Letter from the President
Happy Spring! We are finally experiencing warmer weather and watching the natural beauty of Rose Hill start to unfold. COVID cases are declining and we all hope we are on our way to getting back to some sense of normal! Our spring started off with our annual election of new Board members and saying good-bye to others. Thank you to Larry Beckler and Fran Richards who have served our community for several years. Your dedication to Rose Hill has been appreciated. Congratulations to new board members, Bob Zipse who comes to us from Long Range Planning, and welcome back to Past President Mike Hagen. These members will be great assets to the Board. Your committees have been busy all along! Communications Committee, with the assistance of our Security Chief Travis Nelson, put on a security seminar with 40 residents in attendance and over 150 others checking it out on Facebook Live. Travis also conducted a Dwelling live workshop on March 16th. Our gate officers have shared that DwellingLive is helping them move cars through the gates faster. The Social Committee held a wine tasting event at Oak Terrace in February and will have an Easter egg hunt on April 9th. Spearheaded by the Equestrian Committee, along with the Social and Communications Committees, a Kentucky Derby Party at the Equestrian Center is in the works for May 7th. Watch for details! Our Board meetings will continue to be broadcast on Facebook Live for those that prefer to remain at home. We are still seeking volunteers to help record the meetings for Facebook. I will also continue to meet with the neighbors for coffee and a chat every 3rd Saturday of each month. Your Board and our committees are all striving to improve communications to the community. I know some folks feel we could be better. I am asking you to please give us some grace. There are times when we just can’t get out every update and some news items may be more urgent than others. The Board often needs time to discuss and debate topics. If you hear a sound bite mentioned during a board meeting, pause and ask yourself if a vote was taken or how long the topic was discussed. If a vote wasn’t taken, it may have simply been a comment or discussion. Please understand the context before you consider posting comments on social media that can potentially hurt Rose Hill. You can always ask a Board member for context and your concern will be addressed. On a final note…plans to renovate the guard buildings will begin in the near future thanks to the Common Grounds Committee. We also look forward to starting the renovations on Colleton Point and all that entails, along with the fun events our committees are planning, Please try to keep in mind that Board and committee members are residents in your neighborhood who volunteer their time because we all care about Rose Hill. Letter from the General Manager
Rose Hill Residents, I have been diligently working on assembling an “All-Star Team” for the POA Management office. As you know, we introduced our new Chief of Security, Travis Nelson in December 2021. He has already presented a security seminar and has met with many Rose Hill residents. In March we added Julian Walls, Operations Manager, to our team. Julian dived right in and has been instrumental in working with the general contractors on many of our upcoming projects. We have also hired a new Office Manager, Caroline Adams, who begins on March 30th. Please give our new staff members a warm Rose Hill welcome and be patient as they learn their new roles. We at the POA are here for you, the wonderful residents of Rose Hill. We are all excited for the future of Rose Hill. If you need to contact a staff member, please call the office at 843-757-2450 and Adrianne, our Administrative Assistant, will point you in the right direction. Below are updates on Happenings in Rose Hill: Annual Election The 2022 Annual Election was held on March 22, 6:30pm at St Andrews by the Sea, Bluffton Campus. We appreciate all those who threw their hat in the ring to serve on the Board. We know that a lot of time and energy goes into running for the Board, and we thank you. Congratulations to new board members Mike Hagen and Bob Zipse! Thank you to Fran Richards and Larry Beckler for their many years of service to Rose Hill.

Flowers at the Front Entrances Entrances will be planted with new spring flowers in early April.

