Hello and welcome to our latest edition of Your Village Life. Well it felt like Spring would never arrive with the cold snowy weather remaining with us for far too long; it seemed like someone had forgotten to tell Winter its time was up! 2018 is Petty’s 90th year and we’ve lots of events planned to mark the occasion. One of our main events is already underway on Facebook. We’re showcasing Pendle Hill Trig Point pictures throughout the year and donating £1 to Pendleside Hospice for every picture we get. Go and have a look at what we’ve got so far and be sure to send yours in if you venture up our iconic hill between now and 31st October. We’ve some great canvas ‘bags for life’ that are available for you to pick up in our branches now, and plans are well underway for our Charity Ball at the Fence Gate in September. We’ve also got a fantastic offer for our clients as a way of thanking you for your support throughout the years. We were also delighted to be shortlisted for various awards since our last edition. Our Colne branch won Best Agent in Pendle in the British Property Awards (our Burnley branch won the award last year) and we were extremely proud to be shortlisted in the prestigious Red Rose Awards. We had a great night at the awards ceremony in Blackpool but unfortunately we didn’t quite manage to win the overall award. We were delighted however that our chosen charity, Pendleside Hospice were successful in their category. A well deserved win in their 30th year, well done guys! We were also delighted to win Relocation Agent Network’s prestigious 2017 Best Agent North West Regional Award. It was the third time we’ve won this award against tough opposition, and it demonstrates the dedication from our fantastic team and really highlights Petty as one of the area’s leading estate agents. Q. We have decided to sell our house which we have owned for 31 years but it is not registered at the Land Registry. The buyer’s solicitors are requesting that we register the house at the Land Registry before selling to their client. Why is this? As your property is unregistered, it is your original deeds that prove you are the owners. Your solicitors will prepare an Epitome of Title, which is basically a list of these deeds. They will send copies of all the documents listed on the epitome to the buyer’s solicitors who should check them all to ensure that you are indeed the owner and are entitled to sell to their client. They should also check for any restrictive covenants, easements such as rights of way etc. Once the purchase has been completed they will receive from your solicitors the original deeds and will have to make an application to the Land Registry for first registration of title. If your title to the property was registered, your solicitors would obtain from the Land Registry an official copy of the Register of Title and Title Plan and send that to the buyer’s solicitors. Checking such documents is likely to involve less work for the buyer’s solicitors, as any relevant information should have already been extracted from the old deeds and entered on to the Register of Title when the property was first registered — hence their request for your solicitors to undertake the first registration of title. Q. Our dog is buried in the garden, do I need to tell my buyers? It is not a legal requirement for you to declare any pet burials in your property however you may feel it courteous to let your buyers know just in case they decide to do any landscaping in the garden. If you have any emotional attachment to your dog/pet then you will have to deal with the fact that they are buried in someone else’s garden once you leave? It may be that you dig up the burial and transfer your pet/s to your new home or even a pet cemetery. Having your pets removed would also solve the issue of whether you need to tell your new buyers about them in the first place. Q. We recently moved into a property and the seller has removed absolutely everything, including the light bulbs! Is this allowed? Most items can be removed from the property much to the surprise of many buyers. Carpets, light fittings and more can be taken. A list of fixtures and fittings will be provided by the seller prior to the contract being signed which will set out what they intend to remove and what they are prepared to include in the house price. In some instances they may offer items for sale for the purchaser to consider. Any items on this list should remain at the property and must not be removed. Also there is a duty on the seller to remove rubbish from the property and also, as a bare minimum, to leave you a rose, flex and bulb if they are removing light fittings so that you do not move into a property with no lighting whatsoever. LOFT CONVERSION Tips & Tricks Loft conversions are a great way to add in that extra bedroom, office or even bathroom. The ceiling height and angles involved in any loft build present a particular set of design issues, but they also add to the unique character of the space. Check out these ideas for turning a standard conversion into something really special.

SLOT IN A DESK
SHELVING with storage
Make use of any spare angles in a stairwell, on a landing or in the room itself by slotting in a workspace. If you’re at the planning stage, think about any nooks and crannies your design has thrown up and whether they could be used in this way. Don’t forget to add in some power points so you can be charged and ready to go.
In a really compact loft room, how about this for a neat idea? Creating a false wall and storage behind the bed is a smart trick in itself, but the hinged access lids are a clever alternative to traditional, front-opening eaves cupboards, as there’s no need to pull out the bed to get to what’s inside. The top section also doubles as a handy bedside shelf.
SHAPE TO FIT
Go long
A bathroom needs a mirror, but in this compact space, a standard rectangular design would be constrained by the slope of the ceiling. The solution? A cut-to-size piece that exactly fits the dimensions of the space. Here, the mirror fronts bespoke cabinets, but it would work just as well fixed straight on the wall.
In a narrow loft bathroom, make use of the length of the space with as big a shower tray as you can fit in, to compensate for the room’s lack of width. The door-free, walk-in design further adds to the clean, clutter-free look.

