyle will determine how comfortable the home stays when the airconditioner is shut off.” Does pre-cooling stress your A/C system? “It can because you are asking your airconditioner to run constantly for sometimes hours to pre-cool the home then again to bring the home back to your comfortlevel,” Donley said. “Some argue the longer run-times offpeak cause undue stress on the system

while others say starting and stopping the system frequently is more harmful,” Shank said. “We feel that proper maintenance on your system has a greater impact on longevity than how long the system runs.” Does pre-cooling work? If you don’t have varying time-of-day rates, expect zero energy-savings, Shank said. “For homeowners with off-peak/on-peak electric-usage programs, the savings will be tough to quantify because there are a number of factors that play a role. We have

seen some people see lower bills and others struggle with comfort during on-peak.” Donley said that pre-cooling or using a programmable thermostat will possibly save energy and money for people who are gone during the day. “But you must be willing to deal with huge swings in temperature in the home during the day,” he added. And finally… It all boils down to comfort-levels and lifestyle. For example, for folks working from home or for those with young kids doing home-based online schooling, raising the temp might not work well. On the other hand: “If they [the homeowner] can pre-cool and drift, be comfortable and save money, then by all means do it,” Shanks said. “If they cannot be comfortable and save money, they may want to look at higher-efficiency airconditioners so they can have their cake and eat it too.”

What are Fannie Mae and Freddie Mac?

Fannie Mae is a nickname for the Federal National Mortgage Association and Freddie Mac is a nickname for the Federal Home Loan Mortgage Corporation. Fannie Mae was chartered in 1938 at the end of the Great Depression and Freddie Mac in 1970. Both federally owned and backed, the agencies buy qualifying residential mortgages from lenders and either hold or sell them as mortgage-backed securities. The agency charges a fee for assuming the risk and guaranteeing the principal and interest on the original loans if the borrower defaults. Crucial to our national housing market, they provide stability and affordability while protecting our mortgage industry. This gives lenders the cash to continue to do further lending and also increases the number of lenders in the mortgage market.

How can the agencies help new-home buyers?

Fannie Mae and Freddie Mac offer conventional loans. They have similar

lending guidelines, but one may offer a better solution for the borrower than the other. It is important that a lender can use both Fannie Mae and Freddie Mac when searching for the best loan for the client. For example, Fannie Mae may decline the initial automated underwrite, but Freddie Mac may approve it. It is crucial that the lender knows the guidelines and can apply them to each loan.

F

or homeowners wanting to buy a newly constructed home, selling their current home can be an obstacle to completing a new sale. They may not want to sell their existing home months before their brand-new one is built but they may need the proceeds from their current property to be able to make a down-payment or afford a mortgage on a new residence. What’s known as a contingency clause in a purchase contract — where your purchase isn’t finalized until your existing home is sold — addresses this. “A contingency, also known as a condition

precedent, is a clause that requires the completion of a certain act before the parties are obligated to perform their contractual obligations,” said Mary R. Roberts, the 2020 president of Arizona REALTORS®. “Contingency clauses must be drafted precisely because contingencies frequently become the subject of dispute; when an expressed contingency fails, the contract will not be enforced.” Contingency clauses can vary “We know a lot of people who want to buy a new home have a home to sell,” said Ken Peterson, vice president of sales and marketing for Shea Homes. “We work to accommodate people as best we can on a case-by-case basis. We have been offering contingencies for decades and recognize that they are part of doing business and accommodating buyers.” Shea’s contingency clauses typically specify the buyer has 90 days to sell their current home, Peterson said. Peterson said about 9 percent of Shea Homes’ sales are written with a contingency and of those, only 1 percent

fall through because of contingency expiration. Responding to risk There is some risk with a contingency clause for a builder but the builder works to mitigate the risk. “We do a lot of upfront research and work with our prospective buyers prequalifying them and understanding what they’re doing to ensure their current home sells,” Peterson said. “We also often refrain from breaking ground on a buyer’s home until we’re fairly certain they will be able to release or satisfy their contingency and move forward with their new-home purchase.” A lot of factors go into allowing contingencies, Peterson said. “We typically write them for new-build construction purchases since the timeframe is long enough to allow the buyer to sell their existing home.” Prequalification is also a factor, he said. If someone can qualify for a mortgage without selling their existing home they may elect to write the purchase contract without a contingency “so their new

