Letter from The President

S

eptember means back to school and back to a routine for many of us this fall. It’s a time for reconnecting with friends we haven’t seen for a while and refocusing our priorities for 4th quarter success. The New Member Welcome Reception on September 24th is designed to help all members get the most out of their membership by learning more about our networking events, advocacy programs, educational opportunities, and much more. We encourage to bring new employees and invite prospective members you feel would add value to our association. This is a great opportunity to speak directly to RAB staff and Board Members about any questions you may have about RAB and to share your ideas on how we can improve. There is no cost to attend, however registration is required. Following the reception, we invite you to stay for the social hour, dinner and program at the General Membership Meeting. We will be hosting a panel discussion on Housing Affordability in Rochester examining what factors are leading to the decrease in housing units built for purchase. The State Affordable Housing task force identified a large gap in the amount of housing needed to serve our state at all levels of the market. The panel will be comprised of local government leaders, industry members, and others to discuss what is driving the cost of new housing and what we can all do respond. Review the Full Report and Recommendations, then join us in conversation at the meeting. If you’re looking for more “hands-on” volunteer opportunities, consider joining one of our most active groups, 40 Below. Briana McDonald’s (DoubleTree) Pineapple Chili will be entered in the Chili Challenge benefiting the Boys & Girls Club of Rochester on Thursday, September 26th on the Peace Plaza. We are looking for volunteers to help with prep/cooking, decorating the booth, serving chili, tear-down, etc. Sign up to volunteer or email Rebekah for more details. 40 Below also just wrapped up constructing a school bus shelter for Zumbro Ridge Estates. A big thank you to the companies and individuals involved in making this happen, especially Charlie Sweeney of KrausAnderson and Tyler Lenzner of Knutson Construction. Two of our most anticipated events are just around the corner – the Fall Showcase of Homes and Remodelers Tour. We have 45 builders participating and encourage you all to attend and support your fellow members. We always strive to provide our members the best opportunities to showcase their work and promote the trades industry. Please send your feedback from these events to the RAB staff or Board so we can continue to improve.

The 2019 Clay Shoot was one of our most successful Shoots to date. Jay Burke of Heartwood Homes graciously donated the use of his land for this fun-filled weekend. Day one was dedicated to giving back to the American Cancer Society through the Real Men Wear Pink initiative. This was our first year with this event and we were proud to have 40 participants. Our youth event included 81 participants and our main event had an incredible 154 shooters. Thank you to all of our event sponsors and to Top Gun for working with our rain delay and keeping the targets up through the rescheduling. Planning and preparing for the 2020 Home Show is in full swing! A big draw this year will be pet-friendly “Fur-ever Homes” that attendees can register to win at the event. Proceeds from the homes will benefit Paws & Claws Humane Society. We are looking for volunteers to help build indoor and outdoor pet homes! If you are interested in helping out, please contact Shelly for more information. Did you know we have dedicated an entirely separate site to educate southeast Minnesotans about the skilled trades industry? Please visit Consider The Trades to find resources dedicated to encourage students, parents, and those looking for a career change to enter the skilled trades industry. These resources are essential to promoting the trades in southeast Minnesota and supporting our members. Finally, we know this season also means busier schedules and more things to do at home. If you are unable to attend our upcoming events, check out the NEW Rochester Area Builders website to connect with fellow members, read up to date industry news, and join a committee. Along with the new website comes new opportunities for marketing and advertising. Construct and donate one Furever Home to Paws and Claws Humane Society which is a 501(c)3, nonprofit organization. Expenses involved in the construction of the Furever Home as well as donations made by subcontractors and suppliers are tax deductible as a charitable contribution.

The builder is responsible for providing a name for the project, a logo, and a brief description of their Furever Home by October 31, 2019. By January 17, 2020, 3-5 photos of the creative process must be submitted which will be used on the Home Show’s Facebook page for marketing purposes. If possible, promote your project in your own marketing materials.

The final project will become the property of Paws and Claws Humane Society and will be raffled off. Raffle tickets will be sold for $10 each, or 3 for $20, with proceeds going to Paws and Claws Humane Society.

