Recently I’ve been ruminating on the improbability of the bird’s nest. As we worked on our annual New Construction Issue this spring, the robins outside my window were aflutter perfecting their own miniature “new constructions” with scraps and twigs rather than bricks and beams. It’s mesmerizing to watch them at work: a blade of grass here, a tendril of vine there, tucking pieces of makeshift building material together until the structure is a place to call home. “Nesting” is a term most closely linked with expectant parents, but in learning more about the houses featured in these pages, it’s clear how much care and attention goes into creating a place to live at any stage of life—especially when building from the ground up. In this issue, we’re sharing three new homes that show how every detail plays a part in the final product. If you’re building fresh, I know you’ll find inspiration here for your own nest. Shine Interior Design Studio takes a Little Rock home’s hub from cramped and nonfunctional to spacious and efficient

ith cabinetry too small to house dishes, limited work and dining spaces, and little dedicated storage, Valerie and Travis Fortner’s 1980s kitchen was far from ideal. “It was not functioning for them, and they had lived with it for a long time,” says designer Stacey Breezeel of Shine Interior Design Studio. Ready to remedy these problems, the Fortners called on Stacey and her design partner, Natalie Biles, to reconfigure the space and implement a style upgrade. “Travis is an avid cook, and they wanted the option to eat in their kitchen and to entertain there as well—but it wasn’t conducive to either,” Stacey says. While the existing kitchen lacked the square footage to check all these boxes, it adjoined a large formal

living area and dining room, both of which were rarely used. Taking in these areas and reworking the floor plan allowed them to create a larger, more functional kitchen with room for a pantry, a dining table, and lounge space. “They trusted our methodology, and they trusted us to go big and bold,” Stacey says. Outside of space maximization, features like a concealed coffee bar, dual dishwashers, and a large range located against the back wall (rather than in the eat-in area as it was previously) are hallmarks of the new design. In addition, a dry bar and built-in china hutch were added to the dining area and a large, working pantry was created. “If you are upgrading your kitchen, why not add these features?” Stacey says. “I think this whole renovation has been like a breath of fresh air for them.”

The space reconfiguration allowed for a dry bar at one end of the dining area. The backsplash tile seen behind the range was repeated here, while glass-front cabinets provide display space. A small under-cabinet fridge chills wine and other beverages for entertaining.

"They ended up with a pantry that can serve several different purposes," Stacey says. Baskets offer visible storage for vegetables and fruit, shelving holds cereal and snacks as well as collectibles, and a tall cabinet conceals cleaning tools and supplies.

NATURAL MOTIF

After learning Travis enjoyed hunting and fishing, Stacey and Natalie selected a natural-hued tile that is reminiscent of fish scales to use as the backsplash behind the range and at the beverage station.

FLOOR STYLE

A blue and gray encaustic tile brings a punch of pattern underfoot in the pantry. The hues echo the palette seen throughout the kitchen while giving the pantry its own look.

As the owner of Botanica Gardens and Plantopia, Chris H. Olsen has no shortage of ideas for flowering plants that will thrive during an Arkansas summer. Here, he offers three ideas for wow-factor container gardens

/ FORMAL FLAIR “Our notion is to think of evergreens and topiaries when we think traditional,” Chris says. To this point, he grounded this classic container garden with a ‘Green Mountain’ boxwood in the center and globe arborvitae and ‘Wintergreen’ boxwoods in the outer layers. Never one to shy away from color, Chris mixed in an abundance of heat-tolerant Supertunias, ‘Green Lantern’ sun coleus, and scaevola. Terracotta pots and an iron obelisk speak back to the intended formality.

/ ART INSTALLATION “Agave reminds me of a sculpture installation,” Chris says of the heat-loving succulent. Planted in its own separate container, he takes the plant indoors during the winter months and then nestles it inside a larger pot for outdoor enjoyment in the spring and summer. Bright pink Supertunias soften its statement without overpowering it.

