e asked some local experts for a few tips on how to save money on your mortgage as well as how to be sure you can afford your monthly mortgage payment. Here’s what they had to say.

15-year vs. 30-year mortgage

One way to save in the long run is via a 15-year mortgage instead of the traditional 30 years. Indeed, Steve Rider, president of the National Builder Trade-In Program and a Keller Williams Realty broker, encourages people to carefully consider the longterm savings of the 15-year mortgage. “People think if they go with a 15- instead of a 30-year loan they will be paying twice as much a month for their mortgage,” Rider explained. “But typically they go down a half-point in their interest rate and are only paying about 35 percent more on their monthly mortgage payment.”

Buy less not more

Jeremy David Schachter, senior mortgage advisor for Pinnacle Capital Mortgage Corporation in Phoenix, often cautions people to make sure they can afford the additional expenses of owning a home. “Many times when people are considering buying a new home, they are only thinking of the mortgage debt and not the true cost of owning the home,” he said. “This includes maintenance, utilities and home improvements as well as unexpected items such as setting up utilities and unexpected repairs.”

Debt-to-income ratio

The first thing a potential homebuyer should do, before seeing and being seduced by a new home, is determine what loan amount they qualify for. This is usually based on what is called their debt-to-income ratio, a calculation made using an individual’s monthly debt — credit card payments, car loans, existing mortgage payments, etc. — divided by their gross income. Different lenders often have different debt-to-income requirements for potential homeowners but the range tends to be zero to 45 percent. Schachter said that conventional loans backed by Freddie Mac or Fannie Mae tend to be more strict about debt-to-income ratios, while government loans such as FHA are geared more for first-time homeowners and may be more relaxed about such ratios.

Keep costs clear

Schachter notes that when people are buying their first home, it is common for them to say ‘I am almost paying the same in rent, I can afford this’. “But you still have to be careful even if you are approved because lenders don’t take into account other bills such as auto insurance, food, maintenance and cell phones,” he said. “So if you take a mortgage out for the maximum amount you qualify for, you could end up being house-rich and cash-poor. ince kitchens have long been at the heart of most homes, it’s no surprise that homebuilders and homebuyers spend so much time focused on perfecting this culinary and cultural space.

“We’ve always paid particular attention to all the rooms in the home but we have seen the focus in the past few years in kitchens,” said Hal Looney, area president of the active lifestyle division of Shea Homes. “And we continue to design kitchens to meet customers’ changing desires.” Islands, breakfast bars, morning rooms and walk-in pantries are just some of the features of modern kitchens. When it comes to designing this central gathering space, there are plenty of decisions to make, from appliances to cabinets and colors. Regardless of whether your style is traditional or modern, one thing’s for sure: today’s kitchen is like a toy store for grownups.

Once the builder’s warranty expires, homeowners still benefit from an eight-year structural warranty enforced by the state as well as an array of manufacturer warranties on such things as appliances, air handlers, windows, flooring and more. “Depending on the item and the manufacturer, coverage could range from two to five years,” Rangel said.

Some buyers opt to enlist the services of professional home inspectors to ensure they don’t overlook anything that can and should be repaired or replaced by the builder before it’s too late. However, Rangel suggests homeowners hold off on hiring inspectors until they start approaching the one-year mark. “A lot of people think they need to have a home inspector go through the house prior to closing, but waiting until you’ve been in the home for the better part of a year could be more beneficial,” she said.

their coverage by purchasing a home warranty through a third-party provider. However, Rangel advises buyers to be sure to do their research and really understand what’s included so they can weigh the value of such coverage. “A home warranty is an additional expense and you need to decide whether it’s cost-effective,” she commented. “Since these warranties usually only cover parts and not labor, you could still incur costs.”

Items deemed part of the home’s structure, which are limited to load-bearing elements like the foundation, footing and framing, are backed for 10 years from the date of closing. “Most homebuilders really strive to build good homes and to warrant those homes,” Mulac explained. “Our customers are our bread and butter and we know that it will impact us down the line if we don’t treat them right. It’s a competitive market and the 2-10 warranty is a market-driven product.”