Colleton Point Renovations Architect Brent Robinson and Julian Walls have met with structural engineers to assess the pilings and post that will need to be replaced. We then anticipate the formal bid process to begin. Interested builders are Kenneth Scott Builders, Coastline Construction Services, Ashworth Construction Group. Clubhouse Remediation The Board met with two interested contractors for the Clubhouse remediation project. The contract was awarded to Kennedy Richter Construction out of Charleston. Litigation continues. Bridge on 9th Hole Maintenance has started replacing boards on the bridge at the 9th hole. POA Porch Extension Maintenance has extended the POA front porch to make it safer and ADA compliant. Road Work Atlantic Asphalt has started milling, paving and seal coating of our roads. Equestrian Facility We had a professional inspection done of the Equestrian center and are awaiting the results. The irrigation project is expected to begin by the end of March. Pools Please be advised, the Wood Eden Pool will open April 1st; however, the Willow Lake and Colleton Point Pools will be undergoing renovations and will have delayed opening dates. Letter from the Chief of Security
Rose Hill Residents, As many of you know, I was hired as the Rose Hill Chief of Security the first week of December last year. I quickly learned that my position was very important in light of a few disturbing events that occurred in my first few months. I hope that I have (and will continue) to prove myself worthy of Rose Hill. My focus is ensuring that the Security Department provides the highest level of professionalism and service while effectively identifying and addressing all safety and security concerns.
DwellingLive has been in full effect for several months and has proven to be much more efficient in guest management and revenue accountability than the previous system. If you have not registered with DwellingLive, please contact the POA. If you have any concerns with your account, please inquire to me or the POA. www.security@rosehillpoa.com. Low Country Critters: As the weather warms up and the days get longer, the sunshine will bring out more humans and animals alike. With that said, the alligators and snakes here in Rose Hill will be more active. Stay extra vigilant while near the many lagoons and wooded areas on property. Bikes and Golf Carts & Boats: Typically, there is an increase of golf cart and bicycle traffic on the roads this time of year. Remember that both carts and bikes are to follow the traffic rules. This means stopping at posted stop signs and yielding when applicable. Also, boat owners, remember that if you need to park your boat, jet skis or any other type of trailer overnight, please stop at the gate and request a 24-hour parking permit. Pools: Wood Eden Pool will be opening on April 1. All residents and their guests should follow the posted rules and be courteous and respectful of those who are also enjoying the amenities. Please stay clear of the Willow Lake and Colleton Point pools while they are under construction. If there are any concerns during this season, please contact Security or the POA. Secure Vehicles: Securing your vehicles and removing all valuables is the most effective way of preventing property theft from your vehicle. Firearms should never be left unattended in a vehicle, however if a firearm is stolen, it should be reported to the Beaufort County Sheriff upon discovery. Firearm owners should keep a record of serial numbers as law enforcement will request the serial number of a stolen firearm so they can investigate and attempt recovery as efficiently and effectively as possible.
Congratulations Officer Bell! On a happy note, some of you, mostly on the Golf Side, might have met full-time Gate Officer T. Bell. Bell came onboard in December and brought her years of security experience along with her “unborn” child! On March 11th, Officer Bell gave birth to 7lbs 6oz Baby Thomas! She will be returning to Rose Hill after her maternity leave. Any cards of congratulations can be dropped off at my office or at either gate.

SOBA Honors Rose Hill Artists Submitted by Lu Klaiber & Mary Ann Burgeson
The Society of Bluffton Artists’ Annual Judged Show returned in early March after being postponed during COVID last year. Artists from all over the South and Eastern coastlines came to Bluffton for the SOBA event.
The artwork will be on display at the SOBA Gallery in Olde Town Bluffton from March 7th – April 3rd. In addition to local Bluffton artists, you will also see entries from Charleston, Atlanta, Savannah and beyond. All of the original artwork is for sale. Judging took place on March 9th at a food and wine awards reception. Cash awards were given for 1st, 2nd, and 3rd place in the following categories: Acrylic, Oil, Watercolor, Photography, Drawing and Miscellaneous.

Award winning artist Judge Dan Graziano, who displays at the prestigious Red Piano Gallery and other top galleries across the country, was very impressed with the quality and depth of the talent here in Bluffton. Committees
Spotlight on committees GOLF COMMITTEE Submitted by

The Golf Committee consists of 7 members, all of whom are members of Rose Hill Golf. The members are Jack Menzie, Victor Stoykovich, Roy Parin, Mike Higdon, Carol Fruit, Jackie Currie, and Susan Bailey. We meet on the third Monday of every month at 3pm. We split up into groups of two to evaluate the golf course. Each group rides six holes and rates the course using a numbering system from 0 to 5 with 0 being the worst and 5 being the best. For each hole we rate the tee boxes, tee borders, fairway, bunkers, rough, green approach, and collar, putting surface. We then reconvene at Oak Terrace to review and discuss the condition of each hole. We prepare a report for the General Manager and the POA and also meet with Brian Roller, the course superintendent and Justin McFadden, the head pro, and share our findings with them. They in turn share their maintenance, grooming, and fertilizing schedules with us. Our course has undergone a transformation under Hallmark’s management. With the growing season approaching, we are optimistic that we will see greatly improved results in the months to come.
COMMON GROUNDS COMMITTEE Submitted by

The Common Grounds Committee has continued to meet during the past year except for the major holiday months of Thanksgiving and Christmas. Present committee members are Marguerite Carver, Jennifer Jenkins, Bunny Stoykovich, Jane Higdon, and Bill Dorson. Dan Utley is our Rose Hill Board Liaison. The Committee continues to identify the numerous items throughout Rose Hill that fall within the purview of our responsibilities. These are new items brought to our attention by concerned residents and older items yet to be addressed. We will continue to pursue all items new and old to their proper conclusion. We presently have two openings on the Common Grounds Committee. Anyone interested in this Committee can obtain an interest form at the POA office or download it from the Rose Hill website. Upon completion submit it at the POA office to start the process. Thanks to all the residents of Rose Hill who have helped us during the past year to move the Common Grounds Committee forward.

