Ciao Bella The Cannatas find their slice of paradise on Charles Street in Alys Beach BY TODD COSTON
W
hen the pandemic hit in March 2020, Catherine and Mike Cannata decided to make their move to 30A. With the help of Rita Montgomery as an agent and the talent of interior designer Ray Booth, the Cannatas created a beautiful year-round home in Alys Beach at 239 N. Charles Street. “I enjoyed an amazing girls weekend with friends in the 30A area,” said Catherine. “Mike and I had been looking for a beach house for several years but hadn’t decided where.” After a shopping trip and lunch at Pescado overlooking the ocean, the Cannatas discovered a new home away from home. “This water and beach is as pretty as anything in the Caribbean.”

Through enlisting the help of Coastal Luxury Real Estate Agent Rita Montgomery, the Cannatas found their ideal home, aptly named Ciao Bella, located at 239 N. Charles Street. “Rita Montgomery did an outstanding job showing us the different communities and reviewing the pros and cons of what they had to offer,” said Catherine. Ciao Bella is a unique home in Alys Beach. The open floor plan allows the inside and the outside to merge, as the outdoor courtyard and doors open the home to create one large space. The Cannatas felt that Alys Beach also fit best for their lifestyle, boasting that “Alys is unique in that the architecture is amazing and the all-white houses are just prettier ... We were also sold on the beach club.”

It’s no surprise that acclaimed Interior Designer Ray Booth would be a good fit for Ciao Bella. Ray developed a passion for the area some 35 years ago as an architecture student from Auburn, Alabama. Even though at the time it was a “vastly different place,” as Booth said, with only early developments like the town of Seaside, “it was clear what a magic place it was with the beautiful dunes and crystal white sands.” Alys Beach had caught the designer’s eye. “There is an urban fabric that exists which allows a variety of architectural solutions that all still remain unique.” Booth’s vision brought Ciao Bella to life. “Context is always key,” he noted. “You have to know where you are to know what design is most appropriate.” He focused on elements that felt “of the beach, but not limited by that.” Booth wanted the home to feel not only aesthetically pleasing, but also comfortable and practical. Furniture plans allowed each room to merge with the adjacent, while focusing on the beautiful architecture of the home. He stuck with a color palette that utilized the
beach, while welcoming deeper hues and colors such as soft lilacs “that one would find on the inside of an oyster shell.” 239 N. Charles Street became not only an ideal year-round house for the Cannatas but also their own private oasis. “I really love everything about this house,” said Catherine. “Our master bathroom and bedroom are just a true sanctuary for us.”
Catherine and Mike have already met many close friends in the community, playing golf and throwing house parties. “Ciao Bella is Italian for hello beautiful,” mentioned Catherine. “My husband is half Italian and occasionally throws around Italian words as if he’s fluent. Ciao Bella is a fun, happy greeting to all the beautiful people that come into our home.” CoastalLuxury.com | 17

Soirée on the Bay and 30A Wine Festival Gathering to benefit the Children’s Volunteer Health Network BY OLIVIA RONCHETTI

oastal Luxury has had the honor of attending many wonderful events over the years, but events that support local charities hold a special place in our hearts. 30A is a oneof-a-kind area that we get to call home, and we want to support our community in every way we can. This year we were able to attend both the 30A Wine Festival and Soirée on the Bay. All proceeds from both events helped to benefit the Children’s Volunteer Health Network, a local charity which provides healthcare to children in need. They primarily provide care to school children located in Walton and Okaloosa Counties. They focus on eliminating accessibility barriers by offering mobile health care solutions, like their Mobile Dental Clinic. As a nonprofit organization, they heavily rely on community partnerships to keep their good work going. Events like the 30A Wine Festival and Soirée on the Bay are able to help supply health services to local children by supporting this wonderful organization. 22 | Summer 2022
This year the Coastal Luxury team was able to attend the 10th annual 30A Wine Festival, which was held from Wednesday, Feb. 23 through Sunday, Feb. 27 in Alys Beach. The festival showcases renowned distillers and fine cuisine over a five-day series of special events and workshops. The exquisite itinerary included a kickoff wine dinner at Caliza Restaurant with
food prepared by Alys Beach executive chef Kevin Cavanaugh. It continued with a treat of oysters and champagne in Central Park and then, finally, the Grand Tasting. The Grand Tasting allows attendees to stroll through the charming South Charles Street while stopping to taste more than 80 extraordinary wines from around the world accompanied by small bites from

local and regional eateries. This is the festival's most beloved event and what some may call the “centerpiece” of the 30A Wine Festival. It lives up to its grand name and is truly the most lovely ending to such a special festival. The first-ever Soirée on the Bay took place on Friday, March 18 and Saturday, March 19. It was hosted at the beautiful Dugas Family Estate in Santa Rosa Beach. This VIP gathering included fine wine, spirits, culinary creations and live music. The weekend began with the Porc Et Vin event filled with wine vintners and delicious cuisine. The fine wine selections were sourced from Thompson 31 Fifty Wines, Balcones Whiskey and Southern Fields Brewery. The beloved Cafe Thirty-A provided delicious food for the whole weekend. On Saturday we enjoyed lite bites, bubbles and bocce ball at the VIP Party, followed by the main event which consisted of live music from the 1960s performed by the Tip Tops Band. Sunset fireworks and the shooting of the cannon put the perfect end to this fabulous gathering. The haute cuisine and remarkable drinks were also accompanied by lots of dancing, photo booth fun and laughs with some of our 24 | Summer 2022
most dear friends. We would say that the first Soirée on the Bay was a huge success! Through these two events, the Coastal Luxury team was able to spend quality time with friends, sip on divine wine, enjoy delightful bites and, best of all, help to benefit the Children’s Volunteer Health Network. We are so thankful that we live in an area that continues to support each other and always holds the importance of community to a high standard.