According to Carl Mulac, executive vice president of AV Homes, Inc., builders generally offer a blanket one-year comprehensive warranty that covers virtually everything in the home. To further protect the buyer as well as the reputation and integrity of the builder, Mulac said the majority of Arizona homebuilders also offer what’s known as the 2-10 Home Buyers Warranty. Initiated by the builder at no added expense, the warranty extends coverage for certain systems such as a home’s

Jill Rangel, marketing director for Courtland Communities, highlighted the importance of the one-year builder warranty, noting that living in a home through four seasons gives people a chance to really get to know their homes. As a result, many homeowners compile a running list of items they want addressed and submit corresponding repair and/or replacement requests toward the end of the first year. “It’s not uncommon to get a homeowner’s itemized list of things they would like taken care of,” she shared. “Those lists usually start trickling in about 10 or 11 months after closing.”

to pay for retrofitting.” She also advises inquiring about installation of a soft water loop when construction is underway so that later on you won’t have to pay extra for the additional plumbing necessary if you want to install that system. If a tank water heater is the only choice the builder offers, Gilbert recommends asking if the appliance is consumer-grade or professional-grade. Ideally, the water heater initially installed with your new home should be professional-grade, he said. Stanfield and Gilbert recommend installing a recirculation pump that eliminates waiting for hot water when taking a shower. You should also request a drip pan that can be placed underneath the water heater so any leak can be contained, Stanfield said.

Gas, electric or hybrid

If you have a choice between gas or electric for your water heater, choose gas, Gilbert advised, unless it’s a hybrid. “Gas is a little more affordable and depending on the model, lets you have hot water in the event of an electrical power outage,” he said. Gilbert also advises asking about the warranty on your water heater. “You should be given at least a six-year warranty on parts in the tank with an option to extend it to 10 years,” he said. An extended warranty shouldn’t cost more than $200, he added. Tankless water heaters typically come with a 12-year burner and a five-year parts warranty, while a solar water heater should carry a six-year tank warranty and a five-year warranty on panels and components. Electric hybrids come with a 10-year warranty, Gilbert said.

robably the last thing you’re concerned about as you’re shopping for or preparing to move into your brand-new house is the water heater. But there are questions you should ask your builder’s representative to make sure you’re getting the best water heater option, say two Valley plumbing experts.

First, it’s important for new-home buyers to understand that water heaters come in several types, including traditional, tankless, solar and hybrid. The traditional or conventional tank water heater keeps a cylindrical tank full of hot water in your home at all times, while a tankless water heater looks like an electrical panel box from the outside and doesn’t contain any water inside. However, the device instantly heats water in the pipes of the house, explained Linda Stanfield, owner of Benjamin Franklin Plumbing. Two of the greatest advantages of tankless are space and energy savings. A device can hang on the wall on the side of the house, freeing up space where a traditional tank water heater would be placed. Even better, it only uses energy when hot water is needed. A solar water heater includes solar collectors installed on the exterior of the house (typically the roof). The usable hot-water storage container can be a traditional water heater.

An electric hybrid water heater using heat pump technology (but not a ground-source heat pump) can use up to 62 percent less energy compared to a typical 50-gallon electric water heater, said Ward Gilbert, owner of Gilbert Plumbing in Mesa. For most parts of the Valley, a ground-source heat pump water heater is not a good option, he said, because there’s not enough moisture in the ground to allow for the heat transfer.

“Review your options for either a 40-gallon or 50-gallon tank to make sure the size meets your household needs.”

Alternatives and extras

So what questions should you ask your newhome builder about your water heater? “Ask if tankless or solar water heaters are available,” Stanfield suggested. Both are excellent alternatives to a conventional water heater that, although acceptable, is not as energy-efficient as the other two options, she said. At the very least, she advised, “ask if your home can be pre-plumbed for a tankless water heater so that if you want to get one in the future, you won’t have

After you’ve made your choice, how do you ensure optimal energy usage? “Have your water heater tank professionally flushed and checked every year,” Stanfield said. “Water heaters are not meant to just leave and forget.” Gilbert said a solar water heater saves a significant amount of energy, but if it’s not possible to install one, start with a gas water heater with energy conservation features. “For example, some models can automatically shut off your water supply if a leak is detected,” he said. “I’m in the process of buying a new home and want to make sure I budget properly for taxes. But depending on the person I talk to, I get very different answers on what kind of tax bill to expect. Are there any rules of thumb I can follow to make sure I stay on budget?”

A:

“A good rule of thumb is to estimate one percent of the purchase price per year. For example, if you buy a home for $120,000, your taxes would be around $1,200 per year or about $100 per month,” explained Doug Hopkins, owner of Red Brick Realty Property Management in Mesa and DougHopkins.com. “If it is an existing home, it’s easy because you can look it up on maricopa.gov/assessor and find out exactly how much it is.” Richard de Uriarte, a public information officer for Maricopa County, added that each individual property tax bill is made up of combined taxes from a number of separate jurisdictions. “Basically, your total levy is a compilation of all the individual rates times your assessed valuation which is lower than your full value or your market value,” he said. “So, some of your tax bill is determined by the residents’ own votes on bond issues, not just the local governments.”

ecause most newhome builders are generous with closet space these days, you may not think you need to upgrade the closets of your new home either during construction or afterward. However, experts in the industry will tell you that for the space to function optimally, you might need more features than a builder typically includes, especially in the master bedroom closet.

