MESSAGE FROM HKFA Due to the global epidemic, the price of raw materials has risen sharply, and the supply chain is in short supply. 2022 is destined to be an extraordinary year - the Winter Olympics were successfully held, but Russia went to war with Ukraine, and the COVID epidemic rise and down.

At the beginning of the year, aluminium prices have sprung up. On the premise that consumption has not yet improved, the price of Chinese aluminium ingots once again exceeded 21,400 yuan / ton (as 25th April), which surprised many market participants. In recent years, some aluminium processing enterprises have been expanding their scale, despite adverse market conditions, but whether downstream consumption is in line with expectations has once again become a hot topic. Coupled with the recent challenges of domestic epidemic prevention and control, transportation between China and Hong Kong has been seriously affected. In this volatile market environment, delays in construction progress, underutilisation of workers, as well as contractors failing to pay workers on time have combined to negatively affect the industry. Under the increasingly austere atmosphere in the real estate industry, the complexity and unpredictability of the world economy, we should keep ourselves aligned with our company's own situation, closely follow the realities of the times, and diligently seek better opportunities to progress. 2022年注定是不平凡的一年 — 冬奧會順利召開,俄烏開戰,新 冠疫情時起彼伏。

疫情下原材料價格急升,供應鏈 短缺,開年鋁價如雨後春筍般 強勢上升,在消費尚未有明顯改 善的前提下,中國鋁錠價格再 次突破21,400元/噸人民幣 (至4月25日),讓許多市場人士 始料不及。

近年來有些鋁加工企業在逆市 中規模不斷擴大,但下游消費是 否符合預期再次成為人們熱議 的話題。加上近日又遇到國內疫 情防控受到挑戰,導致中港運輸 受到嚴重影響。在此動盪的市 場環境中,工程進度延誤,工人開工不足,承建商無法按時支付工人薪金,令 整個行業受創。

TOWARDS A CARBON-NEUTRAL TOMORROW Text: Norman Yam

COVID-19 is a wakeup call for the Hong Kong construction sector, demonstrating the need for it to embrace sustainability and tackle some of its weakest points for lasting positive change. For more than two and a half years, several real-estate projects have been stalled and labour supply has dwindled drastically, due to lockdowns and social distancing requirements. Pandemicera disruptions have also upended supply chains, causing building materials cost to spiral out of control. Mr. Sammy Hui, Vice President of Hong Kong Facades Association (HKFA), disclosed that prices of construction materials like aluminium increased over 70 percent in 2021. He said: “Never before in my three-decade career have I seen the construction industry being devastated on such a scale. By his estimation, about 70 percent of the city’s construction projects have been affected by the crisis.” “Given the social distancing and sanitization requirements, project managers are best advised to enforce the government’s guidelines and protocol on construction sites. As for possible contractual disputes over project delivery schedules derailed by the pandemic, the involved parties should lay out the facts and try to seek an amicable settlement.” Contractually, contractors and sub-contractors can check whether the force majeure clause would be operative in the current climate, he added.

SAMMY HUI HKFA Vice President With over 25 years professional experience in building industry, Sammy Hui is the Senior Business Development Leader for Dow Consumer Solutions, based at Dow Chemical Pacific office in Hong Kong, leading business development in the field of highperformance building solutions. Hui is a thought leader and ambassador in the area of high-performance sustainable design in architecture. Having held various positions to support the industry professional societies, he is currently Vice President of Hong Kong Façade Association since 2015 and have received remarkable Sustainable Leadership Award at Greenbuild China 2019 conference by U.S. Green Building Council.

The use of Building Information Modelling (BIM) software has shown how the industry leveraged on technology and digitalization to overcome pandemic disruptions and much more beyond that. With working from home becoming increasingly common, Hui said: “BIM, a three-dimensional platform that enables a new building or infrastructure to be virtually mapped out before construction begins, supports remote working through online sharing and collaboration of complex 3D models without interruption despite site closures.” After the pandemic, BIM will continue to help construction professionals plan, design, and manage building construction more effectively. Hui said: “Data generated from the tool is also used to facilitate Modular Integrated Construction (MiC), where prefabricated components are manufactured offsite in controlled factory environments for final assembly. This result in reduced materials wastage, faster construction and minimal air and noise pollution to arrest global climate change.” Artificial Intelligence and 3-D printing technology will also bestow the industry with sustainability benefits. “Hong Kong Façade Association is ready to support industry professionals to improve innovation in façade design and engineering,” he said.

The carbon culprit While life would not exist without carbon, too much of it being emitted into the atmosphere in the form of carbon dioxide threatens human survival. According to the World Green Building Council, the building sector is responsible for approximately 39 percent of global CO2 emissions. This includes both embodied and operational carbon in buildings. “Concrete, glass and aluminium are extensively used in modern buildings for the structural strengths and aesthetics they provide. But the challenge is that there are not many building materials with a low carbon footprint,” said Hui. However, the Hong Kong Green Building Council (HKGBC) devised a locally-based labelling scheme – HKGBC Green Product Accreditation and Standards (HK G-Pass) – to certify environmentally-friendly building materials, products and building services components. “Using the labelling scheme as a guide, builders are empowered to pick materials that are devoid of toxic elements and could be recycled and reused. They can also make procurements from regional suppliers to mitigate carbon footprint caused by long-distance transportation,” he said.

Eco-friendly design practices There are straightforward measures that architects can implement in a building design to reduce carbon footprint. Hui pointed out: “Design practices to bring natural sunlight and fresh air indoors while ensuring a tight building envelope should be encouraged. Effective insulation restricts internal thermal loss to the exterior environment. Simple construction details and building orientation can control thermal loss, conserve energy and save on heavy bills.” Facade durability is just as vital. The longer facades last and the less repair or refurbishment is required, the lesser will be their long-term carbon-impact, which offsets the emissions incurred during production.

Building sustainability in Hong Kong Hui notes that top-of-the-line buildings in Hong Kong, particularly the recently completed ones, are all compliant with the highest sustainability standards, but the same cannot be said about decadesold residences that predominate the ageing districts. Refurbishing these buildings into sustainable residences is often a thankless task. “For example, if you want to fix a thick insulated glass into their window frames, you’ll discover that this cannot be accomplished

because structurally, old buildings are unable to support the heavier loading,” he continued. This problem is being progressively resolved. Since the late 1990s, the Hong Kong government has incorporated the idea of sustainability in its urban renewal strategies, with urban redevelopment still ongoing intensively across the city. Hui said: “Most importantly, the government has pledged to achieve carbon neutrality before 2050, making it China’s first city with a specific timeline for such a goal.” The FAÇADE #24 2022 | 9

在過去的兩年半多,因受防疫措施及勞工人數大減之影響,房產 發展項目被拖慢,疫情同樣影響供應鏈,使建築物料價格失控。 香港建築幕牆裝飾協會副會長許志鵬先生透露建築物料-如鋁材等-的 價格於2021年暴升七成。

疫情後,BIM 將會繼續幫助建築專業人士更有效計劃、設計及管理大廈建 築。許說:「透過這工具得出的數據可促進「組裝合成」建築法。這是在工 地以外的工廠環境生產最後組裝所需的預製組件,減低浪費物料、加快 建築進度、減低對空氣及噪音污染以抑制全球氣候改變。」

他指出:「在建築界工作三十年,從未見過業界被這程度打擊。據他估 計,本港約七成的建築項目均受到疫情影響。」

人工智能及三维立體打印技術更為業界帶來可持續發展之益處。許說: 「香港建築幕牆裝飾協會已整裝待發,支援業界專業人士加強幕牆設計 及建造持續創新。」

「鑑於社交距離及防疫要求,項目經理均應落實政府發出的工地指引及 程序。至於就項目進度因疫情受阻而可能出現的合約糾紛,有關方面應將 事實列出,試圖尋找和睦的解決辦法。」他又指,承辦商及分包商可根據 合約中的不可抗逆條款於現況是否適用。

許稱:「疫情正測試業界化難為機的韌性及能力。透過推動跨業務協同, 我們繼續承諾引導業界邁向創新、可持續、數碼轉型及提高市場滿意度 的發展方向。」 使用「建築信息模擬」 (BIM)軟件,使業界透過科技運用及數碼轉型克 服疫情帶來的干擾及更多挑戰。在家工作越見普遍,許指:「BIM 作為一 個立體平台,可於施工開始前虛擬繪製新建築或基礎設施;平台支援遙距 工作,讓用家透過網上分享與合作創造複雜的立體模型,即使工地停工也 無阻工程繼續進行。」

