WHAT IS HERS?
The Home Energy Rating System (HERS) Index is the industry standard by which a home’s energy efficiency is measured. It’s also the nationally recognized system for inspecting and calculating a home’s energy performance.
What does a HERS Rating say about a house?
The HERS Index MEASURES A HOME’S ENERGY EFFICIENCY and there are a lot of great reasons to have a home energy assessment performed on your house.
It can tell you so much about the home you live in, like how efficiently it’s operating and where you can make modifications for greater energy savings. When you’re selling your home, a low HERS rating can command a higher resale price. And when you’re buying a home you can anticipate the costs of energy bills and efficiency upgrades.

• A home with a HERS Index Score of 70 is 30% more energy efficient than a standard new home.
• A home with a HERS Index Score of 130 is 30% less energy efficient than a standard new home.

To calculate a home’s HERS Index Score, a certified RESNET home energy rater carries out an energy rating on your home and compares the data against a ‘reference home’ – an imaginary home of the same size and shape as the actual home, so your score is always relative to the size, shape and type of house you live in. Some of the variables included in an energy rating are:
• All exterior walls (both above and below grade)
• Floors over unconditioned spaces (like garages or cellars)
• Ceilings and roofs
• Attics, foundations and crawlspaces
• Windows and doors, vents and ductwork
• HVAC systems, water heating system, and your thermostat

What Type of New Home Builder Should You Hire?
Imagine getting the keys to a new home that perfectly fits your family’s lifestyle. Before making that dream a reality, as a new home buyer, you decide what type of home to purchase. Once you determine which new home type works best for your family and budget, you can then figure out what kind of home builder you need to hire. To help you select the builder that works for you, here’s a brief explanation of the types of home builders and some of the differences in working with each.
Custom home builders
A custom home is generally a single-family home that is built to a buyer’s specifications on land that the buyer owns. With a custom home, you’ll be starting with a new design, so you have to make many decisions, from the floor plan type to the final finishes. Therefore, you’ll have to work closely with the builder and architect to design and construct a home with all your desired features and elements. A custom home is truly one-of-akind and won’t look like any other house in the neighborhood.
Given the number of decisions you’ll have to make related to crafting your dream house, it could take longer to build and be costly. However, a key benefit of working with a custom home builder is that you can make alterations at any point in the building process, although it may increase the overall price of the home.
Semi-custom home builders
A semi-custom home is constructed based on existing blueprints and can be built on the
builders’ land or land you own. As a semi-custom home buyer, you can review the plans before construction and conform them to your personal preferences. However, unlike a custom home, once construction begins, there is less flexibility to make changes. And since the house is not being designed from scratch, it often costs less and is completed in a faster timeframe than an entire custom home.
Production home builders
Production homes are built in developments on land the builder owns and there will likely be multiple homes in the neighborhood that look similar. Production builders use standard plans, but often offer a variety of plan choices and options, such as different floor plans and elevations. You can choose from various feature options, from cabinets to countertops, which may or may not increase the base home price. However, you may have yet to find the exact features you want.
In general, production homes are built in a fast timeframe since the builder has already obtained the necessary permits for the plans. However, alterations to structural elements, such as the foundation walls, will require reengineering the plans and resubmitting them for new permits, which could lengthen the completion date.

SIMPLIFY YOUR MOVE WITH A GARAGE SALE
Spring cleaning may be a cliché, but if you plan to move to a new home this summer, now is the time to clear out clutter. Some relocation companies charge by the number of boxes you plan to move. Moving unused items to your new home adds unnecessary cost. Consider holding a garage sale to significantly lighten your future packing load and earn some cash. Here are some helpful tips for setting up a garage sale from start to finish.
Preparing for a Garage Sale
First, check with your local city hall to confirm permit requirements and determine if signage is allowed on public property—for example, telephone poles or street signs. Get to know these policies beforehand, so you know where to place and when to remove any promotional signage.
To attract people to your garage sale, make large, clear signs with bold black lettering displaying the sale’s dates and address, and do your best to secure them firmly to avoid littering. Start your sale early on a weekend morning to attract early risers. If you want to expand your reach, consider advertising your garage sale in a local newspaper (print or online) or taking advantage of free online classified ad platforms such as Craigslist or Facebook Marketplace.
Decluttering
Embark on a thorough decluttering mission, scouring your house, garage, attic, basement, and closets. One way to help you break down your stuff is to separate everything into three categories: items with potential resale value, items in good condition suitable for donation, and items ready for disposal.
Setting Up
On the morning of the sale, get up a little earlier than usual and get to work setting up your garage sale. Do your best to set everything up to be as enticing as possible. For example, group all your related items together, such as kitchenware or old sports equipment.
Gather some extra bills and quarters to have change for potential customers, and offer paper bags and newspapers for wrapping purchases. Remember, the goal is to declutter and earn some extra cash, not maximize profits, so clearly tag all items with reasonable prices. Also, consider setting up digital payment options, such as Venmo, Apple Pay, or PayPal. Digital payment options might make it more enticing for visitors to stop by.
After the Sale
If you have unsold items following your sale, research local charities to arrange the donation of the remaining items. Some charities offer pickup services, especially for bulky furniture and appliances. Another option is to list unsold items on online platforms like Ebay or Poshmark.
