Letter from the President

Rose Hill Neighbors, When I ran for the POA Board, I never expected to end up as President. Our community has been through three presidents this year… one retired, one resigned for personal reasons, and now you have me! As I venture into this new position on your Board of Directors, I want to let everyone know, Rose Hill Plantation comes first in all of the Board’s decisions. We discuss and may disagree but in the end, we strive to unite in the fact that we are one Board.

This year we have had many accomplishments. We contracted with a new

management company for the golf course, and started a Rose Hill Facebook announcements page and as of November 30th, we have with 461 followers! Our Communications Committee has taken on the responsibility of publishing the quarterly Plantation Voice, which looks fantastic. The special events organized by our Social Committee, have brought neighbors outside to gather and visit with one another. Common Grounds continues to give the Board suggestions on improvements needed throughout the community and our Long Range Planning committee has offered the Board suggestions for a vision and mission statement.

As the Board makes decisions for Rose Hill as to how/where to spend funds, there are several factors included in the decision-making process. Just like a

normal household budget, the Board needs to be aware of the greater economic climate and any factors that may force projects to be placed on hold. With that in mind, the Colleton Point renovations and a new swimming pool are examples of projects we need to consider seriously before we spend the funds. Current costs of materials and labor would mean spending almost twice as much to complete these projects as originally anticipated. It just isn’t the best way to manage our budget. We will pause until we see the economy start to move in a better direction. We have the design plan for Colleton Point and are receiving bids from builders. On a positive note, we are excited to tell you that we signed a contract to upgrade two of our existing pools and the costs are locked in!

Early in 2022, remediation on the clubhouse will begin, while moving in parallel

with the litigation. The recovery of all our funds spent could be a long process but we will strive to recoup as much as possible.

We are interviewing for our new Operations Manager position. We hope to have

the position filled and the new person starting in January.

I, along with the entire Board, want to thank all the volunteers who have given of their time and talents assisting to make Rose Hill a better community. I look forward to a new and exciting 2022 for Rose Hill Plantation.

Coffee & Donuts with Nancy NEW! Starting on Dec 18th,

I would like to invite anyone to stop by the “old” POA office on the 3rd Saturday of each month for coffee and donuts with me. I’ll be there from 9am – noon. No appointment is required, just show up with your concerns, questions or just to talk! Other board members might also stop by to visit. This is an open invitation for anyone in the community.

Letter from the General Manager

Rose Hill Residents, Reflecting back on 2021, I am reminded of the many challenges and hardships our POA staff and Board faced. I feel very blessed to have been able to return to work in early March, but never anticipated what would lie ahead. Among the greater challenges we faced was the unexpected closing of the golf course and the scramble to find a new management company. We experienced several staff turnovers and COVID cases which restricted our ability to fully function. Most heartbreaking of all, was the devastating loss of our beloved maintenance manager, Tony Booker who died of a major heart attack on the job. There were plenty of sleepless nights for both staff and Board members but we persevered and found strength we didn’t know we had. Despite all of these hits, the Board and the POA staff had many accomplishments.

Here’s a look back at just a “few.” • Relocated the POA office into our beautifully renovated space

• Completed the Equestrian apartment

• Won a civil case regarding Stephens Golf Anniversary rates

Holiday Gala By Pam Wise

The Rose Hill Holiday Gala held on December 3rd was a huge success! We had 82 people sign-up for

a fabulous night of food, fun, dancing, raffles, and a silent auction. We would like to thank all the neighbors and businesses that donated towards our raffle and silent auction! Your generosity helped to raise funds for The Social Committee! This money will be put back into YOUR neighborhood, and it will help make YOUR events bigger and better for next year. We would also like to give special thanks to the team at Oak Terrace who helped make this event so special for everyone, and to our neighbor, DJ Mike Taylor, who served as our emcee and DJ for the evening. We look forward to another fabulous Gala next year and know you won’t want to miss it. Happy Holidays!

