e are extremely fortunate to have the most dedicated, hard-working, and innovative builders right here in our own community. Our members are in constant pursuit of the latest trends, the best technology, and the most functional designs to best server their clients. Rochester Area Builders is proud to announce our newly redesigned website and also a brand-new site, dedicated to the skilled trades industry. Check out the Rochester Area Builders website to connect with fellow members, read up to date industry news, and register for events. Head over to Consider The Trades to find resources dedicated to encourage students, parents, and those looking for a career change to enter the skilled trades industry. These resources are essential to promoting the trades in southeast Minnesota and supporting our members. Part of our dedication to members includes hosting events throughout the year to provide networking, business opportunities, and a sense of community. We are proud to report that the 2019 Sporting Clay Shoot on September 12th is completely sold out! If you are still interested, email Shelly Bahlmann to join the waitlist. The Fall Showcase of Homes and Remodelers Tour is only a month away. We have 45 builders participating and encourage you all to attend and support your fellow members in this once-a-year event. It’s hard to believe the 2020 Home Show is only a few months away. Visit the Exhibitor page for event tips and tricks, communications, and your exhibitor packet. New this year, we will be looking for volunteers to build dog houses and cat condos to raffle off at the Home Show to support Paws & Claws Humane Society. These will be donated to the shelter in an effort to provide fur-ever homes to animals in need. 40 Below is an RAB committee that is always looking for ways to give back to our community. Please join us on Wednesday, August 28 from 5:00 – 7:00pm at LTS Brewing Company. They will be participating in the Boys & Girls Club Chili Challenge on September 26th and to determine which chili to make, they are having their own Chili Cook-Off among 40 Below members. If you would like to help give back to our community, contact Rebekah Nielsen. We are looking for volunteers to help build a brand-new bus shelter in Rochester. If you have the expertise, please consider donating your time and resources. As always, I want to thank each and every one of you for your part in Rochester Area Builders. We love our pets like family. Help us make sure they feel like family. Build an indoor or outdoor “furever home” that attendees could win at the RAB Home Show. Proceeds benefit Paws and Claws Humane Society. They help other wonderful animals find their furever home.

FUREVER HOMES •

Construct and donate one Furever Home to Paws and Claws Humane Society which is a 501(c)3, nonprofit organization. Expenses involved in the construction of the Furever Home as well as donations made by subcontractors and suppliers are tax deductible as a charitable contribution.

The builder is responsible for providing a name for the project, a logo, and a brief description of their Furever Home by October 31, 2019. By January 17, 2020, 3-5 photos of the creative process must be submitted which will be used on the Home Show’s Facebook page for marketing purposes. If possible, promote your project in your own marketing materials.

The final project will become the property of Paws and Claws Humane Society and will be raffled off. Raffle tickets will be sold for $5 each, or 3 for $10, with proceeds going to Paws and Claws Humane Society.

Which is safer: Gas or Charcoal? Gas and charcoal grills each have their own set of pro and cons. When it comes to pure safety, one does not outrank the other. If you are trying to decide which type of grill to buy, it really comes down to which one fits your budget and grilling needs best. Do I need to clean my grill? YES!!! You should clean your grill grates every time before using them. Food particles, grease and fat from the food your cooking can accumulate on the grates. When this is not cleaned, it is a primary source for flareups. You should also clean under the grill grates but this can be done less frequently depending on how often you use your grill. What is the best things to clean my grill grates with?

What is a flare-up and what is the best way to avoid flare-ups? A flare-up is an upward surge of flame that are caused from fat drippings. They are not completely avoidable but keeping your grill grates and any area under the grill grates free from build-up can significantly reduce flare-ups. Minimizing the amount of cooking oil used can also help in avoiding flare-ups. What do I do if I get a flare-up? If you are having problems putting the flare-up out you can try a few things: • Move the food to another area of the grill • If you’re using a gas grill turn off one burner and move the food to this side of the grill • Cook the food in a cast-iron skillet to help accumulate the drippings

• Wrap food with high fat content in aluminum Our favorite item to recommend is a wood foil to help keep from dripping onto the scraper. Top 10 Features Millennials Want— and Don’t Want

A

t least four out of five millennial buyers prefer laundry rooms, hardwood front exteriors, patios and garage storage. Conversely, they give a thumbs down to elevators, wine cellars and laminate countertops. These were among the findings from a new study by the NAHB Economics team that focused on millennial home buying preferences. The 2018 survey asked recent and prospective buyers to rate 175 different features on the following four-tier scale:

Millennial preferences differed somewhat from baby boomers and seniors. Unlike millennials, boomers did not include a walk-in pantry, front porch, table space for eating and double sink in their list of top 10 amenities. Likewise, seniors omitted a hardwood front exterior, walk-in pantry, front porch and table space for eating from their 10 most wanted features. Nearly half of millennials (47%) cited elevators as the feature that they are least likely to want, followed by cork flooring in the main living spaces (33%) and wine cellars (32%).

Other features on the top 10 list include a walk-in pantry, exterior lighting, a front porch and table space for eating.

Millennials have also been shifting their preference of master and standard bedrooms over the years. In 2007, 80% preferred one full master bedroom suite plus three standard bedrooms and 20% desired two full master bedroom suites plus one standard bedroom. By 2018, this 80-20 ratio dropped to 60% and 40%, respectively. More details are available in the full study.

Prices Paid for Building Materials Increase in July

Prices paid for goods used in residential construction increased by 0.7% in July (not seasonally adjusted) according to the latest Producer Price Index (PPI) released by the Bureau of Labor Statistics. Building materials prices have declined an average of 0.1% per month over the last 12 months, compared to an average monthly increase of 0.8% during the same period 2017-2018. The price of goods used in residential construction has risen 2.8% in 2019, roughly half the pace of 2018 increases, year-to-date.

The price index for gypsum products reversed its downward trend in July, increasing 2.2% (seasonally adjusted). Gypsum prices have increased in four of the prior 12 months, but have declined by 4.1% and 7.3% since January 2019 and July 2018, respectively.

This marks only the second year since 2012 in which the PPI for gypsum products has been lower in July than it was in January.

The PPI report shows that softwood lumber prices rose 2.0% (not seasonally adjusted) in July—the first increase in four months. Even after the increase, the index for softwood lumber is nearly 20% lower than it was in July 2018. According to Random Lengths data, the increase in framing lumber prices between June and July was greater than 6.0%. However, the discrepancy is likely due to timing differences in the surveys, as the PPI report does not include all of the price declines that the market experienced in late July.

Prices paid for lumber and plywood fell 0.3% (NSA) in July, while the index for goods used in residential maintenance and repair increased 0.6% (NSA) and the prices of prepared asphalt and tar roofing products was unchanged (NSA). The 12-month changes in these three indices was -15.9%, -0.7%, and +5.0%, respectively. Like this:
