The idea of downsizing a home is a hot topic for many of our readers. No longer is the thought of having formal living and dining areas—along with space to spare—at the top of many homeowners’ wish lists. For some, there will always be the desire for that even larger abode, but the overall trend seems to be finding that smaller, “more perfect” space to call home—a place to relax and entertain with just enough room for everyday living and no space that goes unused. Our “Living Large in Small Spaces” issue is a chance for us to peer inside some of these condos and cottages to see just how well they function. The formal sitting rooms primarily used for family holiday gatherings have now been opened up and made a bit more casual to use not only for special days, but everyday as well—and the same principle is true for furnishings. I was quite impressed with the way designer Bill Beringer and Bob Finkbeiner used their impressive collection of antiques throughout their classically-inspired, modern condo. Although space is limited, they have artfully curated and displayed their favorite pieces in every setting of the home—not worrying about an item being too fine to have out for everyday use. Homeowner Julie Hagood’s residence is one that although small in footprint reads quite roomy, thanks in part to a light color scheme, the use of mirrors, and careful, detailed planning throughout the spaces. She called on the talents of designer Debi Davis to help pull together her new home, which can now be described as a cottage with a flair for elegant living. Similarly, a newlywed Little Rock couple enlisted the help of Susan Walsh of Bear Hill Interiors to give their first home a major overhaul. The formerly dark-and-dated structure now exudes a fresh and friendly feel from the moment you pull into the drive. The calming color palette remains consistent and is the perfect dwelling to return home to after a stressful day. Perhaps the overarching theme that I noticed in all of these homes is that each owner is living life to the fullest in an environment perfectly suited to his or her tastes—and square footage was NEVER an issue!

A NEW PLACE OF HEALING

CARTI CANCER CENTER’S RECENTLY OPENED FACILITY IN LITTLE ROCK NOT ONLY MEETS THE PHYSICAL NEEDS OF ITS PATIENTS, BUT GOES ABOVE AND BEYOND WITH A DESIGN THAT IS CONSIDERATE OF EACH PERSON’S OVERALL WELL-BEING

For decades, CARTI has been a leader in cancer care in the Natural State. Now, thanks in part to a newly constructed outpatient care facility in West Little Rock, the multi-doctor organization will be able to do even more to help patients who are in the fight of their lives. “We saw about 3,000 patients per year in the old center. We anticipate seeing 20,000 this year at our new site,” says Alison Melson, Vice President of Communication and Marketing at CARTI, in regard to the new building’s capacity. Square footage isn’t the only thing that is gained with the newly constructed building. There’s an intense focus on making all aspects of treatment easier and more convenient for the patients who visit each day. Melson notes that before starting construction of the building and the design work for its interiors, CARTI requested input from patients about elements they would like to have in the new center. For example, many people noted they would like to have space for loved ones to join them in the chemotherapy suites—a feature that was not previously available. Others requested a serene palette that would encourage calmness and relaxation. Each of these thoughts 14 At Home in Arkansas | April 2016

were taken to heart in the design process, says Brenda Smith, an Interior Design Principal at Perkins+Will, the firm that oversaw the architecture, site construction, interiors, and furnishings for the new center. A local connection to the state and the site was also important to both those overseeing the project and the patients. To achieve this, Smith notes that the actual shape of the structure “celebrates the context of the site and is oriented in such a way that it embraces visitors and follows the natural terrain of the area,” rather than adhering to a pre-developed design plan. The natural stone seen in the building was also

Additionally, artwork by local artists, including Guy W. Bell, Rebecca Thompson, and Matt McLeod to name a few, fills the walls of many of the public spaces. The four floors of the center are equipped with everything from the actual chemo treatment suites and exam and consultation rooms to a yoga studio, gourmet deli, educational resource centers, and a chapel. What’s more, each floor has a theme word and is color coded for ease of use as well as continuity and peacefulness. The words include care, hope, love,

I worked as a hairstylist for 22 years and prayed God would give me something new where I would have flexibility and could be with my family more. He showed me jewelry. Even though I have only a high school education, I have always been creative. I had never made jewelry, though; so I got online, ordered materials, and begin to create pieces. My mom and my grandmother were both artists, and I grew up with very little, learning to make what I needed from what was available. I think these factors influenced my creativity and gave me a strong work ethic.

HOW DID YOU BEGIN TO SELL YOUR PIECES? I sold them at Southern Image Salon in Helena, where I was working at the time, for about a year, and then I decided to do a holiday market in Jonesboro. At the end of that show, the owner of Turnrows Boutique approached me about buying my line. I was floored! That was in October of 2014. From there we have grown to be in a number of stores—all of which have encouraged and supported me. YOU USE A LOT OF METAL IN YOUR NECKLACES, BRACELETS, AND EARRINGS. WHY THIS MEDIUM? Yes, I don’t use any jewels. It’s all metalwork. I hand-make the pendants from sheet metal to give them a little more of an edgy appeal. I have learned more from trial and error than any other method, and usually the designs just come to me. When I see a picture of someone wearing the finished product—my jewelry—I’m just so humbled. After months of online searches, Olivia Ramsey found a home on a somewhat quiet but completely accessible and conveniently located street in Little Rock’s Heights neighborhood. “I knew it had potential as soon as I saw it,” she recalls. However, her husband Joe wasn’t convinced and time went by before their realtor called to say there was a house available that they should see. As luck would have it, the house was the same one Olivia had scouted online, and once Joe saw it in person he knew it’s potential outweighed any concerns. “The house was dark and dated, and the kitchen was very industrial,” Olivia says of the home’s state when they first purchased it. “We knew we would have to put a lot of love and time into it to make it our dream house,” she adds. However, the couple was up for the challenge and set out to make the seemingly cramped cottage live larger through a host of wise design decisions and details.

gut,” Walsh says. “It was not pretty and had a tiny closet at the end of it.” To make it more accessible as well as attractive they installed a new bath and built a stand-up shower. Walsh also removed an existing wall between the tub and shower, replacing it with glass to create a more open feel. “In many custom homes, we are enclosing the showers now, but in a smaller space like this one, using the glass helps to create a flow that’s more visually appealing,” she adds.

DESIGN DIRECTION Knowing they would need a professional to help with both structural updates and the overall interior design, the Ramseys called on Susan Walsh of Bear Hill Interiors. “Susan worked with my twin sister, Eliza (whose home was featured in our April 2015 issue), on her home, and she and I have similar tastes,” Olivia says. As with many home renovation projects, Susan notes that this one “started out small, but grew as we began to see some of the flaws of the house.” Several areas became a key focus, including the entry, kitchen, and master bath and closet—all of which received structural or architectural updates in addition to a cosmetic makeover. In the entry, a paneled half wall replaced an outdated iron staircase rail to give the home architectural detail. The kitchen received new cabinetry and a built-in banquette. “The kitchen is such a hangout in any home, and I’ve come over here a couple of times while we were finishing up the project and seen them sitting around the banquette on their laptops or talking, so I know it’s a space they really use,” Walsh says. upholstered in a soft green check pattern. This light, cheerful dose of color seems to open the house up in ways no architectural transformation could have adequately or cost-effectively achieved. “It’s airy, fresh, and so happy!” Walsh says.

PERFECTLY PASTEL The palette also plays a large role in helping the cottage feel spacious. “She and her sister both love pastel colors,” Walsh says of Olivia’s chosen hues. “I’m also a big fan of [designer] Phoebe Howard’s and wanted to use a lot of blues and greens,” Olivia adds. The coordinated scheme starts with the exterior of the home, where the formerly dark brick was painted a creamy tan color that is accented with a light blue door that’s reminiscent of the sky on a clear spring day. Other shades of blue are found on the walls of the master bedroom and in the kitchen, where an Ann Sacks tile adds a subtle touch of color to the backsplash. “Blue is one of Olivia’s favorite colors. I originally picked the Ann Sacks tile for the master bath [to use in the tub area], and she loved it so much that she said ‘Can we just use that for our kitchen backsplash, too?’” Walsh says. A range of other pastels flow gracefully from one room to another, including an abundance of green. In the living room, a pair of chairs is covered in a citron-hued fabric; a light green can be seen on the entry table’s skirt; and the banquette and chairs at the kitchen’s dining area have cushions that are

