Dear Resident, A while back, a close acquaintance said to me: what good is wealth without health? A saying that has since stuck in my mind, it certainly got me thinking: there is no price that can be put on one’s overall wellbeing. With this in mind, we turn our attention to this very topic, with our themed issue starting on page 11. From beauty snippets on page 12, to spotlighting Harrods’ new Wellness Clinic (page 16), we get the latest in the health and wellbeing industry. Elsewhere, this issue our Belgravian is the Revd. The winners and the runners-up Grosvenor details the annual event of floral masterpieces

elgravia in Bloom returned at the end of May, following the huge success of last year’s inaugural event that celebrated the Queen’s 90th birthday. Taking place from 22 to 27 May, the six-day floral festival was themed around children’s books, and ran in conjunction with the Royal Horticultural Society’s Chelsea Flower Show. More than 60 local retailers and Grosvenor’s own Landscape Management team got involved with floral displays that adorned their shopfronts, windows and front doors. The public voted for their favourite display and the awards evening was held at The Lanesborough Hotel. All winners were chosen by RHS judges. Here, we celebrate the winners and the runners-up of the esteemed event. Best Pub, Hotel or Restaurant Display: The Berkeley The Berkeley picked up this award for its Wizard of Oz creation. McQueens crafted the award-winning display outside the hotel and the showstopping floral extravaganza certainly stopped hotel guests and residents in their tracks. Best Children’s Book Theme Display: The Hari It was no surprise to us that The Hari won a prize for its display of Fantastic Mr Fox. The floral take on the Roald Dahl classic was certainly one to remember. 6

Showcasing his wonderful range of hydrangeas, he also created an Emerald City using the bloom, as well as dianthus,
People’s Choice Award: Peggy Porschen Usually known for her cakes, Peggy was voted best display by the public on both Twitter and Instagram, for her wonderful pink floral creation that tied in perfectly with her shop. During London Art Week, decorative antiques from King’s Road specialist Guinevere will be peppered among the Old Master, Impressionist and contemporary artworks at Dickinson gallery. Inspired by Conti’s portrait of Antonio Canova at work in his studio, a corner of an artist’s workspace will be re-created, while another room will be hung with plein air paintings paintings. “We’ve had this room painted a beautiful Siena marble colour and used mostly Italian furniture to create a sun drenched, high summer mood,” says Dean Robinson, Guinevere’s in-house designer. My typical day includes… a yoga or boxing class before heading to Grace Belgravia Women’s Club. I’ll check the schedule for the day, which could include health consultations with new members, catching up with existing members or nutrition consultations. My role is client facing so I am interacting with members all day, be it over a juice in the salon, on the phone, via email or on Skype – many of our members travel extensively and want advice and guidance while they’re away. If I’m lucky, I may get to try a new treatment or meet a new practitioner – we recently launched The Peel Boutique; quick, lactic acid peels full of skin-plumping, hydrating natural ingredients. At lunchtime I try to get a vitamin D fix – it’s vital for serotonin production which plays an important part in the regulation of mood, so I will take a walk around Hyde Park to boost circulation and oxygenate the brain.
Evenings will usually be spent cooking up something delicious and nourishing with friends, or on Tuesday’s I attend tennis lessons at Roehampton with Grace members. Before I worked at Grace Belgravia I worked at… an investment bank in equity research. I decided on a career change because I wanted to follow my passion for health and wellbeing. I’ve always been fascinated by the way food can affect the way you feel. What I like most about my role is… every day is different and I am constantly interacting with
wonderful, inspiring and powerful women. I love that my profession is ever-changing and exciting and I get great satisfaction from helping or making a difference to clients’ lives. I work closely with… personal trainers, spa therapists and medical experts to ensure an integrated approach to health; it may be that

where to begin. By implementing healthy habits over a period of time, they become more manageable and can be translated into everyday life. So many clients are surprised by how quickly they see changes; radiance in the skin, energy, reduced bloating – in fact, all manner of improvements. giving back The Revd. Ralph Williamson, vicar of St Peter’s Church on Eaton Square talks church, community and charity francesca lee-rogers

