FROM THE PRESIDENT Hello again! September means back to school for our kids, football, cooler days and grasping at the final moments of summer. While the cooler days are inevitable, the rest appears to be quite different from what we are used to. Summer has always been my favorite season, but this year I am welcoming autumn with open arms. There is something about the change of a season that brings a change of attitude. I am approaching fall with a renewed sense of gratitude for the challenges this year has presented. It was certainly not the year I had envisioned as President of this reputable organization, but it has taught me to be more resilient, patient, flexible and understanding. What has 2020 taught you that you can express gratitude for? One thing that a pandemic has not negatively impacted is how RAB is working to interact with and promote the trades and construction industry to our youth and the greater community we serve. I would like to extend a very special thank you to Megan Gallagher of Solar Connection and Brian Andes, Corey Kangas, and Robbie Danko of LVC Companies for volunteering to engage with Rochester’s youth at The Boys and Girls Club through a virtual presentation of what opportunities are available within the construction industry. Exposing our future workforce to the diversity of jobs and opportunities our industry can offer is the best way to ensure our businesses will thrive for years to come. I also invite you to please join RAB and Family Service Rochester at the Olmsted County Fairgrounds for the Once Upon a Playhouse raffle this Sunday, August 29. Our members have built impressive, one of a kind playhouses that will be raffled off to lucky winners! Raffle tickets are $10 each or 3 for $25. You can check out the featured playhouses ahead of time by visiting the Family Service Rochester website. With all of the curveballs that 2020 has thrown at us, it delights me to share that we have some exciting events approaching that have been staples for our association.
The Sporting Clay Shoot will be held on September 17th. Registration for this event will open next week. The Sporting Clay Shoot, much like our golf outing, fills up fast, so be prepared to register early! There are opportunities to sponsor a station throughout the course, as well as space for 150 shooters. Please plan on staying until 6:30, as there will be a gun raffle and an outdoor dinner catered by a longtime member, Wildwood Sports Bar and Grill. Raffle tickets are $20 and available from committee members. In addition to the Clay Shoot, September brings our Fall Showcase of Homes. We will have both in-person viewings and virtual viewings available. Enter a home to be featured on the Showcase and show off the fine craftsmanship you can offer. Did you know that there were over 10,000 unique visitors to the Spring Showcase of Homes?! Don’t let future customers miss your work! Enter a home to be featured on the tour and showcase the fine craftsmanship you can offer. It is apparent that Covid-19 has not hindered the demand for housing for our community. If anything, working from home, schooling from home, and overall spending more time in our homes may have proven to consumers that they are in need of a new space. Use this opportunity to sell yourself, your business and your homes to potential buyers! Coupled with the Fall Showcase, we will also be hosting the Remodelers Tour. This annual This annual event allows local remodelers to feature their work to potential customers that wish to stay in their current home, but know the space could be much more functional and beautiful with the help of an expert. It is not too late to enter your work, offering a virtual tour, in-person option or both! Being in the second half of this year, I would like to note that we are going to be in need of members to serve on our Board of Directors as we rotate members out of their term. If you would be interested in getting involved on this level of the

Participating on the Board gives you and inside look at the operations of Rochester Area Builders. I remember sitting through several meetings when I first joined trying to absorb all of the information discussed. This association relies so heavily on our committees and Board of Directors in order to execute programming and support for our members and our community and we always welcome members that would be willing to be an active participant in that. In closing, I would like to remind you that there are booth spaces available for the Home Show that is set to take place in February. I have found that most consumers prefer to see products and meet the experts in person rather than exclusively shopping online. If you have not registered to have a booth at the show, I would strongly recommend you consider entering. Many people attend this show a year or more in advance of wanting to start their home project and a first impression at the Home Show may be the best way to secure future jobs for your business.