Ahern Receives Two BUILD Wisconsin Awards Ahern is honored to be a winner of two BUILD Wisconsin Awards from the Associated General Contractors of Wisconsin (AGC). The company won in the Specialty Contractor category for work performed on the Landmark Oaks office building located in Madison, WI as well as the GOEX Clean Room in Janesville, WI. Landmark Oaks is a five-story Class A office building that is over 110,000 square feet with an underground parking structure. Ahern completed the HVAC, fire protection, and controls. The project started as a core/shell with two floors of build-out being added (1st and 3rd floor) later in the schedule. “J. F. Ahern Co. was an important partner in the Landmark Oaks project…Their input and knowledge at the beginning cleared the way for a smooth project. If any issues did arise during construction they were quick both onsite and in the office to make our team aware and work towards a solution,” says Jason Koziar, Senior Project Manager for Ideal Builders, Inc. who was the general contractor on the project. GOEX Corporation added a 5,600 square foot ISO Class 8 certified clean room to their existing manufacturing facility. Ahern provided the HVAC and fire protection on this project. Special engineering was needed to create a unique design that achieved ISO 8 certified air flows, but would keep heating and cooling loads minimal. Large ductwork measuring 120” and air handling units were installed, in addition to 501 sprinkler heads. FIREPLACE EXPERT with Bob Speedling, Haley Comfort Systems Where can I put a fireplace in my house? Most commonly, we see people put fireplaces on the outside walls of their home. This can be done on any level of the home, including the basement. Some people have asked if they can put a fireplace in the middle of their home. Every home is different but if you are on the main level and there are no floors above, we can install a fireplace right in the middle of the house too. We do free in-home consultations if you are trying to add a fireplace in an existing home. Our project managers can give their feedback on placement and what makes the most sense for the home. Can I put a TV above my fireplace? Yes, in fact this is a very common theme that we see when people design their fireplace walls. Most fireplaces do require a mantel, though, to deflect the heat away from the TV. There are a few linear style fireplaces that do not require a mantel to be installed and you can hang your TV right above the fireplace. Will my fireplace run without power? Current gas fireplace models require electricity to operate the fireplace. However, most new fireplaces come with a battery backup. If the power goes out, you simply put 4 AA batteries into the module and the fireplace will keep your house from freezing in a power outage!

Do fireplaces need to be vented outside? In Minnesota, all gas fireplaces are required to be vented outside. Because our homes are built a lot tighter, vent free fireplaces are not able to be used in Minnesota. If venting is absolutely not possible, electric fireplaces are a good alternative to achieve a fireplace ambiance. How long does a fireplace take to be installed? Fireplace installations are all dependent on the scope of the project. If we are only installing the fireplace, and not doing any finish work, our installation is usually done in one day. If we are doing a full project with fireplace, cabinets, stone, etc, we are typically in a customer’s home for one week. We do our best to coordinate all aspects of the project to happen efficiently to minimize the amount of time we are in a customer’s home.

Do all fireplaces give out a lot of heat? A common complaint that we hear nowadays is that the fireplace is too hot for people. Manufactures have been working hard to develop technology that allows for the heat a fireplace produces to be redirected into other areas. Women in Construction: Employment Reaches Pre-Recession Levels BY NA ZHAO on SEPTEMBER 12, 2019 The number of women employed in the construction industry grew substantially in 2018 rising to 1.1 million, a total reached prior to the Great Recession. As the construction skilled labor shortage remains a key challenge, adding new workers is an important goal of the industry. Bringing additional women into the construction labor force could represent a potential opportunity for the future. Here we explore the state of women in the construction industry using the labor force statistics from the Current Population Survey (CPS). During the Great Recession, the number of female in construction declined sharply by almost 30 percent to 807,000 by 2010. From 2010 to 2017, the total slowly remained to around 970,000, but remained below the peak of pre-recession levels. However, in 2018, 1.1 million women worked in the construction industry, up by 13% from 2017, roughly matching the number of women in the industry before the Great Recession.

In construction, women accounted for 73.5 percent of workers in sales and office occupations, including 464,000 women in office and administrative support, and 26,000 in sales and related occupations in 2018. More than 350,000 women were engaged in management, professional, and related occupations. Overall, the share of women in construction remained relatively stable within the 8.9% -9.7% range since 2002. It increased to 9.9% in 2018. According to the Labor Force Statistics from the Current Population Survey, women in the construction industry are mostly involved in such occupations as office and administrative support, management, business and financial

Single-Family Permits Decline in July

Over the first seven months of 2019, the total number of single-family permits issued year-to-date (YTD) nationwide reached 496,726. On a year-over-year (YoY) basis, this is a 4.7% decline over the July 2018 level of 521,438.

