Letter from The President Southeast Minnesota is a unique area where we typically only experience two major seasons -winter and construction - which makes April an exciting month for builders. Projects are being booked, jobs are being planned, and neon safety gear can be seen at every corner. Now is the time to support your fellow builders. RAB is committed to providing our members resources, valuable benefits, committees, networking events, and more. Please use these tools to your advantage as we enter our busy season. An influx in jobs means you are probably looking for qualified men and women to join your team. Construction will account for almost one-third of all new jobs through 2022, according to the Bureau of Labor Statistics. In addition to the need for new plumbers and new electricians, the U.S. Department of Education reports that there will be 68% more job openings in infrastructure-related fields in the next five years than there are people training to fill them. Rochester Area Builders provided job shadow opportunities for Kasson-Mantorville high school students on April 25th. Thank you to all our members who participated in this important program and for opening the door for students to get a better understanding of their operations. We commend you for providing our local youth pathways into the skilled trades industry. The 6th annual Studs, Struts & Stilettos fashion show was an enormous success. All designs were inspired by well-known or influential works of art and were created from materials used in the building industry. This important fundraising event raised an incredible amount for Two Rivers Habitat for Humanity – final numbers will be announced soon! Thank you to esteemed judges, Debbie Price with Zen Custom Homes, Dr. Grant Collins with Collins Orthodontics, Jennelle Stemper with Mainstream Boutique, Todd Severson with TLS Companies, and Katie Kirckof-Speer of That Glam Mom. We also extend our sincerest gratitude to our Foundation sponsor, Clements Chevrolet, along with all of the sponsors who supported this great event. A special thank you and congratulations is in order for all our models, designers, and attendees with whom this event would not be as successful as it is each year without you. Let’s all celebrate everyone’s unique involvement as we work towards an even bigger event for next year. Our final big event for the first half of the year is the highly anticipated Spring Showcase of Homes. We are proud to feature 54 homes, townhomes, and subdivisions in various stages of completion to prospective home buyers in southeast Minnesota. The Showcase will take place the two weekends after Easter, April 27-28 and May 4-5. Thank you to all RAB members who are participating. Meet OUR BOARD Jessi Hanson, Benike Construction, Project Assistant What is your hometown? Spring Valley Family: Husband Sam, two step-sons Ashton and Riley How many years have you been a member of RAB? Benike Construction has been a member for around 41 years. Briefly state why RAB is important to you or your story of how you became a board member: The mission and vision of the RAB speak very highly to me. I’m very interested in continuing education, leadership and networking opportunities that will help our industry become more successful. I am also very passionate about the success of women in the construction industry. Knowing this, Jerry Jensen asked if I would be interested in bringing my experience with NAWIC (National Association of Women in Construction) and my passions for education and leadership to the RAB Board. I am very honored to be given this opportunity. When you’re not working, what is your favorite thing to do? I truly love remodeling my home. My first job was: Raking hay and picking rock for my Grandpa. What aspect of the building industry do you find most interesting and why? I love the building process. Seeing a building go from a 2D plan to a 3D object is truly fascinating. Where did you receive your training for your position in the industry? I received my Bachelor of Architecture Degree from Iowa State University. My favorite website is: Pinterest!!!

How Much Are Buyers Willing to Pay for Energy Efficiency?

On average, home buyers are willing to pay an additional $8,728 upfront on a home in order to save $1,000 a year in utility bills, according to NAHB’s recently released study, What Home Buyers Really Want (2019 Edition) (Figure 1). The study is based on a survey asking recent and prospective home buyers (people who bought homes in the previous three years or are planning to do so in the next three

years) about what they want in a home and community. It is important to note that while the average amount a home buyer is willing to pay is $8,728, the median is $5,000. The difference can be explained by the presence of some very green-motivated home buyers who are willing to pay more than $50,000 upfront to save $1,000 a year. It may also be the case that these particular home buyers have the means to make a bigger upfront payment. In fact, the study shows that home buyers who expect to pay more than $500,000 for their homes will pay an average of $10,560 more to achieve those savings, about 60 percent more than the $6,653 those buying the most modest homes (less than $150,000) are willing to pay. An equivalent way to present this information is in terms of the rate of return a buyer requires on the up-front investment. If a buyer is willing to pay $5,000 up front to save $1,000 a year, this means the buyer requires an annual return of 20 percent. Free Isn’t Really Free Elliot Eisenberg, Ph.D