Organization is key

“When you properly organize a space with a closet storage system,” explained Fawn Peterson, a designer with Classy Closets in Scottsdale, “you’re better able to compartmentalize it for different wardrobe items — work clothes in one section, for example, and play clothes in another. Shoes and jewelry can have their own place, too.” Drawer units inside a closet “are invaluable, because they give you space in the bedroom that might otherwise be taken up by a dresser.”

Peterson added that many builders of midrange-priced homes don’t usually offer a closet upgrade, but with semi-custom and custom homes, it’s more typical to upgrade a closet during construction. “The nice thing in that situation is that you may have the option to roll the cost of the closet upgrade into your mortgage,” she said.

Storage options

Closet storage systems aren’t inexpensive, but they don’t have to break the bank, either. Peterson said for around $2,500, a 10-foot by 8-foot closet storage system would include short, medium and long hang-space for clothes, a couple of drawer units and a shelfstack for shoe storage. For a few hundred dollars more, she said, you could also get some belt and tie racks, a built-in laundry hamper, locking jewelry storage systems, linen storage space and a place for luggage. Another option might be a cedar storage cabinet to protect

your wardrobe from moths and other pests, she said. Shoes are a consideration for many women, said Modern Closets’ owner, Eric Marshall. “One of the accessories you can pick is a ‘lazy shoe-zan’, which is a spinning shoe organizer,” he said. “We can also install overhead racks that pull down from an upper space, scarf racks, a pullout ironing board and a pullout mirror.”

Range of price points

Marshall said the national spending average for professional closet organization is $5,500, but some homeowners might want additional help with closet organization but don’t want to spend nearly that much. “For between $300 and $600, we can install a wire shelving system that helps you keep track of your closet’s contents more conveniently,” he said.

Toilet technology

A new favorite with consumers is a toilet-bidet combo by TOTO called a Neorest. It comes with a seat warmer, bidet function, heated dryer,

remote controls and one has the capability of downloading music from an SD card. Quan said that toilet-bidet options are priced from $3,000 to $6,200. A bidet-seat (or washlets) has many of the same functions and can be used on most toilets; it generally sells for between $650 and $2,200.

Quan also said freestanding tubs are another big bathroom buzz. Her company sells everything from soakers to air baths engineered to release warm air bubbles into the water. These high tech tubs feature lighting systems, cascading water flows, auto-fill functions and built-in heaters that keep the water warmer for extended periods of time. “People are spending more time in showers,” Quan continued. “So they are investing time and money in creating a spa-like experience.”

Pretty in plumbing

“A lot of people don’t think of plumbing as fashion,” said Laura Ostenkamp, marketing communications manager for Moen Incorporated. “But we think plumbing is the crown jewel of the bathroom.” One of the company’s most popular products is ioDIGITAL, technology that allows homeowners to set and maintain the water temperature and flow in the spa, shower and tub without physically moving a handle. Enlarged sprayfaces provide showers that simulate the look and feel of rainfall. “There is an actual control panel that you can put inside or outside a tub,” Ostenkamp said. “The remote allows a person to turn on the shower from

30 feet away. You can wake up, have a preset temperature, press a button and literally have your perfect shower waiting for you.”

he hottest models with the latest design trends are out and they’re sleek, sophisticated and stylish. But they’re not walking a designer’s runway — instead, they’re strutting their stuff at an appliance store near you.

Four main types

Of the four main types of refrigerators, from top-mount-freezer, single-door with bottom freezer, side-by-side and French-door with bottom-mount freezer, “the trend is moving toward French-door,” said Frank Downing, senior director, products and design, Electrolux Major Appliances North America in Charlotte, NC. The French-door refrigerator is becoming the trend-leader due to its convenience of storage space. It features two refrigerator doors and is wide open, plus the shelves are adjustable in height and can change configuration to accommodate storage needs. However, side-by-sides are holding their own; both types are available in the 23- to 28-cubic-foot range in two categories: • Standard-depth refrigerators typically protrude out into the kitchen a few inches beyond the front of the counter • Counter-depth units are installed to match the front of a kitchen’s counters to give a built-in look and finished appearance

“Traditionally, the standard-depth have been best-sellers, but over the past two to three years, counter-depth has taken a real bite out of that share,” Downing said. “Slightly under 20 percent of standard-depth buyers plan to purchase a counter-depth unit next time around.” French-door with bottom freezers came about to meet the changing

demands of consumers who are buying more in bulk, according to Monica Teague Clark, senior manager of public relations, Whirlpool Corp. in Benton Harbor, Mich. In fact, as of 2012, French-door refrigerators accounted for 25 percent of all refrigerators sold, said Julie Wood, spokesperson at GE in Louisville, KY. That number has grown 40 percent since 2007.

