Q. WHAT UPGRADES MOST IMPROVE A HOME’S VALUE? An HSBC study recently found that adding space is by far the best way to add value. It suggested converting the loft could be the most rewarding, followed by building an extension and then adding a conservatory. The right solution for your property, however, will depend on the layout, and the type of space you need to add - as well as your budget. An extra bedroom, for example, may make more sense in the loft, while a kitchen extension could meet your needs for a huge open-plan kitchen. After that, fixing problems is always the best approach. If you don’t have central heating, then adding it will vastly improve the property. Likewise, revamping tired kitchens and bathrooms can add value - as long as you don’t spend so much on them that you wipe out any gains. Finally, improving the energy efficiency will boost the energy performance certificate when you come to sell - and save money on heating bills while you’re there. You need to identify your biggest problems, whether that’s draughty windows or a poorly insulated loft.
Q. HOW CAN I SMARTEN MY HOUSE UP TO PUT IT ON THE MARKET WITHOUT SPENDING TOO MUCH MONEY OR MAKING TOO MUCH MESS? Your priority should be to fix serious problems, rather than try to upscale your house. Fixing things like damp, replacing horrible bathroom fixtures with cheap white ones, and painting over tired and marked walls are all worth considering. By contrast, it’s not worth installing a high-end kitchen, or embarking on an expensive makeover, because it’s unlikely you’ll make your money back, and there’s no guarantee you’ll have the same taste as potential buyers. Before you go anywhere near a paintbrush, you can make an enormous difference by decluttering and giving your home a deep clean.
Q. SHOULD I ARRANGE A MORTGAGE BEFORE I START LOOKING AT PROPERTIES? If you know that you will need to take out a mortgage in order to buy your property, then it makes sense to seek financial advice at an early stage. Once you have provisionally arranged for the required mortgage funds to be made available to you, it is a good idea to obtain a mortgage certificate from the lender. Advantages of a
new build
The standard of new build homes in the UK has never been higher than it is today. In the National New Homes Survey published March 2015, 86% of new home owners said they would recommend their builder to a friend and 92% would buy a new build home again. So, what is it about new build homes that are so appealing to so many buyers?
Built for modern living Today, most of us prefer open-plan, multi-functional spaces where the kitchen is truly the hub of the home – a style you’ll find in many new build designs. Rapid improvements in technology too mean that today’s homes need to cope with us all using 5 to 10 times more appliances and gadgets than ever before – a new build home is built for this modern living.
A blank canvas For many, a brand new home provides the perfect base for them to showcase their style and personality. No need to put up with anyone else’s taste or undo someone else’s DIY disasters! And, with all the essentials in place like double-glazing, central heating and fully fitted kitchens and bathrooms, it’s just the finishing touches that are required.
Better for the environment, cheaper energy for you Today’s new build homes are built to the latest environmental standards with far less carbon emissions than older properties. Not only good news for the planet but for you too! Research from the NHBC Foundation and Zero Carbon Hub has shown that living in today’s new build homes could result in savings of around 55% on gas and electricity spending.
Is that the neighbours? It’s a myth that all new homes are built with thin party walls and you can hear everything your neighbours are getting up to. Following the introduction of tough new industry standards in 2003 new homes are now built with materials and techniques to significantly reduce noise from adjoining properties.