O

ver the last few years large social media and search engine firms have been routinely accused of trading and selling our personal information, propagating toxic content, weaponizing user information, and more generally eroding our privacy. Last October, Tim Cook, CEO of Apple, made many of these same claims while bashing technology companies in front of a receptive audience in Brussels. Yet this is not simply a battle between tech billionaires. Rather, it is a result of a serious design flaw plaguing the Internet. It is no coincidence that Google, Facebook and Twitter, which each receive more than 85% of their revenue from advertising, are the ones most frequently accused of malevolent activity. Conversely, Microsoft, Amazon and Apple, whose revenues come from selling goods or services or both, fly almost entirely under the radar. It’s because Facebook and Google make their money by giving away their products to one group and then selling advertisements to an entirely different one. Think about why price matters. It’s how the market rations resources. A price tells sellers how much to invest in a product and it helps consumers decide whether a product is worth buying. But a price of zero messes this all up. Free is great for generating volume and user engagement, but it is a disaster when it comes to quality control. Some firms offer free entry-level products in the hope of up-selling

their users a later date, like Adobe, and some services like Wikipedia are free due to thousands of hobbyists who love what they do and expect no monetary compensation. By contrast, free is the entire business model of search engines and social media. To generate advertisements, they must maximize users and engagement, and that requires low barriers, if any, to their platforms. And to maximize advertising revenue, the platforms must learn as much about their users as possible. This pits volume and revenue against quality and confidentiality. The result is the steady erosion of privacy. We all know that free services are anything but. Users not only give away their data, but as a result are exposed to lots of useless and occasionally harmful content, such as phishing attacks which result because senders of email don’t have to pay (buy stamps) to get email delivered. Similarly, there are always fake, or paid-for reviews mingled with legitimate ones on “free” services such as Yelp. And there is always a steady stream of manipulative or fake news that contaminates news feeds. In a world where communication is free, bad communication beats good communication because good communication is costly. But it doesn’t necessarily have to be this way. Apple prioritizes user privacy and content quality, is more restrictive about what apps can run on its devices and has humans curate content. But that is one reason why Apple devices

and products cost more than similar such Android offerings. TV offers another example. Network television was once an ad-supported oligopoly that aimed its content to the lowest common denominator. But HBO and now Netflix have shown that viewers will pay for quality content that is void of advertisements. Pandora and Spotify offer ad-free music streaming services for a monthly fee. And new technologies now make it easy to charge tiny amounts online, making it possible to bypass “free” services if desired. But there are problems: Apple’s market share has stalled as new potential buyers balk at its high prices, while Netflix, Pandora and Spotify have yet to turn a profit. Lastly, search and social media outlets that might, in the future, charge will have a hard time becoming viable due to the large network effects that “free” incumbents enjoy. Rochester Area Builders, Inc. is proud to announce their 2019 scholarship program. Either $1000 or $500 non-renewable scholarships are available for graduating high school seniors and college freshmen. Scholarships are made available through the Remodelers Council, the Commercial Builders Council, the Builders Exchange of Rochester, and the Youth Sporting Clay Shoot. Scholarships are for attendance in a post-secondary program in a construction-related field including technical school, trade school, apprenticeship, or college. Scholarship recipients will be announced in June 2019. To be eligible for any scholarships, applications must be postmarked by May 3, 2019.

Builder Confidence Edges Higher in April BY ROBERT DIETZ on APRIL 16, 2019 Builder confidence in the market for newly-built single-family homes rose one point to 63 in April, according to the latest National Association of Home Builders/Wells Fargo Housing Market Index (HMI) released today. Sentiment levels have held in the low 60s for the past three months. Builders report solid demand for new single-family homes but are also grappling with affordability concerns stemming from a persistent shortage of construction workers and buildable lots. Ongoing job growth, favorable demographics and a low-interest rate environment will help to modestly spark sales growth in the near term. However, supply-side headwinds that are putting upward pressure on housing costs will limit more robust growth in the housing market.

Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor. The HMI index gauging current sales conditions increased one point to 69, and the component measuring traffic of prospective buyers rose three points to 47. The measure charting sales expectations in the next six months fell one point to 71. Looking at the three-month moving averages for regional HMI scores, the Northeast posted a three-point gain to 51, the Midwest increased two points to 53, and the South was up one point to 67.
