FROM THE PRESIDENT going down. This is being influenced by the interest rates going up. With these changes in the industry, I hope we will all be able to stay busy.
BECKY HOLMEN President Rochester Area Builders, Inc
Hello Wonderful People, With all the spring rain, the grass is getting greener, and the birds are singing. There are many things in life to look forward to with the changing of seasons; I look forward to my oldest son Ryan coming home from college for the summer and going to summer baseball games and to pig shows with my youngest, Carter. Construction continues to be very busy throughout SE Minnesota and the number of qualified people to hire are few; however, I recently heard that the number of young people going to trade schools is increasing. There is also news that the cost of transporting materials as well as the cost of the materials themselves are
This brings me to two of my goals for this year: getting current members to be more active and to recruit new members into our Remodelers Council. This week, we have a great opportunity to network and inform potential new members about the benefits and how we help inform local government of what is important to our members and community, at the Remodelers Council Event - “Builders, Brats & Building Departments” on Tuesday, April 19th, 11am – 1pm. Bring a friend or colleague to lunch hosted by RAB and the Community Development Office. Then on Tuesday, April 26th, Premier Bank will be hosting an in-person networking event from 4:30-6:30pm. Again, I encourage you to bring a guest that you feel would benefit from this organization while enjoying hors d’oeuvres and refreshments.
advertisements in the Spring Home Show Magazine. SOLD OUT IN 41 MINUTES (a new record)!!! The Summer RAB Golf Outing, presented by Altra Federal Credit Union, is a favorite event for a lot of people! Now all we need to do is ask Mother Nature to cooperate and send us a sunny day. The day usually consists of friendly smack talk (AKA networking), a little consumption of beverages, snacks, and good competition, followed by the 19th Hole Networking that includes a taco bar sponsored by Compeer Financial.
There are two other opportunities for networking and sponsorships. Builders, Bags & Brews is a community event that RAB puts together for the Jeremiah Program of SE MN on Saturday, August 13th at LTS Brewing Co. Studs, Struts and Stilettos, which benefits Two Rivers Habitat for Humanity in October. At the 2021 show we had a record amount of money raised for the “People’s Choice” award, donations made during the runway Thank you to all the businesses that presentation. These events are a have signed up to participate in the great way to get your business job shadowing with Kasson/ recognized and do something nice for Mantorville High School on April 28th. the community! We still need more volunteers to host. Let’s keep the momentum going I heard it is a great group of students! and keep spreading the word of what The 2022 Spring Showcase is finally RAB is doing for our wonderful here, and we have 29 entries ready to communities and legislation show off their talents and quality recommendations! craftsmanship. Residential Building Worker Wages Continue to Rise BY JING FU on APRIL 4, 2022
Compared to a year ago, average hourly earnings for residential building workers continue to rise, as the construction labor market remains tight. According to the Bureau of Labor Statistics (BLS) report, average hourly earnings (AHE) for residential building workers were $28.66 in February 2022, increasing 6% from $27.01 a year ago. This was 16.7% higher than the manufacturing’s average hourly earnings of $27.90, 12.9% higher than transportation and warehousing’s, and 10.8% lower than mining and logging’s. In February, the job openings rate in construction remained elevated at 4.8% and the unemployment rate fell to 3.6% in March. As skilled labor shortage persists, rising wages may be one of the effective ways to attract employees to fill empty positions. Average hourly earnings for residential building workers have increased significantly since the COVID-19 pandemic recession. Between December 2019 and December 2021, residential building workers’ average hourly earnings increased about 12%. Note: Data used in this blog relate to production and nonsupervisory workers in the residential building industry. This group accounts for approximately two-third of the total employment on residential building industry.

Commercial Builders Council April Meeting – Building Toward a More Diverse Workforce Our April Commercial Builders Council program was a continuation of conversations happening in town around how we in the commercial construction community can contribute to a more diverse workforce. The premise of our discussion was that we all understand that diversity in our workforce is essential. At the same time, workforce diversity can be challenging because simply promoting the idea of striving for compliance doesn’t address the issues at the core of this pursuit. We were fortunate to have a great assembly of panelists who brought unique and insightful contributions to the discussion. Our panel included Department of Labor and Industry - Commissioner Roslyn Robertson, City of Rochester Mayor Kim Norton, Stacy Brumfield, Executive Trades Program Coordinator and Diversity, Equity & Inclusion Coordinator with Workforce Development Inc., and Ramona Wilson, the Diversity Director for Knutson Construction. In addition, opening comments and panelist introductions were provided by Kenneth Bush, CEO of Bush Companies. Some of the unique perspectives included Commissioner Robertson, speaking to how some of her life experiences have shaped how she approaches creating opportunities for underserved communities. Also, Stacy Brumfield explains how growing up in a construction community gives her a voice to advocate for the trades while being humble about what she has learned while serving those looking for a connection to the commercial construction community. Ramona Wilson shared her insight based on her journey with Knutson, noting the many changes in her ten years with their firm. And Mayor Norton shared her vision for the future of the construction community in Rochester as an example for other cities to emulate. And while the conversation was insightful and exciting, the reality is that what we learned is that there is much work to do in building a construction community that is equally skilled, collaborative, and diverse. This observation raises the question if the community we want to be is not who we are today, how will we get there. How do we build a construction community in Rochester that represents whom we want to be, knowing that it’s not what it looks like today? What habits and practices make us successful today can be challenged to build a better community OMMERCIAL for tomorrow? How can we as a community be more open-minded about B U I L D E R S C O U N C I L the roles we have and that are needed to create a new normal – one that is thriving, skilled, and diverse.
C
a division of Rochester Area Builders, Inc.
DIVERSITY CHALLENGE And so, we’d like to leave the construction community with this challenge for the month: Send in your idea on practices, small or big, that would start to build our more diverse community for the future. Together, we can be the change that models excellence in construction. Send to John Eischen to be passed along to the Commercial Builders Council.

