Design contests are extremely popular with today’s consumers, and they’re a great way for designers to show off their creativity and workmanship. That’s why we’ve decided to bring Doors Unhinged to the RAB Home Show. We’ll be giving 10 RAB Members the chance to show what they do by taking old doors and transforming them into whatever they can come up with! Tables, benches, curio cabinets and shelving are just some of the possibilities!

Click here to learn more about participating as a Doors Unhinged Designer Besides being great advertising for our designers, Doors Unhinged will also be a benefit for Habitat for Humanity’s ReStore. The finished projects will be raffled off to the public at the Home Show.

News from The President November 19, 2013

W

ow, I can’t believe I have been your president for one year already! I can honestly say this has been one of the best years of my life. I have met so many people who have such an intense passion for our industry, it humbles me. Without all of you, all of what we do at RAB would not be possible, and I am eternally grateful for that! With that said, I would like to use this, my last president letter, to recap this fantastic year and give thanks to all who made it possible! The year for me started out at the International Builders Show (IBS) in Las Vegas. I was fortunate to be able to attend a Spokesperson Training class while there. This class taught me how to be comfortable with public speaking. I thank everyone who chose me as their president for this great opportunity! I also give kudos to the national directors who attended many meetings at IBS; Mike Coats, David Kane and Steve Buss. While we were at IBS, many others were back home working hard to get OUR Home Show ready for the general public. You may not know it, but the Home Show is the association’s largest revenue source. So, a big thank you goes out to the home show committee for organizing this great event! And for members who had booths, thank you, thank you, thank you! It takes a lot of time and effort to set up booths and dedicate your weekend to working the show! We hope the show brings you many great leads and new customers year after year!

Early spring bought many members to the State Capital, lobbying for builder causes, including our continued efforts regarding fire sprinklers in residential new construction. I want to thank everyone who travels to the capital to meet with our legislatures and spread the good word about our industry. Being face to face with our lawmakers and letting them know our issues makes such a huge difference in how they vote. I would like to personally thank Mike Paradise for all the work he has done chairing the BAM sprinkler mandate task force! With summer came a solid building season for many of our members. Permit numbers were up significantly which shows our members dedication to building! Thanks to all of you who never give up! As most of us in the industry know, there are always ups and downs. We don’t let the downs get us down…we keep plugging away! This year we have worked hard on building community relations. We assisted children as they built cars for family day during Rochesterfest (thanks Jay Burke for cutting out hundreds of cars…tap, tap, tap!), built bird feeders for the Boys and Girls Club Chili feed, and built neighborhood “mini-libraries” for the Rochester Public Library. We are now in the process of helping a 91 year-old WWII veteran with the demo of his home in SW Rochester. Members have given countless hours as well as financial help to make all of this possible. Our members know the importance of giving back to the community that has given so much to them! The work does not stop here. We have a great new executive team who will continue these efforts. There are many opportunities to lend a hand! Join a committee, give freely of your time and resources. You will not be disappointed! Let’s build this house together!

Friday night is the Lowe’s DIY Stage sponsored by Lowe’s, Saturday features Danny Perkins and Drew Levin of HGTV‘s Renovate to Rent, and Sunday we have Miriam Johnson of HOMETIME. Don’t miss out on this fantastic marketing opportunity. 2013 Christmas Party CHAIRPERSON: Carissa Frericks, Rochester Title & Escrow Company, Inc. In addition to the fun and games we will be celebrating the contributions of four industry members who have made outstanding contributions to home building in 2013. We will also be raising money to advance one of the industry’s core functions – great policy through dedicated political engagement. PUBLIC WORKS DEPARTMENT NEWS Contributed by: Megan Duffey, Storm Water Educator, Rochester Public Works Department Rochester Public Works Department, 201 4th Street SE, Room 108, Rochester, MN 55904, 507-328-2440

Winter is almost here – don’t get caught in the cold with an unprotected site! Snow and ice for 4-6 months out of the year presents a challenge for us hearty Minnesotans – not only to stay warm, but to manage the various types of precipitation that fall. If you plan and prepare before the snow flies, you will prevent unwanted erosion and sediment loss during snowmelts and spring rains, as well as enforcement actions. Here is a checklist to complete before the snow flies:

Review and update your Storm Water Pollution Prevention Plan

Inspect all Erosion and Sediment Control (ESC) Best Management Practices, repair or replace those that are damaged, and make sure they are properly anchored.

