As we go to print, we still don’t know the outcome of the Brexit negotiations, other than everyone is mightly fed up with the whole thing, so we’ll try not going to mention it again in this edition.

Trawdener s doing it for themselves Trawden is a place like no other; nestled at the foot of the area’s second and much overlooked hill, Boulsworth. Trawden and its residents have always seen themselves as a bit different, a bit special, and set apart from the rest of the borough; with a foot in both Lancashire and Yorkshire. That’s not to say it’s not a warm and welcoming place. With a tight sense of community that encourages people to visit Trawden and the surrounding area, every year Trawden hosts a series of events, often organised by the residents themselves, including a Scarecrow Trail; Garden Festival; Arts Trail (Trawden Artist and Makers - TAM) and a successful Beer & Music Festival. Many of these events also raise money for local causes and charities, like Trawden Celtic FC, that have teams at all age groups from U7s to adult, Trawden Athletic Club and Trawden in Bloom. A voluntary organisation which is responsible for planting the baskets around the village, weeding, and generally keeping the village colourful and tidy and who have won national ‘In Bloom’ awards. There’s a group of youngsters, called the Young Bloomers, who have their own raised beds for growing flowers and vegetables, besides planting tubs and weeding the pavements, and vegetable beds scattered around the village, where everyone is encouraged to help themselves.

The Trawden Forest Community Centre is in the heart of the village. The Centre is run by a Committee of Trustees made up of volunteers from the local community who took over the running of the centre. Another superb community initiative has seen local people take over the running of the village library and also launch a brand new, ethical village store that is being staffed entirely by volunteers. Trawden’s library has now re-opened after being shut for two years and it is also home to the new village store – this is in addition to the village’s community centre that has now been operated successfully and profitably by members of the community for four years.

The venture caught the imagination of villagers to such an extent that when it launched at the end of November, there were 90 volunteers involved in the management and staffing of the new enterprise. Steven Wilcock, the Chair of Trustees of Trawden Forest Community Centre, said: “We have been overwhelmed by the response from the village – it’s captured peoples’ imaginations and it’s a testament to the community spirit in Trawden that so many people have been prepared to commit some of their time for free. “We know that we’re lucky to live in such a beautiful setting, but the village has lacked amenities. So people here have taken it upon themselves to tackle this and the result is proving to be something very special indeed,” added Steven. “Trawden’s library had faced permanent closure, but now it has re-opened and has a new lease of life, as it’s also the location for the new community-run village store.” The shop is particularly impressive, and it has been assisted by two volunteers from the village, Theresa and Paul Guy, who both have extensive experience of retail management. The community shop’s interior wouldn’t be out of place in trendy Soho or Shoreditch and the discerning shoppers of Trawden are enjoying all the benefits of a general store, but with a significant ethical ethos. “We are aiming to completely avoid single use plastics,” said Steven. “And we provide re-usable glass containers - or customers can bring their own container and pay according to the weight of certain products. “We also serve fresh coffee in the shop, home-made cakes and even provide vegan and vegetarian options. We believe that our ethical approach and our emphasis on being a social experience makes us a destination store and we are appealing to people way beyond Trawden,” added Steven. “We’re hoping to replicate the success that we’ve had since we took over the community centre – it needed a lot of work, but we’ve had it substantially refurbished and it’s now a profitable enterprise that hosts social events, yoga, Pilates, meditation sessions and a friendship group that is frequently attended by over 50 senior members of the community.” “We’ve extended this approach to the library and shop and we’re getting lots of interest from a variety of people wanting to book our rooms or use the facilities – from businesses to childminders!” Trawden library and village store is operated by Trawden Forest Community Centre, which is a Charitable Incorporated Organisation (CIO). All profits made by the organisation are ploughed back into supporting community and social initiatives in the village.

