About Us After ten years in residential site-built construction, we knew there had to be a better way to build. Common problems faced on many site-built construction projects include warping and delamination of internal structural materials due to weather exposure, as well as mold growth, which spreads quickly in hot humid environments. Delays due to subcontractor availability, weather, material constraints, and other unforeseen issues, create a huge amount of unpredictably in the process, costing both time and money. ​ We knew our clients deserved better and that there had to be a better way. By combining Ground Force Technology’s revolutionary precast concrete foundation system and the use of prefabricated off-site construction methods we are able to build in the same fashion and materials as site built - only better. Because we build in a controlled environment our internal materials are never exposed to weather. Our labor force is all part of a single team who are full time employees, eliminating subcontractor delays, finger pointing, and coordination issues. We perform greater testing and build to higher standards throughout the process with quality assurance inspecting every aspect of the home before it leaves the facility. Furthermore, we are able to save a great deal of time and get our clients in their home faster than site built construction. The predictability and reliability in the process means everyone can rest easy at night. Context homes combines licensed architects, interior design specialists, and experienced construction professionals in one team. We coordinate the entire process from start to finish so you don’t have to worry about the details such as permitting, survey’s, or assembling and overseeing an architect, engineer, and general contractor, all with individual interests. Locations Our Navasota, Texas operation includes production of the GroundFORCE concrete foundation system and builds both residential and commercial structures throughout Texas, the Gulf Coast and Southwestern regions. Our Boydton, Virginia facility has been producing high quality homes for nearly 50 years and has delivered more than 17,000 homes throughout the east coast from New England into the Carolinas.

Prefabricated Off-Site Construction Our facilities build in the same manner as site built construction except that we build in a controlled environment, without exposure to water, adverse weather, or labor diversions. Because of this, our process is faster and more reliable than site built construction and produces less waste. Sections or “modules” are produced offsite and only the final assembly occurs on site. Our process is not to be confused with manufactured homes or mobile homes which are considered temporary structures. Instead, we produce permanent structures, build on engineered foundations just like site built construction and feature the same high quality materials and name brand products found in site built construction. Our framing is the same as a traditional homes except we use additional lumber to provide greater strength required for transportation. In fact studies show homes constructed in this manner outperformed site build construction during Hurricane Andrew. We build to the IRC, the same code as site built construction; however, we build to a higher standard and perform additional testing and quality controls throughout the process. Our time frame is typically about half of site built construction. This is due to the fact that site preparation happens concurrent to off-site construction in addition to being able to produce more efficiently in a controlled environment. In the end, our structures look and feel exactly like site built construction - both inside and out, except our structures have increased strength, performance, and energy efficiency due to the rigors of our process.

Energy Efficient

Sustainable

Our homes are also energy efficient and environmentally friendly. Every home meets or exceeds government guidelines and codes for energy efficiency by using thermal pane windows, elevated levels of insulation and energy saving appliances. Additional testing procedures optimize the performance of our homes.

Off-site construction is inherently more sustainable than site build construction for a number of reasons. We produce less waste and are able to recycle more materials due to our controlled environment. Unlike site built construction where materials are subject to moisture, swelling and often mold/mildew, our materials are not exposed to weather in the construction process providing straighter construction, reliability, and improved indoor air quality. There is less disturbance to the site because instead of a prolonged construction process which can impact trees and erosion, only the final assembly occurs on site. We also build to a higher standard which increases strength, performance, and energy efficiency of our homes. Safe access to all areas of the structure during construction, through movable catwalks and other measures allows more precise, tighter construction. Quality controls and additional testing throughout the process ensure consistency and performance. We can also produce under rating systems such as ENERGY STAR AND USGBC LEED Certification.

Our Process We manage the process every step of the way from start to finish. Here is how we do it: ​ PRELIMINARY CONSULTATION The first step is to schedule a phone conversation or meeting with Context Homes. During this consultation, we will discuss your needs, options, budget, and parameters. We will also answer your questions and determine the next steps. ​ FINANCING If you will be using bank financing for your new home, it is important to establish a budget upfront and get pre-approved from a bank for the construction loan. Context is familiar with the bank approval process and can assist you with connecting with one of our lenders or speak with your bank. During the architecture phase we will also prepare design documents required for the construction loan. ​ NEEDS ASSESSMENT AND SITE FEASIBILITY 1–2 WEEKS During feasibility, Context studies and/or coordinates with consultants the following work to generate an estimate and feasibility review: • Required permits, design reviews, and associated fees • Site survey and soil test results • Access, shipping, and installation costs • Modular costs to meet client specifications • Site construction costs Context charges a base fee for feasibility depending on scope. Consultant fees such as site survey, geotechnical reports, septic design, etc. are additional costs. ​ ARCHITECTURE AND ENGINEERING 4–8 WEEKS The next step is to contract with Context for the design and engineering. Our standard plans are included in the price of the home, with additional costs for customization. Each home must be specifically engineered to its site conditions, additional engineering fees may be required depending on the specifics of the site. Included in these services are: • Architecture and engineering drawings • Assembling permit package and forms • Submitting for and obtaining modular permits • Submitting for and obtaining a local jurisdiction building permit • Selection of all finishes (interior and exterior) which will determine final costs • Preparing detailed estimation of the modular portion of the home • Coordination on site development. Context will generate a detailed scope of work for onsite work needed to complete the home. ​

​ CONTRACT AND PERMIT 2–6 WEEKS (BASED ON LOCAL JURISDICTION LEAD TIMES) Once contracts are executed Context Homes will submit for regulatory approval and local permits. Construction commences upon issuance of approval and a 25% initial payment for the module portion of the contract is received. ​ PRE-FABRICATE 6–12 WEEKS Construction in the factory and site construction will run concurrent. A 50% progress payment on the modules portion of the contract is due halfway through the fabrication process and the final payment for the module portion of the contract is due at factory completion. Work remaining on site will be paid per the bank draw schedule. ​ DELIVER, COMPLETE AND READY TO OCCUPY 2–6+ WEEKS Approximately two months from the start of construction, your home will be delivered and installed. It usually takes one day to set your home. Once set it will take 2–6+ weeks to complete construction. You will then be ready to move in and call it home!
