ochester Area Builders has members from dozens of skilled trades industries, however we are all ultimately in the same business: customer service. People want to be treated right and feel like their overall experience with your business was positive. When done right, there can be a strong positive relationship between customer service and business success. The same applies to employee appreciation. We all know the struggle of finding and retaining the right people. Keep your team motivated by letting them know you don’t take their work for granted. We certainly do not take any of our members for granted. RAB is proud to be a professional organization of commercial & residential builders, remodelers, developers, and associated businesses dedicated to advancing the building industry in Southeast Minnesota. To show our gratitude, we would like to invite you all to our Member Appreciation Night on Tuesday, July 30th from 4:30 to 7:30 at Mayowood Stone Barn. Join us for a great evening where we will be celebrating you, our members, and recognizing our honorary members. We will also be presenting Two Rivers Habitat for Humanity with a check in the amount raised from Studs, Struts & Stilettos this last year. Plus, we will have the big reveal of Studs, Struts & Stilettos’ theme for 2020! While you’re there enjoy a cold beverage from LTS Brewing Company, hors d’oeuvres, live music from Sothea, networking, and more! As members, you have the opportunity to participate in several upcoming events. First up is the 2019 Sporting Clay Shoot on Thursday, September 12th. This event is open to members and their guests. (We’d love to have some teams of ladies!) We have a maximum of 150 shooters, so don’t wait, sign up your team today! Next, we have Fall Showcase of Homes and Remodeler’s Tour. The final deadline will be in August – do not miss this once-a-year opportunity to show off your craftsmanship! Finally, the deadline to get the same Home Show booth as last year is August 1st. If you’re new to the show, you can register your booth starting August 2nd. New this year, we will be looking for volunteers to build dog and cat condos to raffle off at the Home Show to support Paws and Claws Humane Society. In closing, I want to encourage you all again to attend our Member Appreciation Night. Please invite coworkers, along with anyone who may be interested in joining the Association. We want to continue supporting the trades in southeast Minnesota and ensure the RAB is here to assist all those coming up the ranks of our industry. innesotans are more frequently feeling the impacts of severe weather events. Extreme heat, drought and torrential downpours are felt most strongly in cities and suburbs. Impermeable surfaces (roads, roofs, parking lots, and compacted soils) absorb and retain heat from the sun, creating urban heat islands. These surfaces also contribute to high levels of stormwater runoff that pollute our natural bodies of water. Resilient yards do the opposite: they help cool, they provide shade, and they divert and infiltrate stormwater. A resilient yard not only protects itself, but protects us and even helps us thrive. Job Growth Rebounded Sharply in June

otal nonfarm payroll employment increased by 224,000 in June, while the unemployment rate edged up to 3.7%. Residential construction employment increased by 6,000 in June, after an increase of 3,800 jobs in May. The total construction industry (both residential and nonresidential) employment reached to 7.5 million, by adding 21,000

Additionally, monthly employment data released by the BLS Establishment Survey indicates that employment in the overall construction sector increased by 21,000 in June. The number of residential construction jobs rose by 6,000 in June, following an increase of 3,800 jobs in May. Residential construction employment now stands at 2.9 million in June, broken down as 835,000 builders and 2.1 million residential specialty trade contractors. The 6-month moving average of job gains for residential construction is 5,800 a month. Over the last 12 months, home builders and remodelers added 78,000 jobs on a net basis. Since the low point following the Great Recession, residential construction has gained 923,800 positions. In June, the unemployment rate for construction workers rose to 5.0% on a seasonally adjusted basis, from 3.7% in May. The unemployment rate for the construction sector has been trending downwards since February 2010 and remains historically low.

Remodeling Market Remains Solid in the Second Quarter

Remodelers’ confidence remained solid in the second quarter of 2019 with a Remodeling Market Index (RMI) reading of 55, up one point from the previous quarter, according to the National Association of Home Builders (NAHB) (Figure 1). Readings above 50 indicate that more remodelers report market activity as higher than as lower, compared to the previous quarter.
The RMI is a composite of two sub-indices: one measuring current market conditions and another measuring future market indicators. The current market index stood at 55 in the second quarter of 2019, up two points from the previous quarter (Figure 2). Among its components, major additions and alterations rose four points to 53, while the minor additions and alterations, and the maintenance and repair components were flat at 55 and 56, respectively. The future market indicators sub-index posted a reading of 55 in the second quarter of 2019, up one point from the previous quarter (Figure 3). Among its components, calls for bids remained unchanged at 54, while amount of work committed for the next three months fell two points to 52, the backlog of remodeling jobs increased four points to 58, and the appointments for proposals component was flat at 55. 30

The remodeling market is on solid footing, but has decelerated somewhat due to ongoing supply-side challenges, such as labor shortages and rising construction costs, as well as year-over-year weakness in existing home sales.
