of momentum, and this year is panning
From a global level to our local communities and individual families, 2020 has brought many changes that we never anticipated.
local coastal home market, but we are
Continuing upon 10 years of appreciating home prices, the first quarter of this year started off with exceptional performance in our local real estate market. In March, in the midst of exciting market energy, the unforeseen pandemic hit. That led to shutdowns and necessary adjustments to our lives and businesses as we all navigated COVID-19 and prioritized safety and health. This year has been one of varying challenges for many, and our hearts go out to all who have experienced tough times, health battles and losses. In the midst of tough times, we have been reminded of the things that really matter and what we hold dear. Now, more than ever, we cherish our families and our relationships above all else. Thanksgiving is just around the corner. The wild year of 2020 has reminded me to be thankful for the simple things. To give thanks daily. To tell others I am thankful for them. In terms of our local real estate activity, we exited the shutdown with a whirlwind
out to be one for the history books. Sales volumes have climbed, and pricing has rapidly appreciated, as you may see on the following two pages. We are grateful for the success of our ever mindful of a larger perspective as we move into the Thanksgiving season. We thank our family of Sellers and Buyers for trusting us with the care of their real estate investments. We thank our team members at COASTAL LUXURY for supporting one another on a daily basis. We give thanks for our community, for our friends and, most of all, for our families. Waves of changes have crashed onto our personal shorelines in 2020, but as I go on my late afternoon walks on the beach, I see the things that remain unchanged. The waves still rush in, the sand still wiggles

Safe Homes Need Clean Air Written by Chris Burch, Grand Bay Construction, LLC
S
ince early March, people have been spending more time than ever at home in an attempt to self-isolate from COVID-19. There is still much to learn about how to stay safe during COVID-19. If someone was pre-exposed to this virus and then forced to stay home, it would stand to reason that the risk of other household members being exposed would increase. Even if only a part of a household is leaving home throughout the day, everyone’s chance of getting the virus goes up. So what can one do to help stay healthy while spending time at home? One company, RGF, says their REME HALO duct Air Purifier is a part of the solution. So what does a REME HALO purifier claim to do? The REME HALO air purifier creates ionized hydro-peroxide, and when combined with zinc, is capable of purifying all air passing through the heating, ventilation and air conditioning (HVAC) system. RGF states that the purifiers are effective against all three categories of indoor air pollutants: particulates, microbials and gases. The purifier claims to safely remove the risks of airborne and surface bacteria, and also mold spores and viruses, such as MRSA, E. coli, etc. Call a trusted HVAC company, and get their opinion on whether the REME HALO or other brands of air duct purifiers are as effective as they claim to be. Expect to pay around $600–$900 for the total installed price. For more information visit rgf.com.

Happy Sunday BY ANNIE LOCKAMY 16 | Fall/Winter 2020
THE RED BAR
A
s most of you already know, we lost our beloved Red Bar in a tragic electrical fire on Feb. 13, 2019. What an overwhelmingly hard day that was. For the Belgian-born, father-and-son trio of Louis, Philippe and Oliver Petit, it was like watching a part of their life go up in flames. On that day, as the giant of a man I call “Oli” cried on my shoulder and I on his, he vowed to rebuild The Red Bar as close to the original as humanly possible. He told me, however, that he promised the bathrooms would be a little bigger and better. It was nice to have something to smile about that day as we ladies “might” have complained a little over the years about the restrooms.
Annie Lockamy recently celebrating her birthday with local friends at a Sunday gathering.
Here we are months after, and I know I speak for so many when I say a resounding “thank you” to the Petits, the builders and the artists who gave us our magical place back. The Red Bar has been much more than a local hangout for me. Over the years, my sisters, my brother-in-law and I would come down to visit the coast, and The Red Bar would be our first stop. Every time we visited, it was like a family reunion. Some of my favorite people welcomed us with open arms. It felt like home.
Over the years, my family and I have celebrated more birthdays and special occasions at The Red Bar than I can count. Some of those celebrations were to say goodbye and celebrate those lives in our Red Bar family who have slipped away to the other side of the sunset. They may be gone, and The Red Bar may be new, but Oli made sure special places were created where those souls would never be forgotten.
About 13 years ago, the love of my life walked up on the bar’s famous back porch, and just like that, I moved from Tennessee and became a local. Who says you can’t find true love in a bar? We did, and I happen to know we’re not the only ones.
Often vacationers wondered why locals packed the place at certain times on Sunday and most weeknights. They didn’t have to wonder long once they walked through the beautiful front door and heard the magic coming from the stage. Dread Clampitt
and The Red Bar Jazz Band have been staples at The Red Bar for years and would be playing their hearts out. You never knew who might show up to play with them. Many musicians and artists would find their way to The Red Bar stage because they had heard what amazing beautiful energy our special place held. The music made there, and every single person who makes sure all are welcomed and taken care of while visiting The Red Bar, are as important as the sand, the sun and the waves.
The music made there, and every single person who makes sure all are welcomed and taken care of while visiting The Red Bar, are as important as the sand, the sun and the waves. On any given happy Sunday, Dread Clampitt starts to play Forever Young, and every single person in the place sings along. Can you hear it? You will never feel old at The Red Bar. You will only feel like you belong. CoastalLuxury.com | 17

