Letter from the President

Greetings, RHP neighbors, I find myself in a position I would have never dreamed of. On the second anniversary of my retirement, I was voted in as President of the Rose Hill POA. In recent months I decided to run for the Board because I thought I had the right experience to address some issues I have observed that did not make sense. I’ve committed myself to working with the other members of the Board to improve transparency and make the Board one that the community can believe in, be proud of, and support. I’m pleased with the balance I see in the new Board of Directors. In our meetings, they are very open, honest, passionate and respectful during discussions and debates. We don’t always agree, but I don’t think we always should. I know residents were tired of waiting for the announcement of a new golf course operator but I assure you we finalized an agreement that I believe will be best situation for our entire community. It was the first of many important decisions this Board will face in coming months. The “wants vs. needs” discussions and decisions will affect the neighborhood for years to come. We are a diverse community, and I hope people realize that not everyone will be happy with every decision the Board makes. Our decisions will be based on what is best for the community as a whole with the main goals being improved property values, maintaining our infrastructure and buildings and improving amenities. We hope to accomplish this while keeping our annual dues among the lowest in the area. I am also pleased with the involvement and dedication of our Committees. RHP is evolving demographically as a community, and the Committees will work with the Board to address how we can best serve the changing needs. I ask for your patience as the Board and Committees settle in. Keep in mind we are all volunteers trying to keep RHP the best place to live in Bluffton.

Letter from the General Manager

Rose Hill Residents, It feels like we are finally turning a corner with many of us getting our Covid vaccinations, enjoying warmer temperatures and best of all, one another’s company again. In Rose Hill we have many new beginnings: We have our first nineperson Board of Directors. The current and new Board members have merged together seamlessly. Once officially seated, they got straight to work concentrating on finding a new golf course operator. The contract was awarded to Hallmark Golf and they will begin operating our course on or before August 1st. However, you may have already seen Hallmark’s General Manager, Tim Ashley or their Agronomist Brian Roller, out on the course making sure everything is beautiful. Another first for the POA is we have hired Sheryl Bergman, as our Administrative Specialist. Her position will serve a dual role assisting with covenant enforcement and executive level administrative tasks in the management office. Sheryl will begin her new position on June 14. Please stop by and help us welcome her to Rose Hill! Other firsts include the addition of three new committees: Equestrian, Amenities and Social. We couldn’t be more excited about the addition of these committees and we want to say thank you to all the resident volunteers who serve our community. We could not do what we do without you! Rose Hill has certainly benefited from the real estate boom with 34 homes sales closing in the last two months and 18 new homes currently under construction. You will be seeing me out in the community a lot more this summer as I work on preventative maintenance issues and a plan for addressing upcoming infrastructure repairs. We will also be incorporating new gate access software to be implemented in a few weeks. Thank you all for being part of this wonderful community! Kind Regards,

Litter Gidderz The Rose Hill Environmental Sustainability club sponsored Rose Hill’s first “Adopt a Highway” effort on Saturday, June 5th. Resident volunteers pledged to continue to clean both sides of Route 278 between Rose Hill and the Fire Station. Beaufort County supplies road signs, the bags, gloves and safety vests. Lisa Bush and Lynn Zipse are leading the effort. Our inaugural event, on Saturday, June 5, was a HUGE success. We decided not to accept requests from local, national and international press.

Awards were provided for the most volume and weight collected and the most outrageous trash talking. Ten neighbors participated. On the scorcher (South) side: Nancy Allen, Tom Brouillette, Ginny Cassidy, Nancy and Bill Fairfax. On the cooler (North) side: Lisa Bush, Bruce Clemens, Susan and David Tirard. Don Dempsey and his camera were omnipresent! Excuse me, but here comes some additional shameless self promotion. We filled 61 bags in addition to a number of truck tire treads, metal signs and posts and 4” Steel and PVC pipe. We finished in world record time, breaking the three hours barrier! Quotes included: • “Dang, that RoadKill catered lunch was far better than expected.” • “I found that my extensive prior training was not required, I was able to pick it up along the way”. • When asked why he littered, the perpetrator explained he just read the sign that said “Fine for Littering.” • Finally, “Did you hear about the cheese truck that crashed? The street was littered with de brie”

Caroline Dolbey, Bluffton’s Adopt a Highway coordinator, was amazed at the amount of trash we bagged. Caroline said she thinks that was the first time the area was ever cleaned by volunteers. Caroline added that no other group has ever collected as many as 50 bags! We plan to host such events, without the dumb jokes, every three months or whenever sufficient litter accumulates. Greetings from Kent and Lori…. Restaurants are slowly reopening with full dining inside and out, but many folks are still requesting outside dining options. To expand our capacity for our customers’ “alfresco” requests, four beautiful red umbrellas have been added to the deck and we soon hope to add oscillating fans on the deck to help keep those pesky gnats away! We have also lowered the fans on the screened porch to move the air more effectively.

Caring Neighbors

Outstanding neighbors…. With the arrival of Spring, and many of our Caring Neighbors volunteers having received their Covid shots, our ability to assist those who rely on us for transportation and other needs has returned to normal.

