212 WADSWORTH AVE - NYC 212 Wadsworth Avenue is a multifamily Residential Project in upper Manhattan’s Washington/Hudson Heigths neighborhood. It’s a 9-story, 125,000 SF project with 100 rental units ranging in size from studios to two-bedrooms, with market rate and moderate-income units. The Baptist church that was located on the site before will ocupy the basement level of the new building.

9 ORCHARD | NYC 9 Orchard is a 12-story boutique hotel in the historic lower east side of Manhattan, designed inside the 1912 Jarmulowsky Bank Building, which is a city-protected landmark. Located on the first floor it’s the Hotel Lobby which you will be able to access on 9 Orchard street, and three dining and drinking spaces on Allen Street, featuring high ceilings and arched windows. On the second floor there are two spaces for private events. The 116 guest rooms are located on floors 3-12. Each room will be different, but all of them feature high ceilings and antique furniture, unique pieces on every room. On the thirteen floor there’s another private event space, with a rooftop with amazing views of New York city skyline.

Annaly Capital Management is a small office renovation project, the client presented their current space with some areas of inefficiency, which were modified by a new workstation layout and relocating some rooms, mainly the IT room and the mail/copy room. They were also interested in creating a main meeting area, which we achieved by designing a flexible meeting and gathering space called “The Town Center”, this space has three main uses during the year; a space that could be a 40 person boardroom, small team/conference rooms and a Townhall, all within the same space. One of the main problems they have is storage, so the Town Center space was designed with glass and ELEVATION - PANTRY WEST solid movable walls 2 as well as custom made movable tables, so they could adapt and reuse depending on the layout without need to store.

Zoning requires 8 stories and 85 feet high on that site, this site assessment and preliminary floorplans were developed with 13 stories and a 131 feet maximum height, which will require a variance for approval. First floor has a small lobby for the residents and parking, which only allows for 39 parking spaces on triple stackers.