S
t Peter’s Church on Eaton Square has a rich history. Built in 1827 and designed by architect Henry Hakewill, it has witnessed the lively history of Belgravia and survived two world wars. However, disaster struck when in 1987 it was partly destroyed by fire due to an arson attack. The vicar at the time, Fr Desmond Tillyer, and many determined parishioners decided it would be rebuilt, and the church has recently celebrated its 25th anniversary of the rededication since the fire. “What emerged from the fire is a building that is far more than it ever was before; it now has accommodation, a large parish hall and a light and beautiful worship space,” Revd Ralph Williamson, vicar of St Peter’s Church tells me. Growing up in Caterham, Surrey, Ralph later went to LSE university to study Social Anthropology. “Learning about people in their variety and differences
has always fascinated me. I enjoy different cultures, religious traditions, ways of living and expressions of human life,” says Ralph. After his studies, he felt a calling “to do something that both involved the life of the church and its worship, but also the witness of the church – and what it does in practical terms for people.” After being ordained in the Church of England, Ralph was a curate in north London then a vicar in Herefordshire, then went on to become a chaplain for the University of Oxford, where he stayed for an impressive 18 years. “I was working with students and staff in a pastoral capacity, helping them with the difficulties they face, which I very much enjoyed. I also enjoyed the worship of the Cathedral, working in an environment where learning was valued and where the richness and complexity of life was seen as a good thing.” Then two years ago, Ralph moved back to London for a “fresh challenge” to become the
vicar of St Peter’s, where he lives with his wife Rachel, while one of his daughters also lives in London and the other resides in New York. As well as working one-to-one on a pastoral level, Ralph is involved in all aspects of the church’s work at St Peter’s, its worship and its service to the local community. He and the church support outreach programmes such as The Passage homeless shelter and local food banks, and work with charities like AA. Ralph also heads the charity Saakshar School Appeal, which raises money to educate children in India’s slums – an organisation that he has been involved with since 2003. And he also uses the counselling training that he received in Oxford to practice as a counsellor and psychotherapist at Calmer Clinics in Dolphin Square one afternoon a week. Indeed, for Ralph “the church should represent true community”, and this is clearly reflected in services at St Peter’s, which bring together people
from many backgrounds. The Family Eucharist is attended by up to 150 every Sunday. “We also have a beautiful Sung Eucharist with a professional choir directed by Andrew John Smith – who celebrates his 20th anniversary this year – and the most fantastic music, with musicians who also sing around the world at the highest level.” But what’s next for Ralph and the church? “My vision for St Peter’s is to see it grow, and to be a place where people can enjoy worship and belonging. I want it to speak clearly about the need for inclusiveness in the church; from the importance of women’s ministry to the way we approach sexuality. I want to see music and culture flourish here, and to use the church to host other things for the community, maybe theatre or other events; I want us to play a full part in London’s wonderful life.” 119 Eaton Square, SW1W 9AL, stpetereatonsquare.co.uk 19

T
here’s a new kind of bobby on the beat in Belgravia – in the form of My Local Bobby. As one of the most – if not the – wealthiest areas in London, two former Metropolitan police officers David McKelvey and Tony Nash, have set up a private police force to tackle crime in the area. Indeed, media reporting of smash and grabs, moped crimes and speeding supercars – just some of the most common crimes in Belgravia – seems to be more frequent, so is My Local Bobby the solution to these prevalent problems? David set up TM Eye, a crime investigations company that pursues and prosecutes those who have committed a crime, while Tony later joined, and together they founded My Local Bobby, a subscription-based police service. Tony describes: “During the last five years of working in the police force, I served in the territorial
police, and saw that there’s a real need for police presence and visibility on the streets that harks back to the traditional method of bobbies on the beat.” Although both David and Tony are nothing but complimentary about the Force, they are all too aware of the pressure officers are under and the cuts that have been made, and this is one of the reasons they decided to set up My Local Bobby. “It’s not just the police; local authorities have had cuts too,” Tony affirms. “Although crime has gone down in the four-year period since the last mayoral election, the issue is that demand has gone up and policing has become more complex. You only have so many assets and with terrorism, knife and cybercrime on the rise, there have to be other solutions.” Indeed, the reputation and results of parent company TM Eye speak

