o you remember all the updates we were doing at the wee humble cottage garden from the last issue? “Toolman” and I are now reaping the benefits of our spring toiling. For the last few weeks we have been the recipients of little red jewels of sweet yumminess. Yup, our tomatoes are ripening rapidly. They never make it to a salad though, because we eat them like jelly belly’s! Good thing they have very little in the way of calories. Right? On our agenda this summer is a family reunion in our home state of Wisconsin. We love being around those we love and miss. During our time there, many cheese curds will be consumed and music will be played. There will be swimming and boating at Round and Long Lake. “Toolman” will be busy teaching nieces and nephews mischievous things (much to the chagrin of their parents). There will be fireflies to catch. Much laughter and late night talks with cousins we haven’t seen in eons. Yes, this is what living the good life looks like.

ood credit is critical when it comes to obtaining the best interest rates and terms on a mortgage.
Here are the top 10 do’s and don’ts when looking to secure a mortgage. Methods to Improve Your Credit 1. Don’t Apply For New Credit. Every time that you have your credit pulled by a potential creditor or lender, you can lose points from your credit score immediately. 2. Don’t Pay Off Collections or “Charge Offs.” If you want to pay off old accounts, do it through escrow, making sure that the debt is yours. Request a “letter of deletion” from the creditor. 3. Don’t Close Credit Card Accounts. If you close a credit card account, it may appear that your debt ratio has gone up. Closing a card will affect other factors in the score, including credit history. 4. Don’t Max Out or Over Charge Credit Card Accounts. Try to keep your credit card balances below 30 percent of their limit during the loan process. If you pay down balances, do it across the board. 5. Don’t Consolidate Your Debt. When you consolidate all of your debt onto one or two credit cards, it will appear that you are “maxed out” on that card and you will be penalized. 6. Don’t Do Anything That Will Cause A Red Flag To Be Raised By The Scoring System. This includes adding new accounts, co-signing on a loan or changing your name or address with the bureaus. 7. Do Join a Credit Watch Program. Then, you may check your own credit reports regularly (you won’t get dinged for a “hard” inquiry). Plus, if something unexpected does show up, you can address it promptly. 8. Do Stay Current On Existing Accounts. Like your mortgage and car payments, one 30-day late notice can cost you. 9. Do Continue To Use Your Credit As Normal. Red Flags are raised easily with the scoring system. If it appears that you are changing your pattern, it will raise a red flag and your score could go down. 10. Do Call Your Loan Officer. Your Loan Officer may be able to supply you with the resources you need to stop any derogatory reporting to the bureaus. Ask for details. The Magic Pen
F
rom time to time, I roam my house and look. I see areas that need improving. I realize that the windows could use a wash, the floor a coat of wax, or the switch plates a wipe. It’s time like these that six words pop into my mind—if I only had a maid. Instead I have a magic wand…uh yeah, I mean pen. At the risk of sounding like a commercial this month, I have come across a product that I think is worth talking about. Many rental homes in southern California have tile in their kitchens and bathrooms, especially in older homes. We all know that with age comes wear and tear. Being renters, my husband and I are always looking for ways to make our rental unit look fresh and loved—without breaking the bank.

efore...nothing was getting that clean.
About a week ago my husband came home from the home improvement store all excited about this "Magic Pen" made specifically for whitening grout. I had scrubbed the tile and grout in the kitchen and the bathroom with the usual products, and the tile sure did shine but the grout lines were discolored and stained. As we all know that with age comes normal wear and tear. So I had nothing to lose and everything to gain so I tried this little "Magic Pen". Check out the before shot to the left..... the grout is clean yet was stained and yellowed. I followed the simple directions on the package. It works like a fabric marker where you shake the pen for two minutes then depress the tip to get the pen flowing. I found that applying one coat of the marker was just okay. So I let it dry and applied a second coat. A picture is worth a thousand words! I must say that I am happy with the results. Even though the tile and grout are about 50 years old this little "Magic Pen" worked its magic.

on the boardwalk By Barbara Allen Summer is here, and it’s time for fun and sun at the beach, so head over to the Boardwalk. Jog, roller blade, ride a beach cruiser, or take a stroll along the concrete walkway that spans approximately 3.2 miles from North Pacific Beach to South Mission Beach. Arrive early in the morning and cross paths with surfers on their way to catch some waves. Stroll between the white and blue cottages on Crystal Pier. At the end, turn around for the breathtaking view of the ocean, north to Bird Rock and south to the Mission Beach jetty. On a clear day, you can see the Coronado Islands off the coast of Mexico. Stop at Kono’s Surf Club for an egg burrito or scramble, or a plate of bacon and eggs with pancakes or toast. You’ll be served on an outdoor patio overlooking Crystal Pier and the Pacific. Or grab an espresso or coffee at Kono’s Coffee cart. Stroll south along the pathway to the Green Flash restaurant, where the cement wall of the boardwalk begins. Stop in for a

The roller coaster fell into disrepair in the late 1960s and was closed in 1976. Slated for demolition, the “Save the Coaster Committee,” had it designated as a national landmark. Bury your feet in the sand and dip your toes in the water. Then stay and watch the sunset. You’ll probably start humming the song,

Shop for flip flops, sunglasses, hats, and souvenirs at Boardwalk booths. Watch guys and bikini-clad women play volleyball in the sand. Smell the sea air mixed with suntan lotion, feel the cool breeze, and see white sails of sailboats drifting along with the wind. Stop at the farmer’s market on Saturday mornings for organic vegetables and bright bouquets of mixed flowers. In Mission Beach take a ride on the 2,600-foot long Giant Dipper Roller Coaster. Place Kebabs onto hot grill and cook until sausages are brown {turning as necessary} Transfer cooked kebabs onto serving tray. Set aside to rest. WHILE the kebabs are resting, into a small saucepan add fig preserves and balsamic. Stir to combine and cook over low-med heat until it reaches a nice smooth consistency. Baste sauce over the tops of kebabs prior to serving.

money is involved, people are very good at finding every loophole to squeeze out a little more. An “application fee” for a new credit card, an “event insurance” charge for a 5k race, etc. Short sales are no exception to this. As short sales have become the ever-increasing norm, lenders have cracked down on many of these loopholes. Here’s a few things most lenders will NOT allow: 1. As a general rule, no one involved in the transaction can be related by family, marriage, or business enterprise. An underwater seller used to be able to sell to his brother for current market value and then buy the house back later. Now the banks are looking for this “self given principle forgiveness”. 2. Normally, the seller cannot continue living in the home after the sale closes, even as a paying tenant. The “rent back” sales were very popular three or four years ago, but banks have said this is another form of “self given principle forgiveness” and cannot be allowed. If a buyer is a teller at Bank of America, he cannot buy a house on short sale with a Bank of America loan, even if he has nothing to do with short sales in his job duties. Some banks take this another step further and say you cannot be employed with any company that does direct business with or is a vendor for them and also buy a short sale with a loan by that same bank! While the lender might not catch these things during a transaction, most of the time, they will have all parties sign a notarized affidavit under penalty of perjury at closing saying that none of these things apply. It will be interesting to see if the lenders will sweep old files for violations at some later date.