Get creative with a cupboard
Even if your view isn’t that spectacular, it still makes sense to let in as much light as possible, so don’t be stingy when it comes to skylights. When coupled with the dramatic panelling, the juxtaposition of light and dark on display in this scheme raises a standard bedroom conversion into a super-stylish retreat.
When it comes to wardrobes, the usual choices are freestanding, low cupboards tucked into the eaves or storage designed to fit against the angled ceiling. But when there’s masses of height to play with, how about a dual-purpose solution? Part wardrobe, part partition; this unit provides masses of storage while ensuring valuable light from the en-suite window isn’t blocked by a full-height wall. It gives the room extra character, too.

Explore stair options
Make use of the height of your loft room by adding in a mezzanine sleeping platform. This is a great idea for a child’s room, as they can use it when friends come to stay, or as a den in which to read or relax as they get older.
In a really tight spot, getting the stairs in can prove problematic. These paddle-style stairs have alternate treads, meaning they can be raked at a much steeper angle. Ladder-style and pull-down options are also worth considering, but are not really practical in a room that will be used all the time, such as a bedroom.

Could stamp duty changes for first time buyers save you money? In 2017, the government announced that Stamp Duty Land Tax will be abolished for first time buyers who are purchasing a home up to the value of £300,000. For properties costing up to £500,000, no stamp duty will be paid on the first £300,000 of the purchase price. The changes were implemented on the 22nd November 2017 and it has been suggested that 95% of first time buyers will see their stamp duty reduced and 80% will pay no stamp duty at all.
Who counts as a first time buyer? The government have defined a first time buyer as an individual who has not previously been a purchaser in relation to a land transaction and who intends to occupy the purchased property as their only or main residence.
What is Stamp Duty Land Tax? Stamp Duty Land Tax is the tax paid on the purchase of a residential property costing more than £125,000. Buyers must pay a percentage of the purchase price which is determined by the cost of the property.
The full thresholds are: • 0% on the first £125,000 of the property price • 2% on the portion between £125,001 and £250,000 • 5% on the portion between £250,001 and £925,000 • 10% on the portion between £925,001 and £1.5 million • 12% above £1.5 million
Prior to the changes, if you were to buy a home costing £300,000 you would have no stamp duty applied to the first £125,000, 2% on the next £125,000 and 5% on the remaining £50,000. This would bring the total stamp duty cost to £5,000.
Under the current system, any first time buyers would not have to pay any stamp duty at all on a £300,000 property.
Why has stamp duty been scrapped for most first time buyers? The aim of scrapping stamp duty for first time buyers purchasing a home up to a value of £300,000 is to make housing more affordable. By reducing the upfront costs a first time buyer will need to save for, it is hoped that more people will be able to make the first step onto the housing ladder.
What happens if you are buying your home with someone else? If you are jointly purchasing a home then both buyers will need to be first time buyers. So if you are a first time buyer but you are purchasing a home with a non-first time buyer, you won’t qualify for the reduced stamp duty rates.

