VIEW ACROSS CHICHESTER HARBOUR FROM THE SECOND FLOOR SKY LOUNGE
Oakhurst Lodge is a new and impressive six-bedroom country house on a secluded third-of-an-acre plot in the beautiful waterside village of Prinsted. It presents a unique opportunity to own a bespoke ‘grand designs’ style property just a moment’s walk from the shores of Chichester Harbour.
H I S TO RY
OAKHURST LODGE IS PERFECTLY PLACED ON THE SECOND ROW FROM THE WATERFRONT IN AN AREA OF OUTSTANDING NATUR AL BEAUT Y The land on which Salterns Reach now sits once belonged to Lady Enid Brundrett of Three Greens. In 1981 she gifted the entire plot to her gardener, William Rogers, and it remained locked in his family’s care for two full generations. Salterns Reach is already of historical importance, being the only significant development of its kind to have received planning permission close to the harbour in Prinsted since the modern planning system was established. Oakhurst Lodge is therefore unique for both its bespoke architectural design and its privileged place as a new addition to the local landscape.
PRINSTED

DISCOVER WEST SUSSEX’S BEST KEPT SECRET Prinsted is a little haven of peace and tranquillity tucked between the market town of Emsworth and the Cathedral City of Chichester. The village’s many old farmhouses and listed buildings are all in residential use and the body of the village is in a conservation area. Only the lucky few can call this pretty little spot home due to the limited and finite number of dwellings available.
LIFESTYLE
ENJOY EVERY MINUTE IN THIS STUNNING HARBOUR LOCATION Love the water? You can wander down at high tide and launch your canoe or paddle board from the beach. If you want to keep a larger boat close by, both Thornham Marina and Emsworth Yacht Harbour are within walking distance.
The surrounding countryside provides a beautiful backdrop for your dog walks and cycle treks. Head into Emsworth and you’ll find an abundance of independent shops, quaint pubs and waterside restaurants just begging to be explored.
STAY CONNECTED Fast trains to London Waterloo take just 1 hour and 15 minutes from nearby Havant.

LEAVE THE FAST-PACED WORLD FAR BEHIND YOU Drive along Prinsted Lane, past the pretty period cottages, natural hedges and rustic walls. Turn into the private road leading through Salterns Reach. Enjoy the anticipation as the electric gates sweep open for the grand reveal. Continue up the drive and come to rest right outside the house.
Welcome home.
BESPOKE DESIGN
PERFECTION CAN’ T BE RUSHED Every element of Oakhurst Lodge has been designed with care, down to the smallest detail. And that takes time.
THOUSANDS OF HOURS OF DESIGN TIME More than a dozen individuals have contributed their specialist skills during the design process. We even recruited an artist to bring certain pieces to life.

AN OBSESSIVE ATTENTION TO DETAIL EVERY WHERE YOU LOOK The sculptural iron columns that mark the entrance to Salterns Reach were designed by the artist Nigel Searle and reflect the Arts & Crafts style architectural theme. He also painted the Oakhurst Lodge name on the gate in freehand.
It then took designer blacksmith Peter Clutterbuck two months to construct the columns and pinnacle encasements for the Portland stone spheres. The finished columns are built to last for hundreds of years.
The specialist timber-framing draftsmen Jay Rixon drew up detailed designs for the feature oak frame work on all of the Salterns Reach properties. These designs were then brought to life by the highlyskilled craftsmen from Anderson Oak Designs.
Master-builder Anthony Shields worked on the feature walling seen throughout Salterns Reach, including the conical brick and flint piers at the entrance to Oakhurst Lodge and the curved feature garden wall behind it.
Local craftsmen woodworker Michael Hawes designed and built the garden shed that sits in the grounds of Oakhurst Lodge and features an ornate bargeboard and cedar shingle roof.
The 33 metre wide southfacing garden was designed by landscaper Martin Langford and combines a mature olive tree and New Zealand ferns with palms, box and yew topiary and other structural plants to create a statement garden with the wow factor.
ARCHITECTURE
Oakhurst Lodge has an impressive country house faรงade with an oak projection and twin chimneys adding to the sense of grandeur. To the rear, a striking 60 foot long oak-frame veranda gives you a glorious covered outdoor space for al fresco dining and entertaining. Locally sourced natural materials such as green oak, weathered South Downs field flint and hand-made clay tiles and bricks reflect the distinctive style of the vernacular buildings.

An open-tread oak staircase leads from the first floor landing up to a sixth bedroom (or spacious store room) and the unique entertainment space that we have called the Sky Lounge.
On the south facing side of the room the twin rooflights open out to give you the most spectacular view of the daytime activities and beautiful sunsets across the harbour. This is a picture of that view.
DISTINCTION