/ TROPICAL SENSATION “Succulents are so readily available, easy to grow, and very heat tolerant—making them great choices for an Arkansas summer,” Chris says. Here, pencil cactus, blue jade plant, and what is commonly referred to as mother-in-law’s tongue surround a corkscrew pine that gives height to the grouping. Gold bidens, Supertunias, and sedum help fill in the containers and introduce more color and texture. Chris notes that while this planting loves heat, it can thrive in either sun or shade. “This grouping is a great option for entry doors where one side gets sun and the other is mostly shaded,” he says.

T

he cast of characters at the core of Hot Springs history is varied and unforgettable. From Babe Ruth and Mickey Rooney to Al Capone, the city has played host to a veritable who’s who of sports, entertainment, and organized crime over the years, giving the region an indelible mythos that remains even today. In fact, it was the looks of disbelief on outsiders’ faces when he described his hometown that inspired native David Hill to pen a book titled The Vapors: A Southern Family, the New York Mob, and the Rise and Fall of Hot Springs, America’s Forgotten Capital of Vice. “What made Hot Springs unique in the middle of the century was that people had moved from all over the world, so it was really diverse in a way a lot of the South wasn’t,” he says. “It was a bit of a hodge podge; a small town with a big-city mentality.” Like most teenagers, David took the history of his hometown for granted and set his sights out of state after high school graduation. He attended college in Texas and spent years traveling the country as a union organizer before making New York his home base. This

distance gave him the perspective he needed to write at length about Hot Springs. However, when it came time to finish a manuscript of The Vapors, a return to his native land was in order. The writer uprooted his life—including his wife and three kids—and headed south to spend a year with his subject. David describes what it felt like to pass landmarks such as The Vapors, The Arlington, and the Southern Club (now home to a wax museum), all of which feature heavily in his account. “I would walk everywhere, and I was walking in the shadows of the people I was writing about,” he says. “It was inspirational in a way I wouldn’t have been able to replicate in New York.” While David eventually returned to the Empire State, he left with the sense that his hometown had hit its stride. “Today’s Hot Springs is about a lot of things. It’s about nature, it’s about history, it’s about music and art and culture,” he says, pointing to events such as the Valley of the Vapors independent music festival and the annual documentary film festival. “It feels like this well-kept secret. All you have to do is get somebody there and they fall in love with it.” Read on for a few of our favorite ways to discover Hot Springs.

s high school sweethearts, Emily Parks and her now-husband, Devon, wouldn’t have guessed the house where they posed for prom pictures would strongly influence their own abode years later. After marrying in 2013, the pair left their native Van Buren for Los Angeles to work in the film industry. While they returned home to see loved ones as often as they could, a project with an extended stay arose in 2019, evolving into an opportunity where they were working in Arkansas almost as much as they were in California. “We kind of just fell in love with home all over again. You really come to appreciate the area you are from when you move away,” Emily says. They felt the time was right to reestablish their roots in western Arkansas by making it their home base. Having been renters since they first moved to Los Angeles, they looked at buying a home near Van Buren, but as Devon recalls, “it sucked the life out of us.” Turning their focus back to their family and the things they treasured about the area, an idea began to form around Devon’s grandparents’ log cabin, a residence his grandfather and

father built themselves in the late 1980s. “We have always known we wanted to keep the cabin in our family,” he says. “We thought, What if we built our own home on the property?” The more they pondered the idea, the more sense it seemed to make; they would get the benefits of homeownership and also be able to live close to family. Not only did the couple have a vision, they had drive, completing all the work on the home themselves save for the siding, flooring, and plumbing. On one of their film projects in Arkansas, Emily met interior designer Kathryn LeMaster. The two hit it off, and Emily began working with Kathryn on design projects before officially joining her eponymous firm as a junior designer. While Devon does not have formal training as a carpenter, he was immersed in the craft from an early age. “Since my grandfather and my dad built the property’s cabin together, it was something I always wanted to do myself as well,” he says. Combined with their experience in constructing sets, this gave the Parks the confidence to embark on the project. Inspired by traditional log cabin designs centered on a hearth or living area as well as Los Angeles lofts, they sketched a floor plan incorporating the best of both worlds. With 800 square feet on the ground floor and a sleeping loft above, the house is the perfect size for Emily and Devon. The design also lent itself to cost-effective materials, including readily available metal for the exterior and wood milled locally in Booneville. “When you move from Arkansas to L.A., you garner a different appreciation for family heirlooms,” Devon says. “We really wanted to build this home to honor our family,” Emily adds. INSPIRED BY THE PAST

“If my whole life could be just one color, it would be this,” Emily says, pointing to the kitchen’s mint green, vintage-style refrigerator. Along with a butcher block counter, which was salvaged from a friend’s business, this piece plays into what Emily references as a 1950s diner vibe. She and Devon designed the counter ledge as their main dining space to take advantage of the ever-changing view out the window.