As part of our 90 year celebrations, we’re hoping to compile a mass of pictures from a year’s worth of ascents up Pendle Hill with a view to possibly publishing a book and calendar at the end of the year and donating to Pendleside Hospice along the way. Pendle Hill is such an iconic landmark with tens if not hundreds of people climbing it every month. We wanted to celebrate its beauty and importance to our area and are therefore asking everyone who climbs the hill to take a picture at the trig point and send it to our Facebook page with a date, and we will donate £1 to the Hospice for every picture we receive. Pendleside celebrates 30th year with fundraising drive Our chosen charity Pendleside Hospice is also celebrating a special anniversary this year. Pendleside Hospice is 30 this year and have launched a year-long fundraising campaign to help fund the future of hospice care.
With our services now meeting the needs of around 1500 local people a year, providing care within our inpatient unit, day service and outpatient department, in people’s own homes by our Hospice-at-Home team and the family support service providing pre and post bereavement support, it is more vital than ever before that we are able to continue our work.
The Reedley-based Hospice which provides care for people with life-limiting illnesses and their families, is marking the milestone year by holding a series of birthday celebrations throughout the year.
As the late Muriel Jobling MBE, the founding chairman of the Hospice would say ‘The Hospice was built by the community for the community’ and without the support of our local community we would not be able to continue to deliver the care to the people who need our support.
As part of the campaign the Hospice has created a birthday gift list called ‘Help Us Fund the Future’, with 30 suggestions on how its supporters can help them throughout the year. Included on the list are some simple challenges such as the “Smartie Tube Challenge”, whereby people are being encouraged to fill a tube of Smarties with either 20p or £1 coins and hand them in to the Hospice. A variety of other opportunities including asking business’ to join their Corporate Challenge, to become patrons of the Hospice or to choose Pendleside as their charity of the year. Throughout the year there are also some exciting events planned such as Pendle Pub Walk and Burnley Colour Dash including a plan to bring back the midnight memories walk in July; an amazingly successful event which had over 2,000 people taking part to remember their loved ones.
As we go into our 30th anniversary year, we are calling on all our supporters and volunteers to help us to fund our future in order that we can ensure that the Hospice is here for all who need our support in the years to come. Pendleside is delighted that Petty Estate Agents are supporting the Hospice as part of their 90th anniversary celebrations by nominating Pendleside as their charity of the year and joining the Corporate Challenge 2018. On the 5th Ocober, the date of the anniversary, the celebrations will culminate with a special birthday celebration at the Hospice. The Hospice costs almost £4 million each year to run, of which £3 million is raised locally through individual and organised fundraising initiatives. This is supported by an army of 450 hospice volunteers who give up their valuable time to help with organised events, with more than 200 of them helping in the Hospice’s nine shops. Helen McVey, Chief Executive said: “2018 is a very special year for us here at Pendleside Hospice, as we celebrate 30 years since the Hospice was founded. Since then we have seen the demand for our services grow year upon year. We have also seen a change in the care and support we provide; helping people with more diverse needs and medical conditions, ranging from cancer to other life limiting illnesses including dementia.

2018 sees us celebrate 90 years. The Petty name has been around since 1928 and the firm have lots of events planned throughout the year to mark the occasion. “We’re proud to still be here after all these years and we want to make sure we involve as many of our clients as possible to say thank you to them and hopefully raise some money for Pendleside Hospice along the way” said Brent Forbes a Director at Petty whose father and now son also work for Petty’s. “Our success was built on the relationships we’ve had and continue to have with our clients and partners, and those relationships have built us up and defined us. We are tremendously grateful to our clients – it is because of their steadfast loyalty and trust that we are still here.” We’re hoping to host a variety of events throughout the year from a 1920’s Peaky Blinders Day to a Charity Ball in the autumn, with a duck race and the 3 Peaks Challenge in between. As well as individual events there will be ongoing campaigns throughout the year to involve as many local people as possible. It also saw some other fairly momentous firsts... In the early 1960s HW Petty had three partners Bernard Pickles, Harold Birt and Alex Forbes (father of current Commercial Director Brent Forbes) and over the following years, it grew to include the disposal of commercial properties as well. For many years it was the only firm of Chartered Surveyors based in Burnley.

Padiham’s
Boho Chic Sometimes it takes just one thing, someone maybe to take a risk on something they believe in, to act as a catalyst for change. Padiham has been overlooked for many years and you could never really say it was a cool and happening place. But things seem to be changing, and Padiham is starting to be seen as an up and coming town.
Having been involved with the regeneration of the Northern Quarter in Manchester, Michael, 41 saw the same potential in Padiham and took a chance. He believes the new addition to the town is also helping boost trade as a number of other independent businesses set-up shop and he describes Padiham as an ‘up and coming’ area with more independent shops, delis and galleries flocking to the town including a new food and drink venue taking over the old Barclays building, which hopes to open in the summer, and Nines Pizzeria Bistro with live music and drinks, also due to open in the coming months.
Boutique hotel, The Lawrence could be said to have played a big part in this change of perception and for putting Padiham on the global, not just regional map.
“Things are definitely happening here, which is amazing – the more the merrier,” he said. “When people go out they want a choice of venues not just one, so I see the opening of new bars and eateries etc. as complimenting our offer, not necessarily competing with it” Padiham is also developing a growing artistic community and is hosting its second Paint Padiham on the 12th May. The event sees artists painting throughout the town on one day in May and compete for cash prizes, by creating an original piece of art depicting Padiham and its people. Their completed work will be submitted at the end of the day and judged over the course of the following two weeks. An exhibition of all event artists’ submitted work will be on display at the Picture House Gallery for two weeks commencing on 26th May 2018. The prize winners will be announced at the Launch of the Exhibition event and will include a People’s Choice Award decided by social media.
Michael Huckerby took that leap of faith when he saw an opportunity and decided to open a boutique hotel in Padiham. Michael has transformed a 19th century building into a boutique hotel, which is attracting visitors from America, Canada and Australia since it opened in November 2017.
As well as independently funded investments being made in Padiham, there has also been some big ticket money injected into the area. Premier League Burnley FC opened their state of the art training ground redevelopment at Gawthorpe last year with a multi-million pound investment and Gawthorpe Hall itself (often referred to as the ‘Downton of the North’ as it was redesigned by Sir Charles Barry who also redesigned Highclere Castle, the location for ITV’s Downton Abbey) received significant investment for refurbishment and repair to ensure its conservation for the future. With so much to see and do now, the invested money in Padiham appears to be paying off. Why not take a look for yourself, you may be pleasantly surprised.

