Letter from The President

A

s 2019 and my time as RAB President come to an end, I am thankful for everything we have accomplished this year and excited for the opportunities ahead. We are the trusted voice in the building industry and provide leadership, education, networking and information to our members and our community. Thank you to everyone who attended the Holiday Party on December 6th. The members are what make the association successful and appreciate the opportunity to celebrate each of you. Moving forward, there is still work to be done and I am confident that the staff, board, and members of this association will accomplish great things as we continue to grow in southeast Minnesota. The 41st annual Home Show is a few short weeks away. This has continually been one of our best resources for qualified leads and is a great way to start your 1st quarter off strong. Attendees are seeking a trusted partner for their home projects and this is the event to showcase your competitive difference. For more information and to register, visit the Home Show web page. In addition to workshops, seminars, and family events, we are excited to introduce our new RAB Events app. This will allow attendees a more integrative Home Show experience including access to floorplan maps, vendor information, seminar schedules, and event details – right in the palm of their hand. Download the app on the Apple Store or Google Play. We love our pets like family and we need your help to make sure they feel like family. We are accepting custom or store-bought pet houses. Home Show attendees can register to win one of these “furever homes” and all proceeds will benefit Paws and Claws Humane Society. As an association that is dedicated to giving back to our community, we appreciate everyone pitching in to make this event a success. Rochester Area Builders is here to support you and help your business grow, but we need to continue to drive home the importance of work ethic to our youth. The future of our industries depends on the efforts we are putting in today to educate and champion our trades. Our job shadow event on December 12th with the Kasson-Mantorville High School Carpentry Program was fulfilling that promise to our community. Thank you to all the businesses who participated in introducing

There are a few deadlines approaching that we need to mark on our calendars. Rochester Area Builders holds Continuing Education classes for Residential Building Contractors and Building Officials. All classes are submitted to the MN Department of Labor & Industry for residential builders, remodelers, roofers, and building officials continuing education credit (CEU) and are taught by qualified instructors. Sign up for our next class by January 6th. Next up is our annual Studs, Struts and Stilettos fashion show in partnership with Two Rivers Habitat for Humanity. Design entries are due January 24th – spread the word and let’s make this our biggest show yet! Finally, I want to say thank you to the Board of Directors for allowing me to lead the Rochester Area Builders for the past year. I have had the pleasure of being an active member of the RAB for 17 years. There have been many great leaders since it was chartered in 1953 and I hope I provided you all the same leadership as they have over the past 65 years. Thank you to Valor Mechanical and Ty Bestor for allowing me to participate in Rochester Area Builders and thank you to my wife, Kim, for supporting my passion for giving back to our community. I look forward to the leadership of our next President, Alissa Moe from Bremer Bank and Vice President, Luke Stier from Stier Construction. They bring great experience and fresh ideas to the association and will serve the members well this year. Thank you again, and let’s have a great 2020!

From the desk of the Executive Director

A

s I sit at my desk typing this, I realized we are on the cusp of 2020. Let that sink in a little; in two days it will be Twenty freaking Twenty! I predict 2020 will bring some monumental events, to name a few: Rochester Area Builders will turn 67 years old and will continue to grow, in no small part from 40 Below, our young professionals group that is making some great impacts on our community! The Home Show will be ready to enter the new decade with interactive maps and an app available in the Apple App Store and Google Play store. Yes, we finally have an app for that thanks to Shelly and Audra! The annual golf outing will move to Somerby Golf Club and be bigger and better and moving to Monday, June 1, 2020 (mark your calendars)! Thank you Somerby for giving us a new home for our Outing! RAB will continue to work with the City of Rochester to assist in improvements with the permit and development process with our Development Services Advisory Committee. Thank you to Cindy Steinhauser, City of Rochester, for listening to our concerns. Alissa Moe, Bremer Bank, will bring her enthusiasm for our association and our industry to her role as 2020 RAB President. She doesn’t like it when I mention her age, but she is tied for youngest RAB President with Aaron Benike (2000), Benike Construction. Get ready! And, finally, Rebekah Nielsen, RAB membership and Education Director will get married thanks to a guy named Chris. I haven’t really gone out on a limb with any of these predictions, but we don’t have self-lacing Nikes, flying skate boards, or Jaws 19 either, so I didn’t want any word to come back to haunt me. The successes of 2019 would not have been possible without the leadership of RAB and no one more so than 2019 President, Jerry Jensen, Valor Mechanical. No one fully comprehends exactly how much we ask of our volunteer leader until you become President. Jerry, like all of our Past Presidents, gave his time and talents to this organization expecting nothing in return except a better environment for our members to strive and flourish. He taught me to look at challenges from different perspectives and to rely on our team to achieve our goals. Although I don’t have a favorite President, Jerry (a Bud drinker) scheduled our monthly one-on-one meetings at the local breweries and will therefore have a special place in my heart. Thank you for your leadership and friendship. RAB is much better with your involvement. As always, thank you to the RAB staff, Audra, Rebekah, and Shelly for another year of putting up with Eischen and his moods. All of our members have the ability to be part of the leadership of RAB through committee involvement. If you want to get more involved, let me know and we will find a committee that best fits your interests and time schedule. I look forward to serving as your Executive Director in 2020.

