The 2022 Spring Showcase of Homes is an exciting time of year for us all as we get to show off our talents and our hard work from over the winter. The Showcase will be two weekends, April 23-24, and April 30-May 1, 12pm-5pm. If you would like more information about the registration of your entry(ies), information is available on the RAB website and you can contact Elizabeth at the builder’s office. Available
We are still accepting scholarship applications from our young people that are exploring carriers in the trades. Must be postmarked by May 2nd. Job Shadowing is another way we can encourage people to get involved with the trades. We are looking for members to host students from Kasson Mantorville High School on April 28th. Show them what makes your day exciting and why doing what you do is your passion. The students can be a great source for you for future employees and you are a great addition to their network of people.

I challenge you to bring a friend to help spread the news of the good we do for our community and how RAB and BAM work in partnership with local legislature to advance the construction industry in Southeast Minnesota.

Pyramid Shows 36 Million Households Cannot Afford a $150,000 Home BY NA ZHAO on MARCH 14, 2022
As described in a previous post, NAHB’s recently released its 2022 Priced-Out Estimates, showing that 87.5 million households are not able to afford a median priced new home, and that an additional 117,932 would be priced out if the price goes up by $1,000. A second post showed the households priced out by higher interest rates. This post focuses on the related U.S. housing affordability pyramid, showing how many households have enough income to afford homes at various price thresholds.

The pyramid uses the same standard underwriting criterion as the priced-out estimates to determine affordability: that the sum of mortgage payments, property taxes, homeowners and private mortgage insurance premiums should be no more
Based on this, the minimum income required to purchase a $150,000 home is $36,074. In 2022, about 36 million households in the U.S. are estimated to have incomes at or below that threshold and, therefore, the maximum priced home they can afford is between $0 and $150,000. These 36 million households form the bottom step or base of the pyramid. Another 24.4 million can only afford to pay a top price of somewhere between $150,000 and $250,000 (the second step on the pyramid), and so on up the pyramid. Each step represents a maximum affordable price range for fewer and fewer households. The top step of the pyramid shows that around 3 million households can buy a home priced above 1.55 million. These comparatively wealthy Americans and the high-end homes they can afford are interesting, but market analysts should never only focus on them to the exclusion of the larger number of Americans with more modest incomes that support the pyramid’s base.

Jones’ primary responsibilities will be to provide leadership for Merchants Bank’s two Rochester locations, along with meaningful community engagement for the Rochester area. He will also continue to serve as a Commercial Banker and trusted financial advisor for business clients. Jones succeeds Dan Nistler, who retired as the Rochester Market President for Merchants in March. “I’m grateful for Dan’s leadership and commitment over the last four years. I am also excited that we’re able to promote from within to fill this strategically important position in Rochester,” said Massett. “Jarett has a strong leadership background and will continue moving us forward in this market.” Jones has been with Merchants since 2020 and has been a banker in the Rochester and southern Minnesota area for more than 20 years. Supply Chain Issues Slow Permits in January 2022
BY DANUSHKA NANAYAKKARA-SKILLINGTON on MARCH 15, 2022 Over the first month of 2022, the total number of singlefamily permits issued year-to-date (YTD) nationwide reached 83,404. On a year-over-year (YoY) basis, this is a 0.6% decline over the January 2021 level of 83,921.
Year-to-date, ending in January 2022, the total number of multifamily permits issued nationwide reached 48,912. This is 8.9% ahead over the January 2021 level of 44,916.

Between January 2021 YTD and January 2022 YTD, 28 states recorded growth while 22 states and the
declined in three out of the four regions. The South posted a small increase of 0.9% while the Northeast region reported the steepest decline of 7.8%. The Midwest declined by 4.5%, followed by the Western region (-1.0%). Multifamily permits posted increases in the Midwest (+54.0%) and the South (+25.0%) and declined in the West (-2.6%) and the Northeast region (-32.5%) in January compared to last year.
District of Columbia recorded a decline in multifamily permits. Iowa led the way with a sharp rise (604.3%) in multifamily permits from 23 to 162 while North Dakota had the largest decline of 98.7% from 156 to two. The ten states issuing the highest number of multifamily permits combined accounted for 65.2% of the multifamily permits issued.
Between January 2021 YTD and January 2022 YTD, 20 states and the District of Columbia saw growth in singlefamily permits issued. Montana recorded the highest growth rate during this time at 61.1% going from 144 permits to 232. Thirty states reported a decline in singlefamily permits during this time with North Dakota posting the steepest decline of 31.3%. The ten states issuing the highest number of single-family permits combined accounted for 66.3% of the total single-family permits issued.

Inflation Remains at 40-Year High in February BY FAN-YU KUO on MARCH 10, 2022
Consumer prices continued to break 40-year highs in February due to higher food, gasoline and housing costs. This was the largest year-over-year gain since January 1982. This pace of inflation will likely stay high in the months ahead as Russia-Ukraine crisis continues drive up oil and commodity prices. The Bureau of Labor Statistics (BLS) reported that the Consumer Price Index (CPI) rose by 0.8% in February on a seasonally adjusted basis, following an increase of 0.6% in January. Excluding the volatile food and energy components, the “core” CPI increased by 0.5% in February, following an increase of 0.6% in January. This is the fifth straight months that it has increased by at least 0.5%. The price index for a broad set of energy sources rose by 3.5% in February, and the food index increased by 1.0% in February. In February, the indexes for gasoline, shelter, and food were the largest contributors to the increase in the headline CPI. The gasoline index rose by 6.6% in February and accounted for almost a third of the headline CPI increase. Meanwhile, the food index rose by 1.0% as the food at home index rose 1.4 percent; both were the largest monthly increases since April 2020. The index for shelter, made up more than 40% of the “core” CPI, rose by 0.5% in February. The indexes for owners’ equivalent rent (OER) increased by 0.4% and rent of primary residence (RPR) rose by 0.6% over the month. Monthly increases in OER have averaged 0.4% over the last three months. More cost increases are coming from this category, which will add to inflationary forces in the months ahead. During the past twelve months, on a not seasonally adjusted basis, the CPI rose by 7.9% in February, following a 7.5% increase in January. The “core” CPI increased by 6.4% over the past twelve months, following a 6.0% increase in January. It was the largest annual growth since August 1982. The food index rose by 7.9%, the largest annual increase since July 1981, and the energy index climbed by 25.6% over the past twelve months. NAHB constructs a “real” rent index to indicate whether inflation in rents is faster or slower than overall inflation. It provides insight into the supply and demand conditions for rental housing. When inflation in rents is rising faster (slower) than overall inflation, the real rent index rises (declines). The real rent index is calculated by dividing the price index for rent by the core CPI (to exclude the volatile food and energy components). The Real Rent Index rose by 0.1% in February, after staying unchanged in January. Over the first two months of 2022, the monthly change of the Real Rent Index remained virtually unchanged, on average.