CONCRETE DECISIONS

Devon is not a fan of porcelain tile, but the bath needed some type of durable treatment that would also give it interest: enter concrete. Emily’s father, who owns a local decorative concrete company, had installed the couple’s floors. Building off of this idea, they opted for an overlay treatment on the bath walls, giving the room a tone-on-tone contrast. A contemporary vanity, fixtures, and minimal accessories complete the look.

W

hether you’re purchasing an existing home or looking to build—as was the case for this family—the phrase location, location, location continues to ring true. “We were living in Maumelle but everything we did was in Little Rock,” Laura Westlake recalls. She and her husband, Allen, owner of Westlake Plumbing, drove around west Little Rock neighborhoods looking for a place to build that would put them closer to work, school, and activities. “We instantly fell in love with the Falstone neighborhood and the view on this particular lot,” Laura says. Having built previous homes, the couple has come to enjoy the process and were eager to dig in; plus, Allen’s industry experience allowed him to serve as the general contractor. Shortly after locating the lot, they also reached out to Katie Rees of Katie Grace Designs. She had helped with their past projects and came on board in the drafting phase to help achieve the flow and style the Westlakes desired.

With four kids ranging from ages 8 to 17, spaces unique to each child as well as rooms where they could hang out with friends were top priorities on the home’s second story. “There’s tons of activity in this house so I made sure it would grow with them,” Katie says. Downstairs, the primary suite and more polished areas for entertaining and hosting a crowd take center stage. “I’m all about flow and no wasted space,” Laura says. This led them to creative solutions, such as incorporating wine storage underneath the staircase and opting for a comfortable hearth room rather than a breakfast nook to adjoin the kitchen. Beyond space planning, the Westlakes leaned on Katie to infuse the interiors with personality. Because Laura has a penchant for pattern and color, Katie was able to incorporate a range of hues, fun wallcoverings, and eye-catching lighting into the design. “There are bold, more playful spaces, but those are balanced with lots of calm, warmer areas where you can get cozy; I tried to do a mix to achieve all their goals,” Katie says. One wall of the hearth room is dedicated to storage for the couple’s wine collection. While not climate controlled, the feature is a striking visual and makes good use of otherwise voided space under the staircase. Pottery pieces by local artist Kelly Edwards are displayed at the side.

EVERYDAY ELEVATED

Since the family opted for a hearth room over a breakfast nook when designing the floor plan, the dining room is their primary eating space. A subtle cork wallpaper brings texture to the walls without being overtly trendy. A pair of chandeliers act as the room’s statement jewelry over a custom 12-foot table crafted by Turner Custom Millwork.

SEEING GREEN

The living room is seen upon entry from the front door; therefore, both the Westlakes and Katie prioritized giving it style and color. Katie found a jewel-toned fabric for a pair of upholstered chairs and played off its green-blue hue with the cabinetry paint color. “For the most part, we kept everything very neutral but pulled this color throughout the entire downstairs,” the designer says.

CLEAN AND CLASSIC

While the Westlakes wanted a neutral kitchen with white cabinetry, they didn’t want it to feel stark or uninspired. To this end, Katie incorporated a warm wood island that complements the ceiling and floor to ground the room. “The details make this kitchen feel original—and not like a kitchen that is in every home,” Katie says, pointing to the hardware, lighting, and herringbone pattern on the ceiling.