After an accelerated pace of layoffs in March and April, construction sector hiring roared back in May and continued at somewhat reduced pace in June, per data from the BLS Job Openings and Labor Turnover Survey (JOLTS). In May, the hiring rate increased to 9.7%, after a subdued 3.7% rate in April. This was the strongest rate of hiring in the history of the JOLTS data. In June, the rate was 6.9%, slower than May but still well above average. This pace of rehiring, combined with weakness in the nonresidential sector, reduced the open jobs rate to just 3.3% in June, with a 245,000 total of open construction sector jobs. The open job count was 325,000 a year ago. However, builders continue to cite limited access to skilled construction workers as a concern as they seek workers to
undertake more home construction and remodeling. The job openings rate is likely to experience choppiness in the months ahead given the divergent paths within the construction industry. Home building and remodeling are relative bright spots for the overall economy, while nonresidential construction will experience a period of weakness.

Builder Confidence Matches All-Time High on Record Traffic BY ROBERT DIETZ on AUGUST 17, 202 In a sign that housing continues to lead the economy forward, builder confidence in the market for newly-built single-family homes increased six points to 78 in August, according to the latest National Association of Home Builders/Wells Fargo Housing Market Index (HMI). The HMI now stands at its highest reading in the 35-year history of the series, matching the record that was set in December 1988. The demand for new single-family homes continues to be strong, as low interest rates and a focus on the importance of housing has stoked buyer traffic to all-time highs as measured on the HMI. Single-family construction is benefiting from low interest rates and a noticeable suburban shift in housing demand to suburbs, exurbs and rural markets as renters and buyers seek out more affordable, lower density markets, as seen in the separate NAHB HBGI.
for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor.
However, the V-shaped recovery for housing has produced a staggering increase for lumber prices, which have more than doubled since mid-April. Softwood Lumber Costs Up Nearly 30% Over Three Months, Push Building Materials Prices Higher in July
BY DAVID LOGAN on AUGUST 11, 2020 Prices paid for goods used in residential construction continued their upward trend in July, increasing 1.8% (not seasonally adjusted) according to the latest Producer Price Index (PPI) report released by the Bureau of Labor Statistics. It is the third consecutive monthly increase since the index declined three months straight by a total 5.4%. The index has decreased 1.3% year-todate (YTD), a larger decline than the prior record for a July YTD decrease (-0.9% in 2000). Prices paid for goods used in residential construction have only fallen five times between January and June
including energy (+0.10 v -0.16%). Large monthly declines in diesel and unleaded gasoline prices in 2020 have been the primary driver of the difference. The increase in prices paid for building materials was led by a 11.0% increase in softwood lumber prices. Since decreasing 10.8% in April, softwood lumber prices have risen 29.3% and are now roughly equal to prices paid during the peak of the early- to mid-2018 runup. Although prices paid for softwood lumber are near 2018 records in level terms, the YTD percentage increase in 2020 (+22.0) is far greater than
than they were to start 2017. Nationally, prices paid for ready-mix concrete (RMC) advanced 0.3% in July (seasonally adjusted) after advancing 0.1% in June.
Prices rose in the Northeast, Midwest, and South regions by 2.7%, 2.7%, and 1.1%, respectively, while prices paid in the West
since 2000. The Bureau of Labor Statistics includes energy costs in the calculation of the index of goods inputs to residential construction. As of the December 2019 detailed weighting tables, energy accounts for 13.9% of the cost of inputs used in residential construction. The previous weight was 10.7%. One can see that diesel fuel, for instance, appears to be influential in the overall monthly price
it was in 2018 (+13.8%). Prices paid for gypsum products fell 0.4% in July after increasing 0.6% in June (seasonally adjusted). The price index for gypsum products has risen 0.5% over the past 12 months and is 8.1% lower than the most recent peak reached in March 2018.
Gypsum product prices have declined 2.8% YTD. Prices fell by 4.0% over the same period in 2019 and are 6.1% higher
changes given by the index. The index of goods used in residential construction, less the energy components, increased 0.4% in July and has declined four times over the past 12 months compared to six monthly decreases for the index including energy. The average monthly change in the index less energy has been roughly 0.25% greater than that
fell 5.6% month-over-month. Other changes in indexes relevant to home building and infrastructure are shown below.
