This project was developed for Metropolis Magazine’s Living Cities Design Competition. Demographers estimate that New York City will have up to one more million people by 2040. Finding housing will pose a crisis for thousands of them, unless new residential towers are built to house this urban influx. We selected Willets Point as the site for our Residential Tower for the 21st Century.

IMMINENT BLOOM | NYC

Imminent bloom’s fundamental idea was to create a modular vertical city which could continue growing accommodating the changing needs of its residents overtime, generating an adaptable permanent housing.

With an increasing influx of diverse young urban professionals to New York City, there is a growing need for transient and more adaptable permanent housing. This creates an opportunity for a new residential tower typology, one that introduces spatial flexibility into high rise living and combines it with all the advantages of urban life.

Capitol Vista Northwest was a Master Plan designed as part of an RFP for Republic Properties Corporation. The project is located in the main northwest neighborhood of Washington DC, over highway I-395 and two blocks away from Union Station. The Master Plan Consisted of two Residential Buildings and a Hotel.

CAPITOL VISTA NORTHWEST | DC

PARCEL ONE

PARCEL TWO

PARCEL THREE

This project is located in the Southwest Waterfront area, considered by some as the new cultural center in Washington, DC. The RFP called for 380,000 GSF of Mixed used development with 230,000 SF of Office area, 40,000 SF of Retail, 30,000 SF of Building Common area and 80,000 SF of Parking garage below grade.

800 9TH STREET SW | DC

Accessible from the Highway, the site is visible from all points while you are entering or leaving the City. It is considered one of the most iconic sites in the new cultural center being developed in the Southwest Waterfront.

SECOND FLOOR

GROUND FLOOR

An urban plaza located along the Front of the building creates a space for activities, generating outdoor seating for the retail area and office space. The urban Plaza creates a connection between the sidewalk and the second floor, where it creates an energetic and playful space with uninterrupted views of the waterfront.

Pentagon Centre Retail renovation is part of a three phase Master Plan in Arlington, Virginia. The first phase proposes a design that connects existing retail on South Hayes Street with the new adjacent residential buildings, creating a temporary and dynamic faรงade. This was achieved by cladding the main entrance with bent metal panels creating an attractive and interesting access.

PENTAGON CENTRE | VA

Pentagon Centre streetscapes was designed to meet Arlington County Standards, and to enhance the sidewalk experience with outdoor areas, providing a vibrant and dynamic feel along the Site’s frontage.

Located on one of the oldest areas of DC. 5th and I street is a 174.000 SF mixed use Building that consist of retail, hotel and Residential. It’s a 12 stories building which consist of a shared floor for the building public amenities, 7 floors for the hotel and the top 4 floors for residential use. The Design celebrates the location with a playful and vibrant design language. A strong two story reading starts at the base portraying the historic proportion of the adjacent townhouse and continues throughout the building with a modern interpretation.

5TH & I STREET NW | DC

GROUND FLOOR

TYPICAL FLOOR

A well defined base articulated with storefront windows, allowing visual access to the Ground Floor of the building, where all the public amenities are located, activating the pedestrian experience and energizing this Historic area.

5TH STREET ELEVATION

The hotel floors are emphasized with a framed 2 story reading of recessed windows, alternating with the two floors above and below. The last 4 floors, which are the residential floors, are slightly more open but use similar materials, creating a distinct yet coherent design each layer of the mixed use building typology.

I STREET ELEVATION

The Kiley is located in the heart of Washington DC’s Southwest neighborhood. Situated on G street, parallel to the existing building at the north edge of the property adjacent to the I-395 highway. It’s an eight-story, 270,000 SF building with 330, which 8% of the units will be set aside for affordable units. The Residential tower was approved by HPRB, because is set within a modernist landscape design by Daniel Urban Kiley, the re-use of Historical elements was very important on the Design phase.

THE KILEY | DC

The project celebrates the distinctive character of Southwest and promote preservation of its outstanding Modernist architecture, landscape architecture, and urban design, and also ensures that future developments are compatible with the existing design of the community. The Design, materials and landscape are inspired by the existing architecture and original landscape design by Urban Kiley.
