FROM THE PRESIDENT Hello, Fellow RAB board members welcome to 2021! First off, I want to say that I am honored to be in this position as President of RAB. It is humbling to know that you all are putting your faith in me to guide and represent this group of builders and associates. Please know that I will do my best to lead, advocate and represent this group to the best of my ability. I would like to congratulate our 2020 strong and fearless leader, Alyssa Moe, for doing an amazing job in representing and moving us through a tough and trying year. Your optimism and professionalism really showed through and kept us MOE-tivated! I know I can feel comfortable and confident in representing us this year with her guidance and willingness to assist this great organization. For those who don’t know me, here’s a little bit of background. I grew up on a farm just west of Grand Meadow, a small town about 25 miles south of Rochester. Growing up in a farm community, I learned the value of hard work and how important the support of a small town can be. Everyone seems to help one another, especially when you are in need. I held a couple jobs throughout high school, including working for my father at the co-op he had managed for many years. Upon graduating, I decided to try my hand at construction and knew, at the very least, it would be something I could always fall back on as a worthy experience. I never really left the trade or had second guessed my decision. I continually learned how to be better and move up the ladder. After about 12 years working for a couple different contractors, I decided to go out on my own in 2010. I have been fortunate enough to find great clients and have had the best

employees I could ask for. I am married to my wife Amy and have two daughters, Calla and Keira, with a baby boy arriving in May 2021. As I was reviewing the RAB website, I read over our mission statement. It reads: “Rochester Area Builders, Inc., chartered in 1953, is a professional organization of commercial & residential builders, remodelers, developers, and associated businesses dedicated to advancing the building industry in Southeast Minnesota. We are the trusted voice of the industry, providing leadership, education, networking, and information resources to our members, community, and government officials.” I would like to stress the most important word in this statement--advance. This is exactly why we are all here, to become better and to help each other become better. I am reminded of two quotes: “The meaning of life is not simply to exist, to survive, but to move ahead, to go up, to achieve, to conquer.” and “Strength does not come from winning. Your struggles develop your strengths. When you go through hardships and decide not to surrender, that is strength.” This has resonated with me since I came across it during 2020. I think we should all be focused on ways to continuously improve. We certainly do not want to think about how 2020 has affected us, but I urge you to look back at the past year and think about how our industry has improved. Chances are, you and many other businesses you work with changed how they operate on a day-to-day basis. Yes, we were forced to face an unfortunate burden of a global pandemic. What is something you were forced to look at or improve with your business? I think my key word was resiliency. Imagine how much better you could have weathered the storm if you were better prepared. One thing our

customers always claim to want in a contractor is reliability. We need to be resilient to bring reliability. How do we do this? By analyzing what we can do to be better prepared. By sometimes learning the hard way about what works and what does not. By improving on our faults as they are directly affecting us. By going through these hardships and not surrendering. I would like to think the past year has made us all a little more resilient. We all benefit from staying connected, sharing ideas and input, and working together to improve our local industry. Please reach out to any member if you have a new idea or way to improve a current process or event. Let us reflect, plan and prepare for resiliency in 2021!

(or, rambling off on tangents as he is wont to do). Hind sight is 2020, let’s move on, shall we? But first: I’m excited at the prospect of once again sitting with members around a table instead of on a computer monitor. I don’t remember if I waved at people when they left a room in 2019, but I wonder if that Zoom habit will remain? It was really fun to mute Mike Paradise in virtual meetings. Can that be a thing in live meetings? Shelly can’t roll her eyes inconspicuously at me on a video call. I don’t think she cares. Crows on the roof of the RAB office sound like they are using hammers. Apropos, no? Want a career that won’t keep you at home? Consider a career in the trades. We’re essential. “Bekah got married? Dammit!!” is a direct quote. No one raises their hand to lead in a pandemic. President Moe did it well. Alissa is the 7th female to ascend to the highest leadership position in your organization and the 5th female President since 2011. The Home Show is moving to April 9-11, 2021. Admission is free. Tell your friends. The Spring Showcase starts the weekend after. Builders! Get leads at the Home Show then let them tour your product the VERY NEXT WEEKEND! Audra is the only staff person that had to deal with me in person for hours at a time for most of 2020. She went to school to be a

therapist and is starting her internship. Tells you how that went… Members still raised their hands to lead in 2021 and beyond. Their generosity and community spirit never cease to amaze me. Members came and went. Many will be remembered fondly, a few will be remembered. Our relationship with the Chamber and DMC were strengthened under the leadership of Kathleen Harrington and Lisa Clarke. We look forward to continued strong relationships with these two important organizations. Cindy Steinhauser, Rochester Community Development Director,

and her team are working to help improve the development process. I still think we should have called a Q&A “Yakking with Yetzer.” My board says I’m “passionate” when I talk about issues. My wife calls it yelling. I’m trying to channel my inner Dold. It’s an honor to work for you on behalf of our industry. But, I’m going to need a hug in 2021. Get ready, Streit.