Back BAYsics TO
BY MEG CASTLEBERRY
B
eloved hit The Dock of the Bay was made famous by Otis Redding. Its worldwide appeal makes sense to me because I have intimate knowledge of what life is like, literally, sitting on the dock of a bay.
Consistent, yet always changing, the Choctawhatchee Bay has been my home away from home since childhood. My earliest memories are from this comfortable perch, being mesmerized by the weather, wildlife and water as the tide moved in and out with a timely rhythm. Every weekend, my family found sun and solace on the bay. We waded in the shallows, paddled kayaks under the moon, enjoyed graduations and wedding celebrations, and even spotted alligators (from many yards away). Best of all were the boating trips to Crab Island, where we’d float among an endless sea of vessels. Glorious sunsets put days to rest. The warm foundation taught me how to live in the moment and find happiness in simple pleasures with loved ones. When the coronavirus pandemic hit, families all over the world became shackled to their homes. Perhaps many were temporarily trapped in apartments or in 20 | Fall/Winter 2020

homes with limited outdoor space. Daily liberties felt stripped away. Families desperately tried to entertain children and provide healthy normalcy. For many, that meant seeking opportunities to explore nature’s amenities. Beaches were closed, and the temperatures were hot. Not surprisingly, outdoor excursions, like kayak and paddleboard sales, exploded. Boat sales especially soared. People flocked to public boat ramps and docks, which made me smile. Simple joys offered by Mother Nature were treasured at new heights. The Gulf Intracoastal Waterway became a hit, and it’s “Ditch” was discovered by new boaters. The children, coated in sand, slid down the steep, dredged bank and catapulted with force into the dark water. All the while, mothers and fathers enjoyed cold beverages and moments of relaxation without hearing complaints of boredom. Choctawhatchee Bay’s equally cheerful and calming environment has anchored me for decades. As I watched strangers discover my bay in new ways, some for the first time, I was thankful that my home is one of open skies and endless waves, of sanctuary and freedom. Along with those appreciative families, my children and I made the most of the brackish water. Away from the world’s woes, we created lasting memories so that, no matter our circumstances or concerns, we can always sit on the dock of the bay — and smile. CoastalLuxury.com | 21
What I Love About Being an Annual Passholder at
FLORIDA’S STATE PARKS BY SALLIE PARIS
When I first moved to the beach in 2005, I relied primarily on the main pedestrian/ bike trail on 30A for most of my outdoor exercise, but once a friend introduced me to the various trails in the area, I was hooked. I became an annual passholder several years ago, and I haven’t looked back since. I discover more benefits of membership every year, and I’ll share some of them with you. Blue lupine at Blue Mountain Beach
Having grown up on a farm where every plant and animal was familiar to me, I still sometimes feel a little disoriented by Florida’s amazing variety of flowers, trees, shrubs, birds and other wildlife I can’t label. After almost every trip through the forest, I leave with several pictures on my phone of plants I can’t identify. When I have time, I research these colorful treasures and commit the names and details to memory. In particular, I love the giant clusters of blue lupine, the flower that gives Blue Mountain Beach its name. When they start blooming in spring, I know it's time to get ready for another great season on 30A. Given the abundant flora and fauna in my neighborhood of South Walton County, I will forever be learning. 22 | Fall/Winter 2020