Building Materials Prices Rise Further BY NATALIA SINIAVSKAIA on APRIL 13, 2022
A
ccording to the latest Producer Price Index (PPI) report released today by the Bureau of Labor Statistics, the prices of goods used in residential construction ex-energy (not seasonally adjusted) climbed 1.4% in March, following an upwardly revised increase of 2.2% in February and 4.1% in January. This adds up to an 8% jump in building materials prices since the start of 2022. Yearover-year, building materials prices increased 20.4% and have risen 33% since the start of the pandemic. The price index of services inputs to residential construction registered even steeper increases, rising 3.2% in March, 5.1% in February, and 6.2% in January. As a result, the price index of services used in home building (including trade services, transportation and warehousing) went up 15.2% since the start of the year. Year-over-year, the index increased 18.5%. Counting since the start of the pandemic, services prices are now 39% higher.
Softwood Lumber The PPI for softwood lumber (seasonally adjusted) increased 6% in March following a 2.6% increase in February and 25.6% jump in January. As a result, the index increased 36.7% over the first three months of 2022. Since reaching its most recent trough in September 2021, prices have almost doubled, rising 90.4%.
Steel Products In contrast with the overall ongoing building materials price increases, steel mill products prices (NSA) declined 4.9% in March, the third consecutive monthly decrease after recordbreaking increases over the prior 15 months. While the first three months of 2022 have been good months for the cost of derivative
steel products, the price index more than doubled since the start of the pandemic. Ready-Mix Concrete The PPI for ready-mix concrete (RMC, SA) came down 0.6% in March but remains elevated after climbing relentlessly over the prior 13 months. It is 9% higher compared to the January 2021 reading.
Gypsum Products The PPI for gypsum products (SA) increased 1.6% in March. Year-over-year, gypsum products prices are 20.8% higher.

Bigger & Better in Rochester
Warners’ Stellian Moved! Doubled in size to show off Rochester’s biggest in-stock appliance selection Warners’ Stellian Appliance’s Rochester showroom has not only doubled in size, but it has created a better shopping experience for our customers from the minute they walk in. Now on the west frontage road at 4320 Highway 52 North, our showroom is more visible and convenient. Moving has allowed us to bring in more products to display, widen aisles for comfortable browsing, and overall, present the best appliance shopping experience for Rochester area clients.
“Now our customers are able to experience more of what Warners’ Stellian has to provide.” “This is overall a big improvement from where we started out at our former location,” says Store Manager Javan Drugg. “Our floor displays have increased, and now our customers are able to experience

more of what Warners’ Stellian has to provide.” Warners’ Stellian remodeled the interior of the showroom, most recently occupied by Haley Comfort Systems. From around 7,000 square feet at our former showroom to nearly 15,000 square feet in our current space, we expanded displays of best-selling brands such as SubZero / Wolf / Cove and Thermador. Our patio space showcases the latest in outdoor kitchens and will come alive during our grilling season. Another key addition is a private conference room. Because appliances are one of the first things a client decides on when building a home, we are excited to offer this bright & fresh space within our showroom for client meetings before, during, or even after selection. This new showroom brings more opportunities to inspire clients who are shopping for appliances, and for our builder and remodeler clients, •

Remodeling Market Remains Stable Year-over-Year BY PAUL EMRATH on APRIL 14, 2022
The NAHB/Westlake Royal Remodeling Market Index (RMI) for the first quarter of 2002 posted a reading of 86, unchanged from the first quarter of 2021. The RMI and all of its components and subcomponents were all 80 or higher (on a scale of 0 to 100) indicating of positive residential remodeler sentiment.
projects rose four points to 89, while the subcomponent measuring moderately-sized remodeling projects edged down one point to 89, and the subcomponent measuring small remodeling projects declined by two points to 90. The Future Indicators Index is an average of two
The RMI is based on a survey that asks remodelers to rate various aspects of the remodeling market “good,” “fair” or “poor.” Responses from each question are converted to an index that lies on a scale from 0 to 100, where an index number above 50 indicates that a higher share view conditions as good than poor.
subcomponents: the current rate at which leads and inquiries are coming in and the current backlog of remodeling projects. In the first quarter of 2022, the Future Indicators Index was 82, down two points from the first quarter of 2021. Year-over-year, the subcomponent measuring the current rate at which leads and inquiries are coming in fell six points to 80, while the subcomponent The RMI is an average of two major component indices: measuring the backlog of remodeling jobs increased two the Current Conditions Index, and the Future Indicators points to 84. Index. The Current Conditions Index, in turn, is an average The NAHB/Westlake Royal RMI was redesigned in 2020 of three subcomponents: the current market for large to ease respondent burden and improve its ability to remodeling projects ($50,000 or more), moderately- interpret and track industry trends. As a result, readings sized projects ($20,000 to $49,999), and small projects cannot be compared quarter to quarter until enough (under $20,000). data are collected to seasonally adjust the series. To In the first quarter of 2022, the Current Conditions track quarterly trends, the redesigned RMI survey component index was 89, remaining unchanged asks remodelers to compare market conditions to compared to the first quarter of 2021. Year-over- three months earlier, using a “better,” “about the same,” year, the subcomponent measuring large remodeling “worse” scale. In the first quarter of 2022, 72 percent of respondents said the remodeling market is “about the same” as it was three months earlier. An overall RMI of 86 indicates positive remodeler sentiment and is consistent with NAHB’s projection of moderate growth in the remodeling market for 2022. However, rising interest rates and the high cost of materials are significant headwinds to the remodeling industry and the housing industry at large.