for themselves with a 100 per cent conviction rate. Investigating all levels of crime, David and Tony have brought almost 300 private criminal prosecutions to court. With access to surveillance teams, ex Flying Squad, ex National Crime Squad, and having the only undercover unit outside of law enforcement – to name but a few – My Local Bobby has the resources in place to get justice for the victims of crime. “We can analyse CCTV, take witness statements, do forensics and investigate – we have the means and the resources.” All of TM Eye’s and My Local Bobby’s convictions are recorded on the PNC [Police

National Computer] for matters of law enforcement. But how does the service work on a practical basis, I ask? David and Tony tell me that each uniformed bobby has a ‘mircobeat’, where they patrol the streets – the first of whom is Steven, a close protection officer – and depending on uptake, the basic subscription can, surprisingly, cost as little as £130 a month. This includes ‘microbeats’ offering 24/7 security, a meet-and-greet service – where residents can request for their bobby to escort them home, whether it’s directly from their car or local Tube station – and what’s more, they can track their local bobby on an iPad. And with the local bobby equipped with cameras, should an incident happen, it means they can video the crime to use as evidence as part of a
criminal prosecution. “If a resident is away on business or holiday, the bobby can do a walk around the perimeter of their house or apartment to make sure it’s safe,” says Tony. “If an alarm goes off, the bobby will find out what the problem is. These are just some of the standard services we offer, and on top of that, we offer bespoke packages too.”
They can track their local bobby on an iPad As well as tackling crime, Tony and David want to get to the root of the cause. “We need to find individual solutions to each problem,” David tells me. This means that they’re currently identifying suitable charities to
work with, that include those that help with drug addiction, alcohol dependency and homelessness. “We’re very much working with the local community and we can gather information from subscribers and partners to put forward problems to ward panels.” Although My Local Bobby is currently completely self-funded, Grosvenor is very much supportive and they are currently in talks in terms of a long-term plan. And with private sectors in education, healthcare – and now policing – is this the bigger solution to an evergrowing problem? tuscany Tuscanic Belgravia is an all-day destination that is flying the flag for authentic Tuscan produce – director Andrea Fusco tells us about his magic ingredients WILLIAM MONROE

he heavens have opened in typical British fashion. Splashing through the streets in what feels like a hurricane, I wash up in somewhat bedraggled fashion on the doorstep of Tuscanic Belgravia, a welcome lighthouse standing firm against nature’s assault outside. The Belgravia restaurant, which is the sister of Tuscanic in Soho, only opened its doors for business in January, but it’s already become a haven of Italian authenticity and charm in the area. Its delightful director Andrea Fusco explains that the concept is very simple: as the name suggests, almost everything is from Tuscany. “The main thing is to import things fresh from the region,” he says. “There are lots of different restaurants in the area but nothing like this. The customers say it feels like home. I used to be a regular customer at Tuscanic Soho before coming here. I really love the concept.” Authenticity represents the heart of the business, with all eight of the staff hailing from Italy. Belgravia is hardly a barren desert when it comes to Italian dining options, but Tuscanic is very much an oasis of authenticity, flying the flag for traditional Italian fare. The standard bearer is the Tuscan produce that the restaurant is devoted to. “We get

regular deliveries of fresh vegetables and cured meats from a supplier,” Andrea explains. “Then we import other things weekly from Tuscany like jams, soups and juices. We get our juices from a producer on a little farm, which makes its own apple juice and pear juice. We’ve got 35 to 40 different wines, all of which are from Tuscany, except for Champagne from France.”

