the real estate brief a note from rosemary My favorite holiday will soon be upon us, Thanksgiving. We have so much to be grateful for here in San Diego. The most perfect weather year round. Driving distance to dessert, mountains/ snow, ocean or even a foreign country. On top of all that it is without a doubt a visually beautiful place to live! Most of all though, what I love is the tradition and the freedom of gathering of friends and family in homes across America, eating yummy food, playing or watching a game and taking the time to connect with one another. It’s a time to appreciate all that we’ve been blessed with and if you look at the world around you. We have been abundantly blessed. In the real estate world a change to an old program is definitely something to be thankful for. HARP (Home Affordable Refinance Program) is now new and improved. It will help families in todays tough real estate market stay in their homes by providing loans at today’s great rates, even if the homeowner owes more on it than what the home is worth. The San Diego market was not something that was looking so great when you looked at the month to month numbers for August 2011 to September of 2011. Detached home sales were down 2.5% and condos were down a whopping 13.6% . I never like to rely on those month to month numbers though as those numbers can be skewed by so many different things. The good news is that our year over year September 2010 to September 2011 saw an 8 % increase in sales and the condo/townhouse market remained unchanged. Our inventory is sitting at an average of about 4 months. We may see this number creep up with the coming busy holidays. I know a lot of people don’t consider themselves “creative” or even “crafty” but if you have a computer and an ink jet printer you can create clever gifts and decorations that will amaze your friends and family. Personalization is the key! Here are a few ideas: Iron Ons: For that cook in the family. You can buy plain colored aprons at Michaels craft stores, buy some t-shirt transfer iron on paper that works on your inkjet printer. Create a clever saying that suits your recipient, print it, iron it on… and voila! A personalized gifts costing less than $10 but because it is personal, has so much more value. Another easy little gift is a personalized origami box. By printing the paper you use to make your origami, you can have a personalized box filled with candy, cookies, Legos or anything. These make great place holders at a table for parties and weddings. There are easy instructions on how to make various origami items all over the internet! (If you wish to get the instructions for the box above just email me.) Then it is just a matter of printing your paper prior to folding. A little gift that works great in San Diego, where the sun is strong, is a ball cap. It keeps them warm when it’s cool and shaded when it’s hot. Bath and Body Works has a three bottle for $10 deal and you can get travel size soaps, shampoo, lotion and so forth that have a nice fragrance. One of my friends mentioned locally made treats, such as candy or baked goods at Shakespeare’s Corner Shoppe, [check YELP]. Not only are local specialties enjoyable, but they can generate lively conversation or provide an interesting excursion. Top Ten Christmas Reminders... When you are committed to making wiser financial decisions it is still easy to get caught up in the holiday madness. We have come up with a list to help. Josh and Liane’s Top Ten Christmas Reminders... 1. Christmas is going to be in December this year. Plan on it. We recommend setting aside money all year just for Christmas. When December rolls around, you will be prepared!

You don’t have to spend $400 on tickets to The Nutcracker. There are always lights, parades, church services, Christmas productions to get into the Christmas spirit. 10. Most of our favorite Christmas memories have nothing to do with gifts. They are special family traditions, spending time baking with Grandma, and kodak moments with loved ones. This is the stuff Christmas is made of, not the gadgets, toys, and credit cards. Our new, favorite tradition is having our kids tell the REAL Christmas story to the video camera and being able to share Christ (yes, and our cute kids) with friends and family. Merry Christmas!

Homemade goodies like cookies, cupcakes, or chocolate truffles are always in style. 5. Just stay out of the mall. 6. Do you really need more Christmas decorations? Ouch. This one is terribly hard for Liane. Her favorite shopping day has become the day after Christmas because all that fabulous stuff is on sale! We actually have a special budget for her just for that day. Kind of sad, yet apparently very necessary. 7. Even Christmas is not worth going into debt over. If you can’t afford it in cash now, you can not afford it. Who really

1 egg white 1 tablespoon water 1 pound pecan halves 1 cup white sugar 3/4 teaspoon salt 1/2 teaspoon ground cinnamon

Directions: 1. Preheat oven to 250 degrees. Grease one baking sheet. 2. In a mixing bowl, whip together the egg white and water until frothy. In a separate bowl, mix together sugar, salt, and cinnamon. 3. Add pecans to egg whites, stir to coat the nuts evenly. Remove the nuts, and toss them in the sugar mixture until coated. Spread the nuts out on the prepared baking sheet. 4. Bake at 250 degrees for 1 hour. Stir every 15 minutes.

Bravo and Mia Say: “If you want the best seat in the house, move the dog.” The newest addition to the Rebecca and Shayne Johnson household is a puggle named Mia. Diva Mia is the one with the pink collar to the left. We finally got Bravo and Mia to sit still long enough to take a photo. Of course the only way we could do that is by catching them sleeping! Bravo still spends most days working at getting peanut butter out of his Kong and is definitely terrorized daily by Mia. He is truly the innocent one of the two as Mia has taken over the role of the family terrorist! Mia and Bravo are the grandpuppies of Rosemary and Todd Joles.

Loved, loved, loved this book. A compilation of love stories from World War II. You’ll not only read about couples love stories, but see some 1940’s era photos and artwork. In addition you’ll get a history lesson from many couples that have been together for 50 plus years. A great book to have by the night stand as the stories are short and a quick read. I picked mine up at the library but you can also check it out on Amazon.com as it’s a “Look Inside Book”.

building ordinance coverage?? In the Summer edition of Front Porch, we took a look at three things which you can do when moving into your new home. In this edition, I want to expand a little on one of them, Building Ordinance coverage. Sometimes overlooked, this is a very important coverage to consider. Homeowners are learning the importance of having adequate Dwelling property coverage (amount of insurance to rebuild your home), which provides the means for returning the building to the condition it was prior to the loss. What is not covered under the Dwelling property coverage, and is specifically excluded, is the increased cost of rebuilding, repair or remodeling created by the application of local, state and federal building codes. Building Ordinance coverage was developed to fill the gaps created by these exclusions.

Building ordinance coverage has three parts, A, B and C, and each part is designed to meet a specific purpose, as follows: Coverage A: Coverage for Loss to the Undamaged Portion of a Building. Following a claim in which there is structural damage, if the undamaged portion of the building is rendered as unusable, or condemned, according to current ordinance law, then a total loss of the building would be incurred. This coverage would indemnify the home owner for the undamaged portion, even though there was no direct damage to that portion of the building. Coverage B: Coverage for the Cost of Demolition. This coverage pays for the cost to demolish the undamaged portion of the building. The coverage is dependent on several variables, such as local construction costs for demolition, the amount of the undamaged portion of the building, and special hazard issues, such as asbestos or lead insulation.