We love our pets like family. Help us make sure they feel like family. Build an indoor or outdoor “furever home” that attendees could win at the RAB Home Show. Proceeds benefit Paws and Claws Humane Society. They help other wonderful animals find their furever home.

FUREVER HOMES •

Construct and donate one Furever Home to Paws and Claws Humane Society which is a 501(c)3, nonprofit organization. Expenses involved in the construction of the Furever Home as well as donations made by subcontractors and suppliers are tax deductible as a charitable contribution.

The builder is responsible for providing a name for the project, a logo, and a brief description of their Furever Home. We would like 3-5 photos of the creative process plus a few photos of the completed “home”. These will be used on the Home Show’s Facebook page for marketing purposes. If possible, promote your project in your own marketing materials.

The final project will become the property of Paws and Claws Humane Society and will be raffled off. Raffle tickets will be sold for $10 each, or 3 for $20, with proceeds going to Paws and Claws Humane Society.

Regional Data on Single-Family Permits in October BY DANUSHKA NANAYAKKARA-SKILLINGTON on DECEMBER 13, 2019

Over the first ten months of 2019, the total number highest number of single-family permits combined of single-family permits issued year-to-date (YTD) accounted for 60.6% of the total single-family nationwide reached 727,301. On a year-over-year permits issued. (YoY) basis, this is a 1.6% decline over the October 2018 level of 739,120.

Year-to-date, ending in October 2019, the total number of multifamily permits issued nationwide reached 424,045. Year-over-Year Gains for Construction Job Openings

Data from the BLS Job Openings and Labor Turnover Survey (JOLTS) indicate that construction job openings posted a monthly decline in October but remain higher on a year-over-year basis. The estimated number of job openings declined from the September total (327,000) to 311,000 in October, after reaching a post-Great Recession high of 434,000 in April. The October 2019 count of unfilled jobs represents a year-over-year gain relative to the 278,000 estimated unfilled construction jobs in October 2018. The open positions rate (job openings as a percentage of total employment plus current job openings) dipped to 4% in October, after reaching a cycle high of 5.5% in April. On a smoothed, twelve-month moving average basis, the open position rate for the construction sector held steady at 4.3%. The peak (smoothed) rate during the building boom prior to the recession was just below 2.7%. For the current cycle, the sector has been above that rate since October 2016. The overall trend for open construction jobs has been increasing since the end of the Great Recession. This matches NAHB and other survey data revealing that access to skilled labor remains a top business challenge for builders, affecting a broad set of occupations. However, ongoing modest growth rates for housing construction are likely to place downward pressure on construction job openings in future data releases. Recent data suggest that the count of open, unfilled jobs is nearing a cycle peak, while nonetheless remaining elevated. This would nonetheless be a continuing sign for the need for additional worker recruitment into the industry. The construction sector hiring rate, as measured on a twelve-month moving average basis, did increase to 5.5% in October as the housing rebound continued. The twelve-month moving average for layoffs ticked up to 2.7%, continuing a rising trend in recent months, likely connected to some market churn associated with housing affordability headwinds. 26

Project Build Minnesota is a state-wide construction workforce enhancement campaign that promotes a positive image of construction as a life-long career choice for young men and women of all races and ethnic backgrounds.

Project Build Minnesota is a movement, a vision and a vehicle to motivate our youth, parents, counselors,

teachers, administrators and policy makers to learn more about the many benefits of pursuing a life-long career in the building industry.

Project Build Minnesota was started in 2016 by a coalition of building industry associations who have developed a Project Build Minnesota represents the entire Minnesota construction and building industry. The movement is designed to foster career choice awareness across all lines of the residential and commercial building industry.

What is the vision? To create a movement to empower young men and women with choices and ensure a steady flow of qualified skilled labor into Minnesota’s construction market.