Refinancing Soars in First Full Week of New Year BY LITIC MURALI on JANUARY 13, 2021 The Mortgage Bankers Association’s (MBA) latest Weekly Application Survey shows that, for the week ending January 8, 2021, mortgage application activity increased by 16.7% from the prior week on a seasonally adjusted basis, as indicated by its Market Composite Index. One of its two constituent indexes, the Purchasing Index, increased by 8% from the previous week while the other, the Refinance Index, increased by 20%. The MBA’s tracked 30-year fixed-rate mortgage rate measure inched up by 2 basis points from the prior week to 2.88%, still just a few basis points above the record low in the series reached in mid-December 2020. Year-over-year gains for Purchasing and Refinancing in the latest week, that is, the percentage gains in the index levels compared to the same week one year ago, showed strength at 10% and 93%, respectively. Additionally, the last full week of 2020 witnessed spikes in year-over-year gains in purchasing and refinancing activity, of 45% and 223%, respectively. The MBA cited expectations of an additional fiscal stimulus as well as an announced vaccine rollout plan generated higher rates in the

latest week. The refinance share of mortgage activity increased to 74.8 percent of total applications from 73.5 percent the previous week. On a volume-by-dollar basis, the share of the same type of mortgage activity increased from the previous week by 160 basis points to 70.6% of total applications. The adjustable-rate mortgage (ARM) share of activity decreased to 1.6 percent of total applications.

Open Job Rate in Construction Steady BY ROBERT DIETZ on JANUARY 12, 2021 Job openings in construction remained steady in November as net job gains continued, albeit with distinctions between residential and nonresidential construction. As detailed in the December BLS employment data, over the past eight months job gains in residential construction have offset all of the jobs lost in March and April. Sector employment now stands higher than in February. In contrast, only 61% of the net jobs lost in nonresidential construction have been regained. Overall, hiring in the construction sector remained steady in November, coming in at a 5.4% rate. The peak rate of hiring in 2020 occurred in May (9.7%) as a rebound took hold in home building and remodeling. Construction sector layoffs were steady at somewhat elevated levels in November at 2.7%. In April, the layoff rate was 10.8%, after a loss of 7.9% in March. Since that time however, the sector layoff rate has been below 3%. The job openings rate in construction was steady in November, at a 3.1% rate, with 236,000

open positions in the sector. This is higher than the 215,000 count recorded a year ago, a sign of sector expansion amid the surge in housing demand. Looking forward, the job openings rate is likely to experience choppiness in the months ahead given divergent outlooks within the construction industry. Home building and remodeling are relative bright spots for the overall economy, while nonresidential construction will experience greater headwinds. Nonetheless, attracting skilled labor will remain a key objective for residential and nonresidential construction firms in the coming quarters.

Residential Construction Offsets All the Jobs Lost in March and April BY JING FU on JANUARY 8, 2021 After seven consecutive months’ job gains, nonfarm payroll employment fell by 140,000 in December as virus cases surged. The unemployment rate was unchanged at 6.7% in December. Total construction industry (both residential and non-residential) employment totaled 7.4 million in December. Residential construction employment rose by 22,700 in December to 3.0 million. In the past eight months, residential construction added 472,500 jobs in total. By the end of 2020, job gains in residential construction offset all the jobs lost in March and April, while only 61% of non-residential construction jobs lost in March and April were recovered.

In December, total nonfarm payroll employment declined by 140,000, reported in the Employment Situation Summary. It marks the first decline after seven consecutive months’ increases since May 2020. The October increase was revised up by 44,000 from 610,000 to 654,000, and the November increase was revised up by 91,000 from 245,000 to 336,000. Looking back at 2020, a year like no other, the economy lost 1.4 million jobs in March and 20.8 million jobs in April due to the impact of the COVID-19 pandemic and efforts to contain it. The April job loss was unprecedented in the history of data series since 1939. From May to November, 12.5 million jobs have been created. For the year of 2020, the average monthly employment growth was negative (-781,000), compared to the average monthly growth of 178,000 over all of 2019. Meanwhile,

the

unemployment

rate

was

unchanged at 6.7% in December. This was 8.1 percentage points lower than its recent high of 14.8% in April and 3.2 percentage points higher than the rate in February. The number of unemployed persons was unchanged at 10.7 million. The labor force participation rate, the proportion of the population either looking for a job or already with a job, was unchanged at 61.5% in December. The December job loss reflected the increasing COVID-19 cases and efforts to contain the pandemic. While employments in leisure and hospitality, educational services, government, and other services declined, professional and business services, retail trade, construction, and transportation and warehousing had job gains. Employment in leisure and hospitality declined by 498,000 in December. Almost three quarters of these drop occurred in food services and drinking places.

Employment in the overall construction sector increased by 51,000 in December, after a revised increase of 29,000 jobs in November. The number of residential construction jobs rose by 22,700 in December, faster than an increase of 15,800 in November. In the past eight months, 472,500 residential construction jobs were created, offsetting all the 456,800 residential construction jobs lost in March and April due to the pandemic. Residential construction employment now stands at 3.0 million in December, broken down as 848,000 builders and 2.1 million residential specialty trade contractors. The 6-month moving average of job gains for residential construction was 27,000 a month. Over the last 12 months, home builders and remodelers added 57,200 jobs on a net basis. Since the low point following the Great Recession, residential construction has gained 999,300 positions.

Additionally, according to the Household Survey supplemental data, which come from questions added to the Current Population Survey (CPS) since May 2020, 23.7% of employed persons teleworked or worked at home in the last 4 weeks specifically because of the coronavirus pandemic in December, up from 21.8% in November. In December, 15.8 million persons reported that they had been unable to work at some point in the last 4 weeks because their employer closed or lost business due to the coronavirus pandemic. Among those who reported that they were unable to work due to pandemic related closures, 12.8% received at least some pay from their employer for the hours not worked.

In December, the unemployment rate for construction workers was unchanged at 8.6% on a seasonally adjusted basis. After hit 14.8% in April due to the impact of the COVID-19 pandemic, the unemployment rate for construction workers has been trending downward for the past eight months.