A wooded view of Pinnacle Mountain, which can be seen from the primary bedroom, is a feature that originally attracted the couple to the property. Katie highlighted this by creating a sitting area for morning coffee. Elegant, neutral furnishings elicit a serene feel. In the adjoining bath, subtle patterns and understated hues define the design. For example, what Katie refers to as a “statement-making marble tile” covers the back wall of the shower. A large-scale abstract work by Tanya Sweetin hangs on the wall between the shower and vanity spaces, adding to the calming feel in the room.

A

s the wife of a builder, Robin Connell was no stranger to the process when she and her husband, Patrick, decided to embark on a new construction home. First, however, they needed to secure the perfect setting. “It was our dream to have land but not be way out in the country,” Robin says. It took nearly a decade, but eventually they found what they’d been looking for: a 45-acre tract with wooded views in every direction. With their dream location secured, Robin called her friend Amy Williams to start the design process. As an interior designer, Amy collaborates frequently with Patrick’s construction company and also helped the couple with their previous home. Together they decided on an open concept to maximize views from every angle as well as an efficient floor plan—which meant no square footage gone to waste. “My husband and I are empty nesters now, and that had a lot to do with how we wanted the home to work for us in the future,” Robin says. “We downsized, and we wanted something that felt simple, comfortable, and cozy.” In regards to aesthetics, Amy leaned into Robin’s style, which she describes as “Southern traditional with an edge.” For example, rather than white siding and black windows—what many have come to associate with a modern farmhouse—they covered the entire exterior in rock and mortar wash. “I wanted it to look like something you might have found already standing on a farm,” Robin says. “And 100 years from now, it will still look like it belongs.” Inside, Amy found inspiration for hints of color to weave through the palette in a pair of throw pillows made from Schumacher’s “Chiang Mai.” A coral chair, blue accessories, and upholstery in layered shades of brown and beige can all be traced back to the pattern on the much-loved pillows, which are now at home in a pair of swivel chairs in the living room. The effect is a cohesive style that flows with comfort and ease. “The building process was really fun because Amy and I basically started from scratch,” Robin says. “Having your husband as the builder, that makes the process easy; but at the end of the day, I wanted it to be pretty, too. And when I walk through the spaces she’s decorated, I’m happy,” Robin says. AH

DETAILED DINING

In the dining room, the millwork makes a defining yet subtle statement. Amy came to the custom design in a Goldilocks-like fashion: Shiplap or tongue-and-groove was too expected, while a traditional chair rail felt too stuffy. This motif of interlocking boxes? It felt just right. After finalizing the design here, the team carried it onto cabinet fronts in the living room and kitchen, too. Overhead, a bubbleinspired chandelier and shimmering wallpaper bring a sense of playfulness to the space.

NEUTRAL HAVEN

While drawing the floor plan, the Connells intentionally designated most of their square footage to the main living spaces, preferring to keep the footprint tidy in the bedrooms. In the primary bath, Amy departed from the home’s more traditional leanings to keep the overall design fresh. “Everywhere else the cabinetry is more of a shaker style with a little bead detail, but I really wanted that clean-line profile here,” she says, noting this approach works well with the open shelving below and windowpane-style vanity mirror. Strips of inlaid brass in the porcelain tile underfoot add an understated sparkle in an unexpected place.

Advice on living your best life in a house you love—which is important now more than ever

his month we asked local professionals to weigh in on the current state of the home industry—and they didn’t disappoint, passing along insight on everything from home-building trends to the latest in lighting. “Demand for anything associated with housing—new construction or remodeling—has been on fire since shortly after the pandemic began,” says Mike Farquhar, owner and president of Pella. “This demand, combined with supply chain disruptions and dramatically higher volume, has changed how the industry works. I would encourage anyone contemplating a project to start planning and making arrangements far in advance in order to avoid frustrations with getting building supplies, furniture, and appliances,” he says. Brad Cunningham, president of Ridout Lumber, expects the current home-improvement craze will stay the course through this year and into next. “Additional strength in construction and building product demand is coming from concern over continued mortgage interest rate hikes, which has caused many prospective homeowners—many who are trying to pull forward a purchase they might have waited a few months to do—to move forward with new home construction or major home renovations,” he says. If you want to undertake a home project soon, anything is possible when you plan ahead, have a realistic budget, and tap into the right team of professionals. Read on for four ways to make the most of your home improvement projects.

