There’s a luxury real estate agent and a luxury real estate agent.

Levinson’s undeniable mystique as a premier luxury agent doesn’t mean she spends her days in some large, plush-velvet office, delegating work to a team. No, Levinson is involved in every aspect of her business, right down to selecting first and last photos that appear in the MLS and first and last rooms her clients are shown when they walk through a property. It’s part of her exclusive, hands-on, concierge service that luxury buyers not only like but also expect. Levinson is attuned to the communications style of her high-end clients as much as she is their needs. “A lot of times, somebody doesn’t know exactly what they want even if they think they do,” she says, recalling one home search for a client seeking “about a $7.5 or $8 million contemporary build high up on the mountain.” After showing him every property currently available that showcased Arizona’s alpine views with chic detail, Levinson knew he hadn’t found the one, mostly because the homes they looked at were so much like the one he already owned.

“I told him, ‘You know, you need to come out with me another day, I’ve got some things that might interest you,’” Levinson explains, and even as she recalls the story, there’s a tinge of still-present excitement in her voice. “During that second outing, I sold him a Santa Barbara house on flat land that was about $11 million,” Levinson says. “So, I sold him on flat when he asked to be higher, I sold him on Santa Barbara when he asked for contemporary—but he didn’t know this home existed and I knew he’d love it.” Levinson says it’s about having enough confidence that you’re picking the right properties. “Our properties are always good quality, good location, exquisite and one-of-a-kind.” Confidence takes center stage when negotiating, a skill Levinson has sharply honed over her 30-year career. “I structure the contracts, I do all the negotiating,” she explains.

In many of her deals, clients trust her so much that she’ll often represent the buyer and the seller, which is one contributing factor to her supreme success. Another factor? Her philosophy that there’s no standard way to sell a house. Levinson envisions her properties as if they’re different people, with distinct personalities and specific clients they’ll attract; each one requires a marketing strategy as inimitable as the property itself. “I do everything the other real estate agents do in terms of digital and social media marketing, but importantly, I’m also really old school,” she says. “If I find I have a listing I think is interesting, I get on the phone and call somebody; I don’t just send an email blast because it’s the one-on-one connection that high-end buyers really want.” Maybe that’s the secret to her enduring industry prominence and prestige, evidenced by a client list that reads like a Who’s Who of the modern elite. Or maybe it’s her drive, her effervescent positivity, her willingness to ignore traditional real estate practices and consistently accomplish what others might consider impossible.



I’VE never SAT IN AN OPEN HOUSE, never CALLED ON LEADS “At this point, my phone just rings because I’ve been doing this for more than three decades and people understand that I know the market really, really, really well.” The proof of her market expertise is as striking as a neon spring sunset over Camelback Mountain: Levinson is a longtime resident of Paradise Valley, advisor to the town and current thirdterm Board of Trustees member for the Mummy Mountain Preserve Trust. “A colleague once said, ‘I have knowledge an inch wide and a mile deep in this area,’” Levinson recollects. Like a maestro of mansions with an encyclopedic memory, she can look at any Paradise Valley house and describe the last four people who lived there. She can go down any street and map out the floor plan of any home. She can provide details about a property before it’s on the market, because she’s probably sold it at one time or another.

“I once sold a house five times,” Levinson explains. “Information is key and confidence is key to what I do.” She says: “I know the difference between every street, and I know what things are worth. People feel that they can be confident when dealing with me and that I have strength, and these people are all CEOs at major corporations. One of my clients, the head of a trilliondollar hedge fund, said the best thing he ever did was hire me. I told him, ‘Gosh that’s a real compliment coming from you!’” If the entire Paradise Valley market is Levinson’s kingdom, the high-end homes are her prized jewels. “I have a saying, ‘I make the comps, I don’t follow the comps,” she explains. “I may not have anything to prove it, but I can tell you that nothing like that exists and it’s worth the price.”



Levinson’s self-built pricing strategy is certainly working. When we spoke, she had just sold a house for $18 million that wasn’t on the market and represented the buyer and the seller. She also just sold a $17.5 million house, a $16 million estate, and had $14.5, $13.5 and $12.1 million mansions all simultaneously in escrow and all of which she represented both the buyer and the seller. For many high-end buyers, it’s less about flash and more about getting the home sold quietly off-market, which Levinson can always do.

