ovember is upon us and with it the holiday that I love most, Thanksgiving. Maybe, because I know through experience that being thankful truly causes us to be happy. I believe that when you are focused on what is good about life you don’t have time to think about what isn’t perfect or wrong with it. Having gratitude is so important to me that I’ve gone so far as to put an app on my phone called 1000 gifts. I love that everyday I get to be on the look out for things to be grateful for. It could be as simple as the miracle of harvesting a green bean that I grew from my garden. It’s seeing life in a whole new way on a daily basis. Every day looking for three things to be thankful for so that by the end of the year you’ve been grateful for 1000 gifts. Today, I am grateful that once a year we as a country, stop and give thanks for all that we’ve been given. It just doesn’t get any better than that.

carolyn’s mortgage memo is a reverse mortgage the right option for you?

A

reverse mortgage can be a good option for the right person in the right situation. This type of mortgage is a way to make the most of your home's equity and to make the most of your retirement. If you are 62 or older and looking to supplement your retirement income or obtain cash to pay off your existing mortgage, medical bills, auto loans, or other debts, or to build a safety net for unplanned expenses, a reverse mortgage is a way to do that. With a reverse mortgage, a new mortgage is obtained based on your current age and value of your home. This loan has no monthly payments and can be used to pay off existing debt; it is set up as a line of credit you access as needed to supplement your cash flow. Unlike a traditional mortgage with monthly principal and interest payments, a reverse mortgage has no monthly payment and as the monthly interest amount accumulates it is added to the principal balance. You continue to live in the home and maintain title. When you are no longer living in the home and it is sold, the reverse mortgage and interest is paid off with the proceeds from the home sale. The remaining equity from the home goes to your heirs. A reverse mortgage was a perfect choice for a client of mine in her 90's who had been living in her home for over 60 years. This was the home she raised her children in, and she wanted to stay in her home until she died. Several years before she passed away, she needed 24 hour nursing care. By using a reverse mortgage, she was able to use the equity of the mortgage to pay for the in-home nursing care and her children were able to fulfill her wishes of staying in her home.

stein family farm By Barbara Allen On a corner in the middle of National City, step back in time to a farm established in the early twentieth century. Charles Stein and his wife Bertha bought the property with $1,000 they received from a settlement of the loss of their property near the Mexican border when it was flooded by the construction of the Otay Dam. The Steins, German immigrants, moved to the farm at 1808 F Avenue in National City in 1900. The yellow house with green trim stands on a two-acre plot that runs a full block. Enter through the front gate and follow the path to the front porch. The scent of flowering plants and fruit trees surround you. Inside, a volunteer will greet you and take you on a tour of the first floor of the house. You will view the front parlor, furnished in period furnishings from the early twentieth century. To the right is a small room that once was probably the bedroom of the Steins’ only son. Pass through the parlor to the dining room, where you’ll see a dining set once owned by the Steins, set with antique china, a gift from a donor. In the corner stands a large secretary, also owned by the Steins. Step outside the kitchen door and down a few steps into the yard. A hand pump that still works sits atop the cistern Mr. Stein constructed to store rain water. Across the yard is a weathered barn where an old carriage is stored, along with old farm tools. Another volunteer will guide you around the grounds and let you sample fruits and vegetables. Take a sniff of a leaf from a lemon verbena plant, or munch on a piece of radicchio. Look for seedlings dropped from the large Torrey Pine tree that shades the side of the house. If you wish, you may pick fruit from the lime trees across from the barn. If you’d like to see what farm life was like in the early twentieth century, stop by the Stein Family Farm for tour on a Saturday morning from 10 a.m. to 2 p.m.

Off the dining room are two doors. One leads to the stairway and the bedrooms upstairs, which are not on the tour. The other door leads to a small master bedroom furnished with a large double bed from the early twentieth century. At the back of the house is the kitchen. Its centerpiece is a cast iron cook stove that the Steins had shipped from the East Coast. Underneath the house is a large basement.

I’m showcasing a San Diego County Once again native. Mandolinist, Chris Thile. When I heard this cd my jaw dropped. As a mandolin player myself I was simply amazed at how easily he makes this transition to full on classical music. I have

always had the opinion that things are not as important as people. Yet as I scoped out The Things That Matter at my local Barnes and Noble I was intrigued by Nate Berkus’ philosophy of that the things in our home really do matter. Especially after being pulled into the story of Chris Gardner (The Pursuit of Happyness) while standing in the store. Inside it’s pages you will not only find Nate Berkus’ very personal story, but the in-depth personal information about people he has worked for, their treasures, and the stories behind them. What I appreciate most about Nate’s design style is the spaces he creates tells the world who the inhabitant is and he does it beautifully. I purchased this as an e-book, to save space in the wee humble cottage, however, I recommend purchasing it in hardcover as a coffee table book. You will find that this coffee table book is not only stunningly done but also a wonderful read.

eptember is the unofficial start for California's Wildfire Season, and we are already ahead of schedule with over 11 fires burning as I write this article. More than 7000 firefighters are actively battling blazes that stretch over 100,000+ acres. According to the Cal Fire (m.fire.ca.gov) there have already been 4700 fires in California, which is 1300+ above the state average. The national wildfire preparation level was just raised to Tier 5, the highest tier possible, for the first time since 2008. www.cdfdata.fire.ca.gov

Carry a case of water in your car's trunk...you need much more water than you think. You will need a minimum of 2 quarts of water a day per person and one quart per day per pet, just for drinking water. 2003 and 2007 were two of the worst fire seasons in California. In October 2003 there were over a dozen wildfires burning simultaneously, consuming over 280,000 acres with 15 fatalities. In 2007 over 500,000 acres burned, 1500 houses were destroyed, and 9 people died. Since that time we have not had a major fire season. Thus the chapparel and brush have had six to 10 years to grow back. Add in over 6 years of drought and you have plenty of bone-dry tinder to ignite. Toss in the hot Santa Ana winds, and you have the makings of disaster. It's no longer a question of "if"; it's now a matter of "when" and where the fires will start. This leads to a discussion about fire insurance policies. I tell people to shop coverage, not price. Not all policies are created equal. I have three different types of home insurance, each appropriate for a certain client. The more basic DP3 dwelling policy I can offer does not have all the bells and whistles my Next Generation policy has. As a result the prices on each are vastly different. You need to sit down with your agent and review your coverages on an annual basis.

But in a wildfire, space to be calm in the midst of chaos. many houses, sometimes entire neighborhoods, burn, which creates a new economy --- everyone fighting for the same materials and labor. Costs rise, and you may find yourself without sufficient coverage. Look at the "Dwelling" section of your home policy, which states how much money there will be to rebuild your home.
