Cooler Beach Days The Time of Year Loved Most by Us Locals
W
e are heading into the months where, as locals of these special coastal towns, we start feeling something we’re really looking forward to — breezes and cooler days! The fall and winter months used to be our best kept little secret, but the word is out now and many who avoid the summers come here to enjoy these seasons. Temperatures in the fall and winter months typically range between 53 to 77 degrees, so it is by no means too chilly, and it’s often the perfect weather for outdoor dining and long walks on the beach.
We are also fortunate to have a great lineup of local events this time of year, with a few of my favorites being Rosemary Beach Uncorked in November, the grand lighting of the Christmas trees in both Seaside and Rosemary, and 30A Songwriters Festival in January. Nothing quite lights up your heart with holiday cheer like the magnificent lit trees in Rosemary, which adds a touch of seasonal magic to a town without snow. As in our prior issues, you will find a snapshot report of the local coastal home market trends for the first three quarters of 2021. It goes without saying that our secondary home market has remained healthy in 2021. In this issue, we are also showcasing some truly unique coastal homes that fully embrace the beauty of their natural surroundings, and we have the current pleasure of marketing them for sale. Serenity at 96 Camp Creek Point is located on a rare and highly valuable site directly on the Gulf. It sits adjacent to a coastal dune lake, Camp Creek Lake, which lends stunning views and an element of privacy that has become difficult to find on

We fell in love with the character and soul of Grayton Beach and the unique calm of the lakefront that sits opposite some preserve lands. We wanted something other than the cookie-cutter beach home, which is what one gets at many other locations — homes near the beach, but in a neighborhood that could be anywhere in the U.S. The lake frontage appealed to us, as it was away from the beach hubbub, but still so close, and had a private feel. Sitting on the back deck is about the most private setting one can enjoy on 30A. 14 | Fall/Winter 2021
While at Graytful, one would never know of the bustling activity close by. The lake also gave us the opportunity to enjoy our grandchildren learning to paddleboard and operate outboard motors on the lake. Grayton provided a more traditional beach feel given the privacy of the home, distance from neighbors, along with ample space for friends and family. Adding the third-floor suite with a grand entrance just completed the house in our view. We ended up with five-bedroom suites with four washer/dryer combinations to

prevent logjams common to other properties. As anyone who has been here knows, Grayton Beach is particularly special and unlike other coastal communities. No high-rise condominiums exist, and you can take in a wonderful lifestyle with a small community feel. The Change in Exchange Real estate tax deferral 1031 could see a key reform in 2022 BY SALLIE PARIS

A
s anyone with even a passing interest in real estate is aware, most parts of the country are experiencing an ascending market — and South Walton is certainly no exception.
Many homeowners realize that they stand to make a significant profit by selling now, but they also recognize that they need to be conscious of the potential tax implications. Fortunately for homeowners who are looking to roll that profit into another investment property, the Internal Revenue Code Section 1031 allows for a tax deferral strategy commonly called a 1031, or likekind exchange. I am proud to have assisted in dozens of these transactions, and I am always thrilled when I can help families upgrade homes again and again without taxes siphoning away their buying power. As a realtor, I cannot give tax or financial planning advice, but I can help clients understand the basics of 1031 exchanges and help assemble the necessary team of professionals and advisors.

In very brief terms, a typical 1031 exchange might work in the following manner.

