the real estate brief a note from rosemary Summer in many parts of the country is drawing to a close and frankly I can’t believe how fast this year has gone. Before you know it, we will be celebrating the Christmas season with the very traditional twinkle lights on palm trees, along with beautifully and creatively lighted boat parades in our very own San Diego harbor. We of course here in San Diego are fortunate enough to feel like we have a perpetual summer with only a slight change in weather from summer to autumn. When you’ve lived here for a long time though you begin to feel the subtleties of the seasons. A slight crispness in the air. The tourists are gone from our beaches and Julian apples ripen giving reason to take trips to the wonderful old gold mining mountain town. Because I’m fortunate to live here in La Mesa, I even have the chance to see the Liquid Amber leaf color changes from vibrant green to the hues of orange, red and gold that line both Allison Ave. and La Mesa Blvd. The only thing that fools you that you’re not somewhere in the Midwest are the palm trees that sprinkle our hillsides and line the east end of the Blvd. San Diego somehow becomes quieter, simpler, making autumn my most favorite season. It is nothing short of spectacular in America’s Finest City/County at this time of year. Be sure you take a moment to relax from your daily routine and notice how awesome it is to live here. So enough on enjoying autumn and on to what I know best, real estate. Real estate is ever changing here in San Diego. Our year started out strong and I was optimistic we were headed for a good year of recovery. However, the market seems to be floundering slightly with San Diego resale housing inventory sitting at about 4.5 months, days on market increasing and the July total sold being down. Although interest rates are at historic lows (the lowest since the mid 1940’s)a buyer’s market seems to be in full force in nearly every price range. Because of the amount of inventory on the market buyers are definitely being more selective and taking their time in their choices. (All the more reason seller’s need to make sure their property look it’s best before putting it on the market) In addition buyers seem to be quick to cancel escrows because they aren’t getting what they want from REO/ Short Sale banks or sellers. The end result home prices have either flattened or in the case of condos dipped about 13%. One part of the buying market is moving and that’s the investor buyer. They are busy purchasing, because they realize the perfect storm of low prices, coupled with low interest rates won’t last forever. Until next time, blessings to each of you and your families.

five reasons why now is the best time to buy 1. HOME AFFORDABILITY IS AT A RECORD HIGH: This is an excellent time for first time homebuyer’s to buy a home. The combination of extremely low rates and reduced home prices has provided first-time buyers with unprecedented opportunities. The percentage of buyers who could afford to purchase a median price, single family home in California increased to 53% in the first quarter of 2011, up from 50% in the fourth quarter of 2010. 2. RENTER’S CAN’T AFFORD TO WAIT: “Time is Money”. The longer you wait to buy and continue to rent costs you money. You may be missing out on significant tax deductions by not owning a home and future equity. Instead of investing in your future you are investing in your landlord’s future with your monthly rent payment. You will never see a return on your money. You are just throwing that rent amount down the drain. 3. TRADE UP: Are you thinking of selling and moving into a bigger house or better neighborhood? The current real estate market offers the unique opportunity to capitalize by trading up. It is much easier to trade up in a down market than an escalating market. You can most likely buy a house you otherwise couldn’t have afforded and may not be able to afford again. In most areas, inventory is pretty high and buyers have a lot of choices. In most cases, you can get a good deal on a great property in a terrific area. 4. INVESTMENT PURCHASES: Again, both low interest rates and reduced home prices allow unique opportunities to buy an investment property. HomePath financing available on Fannie Mae’s Real Estate Owned (REO) properties allows investors to purchase these properties with as little as 10% down. Investors can keep cash reserves on-hand to use for other investment purchases. 5. INTEREST RATES REMAIN AT HISTORIC LOWS: However, this will not last forever. As inflation increases with a growing economy, interest rates will increase. Increased rates in the future can drastically affect your purchase power. With each 1% increase in mortgage rates, you lose approximately 10% in purchasing power.

Suggest local wine tasting to most San Diegans and images of driving up the 15 to Temecula come to mind. But did you know that we have over 60 wineries right here in San Diego County? Actually, the San Diego area has a rich winemaking history. Father Junipero Serra (known as the father of California wine) established the first vineyard here nearly 250 years ago. San Diego also boasts one of the first regions to be designated as an American Viticulture Area (AVA), that being San Pasqual Valley near Escondido. Although prohibition, and later vineyard disease, both took their toll on the local wine industry, San Diego wineries have made a resurgence in recent years. Problem is, most of them haven’t had a means of getting their wines to the public. For years, wineries located in unincorporated areas faced a lengthy and expensive permitting process to open a public tasting room. Consequently, their

wines were only available through select shops or restaurants. But now that the County has passed the “Boutique Winery Ordinance” many of the small familyowned wineries have opened, or are in the process of opening, tasting rooms that also allow retail sales. The challenge now, getting the word - and directions - to prospective customers. Unlike the wineries in Temecula that are largely concentrated along one main road, most of the local wineries are dispersed throughout San Diego’s backcountry. Although clusters of wineries can be found in and around Julian and Ramona, most are located off the well-trodden trail. While this makes for some incredibly scenic drives, it does sometimes tax the limits of even the best GPS. I suggest carrying a good map and don’t hesitate to call the winery for directions once you’re in the area. Chances are, you’ll talk to the winemaker him (or