There are several trails I use more often than any others, especially the Eastern Lake trail system off Highway 395 and the Topsail Hill State Park trail system. They are close to my house, and parking is very easy. Just display your annual pass on the dashboard of your car, park and the trailheads are just a few yards away. Also, both have restrooms and places to change clothes if needed. If you aren’t around enough to justify an annual pass or aren't sure if you want one, you can also buy day passes for only a few dollars per day per vehicle. Luckily, there are almost endless side trails, logging roads and other detours I may explore without ever retracing my steps. I have not spent much time in the Point Washington trail system, but that is one of my goals for the coming year because I’m told the wildflowers and birds there are beautiful.
FUN From moonlight paddling on Lake Powell, guided nature and history lessons at St. Andrews, pumpkin picking at Camp Helen’s patch, or kite-flying on Okaloosa Island, our state parks offer countless opportunities to learn and play with friends and family.
wonderful place to rest. I put on a nerdy podcast, set out walking and spend an hour or two alone with my thoughts. Many people, including scientists, therapists, botanists (and enthusiastic real estate professionals) will profess the benefits of time on trails. In Japan, the ancient practice of shinrin-yoku — translated “forest bathing” — is still common practice today. Guides even encourage hikers to talk to the trees. I haven’t gone that far, but when I’m in the woods of South Walton County, it’s certainly tempting to say, aloud, “Thank you.”

IDEAS UNFOLD Design Bar
A
s an interior designer with more than 14 years of experience, Melissa Skowlund saw a need for providing a “think tank” for other designers who might come from out of town or lack the resources they need when it comes to designing client spaces in South Walton. Enter Design Bar, an extension of her home decor retail shop, Summer House Lifestyle. Launched in 2019, Design Bar is a brick and mortar space that has everything you need to make your ideas come to life — an oversized marble island for brainstorming, pin boards for visualizing your room, a cozy lounge space and rows of designer Thibaut fabrics. “In addition to creating a space for other designers, I also wanted to offer people who only need one of our services to be given some attention — even if they just want custom window treatments,” Skowlund explains.
Located in Grayton Beach, Design Bar has a team of interior designers on hand to help with a range of services including: room layouts in CAD, project management for remodeling, home renovations, kitchen and bath design consultations, home staging, plumbing and fixture selections, full service install from start to finish, furnishings, fabric and window treatment consultations as well as a place to browse wallpaper and paint. Design Bar is the only retailer on 30A to carry eco-friendly Farrow and Ball paints, a brand that Melissa frequently uses throughout her design projects. “We just finished a bathroom remodel in Alys Beach and are currently working on two homes in the new beach resort, Kaiya, in addition to many other exciting projects,” says Melissa. “I wanted a place that was visual, energetic and easy. That’s where Design Bar comes in. It’s where you turn a house into your dream home.”
Design Bar is located at 57 Uptown Grayton Circle, Santa Rosa Beach. For more information or to book an appointment, call (850) 231-0133 or visit MelissaSkowlundInteriors.com.

At Home with Christy and Teddy Phillips on
Blackberry Farm PHOTOS BY HILLARY MOORE, WANDERMOORE PHOTOGRAPHY

BLACKBERRY FARM
From the beaches to the mountains, a Knoxville couple who has long owned land along the coastal communities of 30A recently chose the perfect lifestyle — spending part of their time along our coast, during the most pleasant season, and then heading to the mountains for a gorgeous and vastly different season. Christy and Teddy Phillips recently selected the location of their forever homestead in the Tennessee foothills at Blackberry Farm, and now they enjoy the perfect lifestyle mix of the Gulf Coast and the Smoky Mountains. Christy and Teddy invited us into their home on Blackberry Farm, one of the world’s most exquisite places to live or visit. Named for the prolific number of blackberry bushes and East Tennessee land bent toward rich agricultural opportunity, Blackberry Farm began as a small inn. In 1976, the Beall family purchased the property, and over the next few decades, developed the land into a dream destination. Blackberry Farm is now a renowned member of the Relais & Châteaux association of luxury resorts.
How did you discover Blackberry Farm? Tell us about your very first visit. Around 2007, Teddy and I decided to do a one-night getaway within close proximity to our Knoxville, Tennessee, home. We booked a room at Blackberry Farm and made the 45-minute drive to Walland. We headed to The Dogwood, which is the restaurant in the main house. Now famous, The Barn (an upscale dining and culinary teaching facility) had not been built. Teddy did not have a dinner jacket. When we entered the dining room, the host told us jackets were required. Teddy told the host he had brought one, but we had a flat tire on the way there. He comically explained the jacket was really dirty because he had laid it on the ground for me to sit and change the tire. I think the host really believed Teddy and felt sorry for me because he let us eat in the dining room anyway. Over the years, we continued to watch the property grow and evolve.