Year-to-date ending in July, single-family permits reported declines in all four regions. The Midwest, Northeast, South, and the West declined by 8.7%, 1.6%, 2.8%, and 7.7% respectively, compared to the same time period in 2018. The Southern region had the highest growth in multifamily (9.0%) while the West recorded a decline in multifamily permits growth (-0.8%) during the last 12 months as housing affordability concerns reduce production of both single-family and multifamily residences.

Year-to-date, ending in July 2019, the total number of multifamily permits issued nationwide reached 276,841. This is 4.9% ahead of its level over the year 2018, 263,897. Between July 2018 YTD and July 2019 YTD, 29 states and the District of Columbia recorded growth while 21 states recorded a decline in multifamily permits. District Of Columbia led the way with a sharp rise (139.7%) in multifamily permits from 1659 to 3976, while North Dakota had the largest decline of 61.6% from 567 to 218. The 10 states issuing the highest number of multifamily permits combined accounted for 62.7% of the multifamily permits issued.

Between July 2018 YTD and July 2019 YTD, 13 states and the District of Columbia saw growth in single-family permits issued while 37 states registered a decline. The District of Columbia recorded the highest growth rate during this time at 77.3% from 66 to 117, while single-family permits in Montana declined by 25.1%, from 1624 in 2018 to 1216 in 2019. The 10 states issuing the highest number of single-family permits combined accounted for 60.9% of the total single-family permits issued. www.RochesterAreaBuilders.com

What Will Cause the Next Recession? Elliot Eisenberg, Ph.D

he Great Recession of 2008 is firmly in the rearview mirror, we are now enjoying the longest recovery in US history, the unemployment rate is near a 50-year low, wage growth is pretty good, inflation is virtually non-existent, and the stock market is just a few percentage points off its all-time high. Yet, talk of recession is increasingly common. And it’s not surprising, given the weakening global economy, the decline in exports, the soft energy and transportation sectors, the ailing agricultural markets, and of course, the overarching US-Sino trade/ currency/tech war. That said, while the next recession may well not arrive till 2021, it is not entirely clear what will cause it.

assets and finally a financial crisis. The 1973 recession was caused by a quadrupling of oil prices by OPEC. Overnight, oil went from $3/bbl to $12/bbl. Moreover, the supply of oil was severely restricted, which led to gasoline rationing and long lines at gas stations. This caused consumer spending to plummet and factories to close, crushing the economy. The recessions of 1979 and 1982 were deliberately engineered by the Fed and its then chairman, Paul Volker. The only way to squeeze inflation, which was north of 13% at the time, out of the economy was to induce a recession. In 2001, it was the tech bubble, and in 2008 the recession was caused by the housing bubble.

In general, recessions are caused by one of three things. Often, central banks raise interest rates too much in an effort to slow the economy to reduce late cycle inflationary pressures. In the process, they either raise rates too much or keep them too high for too long, driving the economy into a recession. A second reason we have recessions is due to unforeseen shocks to the economy. It might be a war or a sudden rise in energy or food prices which reduces household spending power and can cause widespread obsolescence of capital equipment because the higher price of energy makes the equipment uneconomical. A third cause, and one that has recently been the culprit is financial excesses (think bubbles) that result from overexuberance on the part of markets that lead to mispricing of

But the 1990 recession was different; it had no singular cause. On one hand, it was a result of a commercial real estate bust partly caused by the S&L crisis, which in turn led to a severe drop in construction activity. But there was also a major rise in energy prices, due to Iraq’s invasion of Kuwait, which hurt consumer confidence and spending. In addition, there was the post-Cold War drawdown in defense spending which led to a rise in unemployment. While none of these events in isolation would have precipitated a recession, collectively they did. Fortunately, it was short and shallow, but the recovery was slow and jobless.

Add to that a global slowdown, a decline in energy prices, a weakening transportation sector, feeble manufacturing activity, Brexit and other European problems, largely impotent monetary policy as rates are already very low, and if all this leads to one or two negative monthly job reports which, in turn, leads to weakening consumer confidence and spending, you probably have the beginnings of a recession. Regrettably, getting out of the next recession may take longer than usual because fiscal policy is already a spent force as we are already running historically very large deficits. And that means a much-reduced willingness on the part of Congress to cut taxes and boost spending. The good news, the coming recession is not likely to be very deep as there are no obvious bubbles that must be punctured. And lastly, with a bit of luck, this recovery can keep on going for another few years; it is entirely possible.
