March Networking Night is coming up next week on Tuesday (3/28) from 4-6pm and will be hosted by Tulip Tree Studios at their office in Stewartville. Thanks in advance to Tulip Tree for hosting. I encourage everyone to bring a colleague or a friend to attend and enjoy some hors d’oeuvres and refreshments as we network and celebrate Tulip Tree turning 10!
Thanks to those members who took time out of their day to represent us at the Builder Day at the Capitol on March 8th. It sounds like they had productive meetings and met with new legislators in the RAB territory who may not know who we are. It’s a great way for elected officials to meet with constituents in our industry so they know who to reach out to when they have questions.
Happy Spring everyone! It’s nice to finally see the snow receding and days getting longer as we look towards an active and prosperous construction season. The Spring Showcase of Homes is an exciting time of year for our builders to highlight their talents and the hard work they put in during the winter months. As a reminder, this year’s Spring Showcase will be two upcoming weekends; April 15-16, and April 22-23 from Noon – 5 pm. If you’re interested in more information on this year’s entries, information is available on the RAB website, or you can contact Elizabeth at the RAB office.
Also, right around the corner is Studs, Struts & Stilettos which is scheduled April 20th. Tickets are available now and can be purchased on RAB’s website. It’s a great event, designed to showcase the creativity of our members and our community, while raising funds to support Two Rivers Habitat for Humanity. This year, all designs will be inspired by a Broadway production – I’m looking forward to seeing everyone’s creativity on display. If you really want to make a night out of it, consider picking up some VIP tickets which

On a personal note, my wife and I are now one month away from our due date and anxiously awaiting the arrival of our first kiddo! If you don’t see me at some of the upcoming events, it’s probably because I’m adjusting to all of the new changes coming my way, but I hope to be back to regular attendance soon!

JOB GAINS CONTINUE IN FEBRUARY AMID MIXED SIGNALS

Job growth continued in February. After a revised 504,000 job gain in January, total nonfarm payroll employment increased by 311,000 in February, and the unemployment rate edged up to 3.6% from 3.4% in January. Wage growth increased to a 4.6% year-over-year gain from 4.4% last month, but down compared to February 2022. Today’s job report indicates that, overall, the labor market is still strong, but showing signs of slowing of a strong start for the year.
Construction industry employment (both residential and non-residential) totaled 7.9 million and exceeds its February 2020 level. Residential construction gained 12,400 jobs, while non-residential construction employment gained 11,600 jobs in February. Residential construction employment exceeds its level in February 2020, while all non-residential construction jobs lost in March and April 2020 have now been recovered.

The estimates for the previous two months were revised downward. The estimate for December was revised down by 21,000 from +260,000 to +239,000, while the January increase was revised down by 13,000, from +517,000 to +504,000. Despite tight monetary policy, over 4.3 million jobs have been created since March 2022, when the Fed enacted the first interest rate hike in more than three years.
The unemployment rate edged up to 3.6% in February. The number of employed persons increased 177,000, while the number of unemployed persons rose 242,000.
Meanwhile, the labor force participation rate, the proportion of the population either looking for a job or already holding a job, edged up 0.1 percentage point to 62.5% in February, reflecting the increase in the number of persons in the labor force (+419,000). Moreover, the labor force participation rate for people who aged between 25 and 54 increased to 83.1%. While the overall labor force participation rate is still below
For industry sectors, leisure and hospitality (+105,000), retail trade (+50,000), government (+46,000), professional and business services (+45,000), and health care (+44,000) have notable job gains in February.
Employment in the overall construction sector rose by 24,000 in February, following a 35,000 gain in January. Residential construction gained 12,400 jobs, while non-residential construction employment gained 11,600 jobs in February.
Residential construction employment now stands at 3.3 million in February, broken down as 939,000 builders and 2.3 million residential specialty trade contractors. The 6-month moving average of job gains for residential construction was 6,917 a month. Over the last 12 months, home builders and remodelers added 90,300 jobs on a net basis. Since the low point following the Great Recession, residential construction has gained 1,292,600 positions.
In February, the unemployment rate for construction workers decreased by 0.3 percentage points to 4.9% on a seasonally adjusted basis. The unemployment rate for construction workers has been trending lower, after reaching 14.2% in April 2020, due to the housing demand impact of the COVID-19 pandemic.

Builder Day at the Capitol is the day when all local Minnesota builders associations across the state join the Builders Association of Minnesota to advocate on our behalf with state elected officials. We had great conversations with Senators Liz Boldon and Carla Nelson and Representatives Pa Altendorf, Patricia Mueller, and Duane Quam. Our members discussed issues that impact the cost of single family home construction and other areas of our industry. 2. Applicant must be accepted by a post-secondary program in a construction related field including technical school, trade school, apprenticeship, or college.
Rochester Area Builders, Inc. is proud to announce their 2023 scholarship program. Either $1000 or $500 non-renewable scholarships are available for graduating high school seniors and college freshmen. Scholarships are made available through the Commercial Builders Council, the Builders Exchange of Rochester, and the Youth Sporting Clay Shoot. Scholarships are for attendance in a post-secondary program in a construction-related field including technical school, trade school, apprenticeship, or college. Scholarship recipients will be announced in June 2023. To be eligible for any scholarships, applications must be postmarked by May 8, 2023.

MORTGAGE ACTIVITY INCREASES DESPITE MORTGAGE RATE VOLATILITY

Per the Mortgage Bankers Association’s (MBA) survey through the week ending March 3rd, total mortgage activity increased 7.4% from the previous week and the average 30-year fixed-rate mortgage (FRM) rate rose eight basis points to 6.79%. The FRM rate has risen 61 basis points over the past month.
The Market Composite Index, a measure of mortgage loan application volume, rose by 7.4% on a seasonally adjusted (SA) basis from one week earlier. Purchasing activity increased 7.0%, while refinancing activity increased 9.0% week-over-week.
Purchasing activity has remained low as buyers wait for interest rates to fall back, the seasonally adjusted purchase index was 42.3% lower than a year ago when the FRM rate was 4.27%. Refinancing activity continues to remain low; the Refinancing Index is down 76.1% from one year ago.
The refinance share of mortgage activity increased from 28.7% to 28.9% over the week, while the adjustable-rate mortgage (ARM) share of activity increased to 8.6% from 8.1%. The average loan size for purchases was $425,700 for the first week of March, down from $427,000 over the month of February. The average loan size across purchases, ARM and FRM was down in the first week of March after two consecutive months of increases. For refinancing, average loan size has fallen to $264,500 from $345,800 in March of 2020.