Remove accumulated sediment from silt fences, temporary sediment basins, and streets.

Ensure that all grades on site have the correct slope, positive drainage, are free of obstructions, and that ESC blankets are installed with the specified seeding.

Make sure active construction site entrances/exits are adequate, clean, and stabilized.

Stabilize each site with temporary or permanent cover using 4” of topsoil on disturbed areas.

Keep your site debris and litter free by emptying dumpsters and removing or containing all construction debris and litter.

Temporary stabilization should be completed before continuous frozen conditions occur. The average first freeze in Minnesota is October 13 and frozen soils can occur as early as the middle of November. Covering the exposed soils on site and installing a silt fence

Combining ESC techniques will be provide the most effective stabilization of sites

will minimize the chance of sediments leaving the site

Additionally, this winter consider putting your hard surfaces on a low-salt diet. It is important to keep our sidewalks, driveways, and roads free of ice and snow during winter, but our waters pay a price when we over-apply. Once salt is introduced to water, it does not go away and it negatively impacts aquatic plants and animals. Try to reduce your usage, sweep it up in between storms, or try alternative products. Tell new property owners to use salt sparingly or use deicing products that do not harm concrete since it takes up to 3 years for new concrete to fully cure. Find additional information and short videos on winter maintenance including winter salt applications here: http:// www.pca.state.mn.us/sbiz41

Properly prepared site entrances/exits will stabilize heavy traffic areas and reduce the tracking of sediments Www.RochesterAreaBuilders.com December 2013 | 17

Tampering with Tapering Elliot Eisenberg, Ph.D.

While Q4 GDP growth will probably be about 2.4%, slightly above the average rate of growth since the end of the Great Recession, it would be very surprising if the Federal Reserve Board (the Fed) were to begin reducing its monthly purchases of $45 billion in Treasuries and $40 billion in mortgage backed securities anytime soon. While there are many reasons why, the most potent is that the mere suggestion last June that tapering might commence as early as mid-September rattled markets enough to raise interest rates on 30-year home mortgages by close to one-and-a-half percent in a matter of weeks, and in the process stop forward progress in the housing market dead in its tracks. The housing market is crucial to the recovery because with auto sales and manufacturing activity having all but returned to pre-recession levels, construction activity in general and its biggest component, new single family residential activity, is the last large cyclical sector not fully participating in the economic recovery. To have a self-sustaining recovery it is essential for all cyclical sectors to be at or near full capacity or rapidly moving in that direction. In addition to a flat housing market, the labor market is showing signs of slowing down. During the first quarter of 2013 job creation averaged 207,000/ month, while it was 182,000/month in the second quarter but just 143,000/month in the third quarter. Worse, while the unemployment rate has been steadily falling since the end of the Great Recession, it has been primarily thanks to the steady decline in the labor force participation (LFPR) rate from 65.5% at the end of the recession to just 63.2% today, the first time ever that the LFPR has declined after the end of a recession. The above notwithstanding, the economy is really recovering. Household deleveraging is almost over,

manufacturing and transportation activity have recovered to pre-recession levels, banks are once again healthy, corporate and household balance sheets have recovered and employment is almost back to where it was before the recession began. Given how far the economy has come, I think the Fed would prefer to essentially “buy” some downside economic insurance by continuing their current level of Treasury and MBS purchases. Something that would change my prediction will be the success or failure of the congressional budget negotiations that were part of the deal to end the two week government closure. Lawmakers have a deadline of December 13th to produce a budget blueprint that will drive government spending for FY2014. The deadline is just days before the Fed’s last meeting of the year. A congressional deal would give the Fed some clarity on the fiscal front, and undoubtedly hasten the date of the first taper. On the other hand, negotiations that end in stalemate would increase fiscal uncertainty and reduce government spending by leaving sequestration in place, thereby reducing GDP growth. In short, the economy is currently growing, but slowly. As a result, the labor force participation rate continues to decline, employment growth is weak, and due to poor Fed communication about interest rates, the all-important housing market has stopped growing. For all these reasons, the Fed may give lip service to the idea of commencing tapering following its mid-December meeting, but any tapering is more likely to start after its end of January meeting, and most likely following the Fed’s mid-March meeting, the first in 2014 to be followed by a press conference. And remember, short term rates will remain at their current rock bottom levels for another 18 months.