F
inally able to travel again, Jon and I kicked off the summer with a trip to France. We started in Paris, then headed by TGV train to Provence, then on to the riviera and back to Paris again to wrap up our special holiday. With no schedule in place, we had a perfect getaway, taking in the simple pleasures of strolling the streets of Paris and enjoying the terrace cafes, the gorgeous parks and walks along the Seine. The St. Germain spritz quickly became my signature summer drink and, of all the cocktail stops, my very favorite was enjoying sunset cocktails at a barge bar along the Seine. A must-do for Paris in the summer! In Provence, walking along the Rhone river in Avignon and happening upon a local farm where we bought a picnic snack of farm fresh goodies to enjoy along the riverbank was a highlight. In Cannes, we decided to rent a motorcycle and take the coastline road to Antibes, Nice, Villefranche-sur-Mer, St. Jean Cap Ferrat and Eze — which was an incredible adventure and perhaps our very best day! Jon went for a second motorbike day to Monaco and caught a spectacular afternoon at The Grand Prix. We spent a perfect day at the beach in Cannes at The Mandalay, with impeccable beach service and perfect weather with zero humidity. We departed on the first day of the Cannes film festival and watching the elaborate set up preparations and incredible energy was great fun! 28 | Summer 2022

Forward and Reverse Expand your real estate investment horizons with the Reverse 1031 tax exchange BY SALLIE PARIS
F
or experienced investors, 1031 tax exchanges have long been a favored vehicle for deferring capital gains taxes while upgrading and expanding their real estate investment portfolio. In their most common form, however, forward 1031 tax exchanges have become more difficult to reliably execute. Fortunately, a lesser-known section of the U.S. tax code allows investors to take advantage of the tax benefits of the popular exchange with the reverse 1031 tax exchange, preventing them from missing out on a hot listing that may not last. Prior to the extremely low inventory in our current market, investors were accustomed to the security of knowing they

could shop for an upgraded beach home at a relatively relaxed pace, assured that market inventory would generally be sufficient to allow them their choice of replacement homes. However, in today’s climate it is entirely realistic that a replacement property simply may not be available, or that the seller of that property has multiple offers and is therefore unwilling to entertain a contingency that the buyers must sell their current property first.
What do the two types have in common?
Whether forward or reverse, 1031 exchanges must meet strict requirements set by the IRS. The properties involved

must be for investment purposes, specific deadlines must be met and exchangors must retain the services of a qualified intermediary.
What’s the difference?
The fundamental difference between the two types of exchanges lies in the order of transactions. With the more common forward exchange, the exchangor sells property A (the “relinquished property”) and proceeds from that sale are held by the qualified intermediary until they are used to buy property B (the “replacement property”). Typical costs in the 30A market are $1,500 or less for this type of exchange. With a reverse exchange, the replacement property is purchased before the relinquished property is sold. Closing, title and legal procedures are more complex in this scenario, and therefore the associated costs are greater, typically up to $7,500. Nevertheless, the enormous potential tax savings far outweigh the additional cost.
What deadlines are important?
The two deadlines to bear in mind are 45 days and 180 days. Starting with the closing date of the replacement property, exchangors have 45 calendar days to identify what they are going to sell as the relinquished property, and they have a total of 180 calendar days to close out the reverse 1031 exchange by completing the sale of the identified relinquished property. Otherwise, the 1031 exchange is considered null and capital gains taxes are calculated as usual. This year’s theme was “Titans of Tomorrow” which consisted of accurately titled sessions like: Be a Tech Titan, How to be a Zeus of Video and Leader Lightning Round. Notable speakers from the conference included Barbara Melvin, chief operating officer of the South Carolina Ports Authority and 2018’s Woman of the Year, as well as, David Childers, president of Keeping Current Matters and powerhouse of industry knowledge. These sessions and keynote speakers provide useful information and
new techniques that allow us to continue to deliver quality service to our clients. Of course, we love to have some fun along the way. Enjoying each other’s company in such a ravishing city is the perfect way to practice team bonding. The Dewberry, a luxury hotel located in downtown Charleston, offers wonderful dining options and lavish scenery. The Citrus Club is their eighth-floor terrace that features the highest rooftop in Charleston, allowing for the most pristine view of the city’s skyline and the Atlantic Ocean. Sipping on cocktails and sharing laughs on the Citrus Club terrace was just one of the highlights from this marvelous trip. Another fine dining experience we shared was at an exquisite Italian restaurant called Le farfalle Osteria. Here, we satisfied our taste buds with classic Italian reds and whites as well as dishes like Rigatoni Verde, Bucatini Alla Norma and Filet Mignon. The outdoor atmosphere presented a serene vibe, with string lights from tree to tree for an especially warm touch. Learning, bonding, and enjoying fine wine and heavenly foods are just a few perks this lovely trip to Charleston was able to offer our Coastal Luxury team.