BLACKBERRY FARM
Clearly, Blackberry Farm is a uniquely special place that delivers an unmatched, idyllic lifestyle. For those who have not visited, how would you describe the farm? What elements of this magnificent community are most special to you and your family? The farm is 4,200 acres of lush greenery and farm-to-table gardens, livestock, and of course, the world famous truffle dogs. The farm to us is similar to our lifestyle on 30A. We are very active here, just as we are at the beach. We walk or run in the mornings, we hike the farm and then we enjoy amazing food. We are even offered room service if we get in a crunch or just want some of their fantastic fried chicken. The gift shop has farm-made items, such as sauces, jellies, baking mixes and their signature pimento cheese that guests have in their rooms upon checking in. Blackberry Farm even has a local brewery. Its Classic Saison won the World Beer Cup in 2016. Share with us the top reasons you chose Blackberry Farm as the location for your forever home. Blackberry provides for us the same lifestyle we enjoy on 30A but in close proximity to work, family, friends and our beloved grandchildren. Driving home through the beautiful foothills every day is a pleasure that I do not take for granted. Having previously designed and built residences in many planned communities, what were the original visionary elements and features that you wanted to bring to life in the design of this home? What are the highlights of this exceptional residence? The inspiration for our home came from a stay at Calistoga Ranch in the Napa, California, area. There, we enjoyed pod living. I like smaller, 28 | Fall/Winter 2020

intimate spaces. Pod living provides a sprawling home yet still offers intimate areas throughout, which makes the home feel cozy. We describe our house as having a one-story master suite pod, a two-story entertaining, all-glass pavilion, a three-story kitchen/ living/guest room pod, and a separate guest cottage. The goal was to bring the outdoors inside. I need sunlight and, therefore, lots of glass. I also love how dark it gets here at night. I remember one special evening so well. I watched the full moon pass through the three dormers in the pavilion, and shortly after I saw the Big Dipper. Driving up to your property brings a broad smile at first impression, especially when greeted by the small sign indicating the home’s name. Tell us the story behind naming your home “Hissyfit” I would rather not comment on how the name came to be, ha-ha! “Hissyfit” is a good old Southern term for a feminine temper tantrum. Maybe I had one or two hissyfits during construction.

BLACKBERRY FARM
You are now settling in as Walland, Tennessee, locals. What have been the highlights of living at Blackberry Farm? What do you love the most? I would say that Teddy loves that, in his words, “the pretty people turn up over here twice a week.” He loves talking with the staff, guests, neighbors and basically anyone and everyone. We enjoy the concerts and special events. The grandkids love riding on the golf cart. At Christmas time, there is an organized scavenger/photo hunt. One of my favorite moments happened last Christmas. We visited Blackberry’s Chapel on the Hill. My 4-year-old granddaughter spotted the chapel’s Bible and told us the story of baby Jesus. Another highlight is that we have lots of overnight guests.
Several months ago, a neighbor reminded us, “If you invite them, they will show up.” He was right. How will this home shape your days ahead in ways you have dreamed of and looked forward to? This home feels comfortable and not formal. Hissyfit is a place where others want to stay and put their feet up. There is something special about family and friends not having to run out the door to get home. When they know they are staying overnight, they just seem more relaxed. We look forward to many overnights with family and friends.
Blackberry Farm boasts many amenities. Stunningly appointed accommodations are only the beginning. Guests and residents are treated to top-notch spa services at The Wellhouse. Local artisans and chefs from across the globe delight diners with first-class, creative cuisine. Famous musicians hold private concerts. For exercise and outdoor enthusiasts, Blackberry Farm guides thrill participants with kayaking, fishing, cycling and hiking adventures on Little River, on Old Walland Highway, and in the Great Smoky Mountains National Park, respectively. Blackberry Farm is hard to capture in words. Being “on property” is an immersion in an unmatched combination of nature, comfort, imagination, simplicity, and exposure to the world’s finest experiences while settled on a sacred and safe piece of earth. “
Alys Beach is one of those unique places in the world, like Venice, or Paris or Santorini, where the roofscape is almost MORE beautiful than the streets below. To sit on a terrace high above Alys Beach with friends — whether in the cool shade with the breeze from the Gulf beyond or gathered around a warm fire with the stars arching overhead in the indigo sky — is to be transported to another place, another time. It is absolutely beautiful and an endlessly satisfying experience. We always endeavor with our roof terrace designs to give the homeowners many different ways to enjoy these unique spaces, from season to season and from morning cappuccino to evening cabernet.”