碳是生命中不可或缺的元素。可是以二氧化碳的形態於大氣中過量排放 卻會威脅人類存亡。據世界綠色建築委員會資料顯示,建築界在全球二氧 化碳排放佔約三成九,這包括建築中的隱含及營運碳排。 許稱:「現代建築廣泛取材混凝土、玻璃及鋁,因其結構強韌且外表美 觀。但市場缺乏低碳排足跡的建築物料。」 香港綠色建築議會設計了一個名為「綠色建築產品認證」的本地認證計 劃,認證環保建築物料、產品及建築服務組件。許說:「透過認證計劃作 為藍本,鼓勵建造商選擇可循環或可再用物料時,亦避免選擇含有有毒元 素的物料。他們更可以從鄰近區域的供應商採購,以減低長途運輸所造 成的碳排放足跡。」

建築師在設計建築時可透過簡單直接的方法減低碳排放的足跡。許指: 「應鼓勵設計師多為室內環境自然採光及引入新鮮空氣,且確保建築圍 護結構安全。有效絕緣能防止室內溫度向外流失。簡單的建築細節及建 築面向能減低溫度流失、節約能源及減省開支。」 高性能耐久性的幕牆同樣重要;因為幕牆越耐用、所需維修越少,也越能 減少長遠碳排放的影響,這能夠有助抵消製造幕牆時所造成之排放。」

許補充指香港的頂尖建築,尤其很多新建及近期完工的,全都符合可持 續發展標準的最高要求。可是,在舊區那些已有數十年樓齡的樓宇就不能 同言而諭。將這類樓宇翻新成可持續住宅往往是量不能寄的工作。他續 稱:「例如想在窗框加入厚身隔熱玻璃,會發現這根本是不可能,因為舊 式樓宇結構上都不能承受更重的載量。」

這個問題已獲逐步解決。至90年代末,港府於市區重建策略中加入可持 續發展的概念,市區重建仍然密集式進行。許說:「最重要的是:政府已 經承諾會在2050年前達致碳中和,成為首個為達致該目標而定下特定時 間表的中國城市。」

HARBOUR SUPER HIGH-RISE DESIGN SUBMISSION

10 Design (part of Egis Group) reveals a Harbourfront High-rise Design Submission in South China. This competition scheme of a 268m super high-rise tower is to create a visual beacon in the heart of a coastal tourism city within the Greater Bay Area of China. The 11,450 square metre waterfront site is part of a leisure and entertainment complex which comprises cultural and entertainment, exhibition, residential, retail and education facilities. It is an anchor project at the designated culture and tourism zone at the city centre and enjoys great proximity to the city’s major transportation hubs. Sitting at the convergence of several waterways, it will be embraced by other key developments across the waters and become a focal point of the city. The submission includes design of a super high-rise tower of office, hotel and serviced apartment sitting on top of a 4-storey podium. Inspired by the local ritual of dragon dance to pray for rain and blessings to the land, the spiralling form of the tower resembles a dragon ascending from the sea, thrusting up to the sky. The design is a natural response to both the surrounding environment and the local culture - the dragon motif is drawn not only for its connotation of auspiciousness and agility, but also from the maritime culture specific to this location and the local communities. The building is oriented to maximise sea view while exerting minimal impact on the residences behind. Four fillet corners are introduced to optimize sightlines; a subtle reduction of floor area in the middle zone endows an elegant identity to the building; while the shifting aluminium claddings introduce sinuous contours lines on the façade to conclude the design. Thorough optional studies of the building form have been conducted – seeking to strike a balance between aesthetics and constructability. 12

By adopting a gradual chamfering plus rotating method, the design team was able to restrict the number of non-standard floors and secure the building form at minimum construction cost. Offices are placed in the lower zone for easy access. The hotel occupies the middle zone, with additional event functions arranged in the first three floors in seamless connection with the podium section to its west. It is designed with restaurants, double-volume ballroom and a rooftop garden accessible by all. The serviced apartment at the high zone will enjoy the best views towards the balmy sea; an observatory deck is set on top to include a sky swimming pool and prestigious clubhouse offerings. Softened edges are adopted throughout the development, resonating with the adjacent cultural centre while serving as a celebration of the waterscape beyond. An elevated walkway meanders from Level 2 to connect the adjacent sites, offering potential of all-weather linkage to the development’s future phases. As a highest point of this area, the tower offers a vantage point towards the city and itself becomes an inevitable part of the urban space. It is designed as a city living room for local residents, driving synergy of the entire culture and tourism zone and bringing vitality to the entire city.

沿海超高樓 的設計提案 歐洲著名建築工程顧問 Egis 集團旗下的香港公司 10 Design 發表了一個華南海濱摩天大樓的競賽 設計方案。 該競賽項目旨在視覺上打造中國大灣區海濱旅遊城市中心地帶 的一個領航指標,選址佔地 11,450平方米,要求設計最多樓高 268 米的超高層塔樓,屬當地休閒娛樂綜合體的一部分,當中包含文化娛 樂、展覽、住宅、零售和教育設施,為該區市中心指定文化旅遊區的主力 項目。由於該項目毗鄰市內的主要交通樞紐,位於幾條水道的交匯處,並 得各水道旁的其他主要發展項目環抱簇擁,因而成為該城市的亮眼焦點。 在 10 Design提交的設計方案,功能上是4 層高平台頂部的超高層辦公樓 連酒店和服務式公寓,外貌則是螺旋形狀,像一條從海中升起並直衝雲 霄的巨龍。由於當地素有舞龍求雨祈福的儀式進行,巨龍又寓意吉祥和敏 捷,所以該設計正反映當地社區特有的海洋文化,自然體現出對當地周圍 環境和文化的一種敬而重之的回應。 10 Design 的設計宗旨是要讓人飽覽浩瀚的海景,並盡量對後面的住宅群 最小的影響。設計上引入四個圓角優化視線;中間區域建築面積的細微縮 減則賦予優雅的建築特徵;而移動的鋁覆層在幕牆上又引進了蜿蜒的輪 廓線,把整個設計劃上完美句點。 另外,10 Design 在建築形式上又在方方面面進行了徹底研究,尤其在 美學和可建造性之間尋求平衡。設計團隊最終採用漸進倒角加旋轉的 方式,限制非標準樓層的數量,以最低的施工成本確保建築形式上的可 行性。 該建築物的辦公地方位於較低的區域,以便與訪客會面。酒店則位於中間 區域,前三層佈置了附加的活動功能,與西側的裙樓部分無縫連接,功能 上計有餐廳、雙容積宴會廳和開放予公眾使用的屋頂花園。位於較高區 域的服務式公寓則飽覽最佳海景,而設置在建築物頂部的更有觀景台、空 中游泳池和突顯身份的俱樂部會所。 整個開發項目在輪廓上均採用了柔和的線條,與相鄰的文化中心產生共 鳴,同時與遠處水上景觀一脈相承。建築物第二樓層更蜿蜒而出一條高 架人行道,連接相鄰的場地,為未來的開發方案提供潛在的全天候連接可 能。 那棟被譽為當地民眾城市客廳的建築物將可成為該區的最高點,為 城市提供一個有利位置,也成為當中不可或缺的一部分,帶動整個文旅 區的協同效應,並為城市帶來活力。 顧問團隊

Yale University is known for its Gothic style of campus architecture. The campus’ lush garden-style highlights its elegance, which became the inheritance heritage of the university, and left an indelible mark. The Oval Innovation Center, designed by Weiss / Manfredi Architecture in New York, has revitalized Yale University with its corrugated glass facade. The Yale University Tsai Center for Innovative Thinking is an interdisciplinary program and mentoring center with its aims to promote connections between entrepreneurs, creators, and leaders from diverse backgrounds and disciplines.

Tianjin NorthGlass processed and produced products with the boutique mode, and it not only strictly controlled the color consistency and products’ high-quality, but also will provide a technical guarantee for more customers' high-quality processing of curved glass.

Tianjin NorthGlass equipped the project with low emissivity laminated insulating tempered glass with high visible light transmittance and excellent heat insulation light control characteristics. Alternating concave and convex curved arc glass is installed to provide a concave and convex curved shape for the appearance of the building. The reflection of the light has formed a magnificent visual feeling. In order to achieve the consistency of the outdoor color of concave and convex curved glass and the natural transition of multiple curved radius, Tianjin NorthGlass has conducted coating debugging and color control for many times and finally produced the coated glass that meets the performance and color requirements. The design team chose glass as the curtain wall material with its aims to stimulate the dialogue between traditional buildings and opaque buildings. Glass shines under the sunny sky, reflecting the older concrete buildings around it, and the beautiful corrugated glass awakens the surrounding Gothic environment, which presents the landscape in an interesting image. The 7-meter-high glass curtain wall in the innovative thinking center and 37 pairs of alternating concave and convex curved glass are beautiful and energy-saving. NorthGlass cooperated with the designer team and the consultant team to try a different design. The final curvature enabled the whole glass curtain wall to achieve a surprising effect, and it successfully won the LEED (Leadership in Energy and Environmental Design) certification. The South Korean music scene, otherwise known as K-Pop, is currently making huge strides in the global music industry. Popular with fans from Asia to the Americas, South Korean bands are currently topping the charts and selling-out stadiums. With its fingers on the cultural pulse and a social-media-savvy fandom, K-pop is currently taking the world by storm.

