Letter from The President April 2017 What do nuts, bolts, washers, screws, gutter screen, Tyvek, wire, metal, wood, glitter and rhinestones have in common??? They all came together April 20th to create fashion designs for our 4th annual Studs, Struts & Stilettos Fashion Expose benefiting Habitat for Humanity. What a night!!! Thank you to all of our sponsors, designers, models, judges, committee, volunteers and the RAB staff!!! Everyone’s hard work, effort and countless hours preparing for the night was evident is so many ways. Thank you! Hopefully you all had a chance to check out the Spring Showcase of homes this past weekend but if not, you have one more weekend, April 29th-30th. I am excited for all our builder members to have this opportunity to showcase their hard work and in turn offering our community quality built homes. I wish you all much success! So, what’s next? Glad, you asked :) How does 40 Below sound? To me, I think it sounds wonderful but let me explain why… There is a group of young RAB professionals (builders and associates) who are coming together to form, what we hope will become a new council within RAB. It is not tooooo many years ago that I could have been included in this group, but time keeps marching on and it is time to let the next generation to come forward and make a difference of their own. The board recently had the opportunity to listen to a couple members of the 40 Below “task force” describe who they are and what they want their group to become. I am pleased to inform you that the board voted to allocate funds to help them establish themselves and get started with their first event. They will be donating their time to assist Catholic Charities and Locks of Compassion. If you have an employee or know of a fellow 40 Below candidate please encourage them to get involved with this new RAB group. I predict good things to follow as they are motivated, poised and inspiring!

What is your hometown? I was born in Mankato but I consider Rochester my hometown. We moved here in 1973. Family: I have two sons, Sam is a senior at Century High School, Ben is a sophomore at Century High School and one old cat named Kitty. How many years have you been a member of RAB? I have been an associate member through employment at local engineering companies for 8 years or more Briefly state why RAB is important to you or your story of how you became a board member: Rochester Area Builders is important to me because of the advocacy this organization does on behalf of some incredibly hard working individuals and business owners. The strength of RAB shines in the membership in its outreach and generosity in serving the communities our members work and reside in that go beyond the Rochester city limits. The “can do” positive spirit is contagious, I am certain that if this group had the mindset, no matter what the issue or challenge is, this group truly can move mountains. When you’re not working, what is your favorite thing to do? When I am not working my favorite thing to do is spend time with my family, working on home projects or landscaping (fighting the battle of buckthorn) taking orders from my cat, feeding my Facebook obsession, reading and binge watching Netflix.
Onawa claim to fame is that it is the home of the invention of the Eskimo Pie and it has the Widest Main Street in the U.S.A. It also has a delightful golf course, is the gateway to the Loess Hills Scenic Byway, and has one of the Lewis and Clark State Parks within it’s general area. What is your favorite power tool and why? My favorite power tool is my hand held belt sander. I love refinishing furniture and transforming a tired and beat up piece with a new finish, paint and hardware. I love how the belt sander can strip off whatever finish is there so efficiently. What in your life are you most proud of ? I am most proud of the work (and it is WORK) that I am doing to raise my two sons to become good men. I enjoy our open conversations about many things that go beyond what a mom has stereotypically speaks to a son about. I guide them by examples that are both good and bad in their world about what it is to be kind, considerate, hard working, have empathy, and have faith. I am very much looking forward to seeing where they go in their career journeys and who they will choose to surround themselves with in life. They are my joy. If I won the lottery, I would: Retire, travel, then start a business or two to make my hobby’s and interests profitable. (I will likely live to be 100 so this last 50 years I will need to keep busy with something.)
What’s your favorite travel destination? My favorite travel destination is odd because it is likely no one else’s. My mom’s side of the family is from Onawa, Iowa. I have spent a good portion of my life on 6 hour car trips going there to visit family, family and more family. 4

Having much respect for the members and brilliant staff of this association, it’s made me proud to serve 3 terms on the board over the past 11 years. When you’re not working, what is your favorite thing to do? Sleep… then snowmobiling, boating, biking, fishing, hunting, working on my classic vehicles, and the best is spending time with my two boys. What did you want to be when you grew up? A role in law enforcement/investigation or an elementary school teacher
What’s your favorite travel destination? I have been to a variety of different places but love my time on a beach in Mexico. What is your favorite power tool and why? A pressure washer. I’ll set out with a plan to clean off the driveway but find myself hours later with cleaner siding, a cleaner car, a clean garage floor, and on and on What in your life are you most proud of ? The boys and my career My best advice is: From the man James Dean: “Dream as if you will live forever; Live as if you will die today.” My favorite junk food is: Loaded nachos If I could learn any skill, I would learn how to: Solve a Rubik’s cube On my refrigerator, I keep: Pictures of the most important people in my life My favorite website is: Amazon

