What is the HERS Index? The Home Energy Rating System (HERS) index is the INDUSTRY STANDARD by which a home’s energy efficiency is measured. It’s also the NATIONALLY RECOGNIZED system for inspecting and calculated a home’s energy performance.
What does a HERS rating say about a house? The HERS index MEASURES A HOME’S ENERGY EFFICIENCY and there are a lot of great reasons to have a home energy assessment performed on your house. It can tell you so much about the home you live in, like how efficiently it’s operating and where you can make modifications for greater energy savings. When you’re selling your home, a low HERS rating can command a higher resale price. And when you’re buying a home you can anticipate the costs of energy bills and efficiency upgrades.
How does the HERS index work? A certified Home Energy Rater assesses the energy efficiency of a home, assigning it a relative performance score. The lower the score, the more energy efficient the home. The U.S. Department of Energy has determined that a typical resale home scores 130 on the HERS index while a standard new home is awarded a rating of 100.

The home-buying process can be exhilarating and daunting, especially for first-time buyers. If you’re financially fit, it may be one of the many signs that you are ready to buy a home. You’re Seeking Out a Solid Investment If you’re looking for a good investment for your future other than the stock market, you’re not alone. A recent study by the Federal Reserve Bank of New York found that most households view housing as a good investment in comparison to the stock market. Many home owners count on their home equity to fund retirement, their children’s education and other important needs. You Built Up Your Savings During the pandemic, many Americans spent less money on discretionary items, such as travel expenses and dining at restaurants. HOME BUYERS RANK THEIR TOP KITCHEN AND BATH FEATURES N
ew buyers have a variety of choices when it comes to modern home design. Two areas in the home, kitchens and baths, generally attract the most attention. While styles, sizes and décor can vary, there are certain key features home buyers want in kitchens and baths. The National Association of Home Builders (NAHB) recently surveyed prospective and recent home buyers and found that the most desired kitchen and baths features provide flexibility and comfort.
Most Desired Kitchen Features During the pandemic, many individuals spent less time entertaining in the kitchen and more time devoted to actual cooking. With a variety of kitchen gadgets and cooking ingredients, it’s no surprise that double sinks and pantries stood out as “must have” items in the kitchen. In fact, more than four of every 10 buyers think the double sink is so essential they would be unlikely to buy a home without it. The survey also revealed buyers’ preferences for more space to accommodate time spent preparing and enjoying meals. The survey results showed that more than 70% of buyers wanted a table space for eating (78%); a central island (77%) and drinking water filtration (76%). The survey results also revealed that buyers would like both practical and customizable features in a kitchen. More than two14