In 2017 YG Entertainment, the producers of K-Pop, invited UNStudio to design their brand new headquarter building in Seoul, which since completion at the end of 2021, has become a site of pilgrimage for fans hoping to catch a glimpse of their latest idols.

A new HQ for YG Entertainment in the megacity of Seoul UNStudio’s design for the new 3,145 square metre headquarter building is inspired by YG Entertainment’s business and the music industry in general, housing offices and recording studios. The new building houses office spaces, meeting rooms and recording studios, all of which are strategically organised to take full advantage of the location and to provide YG Entertainment’s employees with the most uplifting and inspiring work environment possible. The new HQ is located on a site that borders two very different worlds. To one side, it abuts a low-density housing area, while on the other, it faces a dense network of highways and bridges and overlooks a large green park. This discrepant positioning informs the design, the building orientation and the internal organisation, while also serving to open up views towards the river from the interior workplaces.

Urban Speaker With a building surface of 18 801 square metres, the protective shell of the new HQ building manifests as a new ‘urban speaker’. It is designed to be more reminiscent of a product than a building; one in which every design feature has a performative function.

The existing YG Building next to the new HQ is characterised by its exposed concrete exterior. Corresponding with the overall massing of the existing building, the new YG HQ aligns in height, floors and functionality with its older ‘brother’, while creating a new impulse for this location and an organisation that is enabled by its unique positioning between city and park. The massing of the new YG Headquarter building further reflects this duality through interlocking the protective shell-like exterior facade with the more human-scale materiality of the interior. Clearly defined zones within the protective outer shell relate to the urban placement of the building. These zones are defined from the inside, based on their particular use and interaction with the outside environment. Fully glazed areas are located towards the park and the central zone on this side of the building is equipped with balconies. These enable outside spaces for the users during work-breaks, while also providing sun shading for the levels below. BIPV solar cells are also integrated in the south-facing facade and on the roof. Semi-glazed zones are allocated in the transition towards the fully opaque facade. In some of these solid areas, especially those located towards the housing area, dynamic lines are used to highlight certain

zones, while a perforation pattern and alternation of aluminium panels and glass provide a glimpse of the functions and activities inside the building. The integration of planting functions as an extension of the nearby park, while also forming a distinct contrast with the metallic exterior of the building. On ground level the green extends towards the inside of the building. During the day, the ‘urban speaker’ is designed to provide the best possible working environment for its employees from the inside out, whilst at night this workplace begins to glow and become an identifiable part of the city’s skyline. In the evenings the illumination concept of the various interior zones employs the facade lines and perforated hues to reveal a glimpse of various layers within the building, accentuating the quality of performance inherent to the entertainment and music industry.

Interior The new YG Headquarters is situated directly next to the well-known existing YG Building, the interior of which celebrates a ‘black in black’ concept. The new HQ interior takes the opposite approach, introducing instead a brightly lit space with a range of white tones and geometric lines. The dual qualities of the surroundings

are reflected in the interior organisation of the building through an interlocking sectional concept for the functions. This logic, combined with visual coherence in materials and geometry, creates a unique interior experience that is visually linked to the exterior street level, while the roof floods the central atrium space with daylight. The seven office levels are oriented towards the view to the park, a placement that ensures daylight on all working floors. The meeting and collaboration spaces on the first four floors face an interior atrium, which serves as a collective space in the heart of the building. This area acts as a central stage for the lower-level offices and the recording studios, as well as for the users, staff and visitors. The interior facade of the atrium is punctuated by exposed capsulelike meeting rooms that can serve as either ‘working zones’ or ‘resting zones’. These capsules further enable visual interaction throughout the atrium and towards the office floors. On ground level, the atrium space hosts a hidden garden and functions as a ‘living room’ to welcome visitors. Wayfinding is integrated into the interior design by way of a network of geometrical lines that guide people to the different zones in the building, easing the people f lows and creating a spatial hierarchy.

新總部大樓外立面的設計更多的讓人聯想到產 品,而不是建築,築宛如一個 "城市發聲器",每 一處有特徵的設計都執行一種功能。

原有的著名 YG 大樓就位於新的總部大樓旁,其 內部空間採用 "暗中帶黑 "的概念。而新的總部 大樓的內部設計則採用相反的概念,引入一系列 淺色基調的幾何線條, 打造了一個“明中帶亮” 的空間。

原有的 YG 大樓外立面以裸露的混凝土立面為 特徵。新的總部大樓雖然外立面材質不同,但 在整體體量上與原有大樓相對應,在高度、樓 層和功能上也與原有大樓保持協調一致。同時 由於其處在城市和公園之間獨特的地理位置, 使這座新總部大樓為該區域創造了新的視覺衝 擊;大樓保護性的殼式外立面與內部人性化材 料交錯的設計,進一步展示了該建築雙重性的 設計特點。 新 YG 總部大樓保護性外殼式立面的邊界清晰 明確,猶如建築周邊不同區域明確的分界線。這 種邊界的界定源於大樓內部功能需求,充分考 量內部特殊用途和外部環境的互動因素,由內 而外確定。 大樓朝向公園一側設計成全玻璃立面,並在這 一側中央區域設置了室外陽台, 為工作的員工 提供一個可以呼吸室外新鮮空氣的休息地, 同 時也為下面的樓層提供了遮陽。朝南的外牆和 屋頂上設計並安置了 BIPV 太陽能電池板。 大樓的實心區域和過度區域的外牆設計為半玻 璃式。特別是朝向居住區的部分,採用了一些動 態的線條設計,以及穿孔圖案和鋁板與玻璃交 替的設計,營造一種建築內部功能和活動若隱 若現的視覺效果。新的 YG 大樓從首層開始引入 綠色植被,綠色由外向內延申,彷彿是附近公園 的延申,與大樓金屬保護殼式外立面形成鮮明 的對比感。

建築周邊環境的雙重特質通過功能空間的交錯 分區反應在室內的組織中。同樣的邏輯,延申至 材料的選擇和視覺效果的營造,在視覺上與外 部街道相聯繫的同時,屋頂為中庭提供充足日 光,創造出獨特的內部空間體驗。 樓高七層的辦公區域面向公園,為所有樓層的 員工提供充足的陽光。一到四層的會議室和共 享空間朝向室內中庭,是大樓核心區域的集合 空間。這些區域面向用戶、員工和訪客,提供低 區辦公室、錄音室,宛若建築的中央舞台。 中庭面向內部的一側設有小型膠囊式會議室, 可以作為員工的 "工作區 "或 "休息區",營造了 大樓中庭與各個辦公樓層視覺上互動。一樓中 庭設有一個隱蔽的花園空間,是整個大樓招待 訪客的 "花園會客廳 "。 導視標識系統通過幾何網絡線條的形式整合在 室內設計中,引導人們到達建築中不同的區域, 既合理引導人流,又創造一個有結構層次感的 空間。

白天,這個 "城市發聲器 " 從裡到外都是員工最 舒適的工作場所,而到了晚上,這個工作場所被 點亮,成為城市天際線中一個標誌性建築。傍 晚時分, 大樓內部各個功能區域燈光與外立面 邊界線燈光內外呼應,營造一種多層次立體感, 彰顯了娛樂業和音樂行業固有的表演特性。

The National Speed Skating Oval (NSSO), is the only permanent new venue built for the 2022 Beijing Winter Olympics, held between 4 and 20 February this year. Designed as a spectacular landmark, the NSSO was the main venue for the Winter Olympics speed skating competition and will provide a community sport and training venue after the Games. It was designed by the global sports architecture firm Populous, after winning an international design competition in 2016. The stunning NSSO, also known as the ‘Ice Ribbon’ now stands alongside the iconic ‘Bird’s Nest’ and ‘Water Cube’ which were built for the 2008 Summer Olympics precinct, making Beijing the only city in the world to host both a Summer and Winter Olympic Games. This win recognised Populous’ unparalleled Olympic experience, and saw the firm involved in their 14th Olympic Games, both summer and winter. This history, coupled with Populous’ globally recognised innovation in sports facility design, set the stage for the most effective and inspiring state-of-the-art speed skating venue for Beijing’s Winter Olympic Games.

Environmental sustainability The NSSO is one of the first venues in the world to use carbon dioxide transcritical direct cooling ice technology for ice-making 26

which is a more advanced technology and one that consumes less energy. The effect in reducing carbon emissions is equivalent to planting over 1.2 million trees. The system can achieve a temperature difference of 0.5 degrees Celsius or less across the ice surface, which provides strong support for top-level ice performances and a faster competition track.