Prepare Your Garden for Spring and Summer
1. Spring clean
4. Water butts
After months of neglect and being starved of sunshine, your garden will be needing a much needed tidy up. It is important to do a very thorough job by clearing away any debris including dead sticks, leaves and any rubbish that may have appeared. Use a rake to go through the plant beds to highlight any weeds that need pulling out. If you have a greenhouse, it will need a good wash too. Use disinfectant on the floor, benches and the inside of the glass to kill overwintering pests and diseases. It’s very important to start with a clean canvas so it may take a while but it is essential when preparing for warmer months.
Installing water butts in your garden not only helps the environment but some plants (for example, camellias and blueberries) benefit much more from rain water than tap water. To get the most out of your water butt, install it under a drainpipe to provide a very valuable source of natural rain water. If you already have water butts around your garden, be sure to clear out any dead leaves or mouldy bits that may have accumulated over the winter.
2. Garden waste Once your spring clean is done, you will have a great starting point for a compost bin. Gather all of the natural waste that you have collected to put into the bin and make sure that you have a good mixture of grass clippings, vegetable peelings, paper and wood pruning. The compost bin will be very beneficial to your plants as well as an easily accessible area in which you can gather your garden waste without any trips to the tip!
3. Fertilise the grass After a big tidy up you will be able to see the state of your lawn much clearer. It is likely that after a very cold winter with little sunlight, it will need a lot of work to get it back to its nice green, healthy state. The state of the grass is important to secure a successful bloom during the spring and summer months. In mid-spring (often late March to April), use a proprietary spring or summer lawn fertiliser at the manufacturer’s recommended rates. Feeding the lawn will increase vigour and help prevent weeds and moss from establishing. Apply fertilisers when the soil is moist, or when rain is expected.
5. Plan ahead Next, order your summer flowering bulbs and seeds. Plants such as lilies and gladiolus can be planted in the spring and will be ready to show off their bright colours in time for the summer. Now is the time to rearrange your garden if you fancy a change! Before planting your new seeds, move any shrubs that may not be working in particular areas of your garden. Some may be too close to the fence or other plants and shrubs. When moving shrubs it’s important to plant them at the same level in the ground that they were previously and water them straight away.
6. Take control of those pests By taking control of any pests that you may have in your garden sooner rather than later, you will save yourself a lot of time. Take an extra close look at your plants to try and spot any slugs and snails that have been sheltering in your garden throughout winter. There are plenty of natural solutions that you can use to deter pests instead of covering your garden in chemical deterrents. Slugs do not like crushed egg shells, start collecting now and line your plant beds with them when your seeds start to flower.
7. Start digging Cultivated soil will help your plants thrive. Cultivating soil simply means to dig up your soil, turn it and drop it back down into the same hole. Do this over all your flower beds. If you have a lot of spare time in which you do your gardening, set aside a couple of hours to prepare your soil more thoroughly by digging an entire trench down the plant bed, and transport soil from one end to the other and vice versa. This will fully refresh the soil and give it some aeration.