Focus On Wellness In the past two years, Julie R. Rodriguez of éLan Creative say she’s seen a shift in the way people think about their homes holistically. “There’s an increased awareness of the effect our homes have on our physical and emotional well-being,” she says. “Wellness design and living-inplace are integral parts to our methodology. There’s a higher focus than ever on kitchens for healthy cooking and clients requesting that they ‘feel like they’re on vacation’ while at home, too,” Julie says. The concept of physical health leading to emotional and mental well-being is one Tiffani Escalanta of Preston and Company is seeing across a range of projects as well. “People are taking healthy living to the next level,” she says. “We are incorporating saunas into our new home builds and renovations. Our clients want to have that stress-free, relaxing spa experience in the comfort of their own home.”

Consider Creative Space-Planning The pandemic brought another change to the forefront of home design: the need for functional versatility. “With so many people working from home, we are doing a lot of home office/guest room combinations,” says David Fraiser, owner of Closet Factory. “By combining the two areas into one, the homeowner can have a designated work area and get back the dining room they’ve been using since the pandemic began.” Frank Curtis of Curtis Contracting has also noticed this trend. “Families want spaces for home offices and apartment-like areas for aging parents and older children,” he says. These additional living spaces can be equipped with an en suite bathroom and even a small kitchen area so long-term or live-in guests feel truly at home.

A focus on outdoor living continues to dominate current home improvement trends. “Since COVID, indoor-outdoor living has become a high priority,” says Chase Smallwood of Carrington Creek Homes. “Whether it’s outdoor dining spaces, kitchens, or patio fireplaces, our clients are looking for new ways to experience home.” David Munsey, III, of Better Lawns & Gardens echoes this sentiment. “We continue to see demand for full outdoor living spaces so clients can fully maximize the property they have and be able to entertain,” he says. “With that, I’m seeing a trend toward more tech outdoors, too—whether that’s automated cooking, full control AV, or upgraded controls for the pool wired into the smart home system.” Alan Matheny, president of Diamond Pools, also sees outdoor kitchens and fireplaces in his company’s new installations, which serve as an extension of the pool to create a true entertainment hub. Low-maintenance options are also a priority for pool owners. “We are continuing to see more people wanting ease of maintenance with in-floor cleaning systems and UV, ozone and salt chlorinators, the latter of which has been prompted by chlorine shortages,” Alan says. Intentional lighting is a great way to help your outdoors shine. “Professionally designed and installed architectural and landscape lighting continues to grow in popularity,” says Amy Giezentanner Hardwick, owner of Outdoor Lighting Perspectives. “Color-changing lighting, which clients can change on demand with an app, is a perfect way to celebrate a favorite sports team or holiday, and even show support for special causes and events like cancer awareness.”

Finally, the most important aspect of home is creating a space that feels like you. Designers across the state find people are leaning into a mix of traditional and modern styles. “From an aesthetic standpoint, I am seeing a turn to what I call ‘new traditional,’ but maybe that’s because I personally love that look so much,” says Julie R. Rodriguez of éLan Creative. “It’s the perfect blend of clean, simple, and even midcentury lines with meaningful antique or vintage elements.” At Preston and Company, Tiffani Escalanta says even contemporary houses are incorporating aged elements to give their homes character. “There’s a huge trend in using reclaimed, centuries-old building materials like stone, doors, beams, and mantels. These pieces are a way to incorporate timeless (and many times, one-of-a-kind) materials into your home,” she says. Chase Smallwood with Carrington Creek Homes says comfort is also top of mind. “Our clients are looking to make their homes a softer, more casual space, utilizing visual textures and natural materials like rift-sawn white oak, marble, hand-thrown tiles, brass fixtures, and plaster accents to bring in interest,” he says. And for furniture, lighting, and décor, Laura Beth Smith with Kaufman By Design West says the boom in online shopping has not slowed down—but that doesn’t mean you can’t still shop local. “With online shopping high on the rise, the launch of our online store was the perfect addition to our already everso efficient brick and mortar,” she says. “Although we still highly encourage customers to shop with us in store, this offers an extra option for those who prefer to shop from the comfort of their own home.”