The terms comprehensive plan and land development manual are being thrown around more than chocolate on October 31st. But does the average person really know what these documents represent? How they impact us? I’m not so sure. Basically, they are a set of plans or process that determine the developmental goals for the community. They dictate land use, transportation, housing, utilities, recreation, and other public policy. They provide developers a resource in generating projects, allow elected officials and advisory groups to make informed decisions, and give neighborhoods a better understanding of what to expect. In short, they serve as a guide for stakeholders. It’s easy to see of how not having a real world version of these documents can affect a community. The result is subjective decisions and bitterness between stakeholders. Special developments are a complicated process that involve heavy citizen input and unexpected expenses. Projects are delayed and developers lose funding. Advisory committees are forced to rely on subjective and responsive decisions. Stakeholders are emotionally drained after numerous late-night public hearings. Negativity and animosity are abundant. While having up-to-date documents may not solve all these issues, they will be exceedingly helpful. Understandably, updates on these plans are sensitive, as we have seen the negative effects with the Metropolitan Urban Service Area Line (MUSA) in the Twin Cities. This invisible line is understood as the development boundary, which in turn has resulted in land costs skyrocketing in the buildable area. The Twin Cities is a rare example of a district line, as most regions have realized competition manipulation and the unintended consequences that come from it. After almost reaching $55 per barrel (bbl), oil prices are again falling. What makes this decline particularly baffling is that in late 2016, after seeing prices languish for two years, the Organization of Oil Producing Countries (OPEC) announced that it, along with non-OPEC members such as Russia, would collectively reduce production by 1.8 million bbl/day, or 2% of global supply, starting January 1st. Many observers thought that removing that much supply would stop inventory growth and put upward pressure on prices. After the decision to curtail pumping was announced, oil prices, as expected, quickly jumped from about $43/bbl to close to $55/bbl. Recently, however, oil prices have again started falling. The question is why, and is this decline more likely to be temporary or permanent? There are four main reasons why oil prices are again declining. Firstly, the decision to cut global production set off a flurry of buying by hedge funds, which pushed up prices. However, the rise in prices also encouraged American shale producers to ramp up drilling and production. To wit, the number of oil rigs in operation has more than doubled in the past 12 months. Since OPEC announced that production cuts were coming, US production has increased by almost 500,000 bbl/day. Moreover, the number of wells that are drilled but uncompleted (DUCs) has risen from 1,250 to 1,750. As oil prices recover, DUCs, which can be quickly completed, are likely to flood the market with yet more supply. Second, several OPEC nations, including Iran, Libya, and Nigeria, were, for any number of reasons, not asked to cut production and have instead all increased production dramatically. Further complicating matters is that many of the nations that have been called upon to make cuts do not have a great history of compliance. In addition, Canada and other non-OPEC nations that are in no way involved with OPEC are also increasing production. The third factor is that in the months leading up to January 1, 2017, when the above-mentioned production cuts were to commence, most OPEC nations sharply raised production levels and exports to maximize short-term revenues. And, after weeks of transatlantic travel, this oil is now finally reaching US shores. The final factor is the shape of the curve of futures prices, which is closely related to inventory levels. Inventory levels continue to rise and are now at a record 540 million barrels. With inventories so large, near-term prices for oil are lower than long-term prices, a relatively infrequent situation known as a contango. When the contango is sufficiently large, such that storage costs are less than the long-term price of oil minus the short-term price, which is currently the case, investors and speculators buy oil and store it. In the process, the near-term price of oil is driven lower still. To break this cycle, OPEC will have to convince markets that inventories will soon decline and thereby raise near-term prices. The best way to do this would be to promise to extend the current production cuts that are set to expire on June 30th and perhaps promise additional production cuts. The only problem is that as prices rise in response those actions, American shale drillers will drill more wells and the cycle will continue. New Homes Strengthen Economy, Spur Job Growth April 05, 2017 Washington, April 5 - As the housing industry celebrates New Homes Month in April, newly released data from the U.S. Commerce Department confirms the significant contribution that residential construction has on the U.S. economy. Final estimates of fourth quarter 2016 gross domestic product (GDP) growth show that housing’s share of GDP stands at 15.6%. “Home building is a key driver of the American economy,” said Granger MacDonald, chairman of the National Association of Home Builders (NAHB) and a home builder and developer from Kerrville, Texas. “Housing creates new income and jobs, purchases of goods and services, and revenue for local governments.” NAHB research shows that building 100 single-family homes in a typical metro area creates 297 full-time jobs and generates $28 million in wage and business income and $11.1 million in federal, state and local tax revenue. The industry continues to add jobs at a fast pace, with monthly employment data for February showing that home builder and remodeler employment increased by 18,900. Over the last 12 months, home builders and remodelers have added 136,000 jobs on a net basis and residential construction employment now stands at 2.707 million. “Our builders remain optimistic about the market for newly-built single-family homes and consumer confidence is strong, which should set the stage for a strong spring home buying season,” MacDonald said. “Americans continue to place a high priority on homeownership and work hard to achieve this goal for their families.” During New Homes Month, home builders also bring attention to the advantages of newly-built homes, including safety, amenities, energy efficiency and floor plans to fit a wide variety of modern lifestyles. SCHOLARSHIP OPPORTUNITY Rochester Area Builders, Inc. is proud to announce their 2017 scholarship program. Either $1000 or $500 non-renewable scholarships are available for graduating high school seniors and college freshman. Scholarships are made available through the Remodelers Council, the Commercial Builders Council, and the Builders Exchange of Rochester. Scholarships are for attendance in a post-secondary program in a construction-related eld including technical school, trade school, apprenticeship, or college. Scholarship recipients will be announced in June 2017. To be eligible for any scholarships, applications must be postmarked by May 5, 2017. CRITERIA: 1. Applicant must be a resident of Dodge, Fillmore, Goodhue, Houston, Mower, Olmsted, Steele, Wabasha, Winona counties or be recommended by a RAB or BER member. 2. Applicant must be accepted by a post secondary program in a construction related eld including technical school, trade school, apprenticeship, or college. 3. Applicant must have a 2.5 or better G.P.A. – High School Transcript Required 4. Applicant must demonstrate nancial need. 5. Scholarship will be paid directly to the school.