A Print & Property Partnership for over 10 years
Burnley-based design agency, Root Fifty Two are the company behind the brand development for Petty over recent years. We met their Director, Kimberley Thompson at a networking group some 9 years ago, and a great working relationship has been formed ever since. “We have worked with Petty on countless projects to enhance our brand awareness locally such as the Your Village Life magazine, company literature, direct mail, and sale boards to name but a few.” explains Kimberley. “In 2010, when brainstorming ideas, we came up with the concept of a local magazine, showcasing Petty’s properties, local success stories, news articles and a ‘what’s on’ guide. Introducing two new colours, yellow and purple, refreshed the brand and gave it a modern feel. We have continued to use this logo to date, and I’m sure when we turn 100, Root Fifty Two will be doing the same thing again! What to look for when choosing your conveyancer Choosing the right conveyancer to handle your move is one of the most important steps in the home buying process. Croquet A game for all
When someone mentions croquet, what’s the first thing that springs to mind? An immaculately laid lawn, summer days, cucumber sandwiches and the tinkling of ice in a Pimm’s glass? Or maybe it’s the Queen of Hearts whacking a hedgehog with a flamingo and shouting “Off with her head!” Either way, I’m fairly sure Earby doesn’t spring to mind, yet Pendle and Craven Croquet Club, based in Earby, is a thriving and successful club. Formed in 1984, Pendle & Craven Croquet Club was officially registered with the Croquet Association in 1985. The Club started playing on two lawns at the front of Nelson and Colne College in Barrowford. The club enjoyed great success on and off the field, but when the college decided that it needed to expand, relocation became a necessity. Eventually a new location was found, and with much hard work and fundraising, a much larger pavilion with all services was erected and the lawns laid out. The new location in Earby provided the space for five lawns and the official opening was held on 12th July 2005. Garry Wilson, from Kelbrook became involved in July 2012 when he dropped in on an open day. “Being a competitive person, I took to this game of skill and strategy immediately and played my first competitive game in a league in the September of the same year. I was able to play competatively in a short space of time, because the rules of the game afford a great system of handicapping, which permits players of very different abilities to play against each other and enjoy a hard fought game. I soon became embroiled in the running of the club as Treasurer and I remain a committee member, and like a number of club members, have held office in the North West Croquet Federation.” Pendle & Craven Croquet Club has just under 30 members and like most sports, would like more. The ages range from 40 to 96 – yes 96 – and Will, as he is called, did not take up the game until he was 87! He still plays in leagues across the North West, where competition offers no distinction between age or sex, croquet being one of the first, if not the first, to offer gender equality in sport. The handicap system used in croquet is so good that even playing against a national or international champion will give the higher handicap player an opportunity to win. Disabilities are also well catered for, though at present there is no form of the game for the blind. Garry adds, “For anyone taking up the sport, all that is needed is a pair of flat shoes. Every club has a stock of mallets to play with, but should the game grip you, as it has done with me, then mallets can be purchased quite easily.” 20 | Your Village Life
Pendle and Craven have five full-sized courts, each 35 yards by 28, which is the equivalent of ten lawn tennis courts. Indeed, the venue that hosts Wimbledon - the All England Lawn Tennis and Croquet Club, was founded in 1868 as the All England Croquet Club, but was re-christened in 1877 when lawn tennis eclipsed croquet in popularity. The lawns themselves take a lot maintain, but the club have kept pace with technology and everything is now fully ‘ride on’, from mowing down to 6mm, to spiking and fertilising. The club is open for play all year round, weather permitting, but the official season runs from late March to early October. There are two main forms of the game, Golf Croquet and Association Croquet, both played at Pendle and Craven, and although they are a relatively young club at 35 years of age, they have enjoyed a lot of success. Garry is rightly proudly of their achievements, “We have members who have won the All England competitions at Golf Croquet and Association Croquet on three occasions and others who are or have been international players and county players, representing both Lancashire and Yorkshire. As a club we have won the Longman Cup (equivalent to the FA Cup) four times, the Mary Rose Inter-Club Trophy three times and the Secretaries Shield just once. We have even done our bit for Red Nose Day. A few years ago, four oldies played non-stop croquet for 24 hours and set a new world record.” This year at Pendle they will have seven internal club competitions, enter teams into five North West leagues, and host eleven tournaments of which four are ‘majors’, drawing top-class players from across the British Isles. Croquet has been played for a long time in one form or another. Henry VIII played Pall Mall which was a precursor to the game of today. Playing croquet, is mistakenly believed to be expensive to play, and often associated with the gentry, cucumber sandwiches and Pimms on the lawn; but go along to Earby and you’ll see nothing could be further from the truth. Pendle and Craven’s membership includes members from all walks of life. In the past, it was played on scrub land or in parks, a true game for all classes, even bandits. A photograph of Billy the Kid, playing croquet on a makeshift court, to the front of the gang’s hideaway was recently unearthed at a car boot sale. Bought for two dollars, it sold for five million!

Q. How can I smarten up my house up to put it on the market without spending too much money or making too much mess?
My fiancé and I and are about to buy our first home and want to know how long it takes to buy a property once we’ve found one we want?
Your priority should be to fix serious problems, rather than try to upscale your house. Fixing things like damp, replacing horrible bathroom fixtures with cheap white ones, and painting over tired and marked walls are all worth considering.
The length of time it takes to buy a property varies and no two transactions are the same. On average, we find that it is usually around 8 weeks before contracts are exchanged, but this can vary depending if the property is involved in a chain. Things are probably made easier in your instance, as you don’t have a property to sell yourselves, so there’s no chain at your end to take into consideration.
By contrast, it’s not worth installing a highend kitchen, or embarking on an expensive makeover, because it’s unlikely you’ll make your money back, and there’s no guarantee you’ll have the same taste as potential buyers. Before you go anywhere near a paintbrush, you can make an enormous difference by decluttering Marie Kondo style and giving your home a deep clean.

