hildren are heading back to school as I write this. I see Facebook photos of children excited to experience their first day. Mom’s teary-eyed because their baby is growing up. I watch mom’s and dad’s shopping frantically, filling the teacher required supply list while at Target. It brings back fond memories of sending my own children off to school. A new grade, teachers, clothes and yes, school supplies. I cherish those memories and now watch as one my daughter’s, readies my oldest grandchild for pre-school. Time flies when it comes to our children, before you know it they are grown. In the wisdom of those older than myself I heard this frequently when my children were little. Unfortunately, as a frazzled young parent, I never took it to heart. So, I now reiterate to those of you in charge of raising this next generation. Cherish the time you have with your children...it goes more quickly than you can ever imagine.

T

he most expensive home that sold in San Diego County in the month of July is this 2007 gorgeous Italian Farmhouse in Rancho Santa Fe. Featuring 4+ bedrooms 4 full baths plus 2 half baths. The 8,974 sq. ft. home is located on a 2.27 acre lot in the highly desirable “Covenant” neighborhood of RSF. The buyer paid $6,000,000.

We are seeing some slight changes in the SD real estate market. Interest rates have crept up over the last few months and they look like they are going to stay there. What this means for buyers is less buying power. A 1% interest rate increase on a $400,000 loan means a higher payment of $245 more per month. This has caused some buyers to be pushed out of the market or having to move from a detached home to an attached home. We are also seeing a small increase in inventory and seller’s being a little more reasonable in negotiations. We are still seeing multiple offers on homes. If you are not sure where your home value is go to livininsdhomevalue.com or give us a call at 619.405.7673. If you would like to receive current market statistics please drop us a line. We are here to help. Until next time.

carolyn’s mortgage memo preventing online fraud

F

inancial fraud is a booming business. The most recent statistics from the Federal Trade Commission (FTC) show that 25.6 million American adults (10.8% of the U.S. population) were victims of fraud in 2011.

According to the FTC, 33% of all fraudulent activity originates online, making the Internet the most common way victims encounter fraud. Here are some of the latest online financial scams and how you can avoid becoming a victim. Auction Frauds. eBay (with more than 110 million users) has spawned the popularity of online auction sites. There has been an increase in merchants selling items and then sending out substitute items that are worth less than the price paid. Best defense: Be careful buying products auctioned outside the United States and diligently check a sellers rating and feedback before bidding. Phishing and Spear-Phishing. Phishing is the act of sending a fraudulent email that entices you to submit your personal information. These emails come in the form of fake credit card application requests, bank account number confirmations, and password changes. Spear-phishing is when a thief compromises your personal information (home computer or social media contact lists) and uses it to entice you to give up more valuable information. Best defense: Don't click on links or call phone numbers in messages you find suspicious. Read the email carefully. Phishing scams are often fraught with grammatical errors and strange requests from people you might know. Bait-and-switch URLS. Be careful when typing in a merchant's URL. Being off by one letter can send you to a fake site where inputted data can lead to stolen identity, money or both. Best defense: Type carefully and then bookmark important financial and merchant sites. Get in the habit of checking what URL is displayed in your browser window. The best way to defend against online fraud is to educate yourself about the latest scams. Here are some resources to keep you in the know: Hoax-Slayer.com, ScamWarners.com and the United States Government site usa.gov/Citizen/Topics/Internet-Fraud.shtml. the whaley house ghosts By Barbara Allen

F

all is around the corner. In most of the country, the change in season is quite apparent. If we’re lucky, we may see some fall leaves here in San Diego. But one thing we do have is one of the most haunted houses in America.

The first, two-story brick structure in San Diego, the Whaley House was constructed in 1856 by Thomas Whaley, a San Diego merchant. This Greek Revival style building in Old Town, completed in 1857, was touted as the “finest new brick block in Southern California,” by the San Diego Herald. A single-story granary was built next to the home a year before, with bricks from Whaley’s brickyard. The Whaley House sits on land that was once the site of public hangings. One of the most well-known men to be hung was James (aka Santiago) Robinson. Better known as “Yankee Jim,” Robinson lost his life in 1852 for stealing the only rowboat in San Diego Bay. Five years later, when Thomas and his wife, Anna, moved into their new home, they heard large footfalls moving Today, the Whaley House is open to visitors. Step across the about the house and attributed it to the 6-foot-4 thief. broad front porch, its ceiling painted light blue, to double, white doors. A docent in period costume greets you as you enter the long hallway. To the left was once the Whaley & Crosthwaite General Store. Display cases now hold personal items of the Whaley family, including some pieces found on the property during renovations. Beyond this room was once the granary, which Thomas later rented out to the County of San Diego for its courthouse. Among the period furnishings that decorate the many rooms of the home lurk the spirits of Whaley family members. In the front parlor, visitors have seen a man, perhaps Thomas, walk through the room. Apparitions of a child, Anna, and even the Whaleys’ fox terrier, Dolly Varden, have been seen. Photographs show ghostly images. Voices have been heard, as well as footsteps when no one else was in the house. Day and nighttime tours are available, and this fall there is a host of ghost tours. whaleyhouse.org/events.htm Over the years, the Whaleys faced economic downturns and tragedy. Daughter Violet committed suicide in 1885 after suffering from depression following a divorce. The Whaleys moved to another house Thomas built on State Street in New Town and rented out the house in Old Town. However, it was sometimes left vacant and fell into disrepair. Thomas Whaley died in 1890. Anna passed away in the Whaley House in 1913, as did her son Francis the following year. Daughter Lillian lived in the house until her death in 1953. tourist or a traveler? tour·ist n. /ˈtʊәrɪst/ 1. a person who is traveling, especially for pleasure. 2. tourist class. Adverb 3. in tourist-class accommodations, or by tourist-class

trav·el·er n. \ˈtra-vә-lәr, ˈtrav-lәr\ 1. a person or thing that travels. 2. a person who travels or has traveled in distant places or foreign lands.