thirds of all buyers said they wanted recessed lighting (69%), a customized backsplash (69%), and pull-out shelves (68%).
Most Wanted Bathroom Features The four most-wanted bathroom features are all related to the home’s primary bath. At the very top of the list: a linen closet in the primary bath, rated as essential or desirable by 76% of home buyers. Other features that were among the most desired in the primary bathroom were a shower stall and a tub (74%) and a double vanity (69%). The shower and tub combination in the primary bath ranked as the most “essential” feature, with more than a third (36%) of buyers stating they would be unlikely to purchase a home without this feature. Water has been around since the beginning of time, but technology regarding water continues to evolve. According to the U.S. Environmental Protection Agency (EPA), the average American family uses more than 300 gallons of water per day at home. Approximately 70% of this use occurs indoors. Water is one of the world’s most valuable resources — which means we all need to be good stewards and find ways to use it more wisely. Here’s a snapshot of some of the latest trends in residential water technology:
SMART CONTROLLERS Most home owners are able to maintain a beautiful lawn with a combination of rainfall and watering. Not all watering is efficient. In fact, the EPA estimates that by properly managing your irrigation system, you can reduce your annual outdoor water use by nearly 8,800 gallons, which is the equivalent amount of water used to take 500 showers. Smart controllers are irrigation systems that respond to weather conditions and provide a “just right” amount of water for landscaping to help eliminate wasteful water use.
HIGH-EFFICIENCY FIXTURES AND APPLIANCES Shower heads, bathroom faucets and toilets are available in models that can save water and on utility bills. Fixtures such as those certified by the EPA’s WaterSense program and ENERGY STAR appliances can reduce indoor water use by 30% or more. WaterSense-labeled products are backed by independent, third–party certification and meet EPA’s specifications for water efficiency and performance.
RAINWATER REUSE These systems capture roof runoff in holding tanks, provide treatment as required and allow home owners to use the water for outdoor landscaping or indoor non-potable uses. Rainwater can also be used, where allowed, for potable uses in the home.
GRAYWATER SYSTEMS Water used in the home for activities such as showering or laundry can be captured and treated per local requirements, then used for toilet flushing or exterior landscaping.
ATMOSPHERIC WATER GENERATION These devices produce potable water from the surrounding air. Recent technological advancements have substantially improved the energy-water ratio, increasing the feasibility of using these systems to provide a source of drinking water. Universal Design Features Popular Among Home Buyers The number of baby boomers, people ages 65 and older, in the United States has increased steadily during the past century. Many baby boomers are in the process of deciding if they want to stay in their homes and remodel to accommodate their changing abilities. A recent National Association of Home Builders (NAHB) survey found that recent and prospective home buyers desire several accessibility features that are part of universal design. Universal design is the design of products and environments to be usable by all people, to the greatest extent possible, without the need for adaptation or specialized design. People who have different needs can all enjoy the same home, even when their needs change. Many concepts of universal design support ‘aging in place’ home modifications. According to the survey, a strong majority (80%) of buyers wanted a full bath on the main level of their home, 42% of whom consider it so essential they would be highly unlikely to buy a home without it. A full bath on the main level has been the most wanted accessibility feature in every iteration of the NAHB survey going back to 2003. The second and third most popular accessibility features 18
are doorways at least 3 feet wide and hallways at least 4 feet wide, wanted by 77% and 73%, respectively, of home buyers. Other accessibility features that ranked essential or desirable for a majority (more than 60%) of buyers are: non-slip floor surfaces (65%), an entrance without steps (64%), and bathroom aids, such as grab bars or seating in the shower (61%). The only accessibility feature wanted by less than a majority of buyers is lower countertops (43%). Universal design is related to aging-in-place remodeling, and a Certified Aging-in-Place Specialist (CAPS) can help you remodel your home using universal design concepts. The NAHB Remodelers — in collaboration with Home Innovation Research Labs, NAHB 55+ Housing Council and AARP — developed the CAPS program to address the growing number of consumers who require these modifications. Although most CAPS professionals are remodelers, an increasing number are general contractors, designers, architects, and health care consultants. The words our clients used to describe their style was “wacky, eclectic and fun.” Their goal was to transform a poorly remodeled kitchen in their 1953 home and bring “WOW” to a dated powder room. The resulting kitchen is eclectic and timeless, reflecting the homeowner’s style. The yellow Bertazzoni gas range is the star of the show. A white picket tile introduces a fun pattern, while the Cambria countertops complement the colors of the cabinetry. The existing mini-powder room gained mega-style by using a “nature-esque” wallpaper. In addition, the ceiling was painted black and includes a fun chandelier, an antique medicine cabinet mirror, wall-mounted sink, and gold fixtures.

AFTER The client’s footprint across the back of the house consisted of 3 small dark rooms. The dark kitchen was closed off from the darker dining room. Kitchens Plus opened up the entire space by removing both walls. The door to the garage, which previously opened directly into the kitchen, was moved to one end and a walk-in pantry was framed to create a dedicated mudroom area from the garage. The kitchen window location was moved and a new larger window was installed as well as a larger window in the dining room. White cabinets with a dark wood island were installed. The countertops are a dramatic gray quartzite. The resulting space is light and functions well for the entire household.

A bold midnight blue, wrapped beams, and custom countertops, full-height backsplash and floating shelves modernize and make a must-see one-of-a-kind kitchen.