What exactly are disbursements? The cost of conveyancing can essentially be divided into two parts; the legal fee, which is the actual fee the solicitor charges for doing the work and the disbursements, which are the expenses incurred on your behalf, and are paid to third parties, such as Land Registry fees, Stamp Duty Land Tax if applicable and searches. news celebrating THIRTY YEARS 1989 was a pretty momentous year, the Berlin wall came down, there were pro-democracy rallies in Tiananmen Square, the first liver transplant took place, and on 30th September and a young, freshfaced Ian Bythell started his career at Petty.
With Burnley football club languishing in the fourth division for the fifth consecutive year, and Arsenal first division champions for the first time in 18 years (this was pre-Premiership!), Ian started as a trainee surveyor in Petty Commercial division in Burnley. Initially employed by Alex Forbes, father of current Commercial Director Brent Forbes, Ian said: “It was all a bit of a whirlwind to be honest. I’d just left home, bought a house, got married, went on honeymoon and started my new job all within the space of a month. At the end of my first day I went home to my mum and dad’s for tea, forgetting I didn’t live there any more and had a wife to go home to!” Ian was mentored by Phil Kelly, a well-known and highly respected surveyor and partner at Petty. “Phil taught me so much and it was invaluable to have him as a mentor and ultimately a friend. Petty have always seen the value in nurturing and supporting their young staff and it’s something I’m personally grateful for and something we continue to do today.” After qualifying as a surveyor and spending a few years in the commercial department, Ian moved into residential sales and became the branch manager at Petty’s Colne office, then oversaw the expansion and opening of the Barrowford branch. “I realised fairly quickly that residential sales was much more my thing and I thrived on it. YOUNG AT HEART We’ll be very sad to see our Saturday girl, Shirley Hunter, retire in spring this year. At 84 years young, Shirley has worked for Petty for almost 26 years.

A new bar with a focus on wine has opened in Barrowford and is already proving a hit with the locals. Will’s is owned and run by its namesake, 23 year old Will Farnworth. Situated on the main road in Barrowford, Will’s is a spacious bar with an urban industrial look and feel. If you picture exposed metal girders, breeze block walls and industrial shelving softened with Edison bulb lighting, chandeliers and plants; you’ll be half way there. It’s a bar that wouldn’t look out of place in Manchester’s trendy Northern Quarter. Will’s love and knowledge of wine started when he worked at Turners in Barrowford, when he was just seventeen. Unsurprisingly, at seventeen years old his interest and understanding of wine was limited to say the least, but once he was eighteen and had been working for almost a year, he was encouraged to learn more about the wines he was serving, so he could pass comment on them to inquiring customers. “As I learnt more and more and went onto study for a level 2 in WSET (Wine & Spirit Education Trust) I realised I really love this, and I just kind of knew that working in this field was what I wanted to do, and people who get into the wine trade very rarely leave it.” said Will. After Turners, Will went on to work at the awardwinning Whalley Wine Shop, where he continued to expand his learning and gain further qualifications, but he always had a hankering to open his own place and preferably in Barrowford. “Barrowford is where it all started for me and it seemed right that this is where we should be. I grew up here, I know the area, the people and I knew it had a lot to offer and it felt like we could really add to that.”

Will’s is also planning to run regular wine events and invite guest chefs to come in and do ‘pop-up’ ticketed evenings, with award-winning local chef Paul Dickson from Paul’s Kitchen first on the menu. “We’re really happy with how things have gone so far and with very little advertising to be fair. We just want to build on that, make our mark and make sure that Will’s is a real asset to the area’s growing list of great eating and drinking venues.” added Will.
