I would like to take the opportunity to inform all of you about the good that Rochester Area Builders is doing in the community. Did you know RAB presented a donation check to Rochester Area Habitat for Humanity this summer? This was possible through funds raised from our fashion show, Studs, Struts and Stilettos, where many talented members of Rochester Area Builders and the community create designs out of construction related materials which are unveiled on the runway. With over $40,000 in gross revenues, this was the most successful year yet! Planning and excitement has already begun for the 4th annual Studs, Struts and Stilettos which will be held on April 20, 2017. Mark your calendars! #strutforhumanity Don’t forget the Rochester Area Builders Annual Sporting Clay Shoot is coming up Thursday, September 15. There are still a few available spots left if you want to sign up. It will be at a new venue this year so come and check it out! Welcome Keith Cousins Rochester Area Builders, Inc. (RAB) is pleased to announce that Keith Cousins has joined the staff as the new Public Affairs Director. Keith is from Rochester with local roots in the construction industry, and is dedicated to the RAB’s mission statement of advancing the local building industry in Southeast Minnesota. Prior to joining RAB, Keith gained valuable professional experience working for an international non-profit Next Step Ministries Inc., growing lasting relationships with community members in Pine Ridge, South Dakota and Nassau, the Bahamas. Keith is a graduate the University of Wisconsin – Stout earning degrees in both Construction Management and Property Management. He also attended Macquarie University in Sydney, Australia from 2014-2015 and earned Master Degrees in both International Business and International Relations. Keith looks forward to building positive lasting relationships with all members, community leaders, and government officials as he will be visible and available at RAB meetings and activities as well as community events to answer any questions or concerns regarding the building and development community. With Rochester being the largest market in our service area, we track permit activity in all segments. Here where we stand through the first 7 months of 2016. Single family permits:

Year to date single family permits are the highest they have been since 2007 with remodeling permits being the highest since 2010. These markets are definitely firing on both cylinders. You might be asking, “How can multifamily be down, all I hear about is apartments?” Rochester added 1,156 multifamily units in 2015. More are to come. The total combined multifamily units for the years 2012-2014 was 303. Looking at those same years YTD January - July there was 88. In 2012 there were zero apartment units built in the first 7 months of the year. Builders are responding to the demand for apartments, a demand that is confirmed with a housing study that was presented in 2014. We have been very active working with local schools to insure that young people look to the construction industry as a viable career option. We continue our relationship with our student chapter Riverland Community & Technical College in Austin, MN. We brought students from Kasson-Mantorville on a tour of the Mayo Civic Center and will continue to work with that school on other programs. We completed a pilot mentorship program with Rochester Public Schools and will continue to improve that effort. We are members of a newly formed Career & Technical Educational Advisory Board with RPS and CTECH. We will start up our lunch Builder Trivia program at Century High School this year with the hope of expanding that to other schools and districts. We have a commercial that shows the viability of construction careers (found on our YouTube channel here: https://www.youtube.com/watch?v=0OXTfty3WJQ) If you have or know children in other school districts that we could work with in expanding our programs, please let me or Keith know. Erosion and Sediment Control at Residential Construction Sites The summer of 2016 has brought a lot of rain…and a lot of complaints about messy construction sites. Make sure your site adequately provides erosion and sediment control (ESC) – no matter how big or small the storm. Local, State, and Federal regulations require the site owner and contractor prevent sediment from leaving their construction sites. Planning and good practices are essential for keeping sediment on site and preventing citizen complaints, which can bring enforcement actions.
Follow the steps below to be prepared for the next rain: •
Review the approved grading plan for your site and the adjacent properties to be sure that drainage easements, ditches, slopes and conveyance areas have correct grades and positive drainage.
•
Provide stabilized vehicle entrances and exits at your site. Options to prevent track-out of sediment onto streets include rock entrances, wood chips, and mud mats. Be certain that your subcontractors are aware of and use the designated access points. If vehicles begin tracking sediment onto streets, it is time to add more material to the entrance/exit or lengthen it. Whenever sediment reaches the streets, hire a street sweeping firm to collect the sediment right away.
•
All area catch basins should have appropriate inlet protection installed in order to prevent soil and debris from entering the storm sewer and draining to our receiving waters. Sediment must be regularly removed from inlet protection to prevent street flooding. If an inlet protection device is used that extends beyond street level, be sure to remove it just before the onset of the winter snowplowing season.
•
Develop and utilize a concrete washout management plan and facility or return concrete washout to the concrete vendor. No liquid or solid concrete waste from washout operations can be in contact with the ground.
•
Keep a clean construction site. One of the biggest complaints the City receives about construction sites is the construction debris and litter. Create and use a garbage corral or dumpster and empty them before they overflow. Ask contractors to compact their debris so it doesn’t blow out of the container on windy days.
•
Place topsoil and vegetate all exposed soil areas as soon as fine grading is complete. Preserving existing vegetation and topsoil in the early stages of development is another good sediment control measure that could save you and the homeowner money. The City of Rochester standards require a minimum of 4” of topsoil on disturbed areas; don’t substitute subsoil for topsoil – vegetation won’t grow and the site won’t stabilize.
•
Establish temporary cover by performing seeding or blanketing at a site can be an effective method of preventing sediment from leaving the site and causing damage to neighboring properties. Temporary seeding is very cost effective option.
•

