THIS MONTH’S GUEST EDITOR IS SPENCER HUMBLE, THE PARTNER AT OUR NEW TONBRIDGE OFFICE 2016 marks my 21st year in estate agency - most of which has been with Robinson Jackson. It’s a big year for me personally, as I had the privilege of opening our new office in Tonbridge in January. I can count at least six different offices I’ve worked in over the last two decades and one thing has always remained true – estate agency is a people business.
but continued improvements to the public transport network is widening the ‘commuter belt’ so travellers can access the capital from further afield. This is having a ‘domino effect’ in terms of demand for property across our network, from Sydenham all the way down to Sittingbourne. Read more about the great London migration on page 24.
In my view, the growth of screen-based communication has been at the expense of personal service. I am a big user of new technology myself but nothing beats meeting people in person or being able to answer the telephone with personality and warmth. The public has never been more aware of what constitutes good customer care and people won’t tolerate poor service. I’m certain we’ll live up to the expectations of our new clients in Tonbridge, as we do at our 23 other branches.

Tonbridge is sandwiched between Tunbridge Wells and Sevenoaks in the Weald of Kent, yet is often overlooked by buyers. Those who discover its cultural charm and countryside setting soon fall in love. With trains to London taking only 45 minutes and superb schools its popularity is growing quickly, with families finding a sense of escapism in the town. Turn to page 4 to read about Tonbridge’s attractions. Tonbridge is not the only location proving popular. There is a noticeable migration of buyers from London and the suburbs down to Kent. ..tonbridge Every issue we focus on one of our local areas. This time we look at Tonbridge – the location of our newest office and one of the most exciting commuter towns in Kent. There are not many towns that can claim to have a Norman castle at its heart but Tonbridge is one of them – with the motte and bailey landmark proudly presiding over the High Street. With over 150 listed buildings, a thriving retail scene, a historic riverside quarter, a grammar school network and direct rail links to Central London, it’s little wonder that more home movers are discovering the market town. Tonbridge is our first branch to open in the Weald of Kent, with our stunning new office becoming the 24th in the group’s network. Tonbridge itself is an enticing prospect and the outlying villages of Pembury, Hildenborough, Shipbourne, Golden Green, Hadlow, Leigh, Penshurst, Tudeley and

Capel offer residents semi-rural living in the beautiful Kent countryside, with the convenience of a commuter town on their doorstep. The Tonbridge branch is a great addition to the Robinson Jackson Group as we’re seeing an increase in people’s desire to move out into the Garden of England (read more about this in our migration feature on page 24). We’ve arrived in Tonbridge at a very exciting point in the town’s history, with retail, commercial, leisure and residential all experiencing an upturn. In fact, the latest Halifax Quality of Life Survey - which ranks the 50 best places to live in the UK - showed that Tonbridge and Malling rose up the ranks to take 29th place in the top 50 – up from 56th in 2013 and 42nd in 2014. When you consider there are around 1,500 towns in the UK, Tonbridge taking 29th spot and climbing every year shows how good life is here. Spencer Humble, the Branch Partner at Tonbridge, says

there’s a positive vibe in the town that’s growing in strength thanks to a host of new High Street openings and an exciting events programme: “Café culture is really establishing itself, with a host of venues in which to enjoy a decent coffee and a home-made cake. There are new restaurants launching all the time, regular farmers’ markets, a pop-up food venture in the Old Fire Station, sports festivals and events that span dragon boat racing, an arts programme, open-air concerts and firework displays, with a food festival and a Christmas market launching in 2016. The community feel in the town is really strong, with a loyalty card scheme and a fantastic band of independent businesses who give loyal customers a first-class service.” The property market in Tonbridge is just as exciting, thanks to its commuter credentials, countryside surroundings and raft of new developments. Indications from property analysts suggest the top end of the Tonbridge market is becoming more active, boosted by the top schools and affluent
adjacent villages. In fact, one property analyst has Tonbridge only second to London in terms of prime property sales, with an 80% rise in transactions. The middle market has also benefited from positive price rises in the last few years, and with the growth in new build activity first-time buyers are well catered for with an interesting selection of new apartments and starter homes. “There is a growing trend for young professionals and families to leave the capital for the countryside, and that’s where our vast estate agency network gives us an advantage in Tonbridge,” adds Spencer. “We have several branches in London, with many sellers looking to relocate to Kent. We are matching London movers with fast sales at attractive prices – it’s great to get calls from our sister branches who have serious buyers looking in the TN postcodes. It’s a fine balance, however, and I’m conscious that once you live in Tonbridge you may never want to leave. Therefore local residents who are looking to move within the area are equally as importnat to me”.