Seller Sam bought a small condo for $300,000 many years ago, and it has greatly appreciated in value over the years. Sam accepts an offer to sell his condo for $1 million, a profit of $700,000. During the escrow period, he formally engages a qualified intermediary to set up the exchange. (Typical fees for this service range from $750 to $1,500, but it can cost less or more depending on specific cases.) When the sale is complete, the proceeds from that sale do not pass directly to Sam; instead, the qualified intermediary holds the funds in escrow while Sam seeks a replacement property. No later than 45 days after the closing of the relinquished property, Sam must identify up to three potential replacement properties, and he must close on one of those three properties no later than 180 days after the closing of the relinquished property. The qualified intermediary then sends the escrowed funds directly to the seller of the replacement property. If Sam receives the sale proceeds directly, misses any of the deadlines, or if his replacement property is not one of the three he identified, then he must pay capital gains taxes on the entire $700,000 profit, a bill of more than $100,000. By utilizing a 1031 exchange, Sam postpones his tax bill at least until he decides to sell the replacement property; in fact, he can postpone the bill indefinitely by continuing to use 1031 exchanges each time he sells and buys a new property. Historically, including the 2021 tax year, there has been no limit on the amount of deferrable
income that could be sheltered in this way, but that may change beginning in tax year 2022. On Aug. 11, the U.S. Senate passed its budget plan for 2022; assuming the House of Representatives passes a substantially similar proposal, the amount of deferrable income will be limited to $500,000 for individuals or $1,000,000 for married couples filing jointly. In other words, Sam from our example, who previously could have deferred taxes on his entire $700,000 profit, may now defer taxes on only $500,000; the remaining $200,000 cannot be deferred and will be taxed as capital gains in the year he sells his relinquished property. In addition, Sam may also incur state and local taxes on the $200,000 and possibly a further net investment tax if he is a high earner. Should the tax code changes currently proposed be passed into law, they would take effect on Jan. 1, 2022. Sellers who expect to exceed the proposed limits could therefore benefit significantly by completing a 1031 exchange prior to the end of 2021. A tax professional is invaluable in advising sellers on the appropriate strategy for their individual situations, and my role as a realtor is to use my experience and market knowledge to best implement that strategy. Despite the proposed limitations, it’s important to keep in mind that 1031 exchanges will continue to exist as an incredibly powerful tool for real estate investors. An experienced realtor has the knowledge and industry relationships to simplify the intimidating world of tax strategy, negotiation tactics and long-term goals that help investors build wealth in real estate.

We sat down with homeowners Pete and Alice Lyders as they shared their journey in selecting this Gulf-front hidden treasure to build their beach home. THE LYDERS
We have always loved the coastal communities of Northwest Florida’s Gulf coast, with the breathtaking emerald water and soft white and sparkly sandy beaches. When we began our search for a beach home, we wanted a place where our whole family could gather and relax, yet also offered lots to do. With 27 miles of trails, more than two dozen golf courses and 12 distinct beach communities, we were excited that there would be endless opportunities for activities and dining while being nestled in a uniquely quiet and private Gulf-front community on 30A’s east end. When we began our design process, we knew we wanted to create a sense of informality with elements of fun and luxury. We knew we wanted a shingle-style home, with nods to old and new. We named our home at the beginning of the process — Serenity. We wanted to create something that, when our family and friends walked through the door, they would quickly fall into a state of relaxation and feel at peace. I believe the renowned Chad James achieved this using interior colors that mirrored the ocean alongside lots of natural wood. We had the great honor of working with the bespoke designer Chad James. His attention to detail was beyond our imagination. He was able to craft individual spaces within the house, giving tributes to each of our children, as well as giving the home an overall cohesiveness that was beyond our dreams. Chad created a work of art that ignites your imagination everywhere you are in the home. He combined the peaceful calming moments with dreamy touches that inspire fun and play, so as not to take things too seriously. I have been coming to the beautiful beaches of Scenic 30A with my family since I was 6 years old. Back then, it was much less developed. I remember thinking how calm and easygoing life at the beach is. From the quaint beach cottages and local shops down to the simple fine texture of the sand itself, life was happy and carefree. As I grew older and continued to vacation on 30A as an adult, the image that continues to stay with me is the sand dunes. They are a natural architectural feature that seem to change and evolve over time with the continued development along the coast, but they are constant and defining to the area. The neighborhood of Camp Creek Point has a subtle but elegant entrance to the neighborhood. However, the beauty of the community is that it sits between both the Gulf of Mexico and Camp Creek Lake (a rare coastal dune lake), so the views are spectacular from every vantage point. The position in which this house is particularly located made it ideal to create a family home to be passed down through the generations, a place where everyone could come and relax, recharge and enjoy their time together with the soothing views and sounds of the coast. It was important to the owners to create a home that included an elegant and luxurious feel but still retained a sense of fun and adventure. Nantucket and Cape Cod architectural elements provided the inspiration for the look of the home. This home has features and exquisite details that really set it apart from other projects, such as all millwork in the
home being custom made and taken from handdrawn designs. The pavers in the driveway are all reclaimed cobblestone from the streets of Italy, and were hand-cut to fit. The home blends together old world touches and modern styles to create a unique identity reflective of those who live inside. Every design detail was selected for a reason, presenting a carefully curated collection and a living, or rather livable, work of art. The color palette of the home was directly taken from the natural colors found outside. It brings the visual and feel of the local beauty of nature into the interior living spaces. The light sand color came from the exact color and text appearance of the sand on the beach. The dark green incorporated was the same color I observed after a storm had come through. The sunlight was breaking through where the water met the horizon and created this peace after the storm palette. However, it was important to take in the captivating views around the home. So every room was designed to have a view of the water while living in the relaxed luxury of the interior space. A fun feature of this house is that it is built to be pet-friendly. The owners take great pride in the five large dogs they have and consider them part of their family, like many other pet owners. Included in the design and building of the home is a dog-water station and wash station for easy care, perfect for every dog-loving family. However, the main thing to know about this home is that it was built with extreme care and attention to detail to endure and ensure the legacy of its family for years to come. CoastalLuxury.com | 27