Design story Populous’ successful design of the ‘Ice Ribbon’ presents a distinctive façade that celebrates the elegance, precision, pace and dynamic of speed skating. At night, the 33.8m facade creates an exciting spectacle, with each of the strands becoming dynamic ribbons of light, able to change to an endless array of lighting programs. This ‘shell’ secures a high level of visitor comfort and amenity, in keeping with it being the world leading speed skating venue for competitors and spectators. 22 light strands (or ribbons) flow up and around the oval which contains 12,000 square metres of ice surface area and a 400m racing track comprising an artificial ice surface designed to world’s highest standard. Many advanced technologies have been incorporated including a low-e ceiling installed for greater efficiency and higher ice quality. Construction of the arena commenced in mid-2017 and was completed in 2021. Occupying a site of 17 hectares and provides a GFA of 29,000 square metres above ground with a capacity for

8,000 spectators. An additional 4,000 temporary seats were provided during the Games. Two additional underground levels accommodate venue servicing and parking, the total GFA is 80,000 square metres. Tiric Chang, Principal of Populous in China and the co-project director of the NSSO, said, “Although the design concept originated from my memories of growing up in China, NSSO is the result of a global collaboration across multiple Populous offices. Our teams in Beijing, Brisbane, India, London and Denver all worked together, drawing on our experience from Oval Lingotto in Turin, Italy and our design of Fisht Stadium in Russia, home of the 2014 Winter Olympic Games, as well as our worldwide Olympic and arena experience.”

The design of the ‘Ice Ribbon’ presents a distinctive façade that celebrates the elegance, precision, pace and dynamic of speed skating.

“The ice top transformed into an ice ribbon and the design of NSSO created a beautiful interpretation of Chinese culture and heritage from figurative to abstract by our global design team,” Chang explains. “I was captivated by my grandparents and father’s dedication to the study and the preservation of the Dunhuang Grottoes, an important collection of Buddhist art from the Tang dynasty. My grandmother told me stories of the grotto paintings which showed f lying apsaras, not with wings, but flying freely through the sky with their stunning, colourful silk ribbons. “ “This concept became an important inspiration for me in the design of NSSO. It guided the design team to boldly extend the concept of a high-speed rotating ice top to creating 22 rotating light bands for the façade, which not only represent the ice surface and the shape of the oval, but also perfectly demonstrate the high-speed movement of speed skaters. In addition to the beautiful appearance of NSSO, the design process has also been thoroughly considered in terms of its practical functions to meet the requirements on the International Olympic Committee (IOC) and the International Skating Union (ISU). Importantly, the design also adds to the intense and exciting atmosphere where every movement and sound of the speed skating blades can be seen and heard by everyone in the oval. “Aesthetics and practicality are perfectly unified in the design of NSSO,” Chang said. “The NSSO’s distinctive façade celebrates the precision, pace and drama of speed skating and takes its place in the iconic Olympic Park, complementing Beijing’s ‘Bird’s Nest’ and the ‘Water Cube’.”

兒時回憶的啟發 與奧運象徵 國家速滑館是唯一為今年2月4日至20日期 間舉行的2022年北京冬季奧運會而新建 的永久比賽場地。 國家速滑館是本屆冬季奧運會速度 滑冰賽的主賽場。比賽結束後,這個 華麗壯觀的地標將搖身一變,成為 社區體育和訓練場地。設計國家速滑館的是在 2016年國際設計比賽中獲勝的跨國體育建築師 行博普樂思(Populous)。 優美的國家速滑館又稱「冰絲帶」,與為2008年 夏季奧運會而興建的「鳥巢」和「水立方」鼎足 而立,印證北京成為世上唯一舉辦過夏季和冬 季奧運會的城市。 Populous 一共參與過14屆夏季和冬季奧運 會的建築設計工作,這令 Populous 在奧運建 築設計方面的經驗無與倫比。有這樣的往績 加上創意獨到的體育設施設計享譽國際,無怪 Populous能為北京冬季奧運會創造出極具效 能且意念嶄新的速度滑冰場。

在設計的過程中,除了華麗的外型,還須顧 及國家速滑館的各種功能均符合國際奧委會 (International Olympic Committee)和國際 滑冰聯盟(International Skating Union)的要 求。更重要的是營造緊張刺激的氣氛,務求令場 館內的每一位觀眾都能看到速度滑冰選手的每 一個動作和聽到速度滑冰片的聲音。

他繼續解釋:「我從小就受到祖父母和父親的 熏陶。他們醉心於研究和保育敦煌石窟這個重 要的唐代佛教遺址。小時候,我的祖母告訴我 石窟壁畫的故事,壁畫中的『飛天』沒有翅膀, 但能夠用他們色彩奪目的絲帶在天空自由自在 地飛翔。」 在設計國家速滑館時我便從中得到重要的啟 發。設計團隊更大膽地將這個概念伸延至高速

Guangzhou Nansha was once distinguished by scattered hills and islands. Over the course of rapid urbanization and high-density development, it has now evolved into the geographic center of the Greater Bay Area. As an effort to create a pleasant living space in a fast-paced area, Aedas designed the Nansha Kingboard Plaza, a waterfront complex that strives to integrate nature and architecture.

The project for Kingboard Holdings Limited is located in Jiaomen, the central area of Nansha Free Trade Zone and a future transportation hubs in Nansha and was completed in 2021. The plot possesses superior landscape resources, with a wide river view of the Jiaomen River to its east and the Phoenix Lake to its west. The building itself as a Gross Floor Area of 80,762 square metres. The design breaks up the building mass to form a zigzag layout which precludes blocking between the towers, maximising view and natural light intake. It also creates a buffer zone between the architecture and the light rail track that runs along its west boundary to minimise noise impact. The design draws inspiration from the forceful character of the mountains in South Guangdong, with volumes stacked and rotated in sections, rendering an image of a classic ink painting scroll. The base of the building is occupied by retail and office spaces, while the upper floors house residential units of different sizes. The multiple roofs are transformed into sky gardens, and an infinity swimming pool is installed to provide a panoramic view of the city, overlooking rolling hills and streaming rivers. “This building is of great significance as a gateway and we hope that while providing high-quality live-work experience, it can demonstrate Lingnan’s unique character and stand as the landmark of the city," Aedas Global Design Principal, Ken Wai.

INNOVATIVE FAÇADE DESIGN The facade is made of simple horizontal sunshade shutters and double-layer glass curtain wall system. The horizontal lines are merged with the twisted volume where elegant arcs emerge to create a layered visual experience. The surrounding landscape is designed in a coherent linear architectural language. “Incorporating a series of green terraces, decks and water features, the landscape design also celebrates Nansha’s waterfront culture and provide abundant public green space for the residents,” explained Aedas Executive Director, Wei Li. The project is located at Nansha with a latitude of 22.8N. The design of a climate-responsive façade acts in response to external environmental factors, including direct solar heat gains, visual glare and visual performance. The selection of horizontal sunshade shutters system is one of the most effective passive design interventions for improving building energy efficiency and ease of maintenance, as compared to conventional vertical shading system. More than 95% of the façade areas are optimised, by which external shading devices become part of the solar control façade systems contributing to the long-term building energy performance. The innovative climate-responsive façade consists of a horizontal shutter shading system and a high-performance IGU façade system. The projection of the horizontal shading system is optimised for the local climate and balanced with other factors, such as wind loading and buildability. The façade system is an Insulated Glazing Unit (IGU) with triple silver low-e coatings and high visual transmittance. Commercial buildings consume about 30% of electricity on air conditioning. The façade system at Nansha Kingboard Plaza is estimated to achieve a 36% reduction in solar heat gain. More than 80% of the workspaces can receive natural daylight and 90% have views, which is linked to more productive and healthy office environments. A living green building needs continuous fine-tuning of the chiller system (for example, automatic adjustments on chiller sequencing and loading profiles balancing) to achieve high-performance building operation. Hence, the building's Energy Use Intensity (EUI) can be lower, and the carbon emission of the building would be reduced. It is estimated to be a 28% reduction in annual electricity consumption.