During the past year, when some of our drivers were unable to transport people, we had to rely on a small number of faithful people who put in an extraordinary number of hours helping those who requested our services. We are so grateful to them for their outstanding dedication during a difficult time and for helping us fulfill our goal of “neighbors helping neighbors”. For those residents who are new to Rose Hill, Caring Neighbors is a non-profit, charitable organization which relies on volunteers to help those living within the plantation, or the greater Bluffton area, meet their needs.

If you are interested in volunteering for our group, or know of someone who could benefit from our help, more information is available on our website at www.caring-neighbors.org or you can call 843-368-2096.

FORWARD TEES If you are searching for a ladies’ golf group, Rose Hill has 2 organizations that you might be interested in joining.

The Rosebuds play 9 holes on Mondays and Fridays while enjoying

a relaxed form of golf with no pressure. After play, they often stop in at Oak Terrace to further socialize and enjoy each other’s company. They also have the opportunity to attend Exchanges that are held at other area courses where they meet new friends and participate in friendly competitions. The Ladies Golf Association (LGA) meets on Wednesdays and

Saturdays to play 18 holes of golf followed by lunch. They enjoy a different format each outing and compete to win cash prizes on their play days. Several of the ladies also enjoy being a part of a team that competes in the Coastal Carolina Ladies League with other groups from several beautiful courses in the Lowcountry. The tournament had a record turnout (74 players) and followed by a meal prepared by Oak Terrace.

A MESSAGE FROM

Hallmark Golf

Rose Hill Residents, We at Hallmark Golf are excited to join your community. Just a few trips through the gate and around the community and I can already tell this is a special place. Hallmark Golf entered the local golf scene in 2019 – initially in Crescent Pointe and Eagle’s Pointe. Walter and Susan Galdenzi purchased these two courses and a year later, purchased The Club at Hilton Head Lakes. Our staff has never worked for anyone more committed to the golf industry than this couple. It is truly a blessing to know the staff has the full support of their owners. We have learned valuable lessons in the past year and a half that continue to make us successful in this industry. At the top of that list is realizing that a golf course and its residents must be unified as a family. We co-exist to support and serve each other. Our recipe for success begins and ends with our relationship with the community. Hallmark is committed to bringing these same principles to Rose Hill and is excited to begin this journey. Our reputation is extremely important in this competitive market; therefore, we vow to treat your course as one of our own. Hallmark will be transparent and honest in our relationship with you. As always, I welcome you to communicate with any of the three communities we’re currently involved with and see how we’re doing. They all acted quickly with CPR and saved a player’s life when she went down on the court. Take the time to get certified. SPEEDING

Please be mindful of your speed when driving through the community. The speed on most streets is 25mph unless posted otherwise. We have an active community with my walkers, joggers, children playing, and pet walkers... let's keep the streets a safe place by driving at the proper speed. The Amenities Committee Chair will be meeting with the Chief of Security and the GM a week from today to discuss ways to better enhance our security measures and better enable our Security team in Rose Hill. Security will be cracking down on speeders and we will not be waiving speeding tickets. So please WATCH YOUR SPEED!

Animals

Our precious fur-babies! We love them like family because they are our family! We just want to remind you that there are rules regarding our lovable little furballs. Please remember to pick up after them when out on a walk and not to allow your pet to roam unattended. Please control obsessive barking, especially if it becomes a nuisance to your neighbors. Thank you for being a wonderful pet parent and even better neighbor!

Crabbing at the Dock

Crabbing can be a lot of fun and a great way to spend the afternoon with your family! We just want to remind you to please throw back female crabs, do not keep any crabs under 5" and if you leave the dock, don't leave your crab pots behind, take them home with you. Now get out there and have some fun crabbing!

Rose Hill Mansion sale

The Rose Hill Mansion was recently sold at auction for the price of $1.7 million to a third party. The successful bidder was Wild Goose Development Corp., from Rhode Island. Information found on “Linkedin” describes them as an “Entrepreneur/International Real Estate Development Expert. Maintenance update

The Maintenance Department has been busy with the construction of the new railing at the BBP bridge, repairing sinkholes on the Equestrian trails, making repairs to the equestrian center drainage, and assessing and repairing the leak in the slab at the Willow Lake Pool. They are also helping the golf maintenance crew with irrigation assistance and providing extra support. The Long Range Planning Committee has recently toured the community to get a better understanding of Rose Hill’s aging infrastructure and things to keep in mind when considering other long term projects.

Lowcountry Ecosystem Program with Learn Through Playing

Sunday, July 18 • 4:00-5:00PM Rose Hill’s Colleton Point Pavilion

Come learn about and play with South Carolina’s amazing coastal ecosystem - create a marsh or ocean scene and fill with fiddler crabs, sea turtles, dolphins, alligators and more! Led by Jenny Phelan (M.Ed. and Owner of Learn Through Playing) and Master Naturalist Jill Moore, this interactive program is designed for children to learn about the wildlife in the Lowcountry region. While having fun, your child will also practice fine motor skills, enjoy social interaction, focus attention, use imagination and creativity, and develop literacy and math skills. Supplies are carefully selected and kid-tested to optimize engagement and learning. Participants will take home a one-of-a-kind South Carolina Activity Kit after the program.
