We’ll make sure your home is tenantready from the start From advising on aesthetics (first impressions count!) to the latest regulations and compliance issues – we cover it all. There are many regulations around rental properties that landlords need to comply with, such as fitting smoke and carbon-monoxide alarms, organising Energy Performance Certificates and arranging gas and electrical safety checks. Whichever lettings service level you choose – either ‘fully managed’, or ‘tenant find’ only – we promise to make it a stress-free process. This could involve introducing you to local contractors who can help you get your property ready (tenant-find service) or taking care of everything ourselves (fully managed). We will then create compelling marketing material to encourage viewings and find you good tenants who will respect your rental home.

Maximising exposure We actively promote our rental properties through Rightmove, Zoopla, OnTheMarket, PrimeLocation, Facebook, Instagram and on our website (which attracts more than 1,000 visits a month) and use video walkthroughs to bring your home to life.

Managing properties

We keep a register of people who are looking to rent in the area, so we have an abundance of applicants on the books. We always take care to match the right tenant with the right home, though, as this is the only way to ensure a successful and uncomplicated let.

With our fully managed service we take care of the monthly accounts and organise routine maintenance visits and annual safety checks. We also have someone on call 24/7 to deal with any emergencies concerning your property. Over the years we have built up an extensive bank of trusted local suppliers and contractors, so you can rest assured that anyone we send to your property will offer fast response times and charge reasonable rates.

Conducting viewings Our experienced staff will conduct all viewings and provide you with formal feedback afterwards – unless, of course, you would rather show people around yourself. In most cases, we find that landlords prefer us to deal with the viewings then provide them with a shortlist of suitable candidates to choose from.

Organising tenancies Once you give the go ahead our lettings team will do all the necessary background checks and administration themselves. This includes taking up tenant references, arranging credit checks, preparing contracts, updating inventories and supervising the get-in arrangements.

Supporting our community We love being part of the Petersfield community and doing our bit to support local activities and events wherever we can. We have been the proud sponsors of the Petersfield Rugby Club youth section’s shirts and handbook since 2017. For Easter, we organise our own version of an Easter egg hunt, hiding painted stones (with our logo) around the town and inviting anyone who finds one to pop in and collect their prize. We also sponsor the annual Big Sale organised by the Petersfield branch of Save the Children and, in September, we take part in the World’s Biggest Coffee Morning to raise money for Macmillan Cancer Support. In 2020 our office also became an official collection point for the FareShare Food Bank as part of the community response to Covid-19.