GREEN BUILDING For designing a healthy, productive workplace, the provision of natural light is one of the key factors. More than 90% of the workspaces receive natural daylight: the distance from the perimeter 32

façade to the core has been well considered and designed, allowing daylight to penetrate the entire office space effectively. The artificial lighting system was controlled partially by daylight sensors which respond to the daylight provision. In addition, the integrated building services systems work together to provide a holistic building energy-saving framework. LEED is a holistic, integrated green building rating system consisting of various categories. The advanced architectural glass, triple silver low-e insulated glass units are produced and manufactured locally within an 800km radius. The façade system and other associated building services can contribute to Energy and Atmosphere (EA) Credit 1 (Optimise Energy Performance) by more than 32% energy cost saving against the baseline. In the Indoor Environmental Quality (IEQ) category, the credit for Daylight and Views can be achieved by the high visual light transmittance of the advanced architectural glass. 大灣區交通樞紐的門廊 廣州南沙曾經以錯落有致的島丘而著稱,隨後,城市急速發展,密度愈來愈高,如今在地理上更 發展為大灣區中心地帶。為了在節奏迅速的地區營造宜人的生活空間,凱達環球設計了一個致力 於將自然與建築融為一體的濱水綜合體 - 南沙建滔廣場。

該建滔控股有限公司發展項目的總建築面積為 80,762 平方米, 於2021年竣工,位於蕉門,乃南沙自貿區的中心地帶,也是南沙 未來的交通樞紐。該地段擁有優越的景觀資源,東臨蕉門河, 西臨鳳凰湖,兩岸河濱景觀盡收眼底。 該項目的設計打破了慣性的建築體量,以鋸齒形為外型設計,避免當中塔 樓相互阻擋,大大擴闊視野和增加自然光流入;同時又在建築物和其西 沿運行的輕軌軌道間創建了一個緩衝區,盡量減少噪音上的影響。

「整個建築項目作為該區的門廊,意義相當重大。我們希望在提供高質生 活工作體驗的同時,能夠以城市地標的姿態,展示嶺南的獨特個性。」凱 達全球設計董事韋業啟概括道。

創新幕牆設計

整個項目的設計靈感源自粵南山區的雄渾氣勢,整個體量分段堆疊、旋 轉,呈現出一幅經典水墨畫卷的形象。

幕牆由簡單的水平遮陽百葉窗和雙層玻璃幕牆系統組成:水平的線條與 扭曲的體量融為一體,優雅的弧線外型,營造出層次感的視覺體驗。周圍 的景觀採用連貫的線性建築表達手法。「一系列結合綠化露台、觀景甲板 和水漾景觀的設計彰顯了南沙的濱水文化,並為居民提供了豐富的公眾 綠地。」凱達執行董事李巍解釋道。

塔樓底部是零售和辦公空間,而上層則是大小不一的住宅單元。各塔樓 的屋頂被改造成空中花園,並置有無邊際游泳池,城市全景一覽無遺,更 俯瞰連綿起伏的山丘和流水淙淙的河流。

該南沙項目位處北緯22.8度,幕牆的設計對應了外部環境氣候的變化, 包括太陽直射的熱增益、視覺眩光和視覺性能等。與傳統的垂直遮陽系 統相比,選用水平遮陽百葉窗系統是其中能夠提高建築能源效應和利便

綠色建築 要斷定一個工作場所是否健康高效,自然採光的能力是關鍵因素之一。由 於該項目從外圍幕牆到核心距離經過精心設計,因此,當中超過 90% 的 工作空間自然採光,換言之,日光能有效滲透到整個辦公空間。人工照明 系統方面,即由視乎日光供應的日光傳感器控制。此外,項目內的綜合樓 宇服務系統共同發揮效能,為所涉建築物提供節能架構。

INNOVATES IN FENGTAI Leeza SOHO tower, located on Lize Road in south¬west Beijing, anchors the new Fengtai business district - a growing financial and transport hub between the city centre and Beijing Daxing International Airport to the south. The new business district is integral to Beijing’s multimodal urban plan to accommodate growth without impacting existing infrastructure networks in the centre of the city. This 45-storey 172,800 square metre tower responds to demand from small and me-dium-sized businesses for flexible and efficient Grade A office space. Adjacent to the business district’s rail station at the intersection of five new lines on Beijing’s Subway network, Leeza SOHO’s site is diagonally dissected by an underground subway service tunnel. INNOVATIVE ENVELOPE Straddling this tunnel, the tower’s design divides its volume into two halves enclosed by a single facade shell. The emerging space between these two halves extends the full height of the tower, creating the world’s tallest atrium at 194.15m which rotates through the building as the tower rises to realign the upper floors with Lize road to the north.

This rotation of the atrium intertwines Leeza SOHO’s two halves in a dynamic ‘pas de deux’ with connecting skybridges on levels 13, 24, 35 and 45; its glazed facade giving panoramic views across the city. Leeza SOHO’s atrium acts as a public square for the new business district, linking all spaces within the tower and providing varying views due to its twisting, sculptural form; creating a fantastic new civic space for Beijing that is directly connected to the city’s transport network. The atrium brings natural light deep within the building, acting as a thermal chimney with an integrated ventilation system that maintains positive pressure at low level to limit air ingress and provides an effective clean air filtration process within the tower’s internal environment. Leeza SOHO’s double-insulated, unitised glass curtain wall system steps the glazing units on each floor at an angle, providing narrow The FAÇADE #24 2022 | 37


ventilating registers to draw outside air through operable cavities where required, creating extremely efficient environmental control for each floor. The two halves of the tower shade the atrium’s public spaces, while the double-insulated low-e glazing maintains a comfortable indoor environment in Beijing’s extreme weather conditions. With a u-value of 2.0 W/m²K, the glazing has a shading coefficient of 0.4. The tower’s overall external envelope u-value is 0.55 W/m²K. BIM At the forefront of 3D Building Information Modelling (BIM) in design, construction management and building operations, Zaha Hadid Architects and SOHO China have implemented proven technologies to reduce the energy consumption and emissions at each of their four collaborations, totalling 1.4 million square metres of mixed-use urban space in Beijing and Shanghai. 38

Designed to achieve LEED Gold certification by the US Green Building Council, Leeza SOHO’s advanced 3D BIM energy management system monitors real-time environmental control and energy efficiency. These systems also include heat recovery from exhaust air and highefficiency pumps, fans, chillers boilers, lighting and controls. The tower incorporates water-collection, low-flow rate fixtures and grey water flushing as well as an insulating green roof with photovoltaic array to harvest solar energy. 2,680 bicycle parking spaces, with lockers, shower facilities and dedicated charging spaces for electric and hybrid cars are located below ground; while low volatile organic compound materials are installed throughout Leeza SOHO to minimise interior pollutants and high efficiency filters remove particulates via the air-handling system.

MANAGING MASSIVE DATA SETS

Ben Sochacki – Senior Façade Engineer from Buro Happold’s Berlin office, hosted a virtual Masterclass in March, entitled “Completing the Digital Cycle”. The presentation centered upon key moments in time throughout the project lifecycle where information is ‘lost’ and the digital processes our team have tailored to projects to streamline communication and capture detailed information in a three-dimensional environment. With Ben’s presentation as the backdrop, the intent of this brief article is to provide an opinion as to why the loss of information represents perhaps the most critical issue facing the global façade industry today. The focus of data collection in our industry takes the form of building information modelling (BIM). Regulation for BIM varies in different parts of the world, generally focusing on the provision of BIM as discrete stages within the project lifecycle. For example, in Hong Kong, although BIM is now a legislated deliverable on public works projects, 3D models created by the design team for the purposes of tendering, tend to be stripped back and solely relied upon by the contractor(s) for the purposes of clash analysis between façade zone and primary structure.

The fastest moving jurisdiction towards legislating holistic data capture is the United Kingdom. In the next two years, the UK building sector is expected to integrate a regulatory framework – termed ‘golden thread’ – on all projects, as a direct result of recommendations arising from inquiry into the Grenfell Tower fire. Without clear governance on information retention, there are inevitable losses at major and minor points throughout the project, sometimes with significant real-world consequences. Our industry is familiar with major information loss points as these tend to be tied to major contractual changes, for example: the point of handover from the original design team to the contractor(s) at tender, and crucially, from the contractor(s) to the owner upon project completion. The minor information loss points are less well-known yet are arguably more important. These revolve around incremental design decisions, for example: why was the design of that curtain wall panel modified to incorporate a dummy mullion, at what point was it decided that the movement of the primary structure would not affect a portion of the façade system, who drove the decision to stop-start the fire stop. These are the day-to-day decisions which culminate in the tender set, which are re-agreed with the contractor during construction, and which are re-confirmed with the client during the defects liability period. This information is present in literal reams of project documentation captured and ostensibly stored in archives: meeting minutes, emails, architectural instructions, shop drawing reviews, inspection records. Loss of information is typically not by design. Of course, liability and intellectual property issues, along with prescriptive versus performance design considerations represent hurdles in the fluidity of information passed between consultants.

Boundaries also exist with communication and technological proficiency. These issues are not insurmountable; these are merely products of the way our industry currently operates, not fundamental to its modus operandi.