Rochester residents want good water quality. Improper ESC on construction sites has a direct negative impact on our waterways. Be proactive and take the time to properly inspect and maintain your ESC best management practices to stabilize your construction site and prevent unintentional water pollution.

WHAT’S ON HIGGINS CUSTOM CABINETRY’S MIND? How long have you been in business?
Dave Higgins started the business as a quality home builder in 1971. In 1978 he began making the cabinets for the homes he was building, and in 1998 he went exclusively to custom cabinetry. Darcy, has been his business partner since 1999 and together they have grown and expanded the business. In 2006, Darcy, along with his wife Jennifer, bought the business from Dave and now run it together with a primary focus on providing high quality custom cabinetry. .
Why are you a member of RAB?
We feel that RAB provides great contacts and exposure with access to events and many other member benefits. We really appreciate the dedication of the RAB staff and the great opportunities that they provide for a business like ours.
What changes are on the horizon in your industry?
Our industry’s continued innovation will result in an increasing amount of high quality options to offer our customers. New interior cabinet accessories and better hardware designs have been really hot recently .
What changes are on the horizon for your business? We have some great plans for new cabinetry to keep our showroom up to date. Designs are also in the works for a great new set for the RAB Home Show in February. The new caninetry will showcase the latest options and trends in the industry.
What excites you about the expected growth of Rochester?
This is an exciting time to be in Rochester as continued growth provides a great opportunity for us to grow and expand.

Driverless Cars Elliot Eisenberg, Ph.D.,
At present there are 240 million cars and light trucks in the USA, most of which are parked 23 hours a day or more. This idleness makes owning and driving a car expensive. If cars could just be used more, automobile transportation costs would fall. That is the promise of Uber, Lyft and all the other assorted ride hailing services. But, what about the next step, driverless cars? With no driver to pay, travel becomes even cheaper. What does the promise of cheaper transportation mean for cities, commutes, sprawl, and more generally how we live? I suggest it will encourage sprawl by increasing the distance of our commutes. Here’s why: As goods and services get cheaper we generally consume more of them. For example, long distance phone calls were once prohibitively expensive and we made them rarely. Today, they are free and we make lots of them. Televisions used to be very costly; a house had just one. Now, every room has a TV. Several years ago, gasoline was $4/gallon and owning a Prius was a status symbol. Now, with gasoline at $2.25/gallon, we are buying gas guzzlers by the gross and driving more too. In short, as something gets cheaper, we generally consume more of it. Returning our attention back to driverless cars, as new technologies and roads are built to specifically accommodate these vehicles, their transformative potential will become apparent. They will not only be safer than existing cars, but will travel faster and get much better gas mileage. And, shared self-driving cars are expected to easily take 50% of existing cars off the road. Suddenly the cost of conveying a passenger is likely to be not much more than double or triple the cost of public transit. Better yet, hailing such a vehicle from the permanent circulating fleet will take little time and no more than a swipe or two on your smart phone. As a bonus, on-street parking and most off-street parking would completely disappear. In short, we are on the verge of faster, safer, and cheaper travel. Add to this the twin observations that people generally are willing to commute about 30 minutes to get to work, and that (possibly as a result), urban population densities have generally been declining by about 1%/year since about 1890, and you have a strong likelihood that the cost and time savings these new modes of travel promise will result in longer distance commutes, and thus continued sprawl. In short, the easier it is to get from “Here” to “There”, the farther away from “There” people are apt to live. Moreover, this outcome is highly likely no matter how things turn out. If we enthusiastically embrace ride-sharing technology, something Americans have never done, we will all be whisked speedily to our now ever-distant places of work and sprawl continues. By contrast, if few of us ride-share and we instead use our own self-driving cars, which is probably more likely, it would mean more cars on the road and thus slightly slower speeds than what could be achieved via mass ride-sharing and thus longer commutes.