PRACTICALLY PRETTY Since the Ramseys are newlyweds, Walsh was careful to be especially considerate of the budget and found ways to be creative with both new and existing pieces. For example, while the kitchen received all new cabinetry, the existing appliances were retained. In the dining nook, the banquette was custom built for the space and then paired with chairs from Ballard Designs and a table that Walsh found at Fabulous Finds Antique Mall and had painted to match. “Family dinner is especially important to us, so we wanted to place importance on this area,” Olivia notes. In the dining room, rather than opting for custom art along the wall behind the table or creating a focal point with a wall covering, Walsh proposed the idea of framing three pieces of wallpaper to create art. “Olivia loved that and we were able to use the wallpaper in an unexpected way,” she says. On a shared wall in the dining and living space, sits a sideboard that pulls double duty as a storage piece for the couple’s entertaining essentials and a buffet for serving guests at dinners and family gatherings. Above the sideboard, Walsh accented a mirror—which the Ramseys already owned—by framing it with plates from their wedding china collection. “I did that at her sister’s house, and she wanted it, too,” Walsh says. “It is a nice way for them to use something they have, and their wedding is so important to them, so it’s nice to have that memory up on the wall.” “Overall, I wanted this house to be a place where we could relax. Susan was so helpful, and it was refreshing to work with someone who could help us visualize what each room could be, give us lots of options to choose from, and really keep us focused on the project,” she adds.

Sometimes, it seems like things are just meant to be. Such was the case when former Arkansas State University basketball star Julie Hagood spotted a forsale sign on one of her favorite Little Rock streets. “I wasn’t really house hunting at the time, but I immediately called my realtor,” she recalls. The house—which was listed for sale that very morning— had everything Hagood and her nineyear-old daughter felt their own home was lacking—namely a location within walking distance to some of their favorite spots, whether grabbing a cup of coffee or a taco dinner. “At first I planned to just paint, refinish the floors, and update the lighting, but it kind of snowballed from there,” Hagood says of the project, which grew from those simple cosmetic updates to encompass an enlarged kitchen space, a fresh palette, and new furnishings. COZY TO COMFORTABLE Like many homes in the Pulaski Heights neighborhood, the first floor was comprised of several small rooms. Hagood sought a more modern and livable floor plan and set out to create an inviting and open living area. “There were a few times I wanted to pull out my hair, but it was fun,” she says of the experience of managing the work herself. “I worked with people who did what they said

they were going to do, so it went pretty smoothly.” When it came time to choose finishes, she called on the expertise of designer Debi Davis, whose work she had admired in the home of a friend. “I knew I was making decisions that I would have to live with for a while, and I wanted to get it right,” she says. Davis brought in her signature palette of fresh and feminine neutrals along with comfortable seating and classic casegoods. COLOR CONSIDERATIONS Not long after Davis and her team finalized the interior scheme of cream, ivory, and blush hues, Pantone named “Rose Quartz” as a color of the year. “It’s a color we have been using for years, and we consider it an extension of a neutral palette,” Davis says of the light shade that is displayed most prominently in the firstfloor home office. To help the perimeter of the home’s small rooms fade away visually, Davis wrapped them all in one color, rather than using a contrasting color on the trim and ceilings. She also chose large, neutral rugs to improve the natural flow from room to room. Additionally, the finishes used throughout the home are a pleasing mix of new and old, rustic and refined; together, they ensure that the soft palette is anything but boring. To give comfort underfoot and coordinate with the home’s hues, Davis chose a large rug for the living room and placed the furniture at its perimeter. A pair of inexpensive abstract paintings adds a graphic punch to the neutral room and draws the eye toward the dining room. Glass and metal side tables add a light, reflective touch. Between the dining room and kitchen, the former butler’s pantry is now a casual eating nook. White cabinets, ceramic subway tile, and stainless steel appliances bring a timeless look to the kitchen, while weathered-wood finishes add texture. CLASSIC MEETS CASUAL The updated house was enhanced with new furnishings from top to bottom, except for an antique chandelier and desk that Hagood brought from her previous residence. “She is a young, energetic woman, and we wanted to give her a home that was fresh, but we wanted to make wise investments,” says Davis of their traditional furniture choices. In the living room, they chose durable fabrics that would stand up to daily use by Hagood, her young daughter, and their dog; the room is now an often-used space for movie nights. Throughout the home, Davis combined new pieces that reference classic shapes with antique and vintage finds. Minimal accessories give the spaces a clean feeling while modern art adds contrast and interest to the traditional, serene palette. “Scale is important in small spaces,” Davis explains in regard to the overall design philosophy. “Oversized pieces can make the rooms feel smaller, but too many smaller items feels messy.” As for the structure, in addition to widening the doorways to improve traffic flow between rooms, the team opened up a small butler’s pantry to create an intimate dining nook as well as extra cabinets and display space. “That has become our favorite spot. It’s nice to have a place to sit with my daughter at the end of the day that is away from distractions,” Hagood adds. Thanks to the combination of subtle structural updates and a soft, neutral palette, the home feels much larger and livable than it did when Hagood originally purchased it. “We now have plenty of space to host my nieces and nephews and my daughter’s friends,” she concludes. 58 At Home in Arkansas | April 2016