You can move into a brand new home as soon as it’s completed. If you have a property to sell first, some builders offer part-exchange schemes or a sales service to help you complete the sale of your existing property. This means there’s far less potential for hassle and stress than when you’re buying a second-hand home and there’s a long chain of house sales and multiple parties involved.
New homes are generally safer and more secure than older properties. Fire safety, in particular, is helped by the standard installation of smoke alarms, fire doors, and fire retardant materials.
The latest designs and specification Designer kitchens and bathrooms fitted with the latest fixtures, fittings and energy efficient appliances usually come as standard with a new build property. The most up-to-date energy efficiency and ventilation technologies are also included so you can move in and enjoy your new property, knowing that it won’t need updating for many years to come.
Many builders will also include security locks, burglar alarms and security lighting as part of your standard specification.
And finally, peace of mind... Your new home will come with a 10 year warranty and insurance cover. This will give you two years’ builder warranty (some builders offer longer) and then a further 8 years’ insurance provided by NHBC for any serious defects in the build. You probably won’t need it, but it’s great to know that you’re covered just in case. Your Village Life | 7
Your crops have been harvested, and the exuberant summer colour has faded from your borders but don’t be fooled into thinking that it’s all over until next spring. Autumn is a busy time in the garden, clearing away the decaying vegetation of the summer and preparing the garden for the cold winter months ahead. Let the big clear up begin!
1. PATHS AND PAVING Clear up all the leaves and debris once the trees are bare (it’s much easier while everything is still crisp and dry). It’s also worth giving your paving a thorough clean with a stiff brush and some soapy water before the frost arrives so it will be less slippery and safer during the wet winter months. Alternatively, if you have one, just give it a blast with a pressure washer. 2. BORDERS Cut back the herbaceous perennials in your borders close to the ground as they begin to die down and remove annuals that have finished their show. It’s also well worth generally tidying up your borders by removing any dead foliage, leaves and weeds. Now is the time to empty out your compost bins of old, well-rotted material and spread all over the fresh soil to set it up for the spring and make it look presentable during the bare winter months. Your compost bins can then be filled up again with this year’s waste ready to become next year’s bounty. Just be sure to dispose of your weeds separately.

3. SHRUBS AND TREES Prune any wayward branches on your structural shrubs to improve the overall shape and, if they need it, give your hedges a final trim before the frosts hit. Remove any dead, diseased or damaged branches, particularly with your trees, to prevent the stems from rubbing together and creating wounds or deformities. 4. GARDEN STRUCTURES Once your borders and structural shrubs and trees have been cut back, it’s a good opportunity to gain easy access to carry out any maintenance work that may be required on your summerhouse, greenhouse or fencing. Keep a particular eye out for any decaying timber or pest infestations and treat or replace accordingly. 5. PLANT PROTECTION Move any pots planted with tender species into a conservatory or greenhouse for winter protection. Wrap horticultural fleece around the trunks of any palm trees planted in the ground and spread a thick mulch of bark around the base of these and any other delicate trees, like Japanese maples, to protect them from the frost.
6. PONDS AND WATER FEATURES Try to prevent your pond or water feature clogging up with leaves by temporarily covering in a net. If your pond hasn’t been cleaned in a number of years and is beginning to look murky, then late autumn is the ideal time to tackle it whilst many creatures are becoming dormant. If there are fish in your pond, then try to be vigilant during frosts to ensure that the water’s surface doesn’t completely freeze over, even if you just have a ball on standby to float on the water’s surface it will help. 7. LAWN Go over your entire lawn with a scarifying or springtine rake to remove thatch and moss to allow it to breathe and grow more freely. If you do have a large amount of moss invading your green space, then there’s a good chance that you have drainage issues – a session with a lawn spike aerator or even just a standard garden fork across the area will help considerably. Combine with specially produced autumn lawn feed and moss killer products to give your lawn all the help you can.
8. BULBS Plant out your spring bulbs before the winter kicks in. When planting bulbs, the general rule of thumb is to plant at two or three times the depth of the bulb itself. Spacing also works well at two or three times the width of the bulb, and for the most natural and dramatic effect, plant the same variety of bulb in large drifts. 9. SNOW ALERT It cannot be overstated how devastating heavy and prolonged periods of snow and ice can be to the trees and plants in your garden. If you simply knock off the snow resting on the leaves and branches of your prized specimens while it’s still soft and fresh there is a good chance that you will be preventing severe damage and possible fatalities. 10. WINTER GREENERY Just because the winter is a time of dormancy for many living things doesn’t mean that your garden can’t still be interesting and exciting. Incorporate architectural evergreen shrubs like the Phormium tenax to add crucial structure alongside deciduous shrubs like the Cornus sanguine ‘Midwinter Fire’ to set the winter border alight with it’s gorgeous flame-coloured stems. R52 and Petty Look to the Future As a company, Petty always try to champion the great area we all live and work in and that includes doing what we can for local charities, youth groups and sporting organisations. That’s why when we were given the opportunity to work with local students from Nelson and Colne College, we jumped at it! Working closely with design and digital marketing company Root Fifty Two, we have launched an exciting task for graphic design students at the college. Root Fifty Two have supported us and evolved our brand for many years, so this is a perfect opportunity for creative students to meet the alumni of Nelson and Colne College, as well as be apart of a live design brief. The project involves second year Level 3 BTEC students studying Creative & Digital Design working on ideas for a new advertising campaign, with the winning designs featured across social media, posters and various other marketing channels. Rick Williams, the course tutor, introduced Petty Director, Ian Bythell to the students, who gave the students their brief. The initiative provides a fantastic opportunity for NCC students to gain some valuable work experience.