In January, tens of thousands of people committed to “Veganuary”. They adopted this diet for the whole of the month adding to the growing number of people who have taken up this diet permanently. According to the Vegan Society, the number of people considering themselves vegan in the UK has grown from 150,000 a decade ago to over 542,000 today and it looks set to develop further over the next few years. Much of this trend is down to younger people adopting this lifestyle with 20% of under 35s having tried a vegan diet. In fact, nearly half of all vegans were in the 15-34 age category which suggests that further growth, as younger generations embrace this lifestyle choice.
Indeed, a recent survey from the Vegan Society suggested that UK consumers are demanding more meat or dairy free options from the menu when eating out with half of those questioned saying they welcomed the rise in vegan foods available in cafes and restaurants. At a global level, recent data has shown that 70% of the world’s population is reducing its meat consumption and since 2010, the number of new vegan products has increased by over 250%. While meat consumption in the UK is declining, sales of vegetables are estimated to increase by 20% by 2021. Given this, it is not surprising that large businesses are beginning to identify opportunities for new products that take advantage of the growing demand for vegan food and drink Several high street eateries have also jumped on the vegan bandwagon. Pizza Hut have added vegan cheese to its menus in the UK, Italian restaurant chain Zizzi are launching a vegan avocado pizza, Wagamama have a full vegan menu and even Nando’s are selling two vegan burger and wrap options. As an alternative to milk products, Ben & Jerry have introduced a new non-dairy ice cream and Bailey’s now have an almond milk-based version of its Irish Cream. Given this, it’s no surprise that supermarkets are also following suite with the range of vegan products increasing in all the major five supermarkets. This may in itself not be as a result of a massive growth in veganism but an increasing choice from mainstream consumers to opt in occasionally to buy vegan food as part of their diets for ethical or health choices.

