Greetings from sunny La Mesa! I hope each of you are doing well. It’s May and can I say I just love this time of year? Not to hot, not to cold, absolutely perfect weather! If you’re thinking I’m having a whining fest here I am not. San Diego is beautiful all year round. Spring time just happens to be my favorite time of year. Driving along our freeways is even a treat with all of the flowers strutting their colors of fuchsia, orange, pink, red and purple. I’m frequently asked by people about San Diego’s real estate market and they’re thinking it must be really bad for real estate agents right now with all that they’re hearing and seeing via the media. They’re shocked when I tell them the market is moving along quite well. Depending upon area and pricing we are seeing homes sell quickly and they generally have multiple offers on them. Southbay’s Chula Vista is selling the quickest with home inventory being less than one month. The coastal areas are still recovering from the downturn, yet areas like La Jolla are still seeing homes selling in the 1.6K and under range. The market that has not recovered is the 2 million and up market, which is most of the coastal region. Not that there aren’t some sales in this market, it’s just not clipping along like the 500K and under range in the rest of the county. With the expiration of the 2009 Federal home-buyer tax credit, it will be interesting to see what happens. (The armed forces still get another year to take advantage of the tax credit by the way as long as they were deployed outside their home base for at least 90 days.) My prediction is we still are going to see buyers purchasing, based solely on the great prices we’ve seen here in years in San Diego.

 



 





The state of California extended the $10,000 homebuyer tax credit. March 25, 2010 AB 183 was signed by Gov. Arnold Schwarzenegger Allocated $200 million for contracts executed between May 1, 2010-December 31, 2010 Homes must close escrow by no later than August 1, 2011. Tax credit is for first time buyers of existing homes and for any buyer of new home construction. The 200 million will be split evenly between new home and existing home purchases. Home has to be a qualified principle residence. Buyer will have to occupy the home for 2 years or payback the credit. Credit is $10,000 or 5% of the purchase price whichever is lesser Tax credit has to be applied over 3 successive tax years. Beginning with the tax year the home is purchased in. (A maximum of $3333.00 per year) Tax cannot reduce the regular tax below tentative minimum tax (TMT) Tax credit is given on a first-come first-served basis. Taxpayer must be 18 years or older Taxpayer or their spouse cannot have purchased from a relative. Taxpayer cannot have been a dependent of another taxpayer the year of the purchase.

out and about spring garden tours Mission Hills Garden Club Garden Walk $25 in advance; $30 day of event; children under 12, free. San Diego horticultural pioneer Kate Sessions will be remembered in this year’s garden walk through the Bankers Hill area. A dozen gardens that reflect Sessions’ design influence and plant passions will be showcased. Info: missionhillsgardenclub.org. May 8, 10 a.m. to 4 p.m. Artist Studio and Garden Tour $20 This annual Mother’s Day weekend tour sponsored by the San Dieguito Art Guild will visit eight artist’s studios and gardens in the Encinitas area. Secret Garden Tour of Old La Jolla $50 ($40 LJHS members) Now in its 12th year, this popular tour keeps its gardens secret until the day of the event. As in previous years, the tour’s sponsor, The La Jolla Historical Society, promises several gardens and homes that reveal the often secluded charms of this seaside community. Info: lajollahistory.org May 15, 10 a.m. to 4 p.m. San Diego Floral Association Historic Garden Tour $15 in advance; $20 day of tour In honor of Kensington’s centennial celebration this year, the Floral Association tour will visit six historic gardens in this central San Diego community. Among them are two homes and courtyards by architect Richard Requa with gardens by Milton Sessions and an exotic garden of South African cycads by legendary designer Sinjen. energy efficient appliance rebate program The California Energy Commission has allocated $35.2 million for the California Appliance Rebate program. The program began April 22, 2010. Three residential appliance categories were selected to be eligible to receive rebates:   

Clothes washers rebate $100 Refrigerators rebate $200 Room/window air conditioners rebate $50

These rebates are in addition to the federal tax credits. www.energystar.gov/index.cfm?c=tax_credits.tx_index. To qualify, the appliances must be ENERGY STAR listed, meet CEE tier standards, and certified to the Energy Commission as meeting all state and federal appliance efficiency standards.

Before I was a Mom, I never tripped over toys or forgot words to a lullaby. I didn't worry whether or not my plants were poisonous. I never thought about immunizations. Before I was a Mom, I had never been puked on. Pooped on. Chewed on. Peed on. I had complete control of my mind and my thoughts. I slept all night. Before I was a Mom, I never held down a screaming child so doctors could do tests. Or give shots. I never looked into teary eyes and cried. I never got gloriously happy over a simple grin. I never sat up late hours at night watching a baby sleep. Before I was a Mom, I never held a sleeping baby just because I didn't want to put her down. I never felt my heart break into a million pieces when I couldn't stop the hurt. I never knew that something so small could affect my life so much. I never knew that I could love someone so much. I never knew I would love being a Mom. Before I was a Mom, I didn't know the feeling of having my heart outside my body.. I didn't know how special it could feel to feed a hungry baby. I didn't know that bond between a mother and her child. I didn't know that something so small could make me feel so important and happy. Before I was a Mom, I had never gotten up in the middle of the night every 10 minutes to make sure all was okay. I had never known the warmth, the joy, the love, the heartache, the wonderment or the satisfaction of being a Mom. I didn't know I was capable of feeling so much, before I was a Mom –Author unknown

Rather, all the pieces reassemble until the sponge returns to its original form. Now, if only humans could do that when they go to pieces!