home can start construction sooner without waiting for a contingency period,” Peterson said. “When a community is nearing close-out and only has a few more lots to sell we typically stop accepting contingencies as we don’t want to prolong the build-out of the community.” A different way of looking at things Contingencies may be regarded differently by homebuilders and by individuals selling their existing home. “The homebuying process is very emotional,” Roberts said. “When a buyer begins looking for homes they have a vision in mind as to what that home will look like. If there are contingencies in place, when they find their dream home, it’s possible they will be unable to come to terms with the seller to make that purchase.” “Contingency contracts change over the years based on what kind of market we’re in,” Roberts said. “During a hot market or sellers’ market, there is a small percentage of buyers relying on them but in a tough market with very few buyers, you will see more contingency contracts.”

hey may not be talked about openly in “polite society” but toilets are something we all use multiple times a day — meaning that it definitely behooves new-home buyers to ask their builder toilet-related questions. For example: what brands and models are offered? Can you choose other manufacturers and/or models? If so, at what stage of design and construction can you do this? Answers will vary by builder. To help new-home buyers know what questions to ask of their builders, we recently talked to two major toilet manufacturers to get the industryexpert low-down on what’s new in toilet technology. Here’s what they had to say.

f you’re shopping for a brand-new home, you may also be wondering whether your builder can help you find a water-purification or water-softening system that can be installed during the construction of your new home. The answer is yes. Some builders, like Maracay, provide homebuyers with these water treatment systems as optional appliances in their homes. Maracay works with Expressions Home Gallery, a homeproducts company that has locations in Scottsdale and Gilbert. Lots of options Maracay customers are offered the GE brand of reverse osmosis systems and water softeners, said Jamie Cawthon, the builder account manager for Expressions Home Gallery. “We offer three sizes of

softeners to meet the needs of differentsize homes and families,” Cawthon said. “All are single-tank models and the two top models have an exclusive blending valve that allows the owner to select how soft the water should be, as well as a salt-saver function.” Expressions offers a reverse osmosis (RO) system, too. The GE model that’s offered features three-stage filtration and reduces 95 impurities found in drinking water, Cawthon said. The RO system includes a designer faucet, has a small footprint and is certified for water purity. “The water options are presented to homebuyers through the design center,” he said. Ask your builder Cawthon’s advice: If you’re interested in a water-treatment system, be sure to ask your builder’s sales representative to explain what standard features are offered as well as what options are available.

Developed by Brookfield Residential, Alamar is located four miles south of I-10 at Avondale and Broadway boulevards. The community will be attractive to a range of homebuyers, said Garilyn Bourgeois, director of marketing for Brookfield Residential. “The variety of home-sizes, styles and prices will ensure that young couples, growing families, empty-nesters and extended families will be able to find something that fits their particular needs. Amenities will include parks, a community pool, a K-8 school and a trail system. At build-out, the community is expected to have 3,700 residential units. The first phase will consist of 461 homes, Bourgeois said. “In this phase, we have six builders — Taylor Morrison, Shea Homes, David Weekley, Gehan, Landsea and Capital West.” Homes are anticipated to range from 1,700 to more than 3,500 square-feet.

Options and trends Depending on the price-point of the home, several banister types might be offered: for example, “all wood, combinations of wood and wrought-iron, horizontal stainless steel/cables, tube infills and glass,” said Angelo Maccano, general manager of Arizona Stairs Inc. “Some people prefer their stairs blend in with their decor while others make their staircases the main focal point of their homes.”

Tim Lewis, regional general manager for Artistic Stairs, agreed, adding that contemporary and modern railing designs are trending. “There are a lot of steel staircases going into custom homes these days and the railing designs tend to be glass panels or stainless-steel cable railing,” he said. Check with your builder Both experts recommend that you check with your builder regarding any banister/railing options. “Most builders offer a painted railing system that is referred to as the standard/base — it comes included with the purchase of the home,” Maccano said. Most, if not all, production builders have a design center where buyers can select banister options along with flooring, cabinetry and other details. “There, they [prospective homebuyers] will see samples of the different railings that are available for their home,” Maccano said. Want a banister style that’s not offered? Ask if the builder can incorporate what you want into your new home during construction. The answer might be “no” but you’ll never know unless you ask.