This month the government promised to invest another £10bn into the Help to Buy Scheme, aiming to allow another 135,000 to get onto the property ladder. The Help to Buy Scheme allows first time buyers to purchase a property with only a 5% deposit and can considerably reduce the amount of money they would need to save. In this article, we take a look at who can qualify for the Help to Buy Scheme and how it works.
There are two Help to Buy mortgage options The equity loan scheme was introduced in April 2013 to help those finding it difficult to raise the funds for a deposit on a home. Buyers will receive a 20% equity loan from the government meaning they only need a 5% cash deposit and a 75% mortgage to make up the rest. However, this is only available on new build properties. The mortgage guarantee scheme is available for both new build and existing homes under a maximum purchase price of £600,000. Buyers only need to raise 5% of the property price and the government provides a guarantee for up to a further 15%. The guarantee means that a bank or building society will be more confident in lending larger mortgages.
What to watch out for Before you decide to buy a home using the Help to Buy Scheme, there are a few factors you should consider: • A Help to Buy home must be your only property • You cannot sublet the property • The equity loan is interest free for 5 years, but payments will then increase each year

Villagers raise £500k to save their historic pub here is a lot to be said for living in one of Lancashire’s best-kept villages. Roughlee, nestling in the shadow of Pendle Hill, has a river, woodland, lovely walks, and wildlife ranging from kingfishers and woodpeckers to deer and badgers. The village is famous for its connection with the Pendle Witches. One of the so-called witches Alice Nutter, who was hanged in 1612, used to live here. To commemorate the 400th anniversary of her trial, villagers, who believe the gentlewoman was innocent and wrongly convicted, erected a brass and steel sculpture of her in 2012 which has become a popular tourist attraction. When cotton was king at the turn of the twentieth century, 900 locals serviced the mills that sprang up along the banks of Pendle Water that runs through the village. In time however the mills closed and the population shrank as families moved to the nearby towns of Burnley and Nelson in search of work. While the village doesn’t have a shop, church or cafe it did always have a pub which was at the hub of village life and an important meeting point for the villagers. When a fire destroyed the pub’s kitchen in 2016 the owners announced they were drawing up plans to turn the Bay Horse Inn into housing.
“We want the Bay Horse to be a destination food pub to attract diners from all over Pendle.”
Local businessman Paul Dawson agreed to front the campaign and a small committee was formed of major investors. Paul said: “In the weeks that followed I sometimes thought the campaign was taking over my life. There was so much to do. But the community spirit was fantastic and I think I now know every single person in the village. I am on first-name terms with people I had never spoken to before.” What followed shows how a small community can work together to make things happen. Within four months they had raised nearly £500,000 enough to buy the pub and pay for repairs. Villagers then worked together helping the builders with repairs and decorations to make the pub fit for a tenant. Several would-be tenants offered to take over at the pub but it was a local family, who are actually investors, who won out and who are set to be the new tenants. They have a young team with plenty of experience from some of the best gastro pubs in the area. Paul added: “It was important to get the right team. Because we will own the pub, we can treat the tenants fairly, with a realistic rent. They will get fantastic support from the village. We want the Bay Horse to be a destination food pub to attract diners from all over Pendle. It used to be the busiest pub in the area, and we want it to be so again.” Not surprisingly, the campaign has attracted the attention of the national press, BBC TV and BBC Radio. But, as Paul put it: “We are not looking for fame. We just want our pub back!” The Bay Horse pub is set to open before Christmas 2017.
Fearing it would change the makeup of the village forever a few determined locals decided it was up to them to raise the money to save the Bay Horse. The campaign began with a casual chat at a function in the village hall, the only remaining meeting place for the villagers. One villager said he would donate £50,000 to help buy the pub, another said he would match it. A few phone calls later and they had £200,000. Nowhere near the £600,000 valuation the owners had put on the site but enough to launch a fund-raising campaign. With the help of the parish council, and a record turnout to the meeting where the usage of the pub was top of the agenda, they voted to list the pub as an Asset of Community Value. This gave a six-month breathing space to raise enough money to put in a bid. Your Village Life | 31

