REALESTATE US judge suspends ban on homebuyer ‘love letters’ ASSOCIATED PRESS

PORTLAND, Ore. – A federal judge last week issued a preliminary injunction blocking Oregon’s ban on so-called real estate “love letters,” the nickname for personal notes from prospective homebuyers to home sellers. In his court order issued last Friday, U.S. District Judge Marco A. Hernández said the law violates the First Amendment of the U.S. Constitution by restricting free speech too broadly, The Oregonian/OregonLive reported. The conservative Pacifi c Legal Foundation fi led the lawsuit in U.S. District Court on behalf of the Bend-based Total Real Estate Group against Oregon Attorney General Ellen Rosenblum and Real Estate Commissioner Steve Strode, alleging that forbidding the letters violated First Amendment rights. The letters, often written to appeal to a seller to accept a potentially less-competitive off er, were outlawed as of Jan. 1 by lawmakers

Kent and Leslie Noble bought a new home near Paradise Valley’s Ritz-Carlton hotel. The house sold by Shea Homes wasn’t listed, so additional information isn’t available.

Last May, after weeks of hunting, my boyfriend and I found what we were looking for: A one-bedroom apartment with outdoor space, in-unit laundry, and a dishwasher within our discussed price range. It felt like discovering a New York City real estate unicorn. But the stress of the search wasn’t the only factor vying to overshadow the excitement of moving in with my signifi cant other. We also had to navigate a big conversation topic: How would we split rent and other bills? The question was diff erent for me than it had been with past roommates. There wouldn’t be a bigger bedroom or diff ering amenities to determine who would pay more or less, for example. And there were other factors to consider, too, such as income divergence. It was an uncomfortable series of conversations to have, frankly. Eventually, like so many couples before us, we fi gured it out. See MONEY TALKS, Page 3H

PV home next to Praying Monk sells for $6.75M The priciest home to sell in metro Phoenix last week is located in north Scottsdale and comes with a theater with candy bar and a garage with lifts for nine cars.

$12,500,000 Sarah Carmichael paid cash for an 8,500-square-foot mansion in north Scottsdale’s Silverleaf community. The house with five bedrooms and seven bathrooms was built last year and comes with a private gate, a huge entertainment room, a theater with candy bar, a casita and a garage that can expand with lifts to house nine cars. Steven and Pierangela Sommer of Sommer Custom Homes were the sellers.

Ronald and Katherine Brown sold the house. Ronald Brown is co-founder of hotel investment firm Atrium Holdco and was previously an executive with Starwood Hotels. Single women lead homebuying surge

Single women now nearly a fi fth of all homebuyers, Realtor data shows. Even as prices rise, competition for houses fi erce

Christine Johnson of Des Moines wants a place of her own. As it turns out, so do a lot of other single women like her. According to the National Association of Realtors, they’re the fastest-growing segment of homebuyers, accounting for 19% of the total. That’s up from 11% when data collection began in 1981. That tracks in part with growth in the number of women who are unmarried or living without a domestic partner. According to a Pew Research Center analysis of U.S. Census data, they accounted for 36% of women ages 25-54 in 2019, up from less than 30% in 1990. But there’s a disparity in the data. Among men, the proportion unmarried or without partners has grown even more, to 39%, the study shows. Yet the National Association of Realtors data shows they account for only 9% of homebuyers, down from 10% in 1981. So why are women more likely to buy? Johnson, a local business owner, has a theory. Buyer pays $21M cash for Paradise Valley mansion

A Paradise Valley mansion next to Camelback Mountain on more than four acres sold for $21 million in cash. Buyers paid almost $40 million in cash for the priciest homes to sell in metro Phoenix last week. Only one of the properties had a mortgage.