Skowlund and her staff get to know each client by asking how they live in their home and how they plan to utilize the space. Knowing aspects – like if the client has pets or children, the room’s intended purpose and the client’s likes and dislikes – will help the designer to best customize the room. Inspired by people, travel and architecture, Skowlund seeks to know each client’s passions and merges their treasured items, such as antiques and heirlooms, with new design aspects. “I want each client to feel listened to and see in the end result that I heard their vision,” said Skowlund. “It all comes down to creating a beautiful space that people feel inspired by.”

MAKE A TRIP TO APALACHICOLA, FLORIDA, if you love Old Florida style, charm, raw oysters and cold beer. One of the most historic towns in the Florida Panhandle, Apalachicola was incorporated in 1831, and that deep history can be seen throughout the historic downtown and residential district.
SIGHTSEEING A stroll along Riverfront Park can’t be missed. At sunset, you’ll find locals and visitors alike taking in the calm beauty of the Apalachicola River. Drive through the historic residential district for a look at some of Old Florida’s original architecture styles — Greek revival, second empire, Queen Anne, craftsman and shotgun. With a quick drive across a few bridges, you’ll be on St. George Island. While there, plan to see the historic lighthouse and explore the state park for a gorgeous, pristine view.
STAYING Find a short-term rental for an authentic local experience. Luckily, I live in this Gulf Coast paradise. While I love new places, my family, friends and I certainly have our favorites. The fabulous food and cocktail offerings in South Walton County are so abundant that vacationers and residents can always find delightful options. Fortunately, those options are usually only a short bike ride or easy walk away. The east end of Scenic Highway 30A is a perfect example.
THE CITIZEN on Mark Twain Lane at Alys Beach has one of the best charcuterie boards on 30A, but my goto appetizer is Jeremy’s whipped feta topped with a honey swirl. The cocktails are as tasty as they are beautiful, particularly the Boardwalk Bound, made with Empress gin, passion fruit, Velvet Falernum, lemon and orgeat syrup. CitizenAlys.com

Located on Barrett Square in Rosemary Beach, RESTAURANT PARADIS is home to some of the best diver scallops (harvested by hand from the ocean’s floor) in the area. Their softshell crab is also popular; not on the menu but often the special, it’s a must if you luck up and hit the right night. Bartenders Jeff and Byron pour some of the best martinis in town. During my last visit, Jeff crafted a specialty drink just for me with watermelon puree, blanco tequila, soda, a lime wedge and a slice of jalapeno.