Sweet Success The Pendle Pub Walk, organised by the Rotary Club, has become a popular fixture in the Pendle Events Calendar. This year over 2000 people took part in the 10 mile pub walk through Pendleside villages and Barrowford aid of Pendleside Hospice. Pendleside Hospice has always been Petty’s chosen charity and we try to take part in as many fund raising events as possible. The hospice helps so many people from the area and does a vital work to promote and enhance the quality of life for people with a life-limiting illness, and their families. As in previous years Petty’s ran a cake stall in Roughlee to give a much needed sugar boost to the tired walkers on the last leg of the walk and we raised a fantastic £1000 which added to the overall pub walk total of just over £91,000.

Trawden For a small village Trawden often punches above its weight. It’s not really on the road to anywhere else, so people wouldn’t really have a reason to drive through it unless they actually lived there. The road through the centre of the village leads only to the bottom of the imposing Boulsworth Hill, it’s a dead-end and therefore a bit isolated. Maybe that’s why it has fostered such a sense of community.
Trawden Artists and Makers (TAM) was the idea of three local artists Susan Salter, Kate Sutcliffe and Catherine Wells. Susan and Catherine have been friends for 10 years and Kate sort of brushed in and out of their circle until more recently when TAM became more than just an idea. Catherine had the initial idea and invited Susan and Kate to join her. Their joint belief stems from their desire to raise the profile of independent solo artists who quietly create at home - and to help give them a platform, so the public can become aware of the amazing art available on their door step. The event was funded purely by the sale of the guides (a very affordable £1!) and saw a total of 25 artists take part. The artists themselves were from wide and varied disciplines so there was something to please everyone from photographers to print makers, 3D artists to painters and jewellery and textile designers. It also allowed the artists to get to know and share ideas with others whom they may not have been aware were working away in their own little studio just doors away from them. This collaborative approach has already benefitted many individuals and forged friendships. Catherine said:
It has for several years held an extremely successful Garden Festival which not only draws visitors from the surrounding towns and villages but also sees nearly all the village itself take part in one way or another, either building themed scarecrows or showing off hanging baskets, window boxes and gardens, sometimes with whole roads or avenues entering together. A group of volunteers also took over the running of the local community centre when the council threatened it with closure and have over the past few years turned it into a thriving community hub. It’s run purely by volunteers and hosts anything from weddings and birthday parties to theatre events and yoga classes. The same group of volunteers are also set to take over the old library building when the council closed its doors, and turn it into a village shop, post office and possible cyber cafe for the Silver-Surfers of the village. Maybe therefore it shouldn’t come as such a surprise that this October saw the small village host an arts trail with artists opening up their studios to the public, artists in residence located in the local cafes and pub and the community centre hosting stalls from artists that are either located in the village or have a close connection to Trawden.

“To have such a wealth of creativity in a relatively small area and to see it come together is just fantastic. The weekend really allowed the general public to see what goes on and the processes involved in how artists and makers work. The feedback has been overwhelming and we can’t wait to start planning next year’s event which we hope will be even bigger.”

Proud Pendle Forest Push Their Way to Hockey Awards Dinner As you may know, as part of our commitment to the community, Petty sponsor a number of local sporting clubs, from junior football clubs to netball and hockey. We take great pride in assisting in some small way to the success and development of these clubs and none more so than Pendle Forest Hockey Club. Our involvement with the club goes back many years now and it’s been rewarding to see so many of the girls and women involved go on and achieve great things. Earlier this year Pendle Forest Hockey Club was proudly represented at the England Hockey Awards Dinner. The promotion winning first team were nominated for the Investec Woman’s Team of The Year, after winning the North Hockey Women’s League Division Two North West with a 100 per cent record! They then went on to win the Division One play-offs to claim promotion.

Although Forest were piped at the post by Camberley and Farnborough they were thrilled to be nominated and had a fantastic night rubbing shoulders with Team GB Gold medal winners Nicola White and Crista Cullen who happily signed hockey sticks for the Forest team.