Andrea indicates that it’s as much a pit stop for a quick espresso or a glass of wine with friends, as a venue where you can enjoy a full-blown lunch or dinner. “It’s not purely a restaurant,” he says. “We have a deli so you can buy thinks like sauces, specialities and fresh prosciutto. You can come for a proper lunch, a quick coffee or a glass of wine. For aperitivo we do free light bites such as olives and pieces of schiacciata with mortadella and prosciutto. We

also do a breakfast menu including freshly squeezed orange juice, cornetto and a cake of the day – today that’s a cheesecake with ricotta and chocolate chips. We only serve illy coffee and we have lots of Italian customers who come here for that.” Talking me through the menu in some detail, Andrea explains that Tuscanic’s soups and panini sandwiches are in demand when it comes to lunchtime options. “Our big sharing boards are also very popular,” he says. “You can have L’Affettato which is just cured meat, or Affettati E Formaggi which is meat and cheese. It works really

well for lunch or the aperitif time between 5.30pm and 8pm. You can enjoy your Aperol Spritz or a nice glass of Chianti with a big sharing board. We have a lot of options; we also do some seasonal specials every day.” When it comes to a signature dish that best reflects what Tuscanic is all about, he’s torn between the Affettati E Formaggi, or the traditional Spezzatino (stews). His favourite item on the menu is a simple one, schiacciata with baked tomato, mozzarella and basil. At this point I’m offered a taster and am only too happy to accept. Schiacciata that is still warm
from the oven appears alongside artichokes and two different types of salami. It’s all absolutely delicious. The genial Andrea then pops open a bottle of Champagne – it’s only 11.30 in the morning, but it’s cocktail hour somewhere in the world – and again, I’m only too happy to partake. He also tells me that Tuscanic attracts a large number of Italian customers (Andrea often sits down and has a catch up with his regulars) and quite a few are from Tuscany, a sure sign of the quality of the food. City workers also flock to the venue for business lunches or a quick panini, while it also operates an informal delivery service for local
businesses, which is testament to the laid-back and friendly atmosphere that the restaurant cultivates. Having tasted the food first-hand I can attest both to its quality and the friendliness of the Tuscanic team. There’s a great feel to the place, which features typical Italian décor and has upstairs and downstairs seating. Al fresco eating and drinking is also available for those who want to sit out in the sun. he may have spent 25 years in the business, but Bernie de Le Cuona – founder of the eponymous and renowned fabrics and interior accessories company de Le Cuona – remains unfailingly motivated in the face of time’s vagaries. “I am even more passionate now than I was when I started out,” she tells me. “I work with such inspiring people and the more I learn, the more exciting it becomes.” This passion and drive manifests itself in various forms, not least in the recent launch of the company’s exciting new pop-up premises on Pimlico Road.
Quality is the benchmark that she adheres to at all times The new Refined Rogue fabric collection among others will be on show and according to Bernie it “reinvents” the heritage of de Le Cuona, with the collection an “intricate combination of the finest natural fibres which are handspun and carefully twisted together.” In terms of inspiration, she indicates that it can come from anywhere, although travel is particularly important; Bernie describes it as “the bedrock of creativity.” Nature is also her muse, 28
as are new yarns available at the mills. “I always keep my customers’ requirements in mind,” she explains. “Interiors and lifestyle are in constant flux; you have to be aware of both design trends and how we are living today.” The fabrics world is competitive and I’m keen to find out how Bernie differentiates herself in what is a crowded market. “I spend a lot of time working with the finest artisans, spinners and specialist mills, trying to create special fabrics,” she replies. “I travel extensively and search
out unique products in different countries. I love what I do, each new collection is an exciting challenge.” With plans afoot to open a permanent premise in the design hub that is Pimlico Road, the temporary pop-up showroom on Pimlico Road will run until the autumn. “The permanent showroom will be two floors and full of surprises,” Bernie says enthusiastically. For the moment however she’s concentrating on the present, and quality is the benchmark that she adheres to at all times. “People are much more discerning now; they want to know the backstory and provenance of the collections. a room with A VIEW The Atlantic Hotel’s stunning sea views and Michelin-star food make it one of the finest hotels on Jersey william monroe
T
he Atlantic Hotel, on the sunny channel island of Jersey which is famed for its unspoilt coastline, long, sweeping beaches and dairy cattle, has a reputation for being the best hotel on the island. And with good reason. It’s the little details that make a stay enjoyable; from the bags-to-room service, to the Molton Brown toiletries in the bathroom, to turndown service as dusk begins to fall. It’s also the main details that stay with you, and the vistas from our Ocean View room are stunning. One of the hotel’s great advantages is its enviable location, perched on a clifftop overlooking St Ouen’s Bay in the north west of the island. My partner and I’s room looks out over the pool area, gardens and clifftop, with the sea beyond. There can be few more spectacular locations
than this clifftop. A bench set among yellow gorse bushes is where you can watch the sun set over the sea with just the wind and the plaintive cries of wheeling seabirds for company, with the rock pools and landmark La Rocco Tower far below. On the horizon you can make out Guernsey and a number of the other islands that make up the archipelago. It’s a view you could never tire of. Upon arrival, we check in at the lobby, which is a wonderful airy space featuring the soothing sound of
trickling water from a water feature and fish pond. The next morning, after enjoying a hearty ‘full Jersey’ breakfast, we take the winding road down to the beach below the headland and begin a trek along the sunlit sand to the other side of the bay, a distance of some 8km. There we find sustenance in the form of fresh mussels and crab from fish shack The Vivier by Faulkner Fisheries, which is located in an old World War II bunker perched on a craggy outcrop above the azure breaking water below. 31