Social media has also played a large part in the rise of veganism among the young. Social media is the first port of call for most teens these days and so the rise of accounts like BOSH.TV with its young hip male presenters is also breaking down the gender stereotypes of only woman and girls taking an interest in food. Their quick no-nonsense recipe videos have become extremely popular with over 194,000 followers on Instagram alone. Other useful apps include Is it Vegan? which, through reading the barcodes of packaged foods, determines whether it is vegan and if not, what the non-vegan ingredients are; and Vegan Express, which helps to find all the vegan options on the menus of chain restaurants. Veganism looks set to grow over the next few years and given that the UK Food and Grocery market is set to be worth ÂŁ213bn by 2022, there are certainly going to be opportunities for businesses to take full advantage of this trend, as vegan foods take a larger slice of the market over time.
Pure decadence!
Ingredients Vegan margarine, for greasing 300g (10 1/2 oz) plain flour 50g (1 3/4 oz) cocoa powder 1 tsp baking powder 1 tsp bicarbonate of soda 1/2 tsp salt 300g (10 1/2 oz) granulated sugar 375 ml (13 fl oz) soya milk 125 ml (4 fl oz) rapeseed oil 7 tbsp seedless raspberry jam 1 tsp vanilla extract For the icing 40ml (1 1/2 fl oz) soya milk 85g (3 oz) vegan dark chocolate (broken up) 60g (2 1/4 oz) icing sugar 1 tbsp maple syrup Fresh raspberries, to decorate Method 1. Preheat the oven to 180°C/Gas Mark 4. Grease a 23cm/9 inch cake tin and line with baking paper. 2. Sift the flour, cocoa, baking powder and bicarbonate of soda into a large mixing bowl and stir in the salt and sugar. Pour the soya milk into a medium saucepan and add the oil, raspberry jam and vanilla extract. Place over a medium heat and whisk to combine. Stir into the dry ingredients and mix thoroughly. 3. Transfer to the prepared cake tin and bake in the preheated oven for 45 minutes, or until a skewer inserted into the centre comes out clean. Leave to cool completely on a wire rack before icing. 4. To make the icing, heat the soya milk in a small saucepan until boiling, then stir in the chocolate until melted. Remove from the heat and whisk in the icing sugar and maple syrup. MEXICAN BEAN RICE
Method 1. Wash and prepare your ingredients.
Get all the protein with this delicious recipe
2. Lightly heat up a little olive oil in a large pan and add the chopped onion, garlic and mixed peppers. Lightly fry for about 3 minutes.
Ingredients 1 garlic clove (crushed) 1 red onion (finely chopped) 1 red pepper 1 green pepper 1 yellow pepper 1 cup (225g) of wholegrain brown rice (washed) 1 tsp of oregano 1 tsp of cumin seeds 1 1/2 tsp of paprika 1 tbsp tomato puree Pinch of salt 1/4 carton of cannellini beans (washed and drained) 1/2 carton of kidney beans (wash and drained) 1 carton of black beans (washed and drained) 1 small can of sweetcorn (washed and drained) 2 cups (475ml) of vegetable stock
3. Add in the wholegrain rice along with the spices and salt. Thoroughly coat the rice with the oil and leave to cook for a few minutes. 4. Add in the tomato puree, mix thoroughly and leave to cook for 2 minutes. 5. Pour in your vegetable stock, beans, salt and sweetcorn. Bring to the boil, then turn down the heat and simmer with a lid on for around 25-30 minutes. Make sure the rice doesn’t stick to the pan, so stir occasionally and add some extra stock/ water if needed. 6. When the rice has fully cooked, turn off the heat and leave to stand for 5 minutes whilst you prepare your dish.

The Country’s Last Clarion House endle and its history are famous for many things, but did you know it also boasts the last Clarion House in the country? Do you even know what a Clarion House is?
Sue Nike a local activist and one of the driving forces behind keeping the Clarion House going, said: “This has been a wonderful opportunity for us to capture the history of this important local heritage and also the memories of our older members. Like Jack Burrows, whose parents ran the Clarion when it very first opened in 1912. We’re still open every Sunday for mugs of tea and light refreshments or just somewhere to shelter from the sometimes inclement weather of Pendleside! We’d love people to come and have chat with our fab volunteers and see the story behind this great piece of local history” The Clarion House was built to be a non-profit making co-operative. Visitors could come and witness how people - lots of people - were prepared to devote their lives to the Clarion movement for no personal gain, other than the knowledge that they would leave the world a better place than when they entered it.
The Last Clarion House, on Jinny Lane in Newchurch-in-Pendle, was part of a network of Clarion Houses founded by the Independent Labour Party (ILP) which sprang up all over pre-war Britain providing cups of tea, refreshments and a much needed Sunday respite for factory and mill workers from the smog of nearby towns and cities.
The film’s Director, Charlotte Bill from Clapham Film Unit, believes those values are finding a new resonance with people today: “As soon as I heard about the Clarion House, I knew it held a fascinating story, we could feel the atmosphere was alive with stories as soon as we opened the door,” said Charlotte.
This unique piece of living history, still going strong in Pendle, has been captured and immortalised in film and print. Earlier this year the Clapham Film Unit launched a documentary, exhibition and book charting the history of the country’s last Clarion House, which lies between the villages of Newchurch and Roughlee.
The film was shown on Together TV throughout March but can still be viewed be on Clapham Film Unit’s website. The booklet can be obtained from The Clarion and Nelson Library.
“We’ve been able to update our book and hopefully share and inspire more people to get involved and ensure the tradition of the Clarion Houses lives on.” With funding from the Heritage Lottery Fund (HLF) Clapham Film Unit in partnership with Clarion House, brought together volunteers and trained them in oral history recording and archive research to uncover and record the history of the Clarion movement. They have produced a film that documents the history of the Clarion House and why it has survived, as well as a booklet and an exhibition, which was displayed at Nelson Library during March of this year. 42 | Your Village Life
