FROM THE PRESIDENT Greetings! This will be my final letter to you as President of Rochester Area Builders Association. As I reflect on the past 365 days, I am pleased to say that my feelings are mostly positive with a flair of optimism for the upcoming months. We kicked off 2020 with a 40 Below Holiday Party, a RAB Board volunteer bonding opportunity, and our General Membership Meeting (wow, I miss these!!). We then hosted the 2020 Home Show, a community and association favorite. The month of March brought Builder Day at the Capital, Job Shadows, and…the introduction of Covid-19 and a statewide shutdown that changed the way we would be doing business for quite some time. As we adapted to a strange new way of life, we found the days getting longer and the grass beginning to green again. Springtime brings new beginnings. The first new beginning was the Spring Showcase of Homes. Through the dedication of the RAB staff, board and committee members, as well as our members, we were able to pull off a Spring Showcase of Homes that featured a hybrid model of in-person showings, as well as virtual. Thanks to the ease of accessibility to the Showcase through the RAB Events App, we tracked record numbers of traffic to the homes on the Spring Showcase! Spring also brought the postponement of our classic event Studs, Struts and Stilettos...but don’t worry! It will be back and better than ever October 2021. Summer brought the RAB and BER golf outings with some modifications to adhere to social distancing (a term we’ve become all too familiar with), but all the fun of previous events. Rolling into autumn, we hosted a successful Sporting Clay Shoot for our members, as well as a youth shoot. This event sells out in
record time year after year! The Fall Showcase of Homes and Remodelers Tour also took place, providing our members and our community with the option to visit virtually. As we look to 2021, I want to get you excited about all that RAB has been working on to bring value to your business, your customers, and our community. I am most excited to report that we have moved the Home Show to April 2021, a strategic decision that was made to accommodate an inperson show (fingers crossed!). There is still time to register for a booth for the new date of the Home Show and you can do so by reaching out to the RAB Office. In closing, I want to thank you for your loyalty to this association. It is because of our members, the RAB staff, and volunteers that we can operate an organization such as Rochester Area Builders. I look forward to mingling with you all again soon at monthly Networking Nights, General Membership Meetings, Golf Outings, and more. Life will return to normal! I am also looking forward to the leadership of incoming President, Luke Stier. He will do a marvelous job of leading this association in 2021. Congratulations, Luke! That is all for now. Thank you for the last year. It has been an honor to serve as your 2020 RAB President.

Share of New Homes Started With 3 Bedrooms Increases in 2019 BY LITIC MURALI on DECEMBER 14, 2020 The U.S. Census Bureau’s Survey of Construction’s (SOC) estimate of the number of bedrooms in new single-family homes has shown a declining trend for homes with 4 bedrooms or more since 2015 and a rising trend for homes with 3 bedrooms. The most recent SOC data show the number of bedrooms of new homes whose construction began in 2019 (new homes started). Nationally, the number of single-family homes started with 3 bedrooms increased from 45.3% in 2018 to 46.9% in 2019. These developments are linked to changes in the makeup of homebuyers from the previous years. In 2018, the share of new homes started with 2 bedrooms or less increased, signifying an increase in first-time homebuyers, many of whom would prefer smaller houses. In the next year, per the SOC data, this share decreased, possibly signifying fewer first-time homebuyers in the market. That the share of new homes started with 3 bedrooms was the only category to experience an increase is revealing of the nature of housing demand in 2019. Also, as is the case with the number of bathrooms in new homes started in 2019, the number of bedrooms is strongly positively correlated with the square-foot area of new homes started. Seventy-five percent of all new homes started between 1,600 and 1,999 square feet were those with 3 bedrooms. In higher tiers of home sizes, the shares of homes started with 3 bedrooms decreased. Finally, and not surprisingly, 82% of homes with a square foot area of 1,200 or less had 2 bathrooms or less, as well. As the above figure shows, the New England Census Division experienced the greatest increase in the share of new homes constructed with 3 bedrooms from 2018; however, it also experienced the greatest absolute change of all the nine Census Divisions in terms of number of units with 3 bedrooms. Interestingly, the 2019 SOC data show variation in the number of new homes started with 3 bedrooms in different tiers of home prices in the built-for-sale market,
which makes up 75% of the market of all new homes started. In 2019, in higher tiers of home prices in new houses specifically built for sale, the share of new homes started with 3 bedrooms declined. In the built-for-rent-market, which make up only 4% of all new homes started in 2019, 51% of homes had exactly 3 bedrooms, thus making it the preferred category in the number of bedrooms for that market.