Committees

Spotlight on committees COMMUNICATIONS COMMITTEE Submitted by

The Communications Committee works with the POA Board, management, and staff to inform, engage, and educate residents and other interested parties with regard to issues important to Rose Hill. Our current projects include updating the Rose Hill website content and photographs, updating the Rose Hill brochure and all handouts given out to new residents. This year, Communications, (with the assistance of a Social Committee member) assumed the responsibility of publishing the quarterly Plantation Voice. We have updated the welcome packet for new residents complete with Rose Hill logo gift items. We discuss any communications/issues/alerts pertinent to our residents and the best way to disseminate the information. To stay “in the know” about what is happening in Rose Hill, be sure the POA office has your email, or join the Rose Hill Facebook Announcements page. You can also attend Board Meetings the first Tuesday of every month and access many resources in the Member section of the Rose Hill website.

LONG RANGE PLANNING COMMITTEE Submitted by Vanessa Weatherford, Chair

Your Long Range Planning Committee has spent most of our time this year developing Rose Hill’s Strategic plan and creating a sound asset inventory and maintenance/repair/replace system. Our focus on strategic planning stemmed from the Rose Hill community dialogue about transparency, following processes correctly, and completing those processes all the way through. Our POA and Board can be guided by our community-created Mission and Vision Statements as they create goals and plan. Future projects will undergo a thorough “filtration” process by our Board with Rose Hill’s mission and vision at its center. When we consider Rose Hill’s environment, it is more than the green space and water. Our community is nearly 40 years old and so is much of our infrastructure and buildings. When we go from one problem to another in our approach to maintenance and improvement, it can get unnecessarily expensive. In response, we have developed a system to manage and maintain our Asset and Infrastructure Inventory. This system will be pivotal in facilitating the transition to a more cost effective, preventative approach when it comes to where we live. We look forward to continuing serving Rose Hill in 2022.

EQUESTRIAN COMMITTEE Submitted by Donna Raines, Chair

The new Rose Hill Equestrian Committee was created in 2021 with volunteers who have extensive equestrian expertise and are full of enthusiasm! The goal of the committee is to be the liaison between the POA, The Board, The Equestrian Center and the Rose Hill Community. We will assist in all things equestrian in Rose Hill. We are working on building a strong relationship with the operator of the Equestrian Center, addressing safety concerns, budgetary considerations and contractual obligations. In 2022 we plan to address trail maintenance, add new footing and irrigation to the riding arenas, as well as create an equestrian registry of equine properties and horses to be used as a guide and for promotion by the POA, Board and local Realtors. We look forward to our committee’s involvement in the October 2022 Polo Match, an exciting event for all of Rose Hill, and further serving our community.

SOCIAL COMMITTEE Submitted by Pam Wise, Co-Chair

The Social Committee was chartered in the spring of 2021 when a few moms felt like we needed some fun neighborhood activities that would appeal to all ages. We hit the ground running and put on several events this year including: The Easter Egg Hunt, an End of the Year Pool Party, The 3rd of July Celebration, The Fall Festival, The Holiday Gala, and Breakfast with Santa. The committee is composed of a wonderful group of women varying in ages from moms with young children to retirees (we are always looking for a few good men). We are committed to providing more top-notch events for Rose Hill residents in 2022 and are always open to suggestions on how we can improve. We are not currently in need of new committee members but recommend that anyone interested in The Social Committee should obtain an interest form from the POA office. Also, we are always looking for volunteers to help during community events!

Women's Golf

FORWARD TEES by Cathy Michael

The Ladies Golf Association (LGA) meets on Wednesdays and Saturdays to play 18 holes of golf followed by lunch (optional) at Oak Terrace. We enjoy a different format for each outing and compete to win cash prizes.

Our Christmas Tournament, run by the LGA, was held on December 4th with everyone decked out! The weather

co-operated with temperatures in the high 70’s, unlike the last several outings where we nearly we froze to death! Our holiday lunch was terrific at Oak Terrace. We gave out prizes and had a 50/50 raffle. The lucky winner took home half of the jackpot and the other half was donated to The Church of the Cross Food Bank. We look forward to our next tournament to be held around Valentines Day!

