Hello Wonderful People, With all the spring rain, the grass is getting greener, and the birds are singing. There are many things in life to look forward to with the changing of seasons; I look forward to my oldest son Ryan coming home from college for the summer and going to summer baseball games and to pig shows with my youngest, Carter. Construction continues to be very busy throughout SE Minnesota and the number of qualified people to hire are few; however, I recently heard that the number of young people going to trade schools is increasing. There is also news that the cost of transporting materials as well as the cost of the materials themselves are

This brings me to two of my goals for this year: getting current members to be more active and to recruit new members into our Remodelers Council. This week, we have a great opportunity to network and inform potential new members about the benefits and how we help inform local government of what is important to our members and community, at the Remodelers Council Event - “Builders, Brats & Building Departments” on Tuesday, April 19th, 11am – 1pm. Bring a friend or colleague to lunch hosted by RAB and the Community Development Office. Then on Tuesday, April 26th, Premier Bank will be hosting an in-person networking event from 4:30-6:30pm. Again, I encourage you to bring a guest that you feel would benefit from this organization while enjoying hors d’oeuvres and refreshments.

Residential Building Worker Wages Continue to Rise BY JING FU on APRIL 4, 2022

Compared to a year ago, average hourly earnings for residential building workers continue to rise, as the construction labor market remains tight. According to the Bureau of Labor Statistics (BLS) report, average hourly earnings (AHE) for residential building workers were $28.66 in February 2022, increasing 6% from $27.01 a year ago. This was 16.7% higher than the manufacturing’s average hourly earnings of $27.90, 12.9% higher than transportation and warehousing’s, and 10.8% lower than mining and logging’s. In February, the job openings rate in construction remained elevated at 4.8% and the unemployment rate fell to 3.6% in March. As skilled labor shortage persists, rising wages may be one of the effective ways to attract employees to fill empty positions. Average hourly earnings for residential building workers have increased significantly since the COVID-19 pandemic recession. Between December 2019 and December 2021, residential building workers’ average hourly earnings increased about 12%. Note: Data used in this blog relate to production and nonsupervisory workers in the residential building industry. This group accounts for approximately two-third of the total employment on residential building industry.

Commercial Builders Council April Meeting – Building Toward a More Diverse Workforce Our April Commercial Builders Council program was a continuation of conversations happening in town around how we in the commercial construction community can contribute to a more diverse workforce. The premise of our discussion was that we all understand that diversity in our workforce is essential. At the same time, workforce diversity can be challenging because simply promoting the idea of striving for compliance doesn’t address the issues at the core of this pursuit. We were fortunate to have a great assembly of panelists who brought unique and insightful contributions to the discussion. Our panel included Department of Labor and Industry - Commissioner Roslyn Robertson, City of Rochester Mayor Kim Norton, Stacy Brumfield, Executive Trades Program Coordinator and Diversity, Equity & Inclusion Coordinator with Workforce Development Inc., and Ramona Wilson, the Diversity Director for Knutson Construction. In addition, opening comments and panelist introductions were provided by Kenneth Bush, CEO of Bush Companies. Some of the unique perspectives included Commissioner Robertson, speaking to how some of her life experiences have shaped how she approaches creating opportunities for underserved communities. Also, Stacy Brumfield explains how growing up in a construction community gives her a voice to advocate for the trades while being humble about what she has learned while serving those looking for a connection to the commercial construction community. Ramona Wilson shared her insight based on her journey with Knutson, noting the many changes in her ten years with their firm. And Mayor Norton shared her vision for the future of the construction community in Rochester as an example for other cities to emulate. And while the conversation was insightful and exciting, the reality is that what we learned is that there is much work to do in building a construction community that is equally skilled, collaborative, and diverse. This observation raises the question if the community we want to be is not who we are today, how will we get there. How do we build a construction community in Rochester that represents whom we want to be, knowing that it’s not what it looks like today? What habits and practices make us successful today can be challenged to build a better community OMMERCIAL for tomorrow? How can we as a community be more open-minded about B U I L D E R S C O U N C I L the roles we have and that are needed to create a new normal – one that is thriving, skilled, and diverse.

Building Materials Prices Rise Further BY NATALIA SINIAVSKAIA on APRIL 13, 2022

A

ccording to the latest Producer Price Index (PPI) report released today by the Bureau of Labor Statistics, the prices of goods used in residential construction ex-energy (not seasonally adjusted) climbed 1.4% in March, following an upwardly revised increase of 2.2% in February and 4.1% in January. This adds up to an 8% jump in building materials prices since the start of 2022. Yearover-year, building materials prices increased 20.4% and have risen 33% since the start of the pandemic. The price index of services inputs to residential construction registered even steeper increases, rising 3.2% in March, 5.1% in February, and 6.2% in January. As a result, the price index of services used in home building (including trade services, transportation and warehousing) went up 15.2% since the start of the year. Year-over-year, the index increased 18.5%. Counting since the start of the pandemic, services prices are now 39% higher.

Softwood Lumber The PPI for softwood lumber (seasonally adjusted) increased 6% in March following a 2.6% increase in February and 25.6% jump in January. As a result, the index increased 36.7% over the first three months of 2022. Since reaching its most recent trough in September 2021, prices have almost doubled, rising 90.4%.

Steel Products In contrast with the overall ongoing building materials price increases, steel mill products prices (NSA) declined 4.9% in March, the third consecutive monthly decrease after recordbreaking increases over the prior 15 months. While the first three months of 2022 have been good months for the cost of derivative

steel products, the price index more than doubled since the start of the pandemic. Ready-Mix Concrete The PPI for ready-mix concrete (RMC, SA) came down 0.6% in March but remains elevated after climbing relentlessly over the prior 13 months. It is 9% higher compared to the January 2021 reading.

Gypsum Products The PPI for gypsum products (SA) increased 1.6% in March. Year-over-year, gypsum products prices are 20.8% higher.

The NAHB/Westlake Royal Remodeling Market Index (RMI) for the first quarter of 2002 posted a reading of 86, unchanged from the first quarter of 2021. The RMI and all of its components and subcomponents were all 80 or higher (on a scale of 0 to 100) indicating of positive residential remodeler sentiment.