D

Designer Bill Beringer admits that downtown living has not always appealed to him. But when he and partner Bob Finkbeiner—owner of Trianon Antiques—were ready to move from their townhouse, the low-maintenance lifestyle and exciting challenge of fitting their collection of European antiques into a sleek open-concept condominium enticed them. “We couldn’t do without our favorite antique pieces, but we had to make them work in a new way,” Beringer says. The pair transformed a formerly cold, blank space into a cozy home through a strict but serene color palette, the addition of plush new upholstery, and a careful edit of their belongings. PARE DOWN The sleek space did not mean an entirely new look, but it did take some creative thinking to meld the couple’s collection of German and French antiques with the home’s contemporary architecture and open floor plan. Initially, they purchased a unit on a lower floor and built walls around the kitchen area to create a more familiar, traditional layout, however the galley

kitchen felt even smaller once closed off. So, when a fifteenthfloor, partially finished unit came available, they decided to give open-space living one more chance. This time the space worked beautifully for their needs and their collections. “One entire wall of each room is made of glass,” Beringer explains. “The view [of the Arkansas River and Clinton Presidential Library beyond] is great but I kind of ignored it and floated all of the furniture in the middle of the room.” Beringer used repetition to tie the spaces together. Several sets of antique etchings vary in subject matter but are all framed simply with slim gilt frames, upholstery fabric is limited to shades of putty and brown, and the furniture includes only the most-loved and most-used pieces. Not a minimalist by nature, Beringer accessorized with glass, crystal, and lucite objects, which add another layer to the design without taking up much visual space. The lightness of the glass and crystal pieces also contrasts nicely with Finkbeiner’s collection of antique bronze and brass figures, which are found throughout the home. Custom-cut mirrors with an antique finish flank the fireplace. Beringer spotted the Hickory Chair sofas in a Bear Hill Interiors show house, and they set the color scheme for the space. Between them, the legs of a Lucite table reference the style of Louis XVI. The antique architectural etchings are from Belgium and were handed down through Finkbeiner’s family.

Open to the living and dining spaces, the kitchen cabinets and appliances are awash in the same soft gray shade that covers the walls.

GO MONOCHROMATIC “I’ve been accused of painting the world beige, one room at a time, so this putty color is new for me,” Beringer says of the soft gray tone (a custom mix) that covers the walls, ceiling, cabinets, and even the pair of plaster ceiling pendants in the main space. The soft palette, which includes the putty hue as well as chocolate brown and charcoal gray, is punctuated with gilt wood and gold tones. Texture—rather than color—delineates the spaces. The walls in the second bedroomturned-study are covered in a tactile wallpaper that resembles hide. With square footage at a minimum, the room gives the pair a bit of privacy when needed, explains Beringer, who takes his morning coffee in the study. The condo’s two bathrooms and powder room also got the monochromatic treatment with floorto-ceiling Emperadoro Light marble. “I find it easier to live without color on the walls,” Beringer says. “The light coming in from the windows can be very loud, so we wanted it all to be very serene.” Even the art— etchings and charcoal drawings from the couple’s collection—adheres to the palette. 66 At Home in Arkansas | April 2016

Avid collectors, Beringer and Finkbeiner pared down to only their most treasured objects, all of which adhere to the home’s strict color palette. In the study, a secretary from Germany offers added storage. It’s honey tones reference the gold and gilt found throughout the home. TIP THE SCALE In contrast to the antique casegoods, the home is filled with plush yet sleekly styled new upholstery pieces. For example, the bedroom’s king-size bed is punctuated by an upholstered headboard that stands nearly six feet tall. In the living room, there’s a similar feel. “I knew we had to go big in here; the smaller pieces from our last home would have been lost under the eleven-foot ceilings,” Beringer says in reference to the furniture. To keep the main room from feeling cluttered, he positioned two oversized sofas and two club chairs on one side of the room, and a dining table and French modern

sideboard on the opposite side. The clean lines of the armless sofas feel open, without lacking in comfort. A pair of custom mirrors flanks the fireplace and a large antique mirror over the sideboard creates the illusion of more space, while a custom rug unifies the two sides of the room. “It was not easy, but we love how it turned out,” Beringer says of their move to the condo. With a bit of creative thinking and a strong sense of personal style, Beringer and Finkbeiner created a cozy, chic space that feels at once sleek and collected in an unlikely location—a modern downtown condo. Beringer wanted to give the bath the feeling of a luxury hotel, but without the expected treatment of white marble and wallpaper.