According to Michael Mattingly, GE refrigeration product manager, the ice and water through the door is what catapulted Frenchdoor to the top. “GE has a filter that removes five key pharmaceuticals that are commonly found in trace amounts in tap water, giving people an advanced level of filtration that they cannot find in other refrigerators,” he said. In addition, GE’s model offers consumers a tall and wide dispenser that can fit a pitcher, sports bottles and an 8-inch pot and can also auto-fill using ultrasonic sensors. Side-by-side and French-door Frigidaire models offer a variety of shelving options. Flip-up and slide-under shelves are available and give more height for products such as wine bottles. Removable and adjustable shelves are another advantage for easy cleaning. “Most of the shelves are spillproof so that if you have a spill the shelf will capture it so you have the opportunity to wipe it out before it runs over the edge,” Downing said.

The bottom line

When buying a refrigerator, consumers should think about budget and space constraints along with usability. teve Rider believes that he has changed the home-buying experience for hundreds of people in Arizona — and now he’s taking his expertise to the rest of the country. Rider, president of the National Builder TradeIn Program and a Keller steve rider Williams Realty broker, helps homebuyers enjoy the excitement of buying a new home while working to eliminate some of the stress involved with selling the old one.

Three options

Rider’s trade-in program offers three options that help homeowners, homebuilders and real estate agents. “Providing the seller has equity in their home, we can purchase the old home, allowing them to move quickly into their new home,” he said. “Or we can put it (the previous home) on the open market and sell it for top dollar.” The third option is the company’s three-year guaranteed lease program.

“Basically, we help them manage their property for three years,” Rider said. “We do everything but collect the rent and at the end of three years we will sell the home at a discounted commission of 4.5 percent instead of six percent.”

Rider has helped nearly 300 families with his program that draws on his 37 years of experience analyzing the ups and downs of the real estate market. “Three years ago, 70 percent of our clients were involved in the lease program because of all the families that had negative equity in their homes,” Rider explained. “Now those families are extremely happy that they kept their homes because the values have gone up 20 percent.”

National expansion

Rider has developed his business into an educational tool for real estate professionals across the country. n the mid-1950s, J.W. Hancock and his wife Maggi started J.W. Hancock Homes in an effort to answer the growing demand for new homes in the Valley. One of the first communities the company built was Colony By The Green in Mesa, where families could purchase homes for around $13,000. The couple named two of the streets in the neighborhood after their sons, Mark and Trevor.

Becoming Camelot

Julie Hancock, managing director for Camelot Homes, said J.W. and Maggi changed the company’s name in 1969, after Mark, who is her husband, saw the movie “Camelot”.

“In the movie, Camelot was described as ‘The perfect place to live’ and in the theme song the lyrics said ‘In short, there’s simply not a more congenial spot for happily-ever-aftering than here in Camelot’,” Julie said. “Mark came home and told his parents they needed to rename their company Camelot, and so they did.”

Innovative features

Julie said that during the early years, the company focused on luxury designs and unique architectural elements that helped them stand apart from builders that were building production-style homes. “Camelot was one of the first builders to allow buyers to make custom changes to their homes,”

she said. “We built interior atriums, vaulted ceilings with beams and center islands in the kitchen. These were novel ideas at the time.” Cammie Hancock Beckert, current managing director for Camelot Homes and Julie and Mark’s daughter, said the company was also one of the first to do away with a separate living and dining room in favor of the ‘great room’ concept. In 1979, J.W. (who died on New Year’s Eve 1985) and Maggi (who is now 92)

retired and Mark and Julie took over the company name and continued their focus on innovative features.

SEER stands for ‘Seasonal Energy Efficiency Ratio’. It is the measure of the total cooling output provided by an HVAC system divided by the amount of energy consumed by that unit for a typical cooling season. A higher SEER means the system is more energy-efficient; for example, it consumes less electricity for a given amount of cooling output. SEER has no impact on comfort; it is simply a measure of efficiency. A system with a higher SEER rating should have a positive impact on a homeowner’s utility bill because it requires less energy to provide the same amount of cooling as a low SEER system. SEER is measured using a national average cooling season — similar to what Kansas City will experience. Because the desert Southwest has a much longer and more severe cooling season than the rest of the country, SEER is not always the best measure of energy-efficiency in hot, dry climates. Consumers should also look at the EER, or Energy Efficiency Ratio, rating of an HVAC system. This rating is performed at 95 degrees Fahrenheit outdoors and is a better measure of energy-efficiency than SEER for systems in desert climates.