Rather, the loss of day-to-day information appears to be a genuine result of a lack of systematisation in information storage. Projects of the past included small design teams, typically comprised of the architect and handful of engineers. The materials were typically locally-sourced and the range was limited to concrete, steel, glass, timber, perhaps aluminium, stone, or brick. Projects in our modern day are unconstrained by local manufacturing. We rely upon glass from China, bronze from Switzerland, steel from the UK, anodized aluminium from Australia, titanium from Japan, marble from Italy, stone from Spain. The frenzied global ‘materials race’ over the past two decades has resulted in ‘new materials’ such as solar panels, thin glass, activatedshading integrated in facade and glass systems, to say nothing of the uptake in sustainable materials, recycled and repurposed. Information is being generated by project participants on a scale hitherto unseen. The fundamental question here is why we want to store the information. What purpose does it serve to store enormous data sets? Well, what if it could help us make better decisions, from how much material to use on a project, whether substituting a material in a particular zone will weather less rapidly. What if it could help us make more informed decisions about where the project is located? What if such a platform, once robust enough, could help us respond to deeply ethical questions such as: should we be pouring valuable, fast-depleting resources into the design and build of some project? There is a little-known specialisation within the engineering profession called Systems Engineering. As humans, our ability to hold vast data sets in our minds and infer the risk profile becomes more limited with more variables. We generally seek to solve complex problems by deconstructing issues into their constituent parts.

The precept of the systems engineering approach is that problem solving for complex systems only be made with detailed inputs, lest the oversimplification of the inputs unintentionally corrupt the quality of the solution(s). It is an approach which has been adopted for climate change studies, a system so complex and with such a vast array of feedback loops that even minor issues with input data quality can result in enormous variation of conclusions. We design and redesign projects with many multiple and additive parameters, with exceptional feedback loops. We are acutely aware that minor change to the façade modulation results in a ripple effect, altering: the number of brackets, the panelto-panel joints, the thermal performance, the on-site safety for installers, in-situ air-weathertightness. What of the macro impacts: the loading on the primary structure, the operational performance of the mechanical plant, the extra material which might increase the building’s embodied energy footprint beyond its allowable limit? What is any built or planned building today therefore if not a complex organism deserving of complex systems engineering approach? Ultimately, we need to reframe our understanding of buildings, drawing together the significant advancement in present day technologies – to help us manage the quality and quantity of information. We must look beyond the fragmented tools and minimum regulation and bed down the framework which will allow us to leverage complex systems approach in pursuit of our shared goal: informed decision making to mitigate key risks of procurement, safety, durability.

最終,我們需要重新界定我們對建築物的認知,還必須了解現今的科技, 從而協助我們管理信息的質和量。我們不能只注重簡單的工具和法規的基 本要求,還須制定一套能讓我們以完整的系統達成我們共同目標的框架, 用以作出能減低重大的採購風險、確保安全及持續有效的決策。

BIM Technology Development of Building Curtain Wall Industry in Hong Kong With the continuous development of the construction industry, many countries and regions are paying more and more attention to digital architecture. Hong Kong has joined the trending concept of smart city, and the Development Bureau has issued new technical guidelines every year to guide the industry in the application of BIM (Building Information Modelling). At the same time, CIC has launched a large number of BIM modelling courses to meet the market demand and keep pace with the construction market. CIC has also implemented the government's technical and economic policies in the past two years, promoting the implementation and application of modular integrated construction (MIC) and engineering construction informatisation. Setting up CITF fund (https://www.citf.cic.hk/?route=home), encouraging construction enterprises to learn BIM technology and digital transformation. BIM has become a necessary trend in curtain wall engineering. BUT WHAT IS BIM ACTUALLY? BIM is the abbreviation for Building Information Modelling but the concept of BIM is so much more than that. In essence, BIM transforms data into information, so that people can access that information and knowledge related to construction engineering at all stages of the life cycle of construction projects, planning work to be more sensible and reasonable. BIM is not a software or a certain kind of software misunderstood by many people. It refers to the collection, storage and use of various useful information created by engineers. Analysis and management of this information supports the engineering personnel in the process of project establishment, planning, design, construction, operation and maintenance, as well as the final completion of the project. BIM is a means of calculation, analysis and management. BIM is a crystal ball, a magic mirror, and a set of tarot card that predict the future but do you believe it? Whether you believe it or not, our clients do and so does the terms of contracts and our government’s project. Everyone demands for LOD500 BIM but why? Real estate developers want to look into the crystal ball and know if there is any collision between building parts; stare at the magic mirror and know if the design has flaws; play with the tarot card and model to see which NSC they should hustle. With the “Spirit of Lion Mountain”, while completing the design and construction of curtain wall project, we should transform the project management iPad into a magic mirror for our project developers and consultants. In order to do that, one must be familiar with BIM or else the magic mirror becomes a “shadow mirror” and will leave the project in disarray. Thank you to the HKFA for this invitation to contribute and I hope that what I have shared will be helpful. Without further ado, let’s talk about BIM. 44

BIM will make more sense once you understand DfMA and FIM BIM has numerous applications and is mainly divided into the following four categories: • BIM for BIM • Design Visualisation • Design for Manufacture and Assembly (DfMA) • Fabrication Information Modelling (FIM) WHAT IS BIM FOR BIM? A more appropriate description is that BIM is completely isolated from the original project management process, and a back-to-back out sourcing is reserved when tendering. This budget is mainly composed of modelling expenses, software purchasing or leasing, monthly model modification cost, etc... Almost no one in the entire project team except the BIM modeller touches the model and they only see screen-shots of the model in a PPT during meetings. The sole reason of BIM implementation of these projects is the particular Spec. requirement written in contract and in no condition shall BIM affect the resource allocation, construction schedule or quality management system. Experts have also said that “We did fine before BIM even existed, we have a mature and stable curtain wall project management system, there is no need for BIM.”. Hence, they believe that as long as BIM does not bring side effects to the project or arouse the consultants or owners, they are okay with it. Those days are becoming rarer as curtain wall projects are becoming more challenging. The reason behind BIM for BIM is that owners and consultants are unfamiliar with BIM application. They realise that BIM can contribute to the project but do not know how to implement it correctly to achieve the desired result. To put it bluntly, this is the failure of the BIM consulting industry in Hong Kong. How can BIM consultants provide guidance to curtain wall contractors on BIM implementation if they don't understand what curtain wall system is? And how many BIM consultants there are in Hong Kong who understand what curtain wall system is? Less than 5 maybe when I can barely count as one. We can see from figure 1, this situation is still very common in both Dubai and Hong Kong (20% in Dubai vs 35% in Hong Kong). It is a necessary stage for the development of the industry. 從本質上來講,BIM 是一個將數據轉化成資訊,讓人們在建築工程全壽 命周期的各個階段,都可以隨時獲取已有的,與建築工程相關的資訊知 識,使我們的下一步工作更加明智,合理。 BIM 並非許多人誤會的某一個軟體,或某一類軟體,它是指工程人員收 集、儲存、使用各種有用資訊,並對這些資訊進行分析、管理,支持工程 人員,在立項、規劃、設計、施工、營運維護,及建造項目,最終完成使命 拆除的過程中,更加智慧、合理地,對過程進行計算分析和管理的手段。

以中東建築幕牆工程集散地的杜拜和世界建築成本排前五的香港爲例,以上四類應用的 佔比大概是: 爲什麽這兩個城市,在幕牆工程行業,存在著如此明顯的BIM應用差異?我 們稍後會深入分析。

BIM有很多的應用,主要分爲以下四類: • 爲建模而建模 (BIM for BIM) ; • 設計可視化 (Design Visualization) ; • 設計産品化DfMA (Design for Manufacture and Assembly) ; • 加工模型化 FIM (Fabrication Information Modeling) ;

較爲貼切的描述就是在原有的項目管理流程裏,完全把 BIM 隔離出來, 在投標報價時,預留一筆預算 (back to back outsource)。這筆預算主要 由建模費用,軟件購買或租賃費用,每月改模費用等組成。 幾乎由上至下,除了做BIM的建模員,整個項目團隊沒人打開過模型,只 在開會時的 PowerPoint 看過模型的截圖。做BIM的源動力來源於合同 條款的要求 Particular Spec.),整個BIM的行爲以不影響原有項目管理 的資源分配,不影響原有項目的工期和質量管理體系爲大前提。也就是 很多行家曾說的 “以前沒有 BIM,項目也做得很好。都已經有了成熟穩 定的建築幕牆項目管理模式,要穩不亂改,不要勸說我花錢做 BIM” 。 所以,只要 BIM 不對項目帶來副作用,不引起顧問及業主的警覺,就風平 浪靜。 可是,幕牆工程越來越難做了。為建模而建模 (BIM for BIM),歸根到底是 業主和顧問對BIM的應用一知半解,只知道 BIM 好,但不清楚怎樣執行, 如何用才能達到期望的效果。從 Figure 1 的對比表可見,無論是杜拜還 是香港,這種情况依然很常見(杜拜20% vs香港35%)這是行業發展的 必經階段。

4 SIDED STRUCTURAL SILICONE GLAZING GLASS FOR A PROMISING FUTURE

Thanks to the smoothness and simplicity of the concealed frame glass facade, 4-sided structural silicone glazing curtain walls have gradually become more popular over the world since 1980s, and more storeys are designed for each building. For example, the 62-story Fountain Place (originally Allied Bank Tower) with a height of 216 m constructed in 1984, and 67-storey Metropolitan Tower built in 1985. Architects from Asia, Europe, and Australia have gradually adopted this design, these glass facades have been used for more than 40 years. World Trade Center in New York City has the tallest glass facade with the height of 541m, which was completed in 2014. The KL118 in Malaysia is under construction but will raise the height of the use 4 sided structurally silicone glaze façade to over 600m. In 1971, architects Smith, Hinchman and Grylls designed the exterior glass of their headquarters located in Detroit, USA, with a four-sided structural silicone glazing glass, fixing on the rear anodized aluminium frame. Although the glass panel has four corners with claws for the safety purpose, the project is considered as the world’s first 4-sided structural silicone glazing glass building more than 50 years ago. Although 4-sided SSG glass curtain wall is a system where structural silicone is merely one type of material, it is crucial that they are used for keeping facade materials (glass, stone or metal) attached to aluminium frames. Nowadays, only silicone-made material is recognised and can be used for 4-sided structural silicone glazing glass. Silicone is similar to the silicone-made waterproof glue which is commonly used for window sealing and waterproofing in the mainland, but they have different specifications.