Urban wineries typically buy their grapes from growers, allowing them to locate in more densely populated areas. This trend of bringing the wine to the people was highlighted in Sunset Magazine’s February, 2011 issue that listed our own San Pasqual Winery (located in Pacific Beach) as one of the “Hot 100” Things to Do and Places to Go on the West Coast. So motivated we almost sold the kids... Our dream was to own a home but it seemed like “normal” life and debts were in the way. Like many other couples we had financed both of our vehicles, got lots of expensive dental work done, and had a few miscellaneous credit cards. We found ourselves with over $63,000 of debt. That is what we had to work on to get that home we wanted. Now that we were on a monthly budget, we took every extra dollar... extra? There was no actual extra, per say. We took every dollar that was not going for food or lights and put it into paying off the debt. We cut out all the luxuries--eating out, cable (yes, we got rid of my beloved food channel), and vacations. We put stuff on Craigslist and had a yard sale. Good thing we liked the kids or we might have sold them too! Josh got every side job (doing sound for weddings, bar mitzvahs, etc.) he could find to make more money. At the time we had been blessed with ridiculously low rent. Our living room was the size of a large closet but we did not care. We loved it (and our landlord) all the more because it was helping with our get-out-of-debt plans! With so many debts, which do you focus on first? We maintained minimum payments on all but the smallest ones, which we attacked with a vengeance. This allowed us to have a couple quick victories, which is important because it starts you off with great momentum. Each month we were able to make bigger payments. It was like a snowball effect! By the end we were actually making upwards of $2000 in monthly debt payments! During our journey we learned a new word. No. It was hard to say ‘no’ to another run to Target, or lunch out after church, or date nights. But you have to get mad enough at your situation and at the debt so that you can make a change. We got so hopping mad that it was almost fun! It was great to receive fewer and fewer credit card bills in the mail. It was obvious that God was blessing us for a simple thing like getting our money under control. Josh and Liane Wilson now rent in Escondido with their three growing (AKA: expensive) children. Josh is Pastor of Ministry Production at New Venture Christian fellowship and Liane is a stay at home mom. They have no business writing a financial column because they are still regular shmoes. God has blessed them in spite of this.

Seeing nothing remarkable happening outside, I asked my son, "Who's gonna get it? What did they do?” Then, with all the seriousness of a 2-year-old, and pointing to the stream of vapor behind a plane in the sky, he explained, "The guy driving that plane up there! Look at that! He scratched the sky, everywhere he goes -- and is God gonna ever be mad!"

1 can(49.5 oz.) chicken broth ½ tsp dried oregano ½ tsp dried basil 1 cup fresh carrots sliced 1 pkg of garlic herb cheese tortellini 1 cup raw red pepper strips 3 boneless, skinless, chicken breast halves, cut into 1 inch pieces, sautéed in 1Tab olive oil.

In a large saucepan, bring broth oregano, basil and carrots to a boil. Add the tortellini and boil gently uncovered for 4 minutes. Stir in chicken and pepper strips. Simmer about 3 minutes or until chicken is cooked through. 4 servings.

Bravo and Mia Say: “Owning a dog is one of the remaining reasons why some people can be persuaded to go for a walk.” The newest addition to the Rebecca and Shane Johnson household is a puggle named Mia. Diva Mia is the one with the pink collar to the left. We finally got Bravo and Mia to sit still long enough to take a photo. Of course the only way we could do that is by catching them sleeping! Bravo still spends most days working at getting peanut butter out of his Kong and is definitely terrorized daily by Mia. He is truly the innocent one of the two as Mia has taken over the role of the family terrorist! Mia and Bravo are the grandpuppies of Rosemary and Todd Joles.

This isn’t exactly a blog, however if you deal with rabbits (or not) in your garden you will love this creative watercolorist and paper artist, Jeanette Sclar’s (aka The Mistress of Longears), flickr site. My favorite is her Mug Shots Vol. III. When going through Mug Shots be sure to read the captions. They make me laugh every time I read them. You’ll enjoy meeting Ozzie the Airedale, Vinnie the Possum, Rockford the Squirrel and all of the other creatures that have decided that Longears Farms is their home. While one of my friends was on vacation I noticed on facebook that he was utilizing this app while biking. So I went to endomondo.com to find out what it was all about. What I found is that this app will track any type of exercise that involves moving across distances. Endomondo tracks those distances utilizing GPS technology. Gone are the days when you have to hop into your car to figure out how many miles you ran/walked etc. Using your smart phone or Garmin GPS watch you can track all of your data and monitor your performance over time. If you need the challenge of working within a group. Endomondo tracks what other like-minded individuals are doing too. Helping you not only get inspired by them, but to support one another as well. The best part, the app is free! Just go to their website and go to their download page, their you will see of list of phone that they support. They are adding new phones all the time too.