Building Materials Prices Decline in November Amid High Volatility
BY DAVID LOGAN on DECEMBER 11, 2020 Prices paid for goods used in residential construction ex-energy decreased 0.6% in November (not seasonally adjusted) according to the latest Producer Price Index (PPI) report released by the Bureau of Labor Statistics. The index for inputs to residential construction, including food and energy also decreased over the month, albeit by slightly less (-0.5%). Neither measure had fallen since pandemic-driven price declines began to appear en masse in April’s BLS data. The core index for building materials is up
have been 2020 (0.45) and 2018 (0.29). In contrast, the 20-year annualized volatility has been roughly 0.14. This year’s price index has been roughly four times as volatile as it was during the recessionary
years of 2008 and 2009. In addition to nominal price movements and tariffs on Canadian lumber, crossborder purchasers are affected by the strength of the U.S. dollar relative to the Canadian dollar. Not only has the USD weakened 12.0% since March, nearly onequarter of that decline has occurred over the past four weeks as lumber prices
3.9% year-to-date (YTD). A sharp decrease in prices paid for softwood lumber (seasonally adjusted) offset what few product-specific monthly price increases there were in November (e.g., gypsum and asphalt products). The softwood lumber PPI declined 17.8% in November after falling 7.4% in October. Even after accounting for the recent twomonth 23.9% drop, the price index remains 45.4% higher than it was in April. Although, according to Random Lengths data, lumber prices began climbing again in mid-November, the timing of the PPI survey makes it likely that the majority of upward price movement will not be evident in the BLS data until the next release in January 2021.

more than 3.0% since February 2018. Prices paid for ready-mix concrete (RMC) decreased 1.1% in October (seasonally adjusted), after falling 0.6% in October. FOR IMMEDIATE RELEASE Bill Von Bank Director of Marketing & Communications Destination Medical Center | Direct: 507-216-9724 Free virtual workshops for women and minority-owned companies to get certified and win bids on City of Rochester, Olmsted County and Minnesota projects December 15, 2020 – Rochester, Minnesota – The City of Rochester and Destination Medical Center are partnering with Minnesota Departments of Administration Office and the of Civil Rights to provide workshops to help certify small businesses and win bids on state and local municipal projects. Women, minority and veteran-owned companies are encouraged to participate in a Certification Application workshop on Thursday, Feb. 4, 2021 from 9 a.m.–12 p.m. The workshop will be offered virtually and in-person. Computers will be provided for the in-person workshop, with social distancing and mask requirements. The in-person workshop will be hosted by Small Business Development Center at Rochester Community and Technical College in Heintz Center, 1956 College View Rd SE, Rochester, in Room H1317. Certified Disadvantaged Business Enterprises and Targeted Businesses are listed in certification databases where contractors search for bidders. The second workshop on Bidding and Bonding will be offered virtually on Thursday, March 4, 2021 from 9 a.m.–12 p.m. Experts on bidding government contracts and construction bonding will present at the workshop to help small companies learn bidding strategies on local and state projects and obtain construction bonding. “Entrepreneurs are encouraged to attend these workshops,” says Jorrie Johnson, City of Rochester targeted business and workforce compliance project manager. “For local women and minority-owned companies who are eager to get certified and bid on City and DMC contracts, these workshops will assist with certification applications and inform them of bid letting process.” Pre-registration by Feb. 1 for the Feb. 4 in-person workshop to allow preparation for social distanced accommodations.