all about... TN9 & TN10 We ask the Robinson Jackson team at the Tonbridge branch to reveal their favourite aspects and features of the town.
1. Café culture You can visit a different café every day of the week when in Tonbridge, with some exciting new additions joining established favourites. Grab a coffee and a fresh loaf from artisan bakers and café The Bake House – set opposite the Robinson Jackson branch - or if you want to sit and watch the world go by, do so from Finch House near the Pavilion Arcade. Why not marvel at the castle from Beyond the Grounds – also near our branch – and if you’re in Hildenborough, stop off at Café 1809, owned by local Olympian Dame Kelly Holmes.
2. Fresh ingredients Locally-grown produce is sold widely in the town. Pick up the freshest fruit and vegetable from Rob and his team at their Pavilion Arcade stalls or head to one of three farmers’ markets (Tonbridge, Hildenborough and Shipbourne). For the best cuts of meat, head to Ian Chatfield butchers on the High Street, Whites on Martin Hardie Way, or Operations Director, Tony Robinson’s favourite - Haywards Butchers on York Parade. Keen cooks also have Waitrose, Sainsbury’s, Iceland and Lidl on the High Street. For those who love food but not the preparation, Tonbridge has a branch of Cook for highend frozen ready meals.
3. Gifts & goodies Our team loves the Gift Box right next door to our office. There’s a brilliant blend of shabby chic, cards and fashions – all with a quirky or unique edge. Another shop bursting with ideas is Gorgeous George at the Pavilion Arcade, with an array of accessories, wines and art. It’s also home to the famous Lord & Lady Muck toffee vodka! New on the gift scene is Little Blue Finch by Waitrose – choose from soft furnishings, candles, jewellery, shoes and handbags.
4. Sport & Leisure The Angel Leisure Centre is home to a gym and sports halls, and is the base for a variety of sports clubs and classes. The centre’s sister site by the castle has an indoor and outdoor swimming pool. Swimming lessons also take place at Tonbridge School. There’s Tonbridge Rugby and Football clubs, Tonbridge Farm Sportsground (featuring a ball court, skatepark, all-weather pitch, cricket wicket and seven football pitches), Tonbridge Canoe Club, Tonbridge Town Sailing Club, a weekly parkrun, four golfing facilities (Hilden Park, Nizels, Poult Wood and Tonbridge Golf Centre) and the new award-winning Strength and Conditioning Institute on Crabapple Road.
5. Open space & Attractions Tonbridge castle is the town’s most prominent feature. As well as touring this Norman structure, visitors can enjoy the grounds – which host concerts, battle reenactments, fireworks displays and open air cinema screenings, to name a few. Beyond the castle is extensive parkland with a miniature ride-on railway, a pitch and putt course, children’s play equipment, sports pitches and walks along the River Medway. Bordering this is Barden Lake and Hayesden Country Park – 160 acres in the Medway Valley. The town hosts a weekly market, a food festival in May, Tonbridge Arts Festival in July, dragon boat racing in September and the promise of a Christmas market for 2016.
6. Restaurants The Tonbridge team is next door to the town’s new Thai restaurant Gaab Kao. Also new is Seawater – a fish and chip shop near the station - and Havet for Turkish food. Check the Fire Station’s Facebook page for its latest venture – following pop-up stints from Fuggles Beer Café, Sankeys and the Hungary Guest. For a venue that straddles a café, a restaurant and a bar, try Graze where food and cocktails are served until 11pm. Pizza Express, Alishan, Katmando and Ivy House are other established eateries.
7. Pubs, bars & bottles Tonbridge itself is brilliant for traditional pubs, with The Humphrey Bean, The Slug & Lettuce and Ye Olde Chequers Inn providing pub grub and a decent pint. Venture out into the neighbouring villages for gastro pubs. Try the Poacher & Partridge in Tudeley, the Dovecote Inn in Capel, The Carpenters Arm’s in Golden Green and The Chaser in Shipbourne. The Taylor Made Wine Library is a must visit if you’re hosting a party or looking to give a special bottle.
8. Independent stores Tonbridge has a wonderful selection of independent stores. Candy Inc is heaven if you have a sweet tooth, with jars of old fashioned confectionary and imported treats. Bubbles Launderette in Quarry Hill Road must be Tonbridge’s most quirky shop. As well as a service wash, customers can participate in a range of activities. The owner Laura has hosted yoga and French lessons, and the current offering includes jazz music. There’s the brilliant Pavilion Flowers in Angel Walk, Enchantment Flowers, Country Garden, two pet shops (Wolfit and Pets Paradise), Grace fashion accessories and Silk Interiors, among many others.