We wish to commend Hallmark Golf who has done a great job of managing our golf course since opening on

August 1st. Justin McFadden, head golf pro, is very experienced in managing the Pro Shop. He keeps our golf groups informed of games on our play dates and sends out the pairings on a timely manner. He also enters all the scores into Golf Genius for LGA and MGA. The LGA especially appreciates this!

A big THANK YOU to all of those who participated in the Adopt a Highway litter cleanup on December 4th. It was a great day! We collected approximately 30 bags of trash and debris along Hwy 278. Gladly we had 9 volunteers participating: David Pratt, Bruce Clemens, John and Barb Collins, Suzanne McNally, Jennifer Jenkins, Lori Runge, Ray Horn and Lisa Bush. Our 2022 cleanup dates (weather permitting) will be the first Saturday of every month beginning in March and again in June, September and December.

The arrival of Autumn was celebrated on October 9 with activities for people of all ages at Rose Hill’s Fall Festival. Caring Neighbors was delighted to learn that the Social Committee chose to make our organization the recipient of the funds raised at The Dunk Tank. Because of their thoughtful gesture, it will be possible for us to meet some of our annual financial obligations…we are truly grateful! Medicare information Caring Neighbors hosted its annual

Medicare informational meeting on October 12 at Colleton Point. Joel Iacopelli, an agent representing United Healthcare, BCBS, Humana, Clover, and other Medicare Advantage and Supplemental policies, was on hand to answer questions from those in attendance as well as those who were Zooming. This always proves to be a well-attended event and very informative in helping the senior citizens of Rose Hill make informed decisions about their insurance coverage. The Board of Directors of Caring Neighbors incerely thanks Joel for his time and attention!

AED defibrillators We would like to remind you that we have 4 AED defibrillators in Rose Hill. One is at Oak Terrace in the hallway outside of the Ladies Room. The other is kept in the roving Security car and can be accessed by calling the North Gate at 843-757-3001 or the South Gate at 843-757-3000. In either case, call 911 immediately and start CPR if necessary while a second person gets the AED. Once it is turned on, the defibrillator will give you step by step instructions for its use. Our hope is that you will never need to utilize this device but being prepared may lessen the severity of a cardiac situation.

Rose Hill Residents, Our Hallmark staff is pleased to share some fun golf happenings for the holidays and golf course maintenance updates:

The Pro Shop We recently held our Annual Reindeer Cup on December 4th, with a competitive showing. The Red team came out on top to win the 2021 Reindeer Cup. Red Team Members were Micheal Higdon, Larry Toebbe, Victor Stoykovich, Bunny Stoykovich, Jack Menzie, Mary Hendy, David Tirard, Susan Tirard, Chris Blanken, Suzanne Blanken, Scott Shepler, Louann Shepler, George Kelly, Joan Davis, Louie Scheltino, Susan Brown, Jay Parks, Theresa Boyer, Jim Walsh, Patrice Walsh, Bill Dorson, and Brad Deardorff. Congratulations to All!!!!! Rose Hill Golf Shop will be hosting our Annual Christmas Party/Sale on Saturday December 18th starting at 4pm. Please come by for hors d’oeuvre’s and other refreshments, and a chance to participate in a drawing for up to 40% off pro shop apparel. This is a great opportunity for holiday shopping! All Rose Hill members/residents are welcome! We are still raffling off a brand-new full set of 2021 Srixon/Cleveland Golf Club ($25 per square). Please stop by the pro shop for more information. The last day to buy squares will be Friday December 17th.

The Golf Course Our golf maintenance staff began working on the golf course in mid June. Over the past six months we have been diligently working to bring the golf course back to good playable standards. During the summer months we concentrated on the health of the turf grass. This included two fertility applications on the whole golf course and weekly applications to the greens. Along with our cultural practices we were able to gain a good stand of turf throughout the course. With the cooler temperatures upon us, we are starting to concentrate on some of the out-of-play areas. This will give the overall course a more aesthetically pleasing look. Moving forward, our team will continue striving to make Rose Hill a wellconditioned course that will be a source of pride for both members and the entire community. We hope everyone has a safe and enjoyable Holiday Season and look forward to a Great New Year! Thank you,