You can watch the sun set over the sea with just the wind and the plaintive cries of wheeling seabirds for company That evening we find ourselves in more formal culinary climes. After returning to the hotel we enjoy a game of tennis on a rather tired court overlooking the bay – surely one of the most spectacular locations for a knockabout in the UK – and a quick swim in the indoor pool at the Palm Club, before making our way to the Michelin-starred Ocean Restaurant for dinner. The restaurant is ornate and the service is discreet and formal. From a selective evening menu, I choose the ballotine of pork knuckle and foie gras with seared scallop and cider foam, while for my main I opt for the garlic and thyme roasted rump of lamb, with potato fondant and tomato and tarragon jus. Both are excellent. A Kalamansi Refresher, consisting of white chocolate mousse, cassis sorbet and kalamansi foam lives up to its name. The next day sees us make the short journey to the outskirts of Saint Helier, Jersey’s capital, for an al fresco lunch at Mark Jordan at the Beach, the sister of The Atlantic’s Ocean Restaurant. We both prefer the atmosphere to the previous evening, although this is partly due to being seated outside in the warm spring sunshine enjoying a sea view. The food is just as good as the night before. Highlights include the truffle 32
popcorn, tender pan-seared Jersey scallops and the poached fillet of sea bass with mussels, leek and potato nage and an inventive crab mousse. A stroll along the seafront towards the town centre proves thirsty work after lunch as the mercury creeps above the 20°C mark, so we enjoy a cold drink or two in Liberation Square, before retiring to the hotel. The final day of our visit affords time for a trip to the Jersey War
Tunnels. Jersey was the only British territory to fall to the Germans during World War II, and the museum gives an informative insight into what life was like for the hardy islanders who chose to stay and endure the yoke of occupation, after the British government resolved to leave the Channel Islands undefended from invasion. It’s a scar that runs deep, and relics from the occupation still litter Jersey’s coastline in the form of bunkers and fortifications. It’s a sobering, moving and deeply interesting attraction. Back at the hotel, there’s one final trip to the cliff edge to take in the view for the last time before our departure. The view alone is worth the trip, but The Atlantic Hotel brings a lot more to the table than its stunning vistas. To coin a phrase, it cultivates homely luxury; it’s not the most modern hotel, nor the most stunning in terms of exterior architecture or rooms, but there’s a quiet efficiency and comfortable atmosphere about this family-run establishment. It feels like a home from home, and, if I ever return to Jersey, it, along with its stunning clifftop views, will be my first port of call. SUPER PRIME TIME for London lettings
We spoke to Tom Smith, Partner and Head of Super Prime Lettings, to find out what’s driving the 33% jump in transactions in the last year

