he year 2020 will go down in history as one we certainly will not forget. It will also be remembered as a year that we were all spending much more time in our homes than ever before. Have you been working from home? Have your kids been participating in distance learning? If either of these are the case, you may have noticed that the space in your home is proving to be a little more limited than it has in the past. It may be time to find a home that suits your needs better. Or perhaps you adore your current home but are realizing that the space is not as functional as you once thought. The Rochester Area Builders and the Remodelers Council is pleased to present the Fall Showcase of Homes and the Remodelers Tour – each of which will have the option for touring homes virtually. Amid the strange times we are living in, there still appears to be a crisis regarding housing. Our Remodeler, Builder and Developer members have been preparing for participation in this event for months in advance to showcase their fine work. We are so excited about how this show has adapted to the current environment we are in by integrating a virtual option. Through the RAB Events app, you can view homes in your desired price range and locations to find the perfect fit for your lifestyle or view remodeled homes to pique your interest for your own. If you would like to attend the tour in person, we also have that option. The in-person open houses will require face coverings and hand sanitizer may be available. Social distance of six feet shall remain in place for our guests and those working in the homes featured.

RULES OF CONDUCT

This year, we are taking extra precautions due to concerns surrounding COVID-19. The Fall Showcase open house weekends will be presented with the following caveats:

• Everyone must wear a face mask, including builders and builder’s representatives. • All social distancing guidelines will be followed. • Only 10 people allowed in the house at one time. • Visitors may need to wait to enter. • Visitors should refrain from touching any surface within the house. Our standard precautions are still in place: • No shoes allowed in the homes. Please wear socks or use shoe covers. • No outside food or beverages allowed.

HOW TO FIND A BUILDER RIGHT FOR YOU If you’re thinking about buying a new home, one key decision you’ll have to make is finding a home builder. Working with an experienced, professional builder can make a difference when it comes to creating your dream home. Seeking out a home builder that will meet your expectations involves targeted research and asking the right questions. Below are some steps you can take to find a builder who is right for you.

Make a List of Potential Builders With so many companies to choose from the best first step is to make a list of potential builders. Rochester Area Builders has a list of builders who work in this area. If you want to add more names to your list, consider reviewing the real estate section of the local newspaper for builders and projects. Many builders advertise what type of homes they construct and may offer a price range. Another great source is local real estate agents or asking friends and relatives for recommendations.

Ask Questions Once you’ve generated a robust list of potential builders, reach out and ask questions. You can start by asking about associated costs in the short and long term such as financing options, fees, homeowner’s association dues and estimated taxes on the property. Don’t forget to secure references of recent buyers. A professional builder will be able to provide you with names and contact information of customers. When you connect

with a reference, talk to them about their experience working with the builder in terms of planning, timelines and budgeting.

Get to Know Your Builder Once you’ve narrowed down your list, make sure the home builder has substantial experience building the type of home you want. You can ask to see model homes, example floor plans and design options. Some builders have professional designations which is a sign that the builder has expertise in a specific area of building, for example, Certified Green Builder (CGP).

Establish Communication Expectations Before you agree to work with a home builder, make sure to establish communication expectations. You both should agree on how often to connect to discuss updates throughout the project. It is best to determine what communication channel (email, text or phone) fits your needs. What is the HERS Index? The Home Energy Rating System (HERS) index is the INDUSTRY STANDARD by which a home’s energy efficiency is measured. It’s also the NATIONALLY RECOGNIZED system for inspecting and calculated a home’s energy performance. What does a HERS rating say about a house? The HERS index MEASURES A HOME’S ENERGY EFFICIENCY and there are a lot of great reasons to have a home energy assessment performed on your house. It can tell you so much about the home you live in, like how efficiently it’s operating and where you can make modifications for greater energy savings. When you’re selling your home, a low HERS rating can command a higher resale price. And when you’re buying a home you can anticipate the costs of energy bills and efficiency upgrades. How does the HERS index work? A certified Home Energy Rater assesses the energy efficiency of a home, assigning it a relative performance score. The lower the score, the more energy efficient the home. The U.S. Department of Energy has determined that a typical resale home scores 130 on the HERS index while a standard new home is awarded a rating of 100. • A home with the HERS index score of 70 is 30% more energy efficient than a standard new home • A home with the HERS index score of 130 is 30% less efficient than a standard new home. To calculate the home’s HERS Index Score, a certified RESNET home energy rater carries out an energy rating on your home and compares the data against a ‘reference home’ – an imaginary home of the same size and shape as the actual home, so your score is always relative to the size , shape, and type of house you live in.

Below is a brief guide to helping you avoid mistakes while buying your first home.

Not Checking Your Credit Score Lining up your finances is key before moving forward to purchase your home. One of the first steps is checking your credit report and learning your credit score. Your credit score is an important factor a lender uses in determining your interest rate on your mortgage loan. You have the right to a free copy of your credit report once a year from each of the three major credit reporting companies (visit annualcreditreport. com). Check for and correct any errors on your credit report to avoid potentially paying a higher interest rate on your loan.