Now the two words above don't sound too different by definition, but in my opinion there is a huge difference! A "tourist" I believe goes somewhere for pleasure and hopes it is similar to home while a "traveler" is exploring the places they are visiting to learn the history, the architecture and about the people. They try to be immersed in the culture. Now there is nothing wrong with being a tourist if say you are going to a beach resort and want to relax, eat and tan. That in fact is a welcomed vacation for me. BUT, if you are going somewhere that offers a culture different from your own, I believe a traveler will learn, explore and enjoy that difference. Part of the enjoyment is becoming immersed in that local culture, difficult as it can be sometimes. Learn a bit of the language for the most common phrases, hello, goodbye, thank you and please, will make a huge difference in how folks respond to you.

It's lazy of the local shopkeepers in Puerto Vallarta to close in the afternoons. I often needed to buy things during 'siesta' time -- this should be banned. On my holiday to Goa in India, I was disgusted to find that almost every restaurant served curry. I don't like spicy food. I think it should be explained in the brochure that the local convenience store does not sell proper biscuits like custard creams or ginger nuts. There were too many Spanish people there. The receptionist spoke Spanish, the food was Spanish. No one told us that there would be so many foreigners. It is your duty as a tour operator to advise us of noisy or unruly guests before we travel.

And here's just a few for those that are tourists to start, yet still really don't get it:

In an airy home by the sea, light filters in a certain way, illuminating the luster of wood and grey-blue depths of polished concrete. Glass accents dot the walls and sea grass rugs line the floor. It’s more than an ideal home: it’s a home designed to enchant. Outside there’s a whiff of adventure, but the inside, the mood is tranquil. Books waiting to be read, meals to be enjoyed. A life to cherish. So settle into a seat protected from stormy shores. Enchantment dwells within.

By William Butler Yeats will arise and go now, and go to Innisfree. And a small cabin build there, of clay and wattles made: Nine bean-rows will I have there, a hive for the honey-bee, And live alone in the bee-loud glade. And I shall have some peace there, for peace comes dropping slow. Dropping from the veils of the morning to where the cricket sings: There midnight’s all a glimmer, and noon a purple glow. And evening full of the linnet’s wings. I will arise and go now, for always night and day I hear lake water lapping with low sounds by the shore: While I stand on the roadway, or on the pavements grey. I hear it in the deep hearts core.

un-insured/under-insured We’ve all heard the commercials “15 minutes could save you 15%” or “Bundle and Save.” I tell everyone “Don’t shop rate… shop coverage.” Make sure when you save money that you are not sacrificing coverage. With this in mind, let’s review a few seemingly inconsequential words in an auto policy that can make a key difference in coverage.

nitty gritty Named Driver vs. Permissive Use. Named Driver means that only people who are listed as insured’s in the policy documents have the full limits on the auto policy. For example, John and Sara have a Named Driver Policy. They never lend their car out to anyone. For them, a Named Driver policy may be completely adequate. However, if they lend their car to their friend who then gets in an at-fault accident, they have a problem. They may have high limits (think 250/500/100 BIPD) but their coverage will drop to the state minimum of 15/30/5. Their coverage drops from 250,000 of bodily injury per person, $500,000 per accident, and $100,000 of property damage….down to $15,000 bodily injury per person, $30,000 per accident, and $5,000 property damage. Even if there is no bodily injury but the other person’s car needs to be repaired, $5000 of coverage may not be enough. John and Sara may now owe the other driver money to repair or replace their car.

With Permissive Use if John and Sara lend their car to a friend their coverage limits stay the same. This coverage also applies to Uninsured vs. Under-Insured Motorist Coverage. Uninsured relatives or friends visiting who drive your car, or the friends Motorist coverage protects you when you are hit by a driver who who want to use your truck to move. has absolutely no insurance. Under-Insured Motorist sounds Take the time to review your policy with your agent. Small similar, but it’s not. debt settlement for junior liens Short sales are a great way to sell an underwater house, but what about homeowners who want to KEEP an underwater house? There are options, but the pitfalls are ones that aren’t always so obvious.

the homeowner is paying the agreed upon settlement amount instead of the first lien holder. A good negotiator can often get a settlement down to 10% of the unpaid principle balance. That cost is often worth paying for homeowners to obtain an equity position on their home and then possibly pursue a refinance of their first mortgage while interest rates are still low.

As property values continue to climb, many people are finding that only their junior liens (2nd, 3rd, etc.) are causing them to be “underwater”.