Another Award-Winning Effort by
the Rose Hill Litter Gidderz! Submitted by Lisa Bush
Our Gidderz Adopt a Highway team swelled to eighteen.... by FAR the best turnout to date! We gathered on Saturday, March 5th and came extremely close to our record with 68 bags of trash collected! Other discarded treasures we found included three tires, a street sign, 25 feet of PVC pipe, a 12 pack of beer (with several cans unopened) a golf ball from the tee shot of the millennia from the New England golf club, and a partridge in a pear tree! Mike Hagen, even found a Craftsman lawn mower this time! Not to worry, it was a push mower and I’m too lazy to use it. It is yours for the taking! In case you were living under a rock last year, Beaufort County declared that the Rose Hill Litter Gidderz collected more litter than any other group in the freakin’ county! Our award-winning, world-class Gidderz included: Lisa Bush, board member Dawn Burke and her son Blake, Bruce Clemens, Barbara and John Collins, Samantha Dunne, Kathy and Mike Hagen, Lyn Huber, Angela and John Lee, Sandy Lochren, Suzanne McNally, Stephen Villante, Halle and Andrew Welsh, and one mystery person who did not sign in! Special thanks to everyone! Blake was voted the most handsome Gidder!!

We are very grateful to the Rose Hill POA office staff, Kent & Lori at Oak Terrace Restaurant, and the people at Tennis of the Low Country for allowing us to place drop boxes in their establishments during the period of February 1-14. Additionally, we appreciate all of the food and hygiene items donated by residents of Rose Hill and elsewhere in Bluffton. These days if you are like me, you find yourself frequently asking these questions, “Why is everybody so angry?” Why are people so nasty on social media? “Are we going to have another civil war in this country?” “Is our democracy going to implode?” “Are we on the verge of another world war?”
On September 11, 2001, who can forget watching in horror on live television as the second plane flew into the Twin Towers followed by the shock of the buildings collapsing creating a deadly tsunami of dust and debris. I was gripped with fear of what was coming next for our country and scrambling frantically to connect with every member of my family.
Indeed, the past two years have been physically, emotionally and spiritually exhausting to say the least. I find myself wanting to withdraw from society and cocoon in my home with my loved ones. I want to retreat from divisive political conversations, COVID vaccine and masking debates and frightening news headlines.
I’m a person of faith and every day my prayers are that our country would seek to heal itself; that the majority of our citizens would come together like we have so many times in our nation’s history. I pray we would show the rest of the world who we are, not just patriots but people who love big, show respect for one another (even when we disagree), and exude empathy and compassion toward one another.
Previous generations of Americans have certainly been confronted with capricious times like these. My parents, “the greatest generation” lived through the Great Depression, World War II (Holocaust), The Korean War, Vietnam War, the Cuban Missile Crisis and the civil rights and war protests of the 1960’s. They were raising their children when President Kennedy, Martin Luther King, Jr. and Bobby Kennedy were assassinated.
Reconciliation can begin when two people are willing to reach across the fence and offer a kind word or assistance. Simple gestures can gain momentum and spread though communities like ours. Rose Hill is a very special place filled with amazing people I am proud to call friends and neighbors. We can choose to steer the tone of our conversations and our day–to-day dealings with one another in a positive direction. Let the healing start with us!

Overgrown vegetation along the lagoon bank on #10 has been cleared.

We began to pull and kill unwanted Poa in the putting surface. Several greens have been completed.

Once weather is consistently warm, we will punch holes in the thin turf on the front 9 greens. This will help dry out and alleviate compaction over the winter and promote spring growth. This will have no impact on play.
Respectfully, we want to remind you of the following: Practice Holes & Range Balls • Please be advised that there is a charge for use of the practice holes. Be sure to stop in the ProShop to purchase access to the Practice Facility. •

Anyone caught trespassing on the practice holes will receive a warning and the POA will be notified.

FORWARD TEES by Cathy Michael
The Ladies Golf Association (LGA) meets on Wednesdays and Saturdays to play 18 holes of golf followed by lunch (optional) at Oak Terrace in the Rose Hill Clubhouse. We enjoy a different format each outing and compete to win cash prizes (we put $3 each into the pot!) on play days. Our LGA board is constantly improving our organization. A new clearer version of our Guidelines was just revised which helps us better understand how to play our game!