Viewing Homes Before Knowing Your Price Range Attending open houses or touring homes can be challenging if you do not know how much you can afford. You’ll risk falling in love with a dream home you may not be able to attain. Before online searching or driving around in your favorite neighborhood to find a home that works for you, talk to a mortgage lender. How the Hidden Costs of Housing Affect Affordabilit


What factors are contributing to these rising prices? The Joint Center for Housing Studies’ “The State of the Nation’s Housing 2019” report points to the shortage of housing as a key factor putting pressure on prices and rents, especially for modestincome Americans. Builders are struggling to meet demand for new housing because of regulatory burdens, land and material costs, and labor shortages. “Essentially you have three buckets of costs. One is land, one is soft costs, and one is what’s known as hard costs,” explained Andy Winkler, associate director of housing and infrastructure issues at the Bipartisan Policy Center, with hard costs reflecting labor and construction costs, such as the price of materials, and soft costs reflecting components such as fees, taxes, consultants and financing. “All of those things combine together to give you the price of an apartment or a house.”

A 2017 Cato Institute study found that rising land-use regulations contributed to increases in home prices in 44 states,

of all ages, races, and income levels are facing the struggles of attempting to purchase or rent a place to call home. Keeping the costs of building reasonable, while ensuring that the homes are built with integrity will be a line we may teeter on forever. I urge community members across our nation to get educated on their local building permit cost and process. I also recommend involvement with their local HBA or community leaders that have influence on the cost of housing and development.” Young prospective home buyers in particular are having a hard time breaking into the market. “It’s just becoming more and more difficult because, as home prices rise, you’ve got to save up for a downpayment and the closing costs,” said Frank Nothaft, executive, chief economist at CoreLogic. “That can easily amount to 10% or more of what the price of the home is. Working with our clients planning and executing this redesign and renovation for their busy family of four has been such a fun journey. Phase one was completed a year ago which was the basement of the home. The main floor which was phase two was recently finished. In the basement, a separate area for the home office, TV viewing in family room, and designated work out room was planned. This remodel features custom cabinetry throughout the new kitchen and mudroom/ laundry and a completely revamped main floor that is now a beautiful retreat with a cohesive flow of finishes throughout both levels of the home.

An art deco inspired kitchen was designed, as well as glamourous master suite that features a large tiled walk-in shower and soaking tub. The main upper bath has been remodeled to showcase custom unique shower doors and a custom vintage inspired vanity. The tile work in this home is beautiful!

The homeowners were tired of the dated oak cabinets and dark countertops. In addition, the entire kitchen was dark and needed a lighting overhaul. They wanted painted cabinets, but did not want white. A creamy latte color was chosen for the perimeter and the island and floating shelves were done in quartersawn oak with a driftwood stain to compliment the floor. A white quartz countertop with warm veining pulls it all together.

Replace dated oak cabinets. Update dark countertops to light Quartz. Take cabinets all the way to 9’ ceiling. Update lighting for better work prep.

This kitchen remodeling project was created and completed by Beyond Kitchens. The original kitchen was a tight, corridor kitchen suitable for one cook. The new kitchen takes advantage of the wooded view at the back of the house while the cook works at the 8’ wide island. Now there is room for the entire family, including the grandkids to have fun in the kitchen. Storage and countertop space were increased by utilizing the original dinette space and extending the cabinetry under an existing window.

Change the original, narrow corridor kitchen. Create an island for the new kitchen. Provide unified flooring throughout the main floor. Expand the view of the kitchen to the back of the house by removing a wall between the kitchen and dining/living area.

We constructed a 20 x 14 addition to home off the living room with a 12 x 14 covered deck. We created a bump out for a gas fireplace that has a repurposed barn beam from one of the original buildings on the property as a mantle. We used Cedar WP4 for the ceiling as an accent. We used the maximum amount of windows for abundant natural lighting. We matched the existing siding and roofing to make the addition look as though it was part of the original home. We constructed a maintenance free deck with Trex decking and Westbury aluminum railings

This kitchen remodel focused on function, form, and beauty. Prompted by a lack of good lighting and false ceiling panels, the homeowner wanted to make the most of the small space where she spends the majority of her time at home. New custom hickory cabinetry was installed which increased storage and flow. In lieu of a kitchen table, a custom island with quartz countertops provides storage and eating space. A beautiful handcrafted pendant light above this sink adds character along with the simple timeless backsplash.

The main goal was to update. Replace the old ceiling tiles with a knock down ceiling. Improve the lighting with recessed lights. Make an efficient use of the space with custom made Hickory cabinets.

After 15 years, the homeowners were eager to transform their master suite into the inviting haven they had long desired. Thoughtfully detailed, full height custom cabinetry with crystal knobs, an elegant soaking tub, marbled quartz countertops, and a beautifully tiled shower all coordinate flawlessly to bring a new sense of warmth and luxury to the bathroom. Custom upholstery, bed and window coverings were selected and designed to complement the bathroom remodel.

Update the aesthetic and functionality of Master Suite to reflect the homeowners’ style and needs. Remove large built-in jacuzzi tub and replace with an elegant free-standing tub. Provide a design solution for the overly spacious bathroom so it feels intentional and warm, without physically reducing the square footage. Complete the space with new furnishings and selections to refresh the bedroom.

The client requested a remodel of her master bath, and an additional bathroom on her main floor for guests to use. The remodel of the master included creating a private access to the bath from the master bedroom. Using one of the existing bedrooms for the additional guest bath allowed the 2nd bedroom to expand into the remaining space. The master features, a large walk in shower/tub wet room with a bench, handheld shower and body sprays. The guest bathroom features a large walk in shower and a furniture style vanity.