With a constant stream of spectacular on and off-market listings, Levinson is keenly aware of high-end trends. Geographically, she’s seen an influx of luxury buyers from California and Canada, with a number of clients seeking desert clime from Florida, New York and Chicago. “It’s been very interesting for me because their needs are different, what they want is different, and the style now is open floor plan,” she says. “They want a big great room opening up to kitchen without a wall in between it.”


Other discernible trends include single story (“popular if the master is on the main floor”); contemporary design; stunning architectural features, and high-end finishes like upscale fixtures, glass wine rooms, steel window frames, unusual ceilings and gorgeous cabinetry. “People love something done that they haven’t seen before—it can be as small as one interesting detail in the home, like the back wall of a kitchen cabinetry done in glass, so you can see the backyard outside through the cabinets.”

Beyond the trends, Levinson looks for the positives in every house. “Houses are like people,” she says, again reiterating her comparison of humans and homes. “Some people shine and they’re vibrant and have a powerful presence, and that’s attractive. Some people are quieter, and it takes more to coax out their personality. Houses are the same. If the house isn’t pretty outside but the inside is spectacular, you flaunt what you have. Not every person looks their best when they wake up in the morning as when they put on a little makeup and get dressed for the day. I have another saying: ‘I’ve never met a perfect spouse or a perfect house yet.’” The metaphor is signature Levinsonesque and fun but there’s something powerful in the idea that small imperfections, even at the highest scale, can be OK. Levinson, who interacts daily with seemingly flawless properties, admits even those have their flaws. It’s the same humanity she brings to her booming real estate business that perhaps explains why she’s been on top for so long. She’s strong but she’s unmistakably real. “It becomes easier to stay where you are and keep building on it,” she says. “But anyone can find success in real estate as long as they have the information base to know what they’re doing and the belief that they can get it done.”

Peppered throughout the Maison Ko Instagram, you’ll find little turns of phrases, little flashes of wordwise whimsy that hint at the genius thrumming just beyond the page. Brass and baltic birch. A cozy boucle moment. You can almost picture Founder David Samuel Ko, dark hair perfectly sleeked, sitting on a vintage cane chair as he taps out the lush descriptions from his iPhone. A swimwear jewel box. At-home vignettes ...

Ko, the maestro behind his eponymous interior design house, Maison Ko, started the business just two years ago—“I submitted the paperwork in December and it was official on one-one-twenty-nineteen”—but a quick glance at his past projects, and you’d think he’s been in the game for decades. From a showroom for brand standout Frankies Bikinis to a remodel for superstar Hilary Duff, Ko has stamped his signature fresh vision on Los Angeles’ most swoon-worthy spaces.


GROWING UP IN NORTHERN CALIFORNIA, I WAS always INTERESTED IN FASHION, HE SAYS. I had a knack for organizing and making rooms look pretty, but I didn’t have friends or family who used interior designers, so I didn’t know that was a career path. Set (somewhat) on the professional pursuit of style, Ko went to college at Chapman University in Orange County where he studied public relations & advertising, hoping his degree would land him softly in fashion PR. Like any true creative, the postgraduation riddle of how to squeeze imaginative energy into the confines of a 9-5 job was a difficult one for Ko to solve. “I tried to figure out what to do and where to go,” he explains. What he did and where he went was a part-time internship at a fashion PR firm, while the other part of his time Ko spent as an assistant at an interior design studio. “My friend was working there and said, ‘You have a good eye and we’re looking to hire someone,’ so they brought me on,” he explains. “That’s where I learned the ins and outs of the industry, and they were a smaller company at the time, so I was able to grow with them.”