How can you benefit from it? Despite advances in technology and widespread computing tools, 4-sided SSG glass is aesthetically pleasing. In the past 20 years, more and more case studies, professional studies or scientific reports prove that 4-sided SSG glass has excellent 46

performance in terms of energy-saving, safety (typhoon, earthquake and even explosion when protecting personnel is needed etc.) than the conventional glass captive façade system. Other than commonly used glass, stainless steel, aluminium or titanium plates, strong tiles or ceramic tiles, natural or artificial stone can be fixed with structural silicone. The world's tallest building is Dubai's Burj Khalifa. Its hollow, laminated glass and stainless steel girders are secured and fixed with structural silicone. Another example, in 2009 World Games in Kaohsiung, the solar panel rooftop was made of two concealed glass frames (four sides of glass fixed with structural silicone), which reduce accumulated water due to the smooth surface. This increases the power generation efficiency from those structurally silicone glazed solar panels.

SSG façade improved thermal performance of building According to the "A Thermal Modelling Comparison of Typical Curtain Wall Systems" article written by Lawrence Carbary & Fiby Albert which published in 2007 GPD (Glass Performance Days) forum, the energy consumption level of curtain wall systems was analysed by using European window and door company software. The analysis proved that the energy consumption of the SSG curtain wall could be reduced by min. 12% compared to the conventional glazing façade with waterproof silicone sealing system. If the curtain wall system was sealed with rubber gasket strip, which would be aging and leaked air easily, it may result in up to 50% more energy consumption than SSG glazed curtain wall. Structural silicone glazing curtain walls are more energy efficient than conventional glazing curtain walls. Mr. Hisashi ISHII of LIXIL from Japan and Mr. Hideyuki MORI of Dow Toray Chemical Japan Branch (former Dow Corning Toray) co-authored article named "A Study On Structural Properties Of 4 Sided Structural Sealant Glazing System – Applied To Glass Façade

For Over 20 Years” which published at the WAC (World Adhesive & Sealant Conference) held in France in 2012, in this article concluded that the 4 sided SSG curtain wall design can improve the energy efficiency by 10.5% on single-layer captive glass system, and 21.4% in the insulating glass (10mm + 12mm Air + 10mm) façade when it is glazed conventionally or captive design. In addition to software research data, a real case study such as the Berlaymont Building – Headquarter of the European Mission in Brussels, Belgium, was built in 1967, and it was rebuilt from 1995 to 2004 as a 4 sided SSG Insulating glass curtain wall with the intelligent shading design, the energy efficiency assessment of the building in 2005 met the European energy efficiency certificate ENERGIEPASS that was just launched, and its energy consumption assessment was half of the energy consumption of similar sized office buildings. These studies have confirmed that the energy saving of the four-sided SSG curtain wall is significantly better than that of the conventional glazed curtain wall design.

SSG façade design enhance safety under strong wind/ typhoon attack In 1998, French magazine, Sycode Information, compared the damage rate and maintenance cost of different light façades. It found that the damage rate of light façade using structural glazing was only 4.5%, which was 26.4% lower than that of traditional captive glazed façade and the average maintenance cost was also lower in SSG façade design. At the same time, it pointed out that the reason why the failure rate of the SGG wall was low was mainly due to the high-quality materials, proper design and construction in the factory, and good quality control. Further, a report on post-typhoon inspection of damaged buildings in Zhenjiang, Guangdong province conducted by the authorized expert team has also been published on the http://alwindoor.com.

The conclusion clearly indicated that many SSG glass curtain walls survived without damage and conventional glazed curtain wall had damaged. In Hong Kong, there have been several four-side SGG glass buildings for more than 30 years. For example, the Cameron Centre on Chatham Road, Tsim Sha Tsui, Hong Kong, completed in 1985, has successfully passed through four signal no. 10 typhoons (1999 York / 2012 Vicente / 2017 Hato / 2018 Mangkhut) without glass failure. In addition, some foreign successful cases and material durability studies have confirmed that Dow structural silicone products have a lifespan of more than 50 years. The structural silicone used in the SGG curtain wall design is very suitable in Asia. Because many regions like Hong Kong, Taiwan, Philippine are located in typhoon zone, structural silicone allows architects to have more design freedom on the building's exterior walls. Tiles, thin stone and metal plates (stainless steel or aluminium) can be joined or bonded with structural silicone, the design of SSG exterior wall can achieve beauty and high standards of safety with it. 隱框玻璃幕牆的優點 雖著科技進步,電腦計算工具普及化,隱框幕牆除 了美觀外,近20年來越來越多的案例研究或專業 領域研究或科學報導,都證明隱框幕牆在節能、 安全(颱風,地震甚至爆炸時人員防護等)比傳統明 框更優異。除了傳統玻璃以外,不鏽鋼,鋁板或鈦 板,強度夠的磁磚或陶磚及天然或人造石材等建 材都能用結構矽酮膠黏著固定方式建造。 目前全球最高樓位於杜拜的哈里法塔,它的中空 複層玻璃四邊及不鏽鋼樑帶直向也都有利用結 構矽酮膠黏著固定方式來補強固定。另外如高雄 2009年世界大學運動會主場館,太陽能板屋頂也 是採用兩邊隱框設計(玻璃四邊都打結構矽酮膠黏 著固定),利用隱框平滑特點能減少單元積水,增 加太陽能發電效率。

隱框幕牆的節能優於明框設計 根據Lawrence Carbary & Fiby Albert 于2007年 發表於玻璃性能論壇”比較不同典型幕牆系統的 熱能模擬”, 沿用了歐洲門窗公司計算門窗能耗的 軟體,分別針對數種幕牆系統進行分析, 分析證明 隱框玻璃幕牆比傳統明框用防水矽酮膠密封的系 統能減少12%能源消耗。如果是用膠條密封的明 框幕牆系統,因為膠條會老化漏氣,模擬與隱框幕 牆的能源消耗會差距到50%。

陶氏東麗化學日本分公司(當時是道康寧東麗 公司)秀之 森先生(Hideyuki MORI)于2012年 在法國舉辦的WAC世界黏著劑與密封膠論壇 (World Adhesive & Sealant Conference)會 議中發表的佐證文章,他們針對使用20年的四 邊隱框幕牆膠體的幕牆性能研究”A Study On Structural Properties Of 4 Sided Structural Sealant Glazing System – Applied To Glass Façade For Over 20 Years”報告顯示隱框設計 在15mm厚單層玻璃上能提升10.5%能源效率, 在(10mm+ 12mm空氣層+10mm)中空複層玻 璃則比明框提升有21.4%能源效率。 除了軟體研究數據,真實大樓研究如位于比 利時布魯塞爾的歐洲國會大樓(Berlaymont Building – Headquarter Of European Mission)建成於1967年, 它於1995-2004改建 成外層四邊隱框的雙層玻璃幕牆及配備智能遮 陽設計,2005年大樓能源效率評估滿足當時歐 洲剛推出能源效率證書 ENERGIEPASS, 其能 耗評估是類似辦公建築能耗的一半。這些研究 都證實四邊隱框幕牆的節能明顯優於明框幕牆 設計。