ROOFTOP VIEWS
Alys Beach architects honor spectacular Gulf views by building and furnishing impressive rooftop terraces. While Alys Beach is an experiment in New Urbanism, the gleaming community pays homage to ancient ideas. Early cultures (notably ancient Greeks and those in the Far East) recognized and wrote about five basic elements of existence. All acknowledged earth, water and fire, but they differed on the last two elements, choosing between wind, metal, wood, sky and space. One could say that Alys Beach residents and visitors experience a mix of all of these elements at once simply by standing on rooftop terraces of the pristine community’s unique homes. Consider how the elements complement one another in unique combinations. Architectural masterpieces rise from foundations and perch among carefully placed and cultivated native plant species. From the rooftops, people gaze through dancing palm fronds to take in sugar white beaches that line vast emerald waters. Water in the Gulf is special. The green-blue waves change with the weather and sun but always offer perspective and a horizon. Rooftop dipping pools are ideal for cooling off after a day of work or, better, a day of beach excursions. Imagine lounging in an elevated
pool and sipping a cocktail with a loved one while a fire crackles to your right and the ocean waves goodnight. Fires and hearths welcome conversation. Many Alys Beach rooftops have custom-built fire pits. Now that models can use gel fuel, propane, natural gas or wood, landscape architects can create custom looks for Alys Beach terraces. Breezes from the Gulf rustle the trees and cool onlookers as they drink and dine under shady pergolas. These stunning rooftops allow residents to safely watch a thunderhead roll in from miles away. Alys Beach home designers mix metals, wood, glass, stucco and other construction materials. Everything featured is high end and in keeping with Bermudan and Greek styles. Rooftops may have metallic or rattan furniture with plus cushions. They include dining and lounging spaces. Some areas are enclosed by handcrafted wood railings, while others send the eye to dramatic arches and domes. Warm white stucco hugs beautifully appointed furniture from which residents can lean back and gaze at the limitless Florida sky — look past the railings to watch the active Gulf, or simply look around to admire the exquisite rooftop spaces. Whatever direction, elements of natural beauty and man-made magnificence combine to touch the spirit. CoastalLuxury.com | 37
Winter
My Favorites on 30A
BY RITA MONTGOMERY
Some people may think the beach is the same year-round and that residents along 30A don’t experience seasons. While the weather may not dip to below freezing and we certainly miss out on powdery snowfall, Walton County locals and vacationers do experience seasonal shifts in other ways. My No. 1 favorite thing about winter at the beach is that I get to reunite with my true, second-home friends who “fly south” to enjoy the area’s ideal weather. I also love a good day trip to Apalachicola or Pensacola. In Apalachicola, we browse antique shops, tour the art galleries and dive into big servings of oysters. Pensacola is home to fabulous boutiques and furniture stores. I love to indulge for lunch at Jackson’s Steakhouse. 38 | Fall/Winter 2020
While I miss the exuberant atmosphere tourists bring to the area, I enjoy the offseason’s sparse parks and wide-open beaches. Winter is a great time to explore the local state parks by hiking, kayaking and biking. The whole season carries a laid-back vibe. It’s as though the locals are the ones on vacation. Holidays at the beach are special. The tree lighting at Alys Beach brings live music and community spirit. Rosemary Beach sets a bright tone for December with its own treelighting ceremony, complete with a merchant fair, carriage rides and none other than Santa Claus. Santa also makes an appearance in the annual South Walton Christmas Parade. Consider this sampling of other notable events in a few of our wonderful townships:

It’s no mystery why snowbirds flock to the Gulf in December. We enjoy warm days and lovely sunsets that lead to starry nights. The Eden Gardens State Christmas Candlelight Tour is a wonderful tradition. Point Washington State Park and an open house at the 1800s Wesley House both set stunning backdrops for an old-timey holiday experience.
Every year during Martin Luther King Jr. Holiday weekend, thousands of music lovers congregate in South Walton to celebrate the art of songwriting. Proceeds benefit the Cultural Arts Alliance of Walton County. Headliners for 2020 represented multiple genres. Stars Brian Wilson, John Prine, Peter Noone, the Indigo Girls, Tanya Tucker, Don McClean and others wowed spectators in venues of all sizes — from intimate watering holes to wide-open, grassy fields. Artists for 2021 have yet to be announced.