Lamb skewers with cannellini beans Serves: 4
Prep: 30 mins
Cooking: 20 mins
Ingredients: • 1 tbsp vegetable oil • 2 tbsp honey • 2 tbsp fresh rosemary, finely chopped • 3 tbsp redcurrant jelly • juice of ½ lemon • 700 g British Spring leg lamb, cut into cubes • 2 red onions, each cut into 8 wedges • 2 tsp olive oil • 1 small onion, finely chopped • 1 stick celery, chopped • 2 garlic cloves, crushed • 410g can cannellini beans, rinsed and drained • 3 tbsp Alpro soya milk alternative • 2 sprigs fresh thyme
Method: 1. Mix the oil, honey, rosemary, redcurrant jelly and lemon juice in a bowl. Add the lamb & marinate in the fridge for 15-20 minutes. 2. Thread the lamb & onion pieces onto 4 skewers. 3. Preheat the grill to high and cook the kebabs until the lamb is cooked to your liking. 4. Heat the oil in a frying pan. Add the onion and celery, and fry gently for about 5 minutes until soft, but not coloured. 5. Add the garlic, cannellini beans and thyme. Cook gently for 5 minutes until heated through. Add the Alpro soya milk alternative. Cook for a further minute. Very lightly crush the beans using a potato masher. Ingredients: • 2 cloves garlic • 20g basil (Thai if possible) • 65g spinach leaves • 6 tbsp natural CO YO coconut milk yoghurt • 85g grated parmesan (or veggie alternative) • ½ lemon
Method: 1. Whizz the garlic, basil and spinach in a food processor until well chopped. 2. Add the CO YO coconut milk yoghurt, zest and juice of half a lemon, and the parmesan continue blending until you have a thick paste. 3. Taste and adjust the seasoning as necessary. 4. We like to shop at Rochester Farmers’ Market – which is held at Blue Boar Lane Car Park on the 3rd Sunday of each month between 9am to 1pm - and at the Hempstead Valley Shopping Centre’s farmers’ market, held on the second Sunday of every month between 10am and 2pm. The coming months are excellent for kale, spinach, cauliflower, spring greens and rhubarb, so grab your bag and pay a market a visit!”
Cooking: 30 mins
Ingredients: • 1 tsp turmeric • 250g Israeli couscous • 50ml white wine vinegar • Juice of 2 lemons • 125g asparagus • 3 tbsp olive oil • 2 tbsp pesto • 1 x 400g tin of kidney beans, drained and rinsed • 200g spinach leaves • 275g large stoned olives
Method: 1. Bring a large pan of water to the boil. Add the turmeric and couscous. Simmer for 20 minutes. Drain and, while hot, stir in the vinegar and lemon juice. Cover and leave to cool 2. Trim any tough ends from the asparagus. Coat the spears in 1 tbsp of olive oil. Cook on a griddle pan for 5-10 minutes until crispy 3. Stir the pesto and remaining olive oil together in a jug. NOTICE BOARD The property industry is a fast-moving sector so we have rounded up the latest news that affects buyers, sellers, tenants and landlords.
Stamp duty:
All change for second home purchases
The rate of stamp duty applicable on second home purchases is changing on 1st April 2016 but at the time of going to press, the Government was yet to clarify regulations and guidance. To simplify, if you own two properties on a completion day, you will be liable for an extra 3% stamp duty tax on top of the standard rate. Those simply selling one main residence to replace it with another should not incur the new charge. There are exceptions to the rule, however. It is imperative you check with your solicitor in regards to what your stamp duty bill might be – especially as there are still grey areas. Different rules apply to non-married partners, civil partnerships, married couples and separated spouses, as well as to purchase made by companies. While many buyers believe the new rate applies exclusively to buy-to-let purchases, the truth couldn’t be more different. If you already own a home and buy a property for a child, purchase a holiday home or buy a property together with a partner if you’re already a homeowner, you will also have to pay the extra 3%. The new rate also applies if you buy a new main residence but delay selling your current one, although you can claim a refund if your original main residence sells within 18 months of the second purchase completing.
Right to Rent checks now compulsory
The Government has made it compulsory for all private landlords to check the immigration status of all tenants. This new set of rules - called Right to Rent - is designed to ensure that lets are only agreed with tenants who have a legal right to be in the UK. The new rules now apply to landlords and to those who sublet or take in lodgers. The checks are designed to be quick and simple, and require a tenant to produce original copies of documents from a Government-approved checklist. Please search www.gov.uk for more details.

New smoke alarm & carbon monoxide detector responsibilities
Although it is now law for landlords to install and test carbon monoxide detectors and smoke alarms at the start of a new tenancy, making sure the alarms work during the tenancy is the responsibility of the tenant. A tenant is also responsible for changing a dead battery but it falls to the landlord to change a faulty detector. As an extra safeguard, Robinson Jackson’s Property Managers will, on inspection, check that carbon monoxide detectors and smoke alarms are working.