隱框幕牆的防颱風破壞優於明框 設計 法國1998年”Sycode Information”雜誌統計 外牆損壞率及維修成本比較,其發現採用隱框 設計(Structural Glazing)的外牆損壞率僅占 4.5%,相較於傳統明框幕牆有26.4%損壞率低, 同時平均維修成本也比明框幕牆低。同時也提 出隱框幕墻之所以失敗率低,主要是要有優良的 材料搭配適當設計及在工廠施作,經過良好品管 控制才能達成。 此外中國幕墻網也曾刊載一篇颱風後專家組勘 驗廣東省湛江市建築物受損勘驗報告,其中報 告結論也明白指出許多隱框玻璃幕牆在颱風 破壞下安然無事,而明框玻璃則有多棟大樓受 損。香港有數棟超過30年的四邊隱框玻璃外牆 大樓,如位於香港尖沙咀漆咸道的金馬倫中心 (Cameron Centre), 1985年完工的它已成功通 過4個強烈颱風(1999約克/2012韋森特/2017天 鴿/2018山竹等十號風球)焠鍊,而從國外成功案 例及材料耐久研究證實陶氏矽酮結構膠產品有 50年以上壽命。 簡單來說,矽酮結構膠在隱框玻璃幕牆設計很 適合在亞洲推廣,因為許多亞洲城市或區域如 香港、台灣和菲律賓等位于颱風地帶,結構型矽 酮膠讓建築師在建築外牆設計有更大的揮灑空 間,因為像磁磚、薄石材、金屬板(不鏽鋼板或 鋁板)都能用結構型矽酮膠黏著固定,用結構型 矽酮膠黏著固定的外牆設計兼顧美觀及優異安 全性能。

NEW IN THE FAÇADE FABRICATION TECHNOLOGY SESSION 1 - Creativity the Engine to Motivate the Facade Industry VDC Engineering Limited, Co-Founder, Wayne Lin, hosted a webinar on 25 February in which he talked about BIM design in the façade industry. The talk covered topics such as realising projects using models to support shop drawing and fabrication drawing production, and how to manage BIM models in the design process and handover the as-built BIM model to the client. Lin also demonstrated how BIM can be used for DfMA's FIM. The more the frequency of modelling is accelerated to review the shop drawing design, the more it will reflect the design contradictions, negligence, mistakes and omissions in the shop drawing. Then there are more frequent design changes to the shop drawings, resulting in a larger number of model revisions. Finally, there remains a lack of motivation to do BIM design seriously, which belongs to the ‘pain point’ of the facade industry in the face of new technologies. Lin divided the shop drawing design and the production of fabrication drawings into 18 steps, and then compared the CAD workflow and BIM workflow, making a horizontal comparison between traditional technologies and new technologies, making it easy for attendees to comprehend different technology commonalities and differences with each approach. In the final session, Lin shared his years of FIM technical experience, including software used and many Grasshopper plug-ins, into a technical route, to demonstrate how to avoid detours, make progress together and improve technical understanding for those working in Hong Kong’s facade industry.

SESSION 2 - Introduction to 3D Double Curved Panel Production Hacely Façade Engineering Limited, Design Director, C.F. Cheng addressed the webinar to discuss how to precisely produce 3D special-shaped aluminium plates, divided into two major categories. First, in the field of design, it is necessary to thoroughly understand the 3D model and make rational adjustments to the model to simplify the final product for easy to production and installation. Cheng clarified that if there is more than one 3D special-shaped aluminium plate or aluminium plate that will be used in parallel, it is necessary to arrange the plates to be combined in advance according to requirements in the factory, so as to avoid problems and timeconsuming accidents when installed on the construction site. 48

Additionally, 3D solid printing is also of great help to the final product. As long as the scale of the final product is scaled down and fit to print, this scaled-down model will give everyone a deeper understanding of design and installation. When using BIM in the design stage, the space, including the main structure, auxiliary structure and positive and negative tolerances in the space in the model, should be applied as much as possible. The complete information structure makes it easy to integrate information from all parties, which facilitates the planning, design, construction and operation and maintenance of the building life cycle. BIM can also be used to create processing drawings. BIM also needs to provide the dimensions of the curved pipe position/clamp position. If the bottom wood mould is to be made, it is also necessary to provide the model during production. The second category relates to the range of production. The factory needs technicians who have enough experience in the production of 3D special-shaped aluminium plates. There is professional processing machinery requiring sufficient preparation plans and technical cooperation. Generally, a three-axis reel bender can only reel a 1-dimensional curved aluminium plate. Like semi-arcs, elliptical arcs and spheres are 2-dimensional and 3-dimensional arcs cannot be used. The shape of the hyperbolic aluminium plate is peculiar and complex and the digital automation control requirements of the production equipment are quite high. The manufacturer will have developed professional production equipment, including moulding, reel pressing, tension bending, hot bending and other production processes. On the basis of analysing the bending deformation process and the influencing factors of the quality of the bending parts, the hyperbolic aluminium plate manufacturer focuses on the calculation of the bending process, the formulation of the process plan and the design of the bending die. Cheng suggests that from design to in-plant production, it is best to be managed by the same company. Designers can communicate directly with factory personnel without barriers, conclude tasks with complete technical communication and reduce errors in communication.

幕牆製造技術 的新進展 第一節 - 幕牆行業的創新推動發展 - 當 BIM 已發展 為 FIM Wayne 在2月25日的網上研討會中分享了關於如何運用 BIM 技術 應用在建築幕墻行業,實現了項目在設計管理中,使用模型陪伴 施工圖設計到加工圖製作,乃至竣工模型歸檔的全過程。使BIM成爲可以 用於DfMA的FIM (Façade Information Model 幕牆建築資訊模型)。 Wayne 以輕鬆的方式展現當前大部分幕墻項目中的 BIM 設計的樽頸位; 越是加快頻率建模來復核施工圖設計,就越是會體現施工圖的設計矛盾 及疏忽與錯漏,然後,就帶來更頻繁的施工圖設計變動,導致更大量的模 型修改,最後,往往導致缺乏動力再去認真做BIM設計。這屬於幕墻行業 在面對新技術時的痛點。 此外, Wayne 把施工圖設計以及加工圖製作細分爲18個步驟,並對CAD 工作流程 和 BIM 工作流程作出比較,非常直接地把傳統技術和新技術做 了橫向比較,令聽衆很容易理解不同技術流程下的共同點和差異點。 最後,Wayne 也分享他多年的FIM技術經驗,包括使用到的軟件及 Grasshopper插件等整理成技術路綫。讓大家少走彎路,共同進步,提 升行業的技術水平。

第二節 - 3D 異形鋁板生產制作介紹 C.F 在網上研討會指出要精確制作3維異形鋁板可分為2個重要範 疇。 第一,在設計範疇,要透徹了解3維模型,經消化後對模型作 出有理化/合理化調整使將要生產的成品簡單化及容易生產、安裝。並在 模型進行實體化,將應要的元素加入模型,在過程中會衍生很多問題,將 困難逐個解決,不要讓問題之後發生。 C.F 提醒說,如遇上多過一件3維異型鋁板或鋁板會以併花追線時,必需 安排鋁板在生產廠房預先按要求併合一次,以免到工地安裝時才發現問 題,費時失事。此外,3維實體打印亦對將要做的成品有很大的幫助。只 要按成品的比例縮小打印,此縮小的模型會在設計及安裝上令各行人員 會有更深切的了解。

在設計階段應用BIM,要盡量在模型內有的空間放置包括主結構、副結構 及正負公差的空間。要時刻撿查結構有沒有外露於完成面外或結構本身 有沒有碰撞。完整資訊構成,易於統整各方訊息,方便建築生命週期的規 劃、設計、施工及營運維護。亦可使用BIM製作加工圖。 他提醒大家,異 型板加工圖要提供座標關係資訊及要有展開圖。BIM 亦需提供弧面管位/ 卡位尺寸,如要做底木模,亦需在生產期間配合提供模型。 第二,生產範疇。廠房需要有足夠3維異形鋁扳生產制作經驗的技術人 員。有專業加工機械,有充足預備計劃、技術配合。一般三軸轆彎機只能 轆1維弧形鋁板。像半弧、橢圓弧、球形是2維,3維成弧就不能用它。只能 選用開模或依賴人手工藝,要視乎數量、難度、外型及尺寸。前者需要投 放設備資金。 雙曲鋁板造形奇特工藝複雜,對生產設備的數字自動化控制要求相當高, 雙曲鋁板廠家研發了專業的生產設備,有模壓、轆壓、拉彎、熱彎等生產 工藝的設備,制定任意尺寸雙曲面。雙曲鋁板廠家在分析彎曲變形過程 及彎曲件質量影響因素的基礎上,著重於彎曲工藝計算、工藝方案制定和 彎曲模設計。 雙曲鋁板廠家的技術員涉及彎曲變形過程分析、彎曲半徑及小彎曲半徑 影響因素、彎曲卸載後的回彈及影響因素,減少回彈的措施,壞料尺寸計 算,工藝性分析與工藝方案確定。

最後,C.F 建議,由設計至在廠生產,最好能在同一家公司管理下進行。 設計人員能無隔膜地及直接地與廠方人員溝通,在技術完整交流下完成 任務,減少在溝通上出錯 。