Eventually, after see-sawing between the two jobs for a while, design won out. “I just realized I really like interiors,” he says. At his next job, also a design firm, Ko’s honest, approachable and unexpectedly fun aesthetic garnered him a reputation for interior excellence. With a small but mighty client base to support him, he packed his proverbial employee bags and headed to Entrepreneur Town, population: Ko. “It was really organic, and I wasn’t planning on it but as I got more clients, I was essentially building my own brand in my mid-20s,” he explains. “It’s been great to see Maison Ko expand and also know that I took that leap and I’m starting something and working on it.” ONE LUXE MAGAZINE ISSUE ONE | August 2021

For Ko, the leap hasn’t been a full departure from those sartorial childhood dreams. He still glosses his fashion know-how onto every backsplash and bathtub nook he creates. “Fashion and interior design go hand in hand,” he says. “You’re still dealing with the same materials but instead of an outfit I’m doing a space. If I’m wearing a leather top and tone it down with blue jeans and add a little jewelry and boots, it’s the same with furniture. You have a piece you focus on and build around it.”

So, what is making Los Angeleans happy today? Ko says it’s all about feeling good at home, especially when people are spending so much time inside it. “Before Covid, I wouldn’t involve a desk in design and now I can’t tell you the number of times I’ve had to source a desk and desk chair,” he says. With desks firmly entrenched in 2021 design, Ko rattles off a list of other trends: “Plaster walls and lime-wash walls are huge,” he says. “There’s also an emphasis on mixing oldworld elements in a fresh way, like antiquing to find vintage pieces that add character to a space rather than having everything be brand new. If you’re looking to reinvigorate a room, think about textures. Paint texture can add warmth and coziness to a room without putting a bold print on the walls.” Overall, Ko says traditional is in, and clients are moving away from the ultra-modern and into “slipcovers, rust colors, earthy tones and piping. Design is becoming more layered and less

IT’S THE subtle detail AND THE elevated finishes THAT MAKE A HOME LUXURIOUS. For finishes, try brass over chrome, a dark walnut instead of white oak, and pick a funky marble or stone to keep things unique.

At the intersection of unique design and harmonious collaboration is the newly redone Frankies Bikinis office, a project Ko embarked on with friend and Frankies Bikinis Founder Francesca Aiello. “I had the ability to be daring and pick things that some people might think was too much for them,” he says of the freedom Aiello granted him to veer outside the interior design safe zone.

and rugs, custom brass and Baltic birch wall-hung garment racks and signage, and pops of muted color, like baby blue sheer curtains that cast a pale, otherworldly glow onto the entryway. “When we finished, I thought, ‘Wow this was a storage room filled with junk before and now it’s a beautiful showroom,” says Ko. “That’s the power of design. It can change everything.”

In the end, unconventional worked. What was once a three-story office building with cement floors and cold, white walls (“it felt so hospital and stale”) is now a bright, airy fashion showroom, featuring custom cabinetry,

Tell us a little about your clientele and the home interiors you design. We specialize in high-end residential homes that are located all over the United States. We do not like any of our homes to be the same and everything we do is custom. Our clients are usually people looking for a one-of-a-kind home, who want the unique design and high-end quality that we offer. The home office really came front and center this past year. What are some interior design trends for a luxury remote working space? For a luxury remote working space, we have been introducing custom intricate wood walls that give another level of sophistication and depth. We have also seen the home offices doubling as a comforting seating area that can be ideal for a Zoom meeting as well as an in-home meeting.

Are there any hot trends your clients are requesting right now? We have been getting a lot of clients wanting more of the custom and intricate design elements such as those wood walls I mentioned as well as requests to use different elements instead of traditional wallpaper. Gorgeous cabinetry ... glass refrigerators ... wine displays ... What’s a popular go-to in the high-end kitchen? We love to design a space with panelready appliances, so it gives off a seamless and high-end, custom feel. We also love mixing in different cabinetry finishes and designs within certain areas. For example, a refrigerator door is the perfect spot to have the wood finish be in a herringbone print or whatever print you are looking to incorporate into the space.

Q continued... A When you first assess a room, what’s one thing you look for when conceptualizing before you design? We start by asking what the end use of the room will be and then take into account the size of the room, ceiling heights and where windows and doors are located.

Any other interior design trends or topics you want to talk about? One question that we get asked a lot is how long brass or various finishes will be in style for. Some clients get shy about using certain finishes and we always try to remind them that it’s OK to mix finishes and that everything comes in and out of style. What’s out of style one day will circle back at one point or another. If they are really worried about it but still love a certain finish, then we recommend incorporating it into the lighting fixtures because lighting is always easier to switch out down the road.