Significant changes in the highest reaches of the London property market in recent years have seen a fundamental shift between the sales and lettings activity. One of the results has been a 33% jump in transactions in the last year for Knight Frank super prime lettings – the team focused entirely on clients with property interests upwards of £5,000 per week across prime central London. We spoke to Tom Smith, Head of Super Prime Lettings to find out what’s driving this growth and how the balance between the two sides of the market have been playing out. RENTING VS BUYING “Stamp duty has been a really significant factor in the expansion of the super prime rental market,” he notes. “The recent tax rises on buying a primary residence or second home are making renting a sensible alternative for many. At the £15m level, for example, stamp duty will be at least £1.8m, which equates to three years’ rent in a property of a similar standard, without the attendant responsibility of ownership. There’s also the advantage of handing it back after two years and trading it in for the very latest version of what you had before.” At the same time, the corresponding fall in super prime sales prices has also encouraged many owners – whether developers, investment funds or families – to decide to let their property while waiting for some clarity on the direction of the market. “Recognising these trends, we have

made it simple for ultra high net worth (UHNW) clients to access Knight Frank’s super prime sales and lettings advice as their circumstances and property needs change,” says Smith. A COLLABORATIVE APPROACH Smith’s team of consultants each specialise in one of the capital’s prime areas as well as covering the Home Counties. This means they are very well positioned to help UHNW clients with any requirements. “Increasingly the top-end of the market has become product-led,” Smith says. “It’s not a forever choice, after all. If a client is looking for a super-luxury family home in St John’s Wood, for example, they could be equally happy to consider the right property in Notting Hill or Kensington. Our collaborative approach is key. It enables us to spread the net wider, working with colleagues in both lettings and sales to source and offer homes that satisfy the most demanding wishlists.” THE HOTSPOTS The net effect of slowing super prime sales prices and increasing rental stock has been a sharp rise in the number of Knight Frank super prime lets, with hotspots in Kensington, Knightsbridge, Mayfair, St Johns Wood and Holland Park. “Our recent lets range from luxury apartments to 20,000 square foot, staffed family homes,” says Smith. Turnkey properties are in great demand as they offer the easiest way to enjoy a high specification home.
FIVE STAR SERVICE A recurring theme at this level of the market is access to five star amenities such as on-site spas, gyms, 24 hour concierge and in some instances even room service. At One Hyde Park, for example, for most the benchmark in luxury, not only do residents have exclusive run of the exceptional facilities they are also able to tap in to the neighbouring Mandarin Oriental. “For UHNW individuals who pass through London regularly, but that prefer their own private space, these type of developments offer the best-of-both-worlds scenario for some,” says Smith. “They can have the kind of service ordinarily associated with a £5,000 a night hotel suite, but for a significantly lower amount.” THE OUTLOOK Looking ahead, Smith says there is still a degree of uncertainty – from Brexit to London property sales prices – and he feels that this is likely to maintain the status quo in this rarefied corner of the lettings world. “For those with property interests at the super prime level, the rental market feels like a safe place to be right now and offers real flexibility. Investors stump up £2.5m in under four hours to fund Pimlico project Property investment firm breaks its own record
why is conveyancing so slow? Andy Pitcairn details this all-too-common question “Sorry”, says the seller’s solicitor to an exasperated buyer’s solicitor. “The seller today called me to say that he has accepted an offer for his flat. It’s been on the market for six months. I have no idea why he left it until today to choose a solicitor. He has accepted my quote but he is travelling. He won’t be able to send me the property information forms or client identification documents immediately. I also need funds to send on to the managing agents for a service charge and management information pack. It could be up to three weeks before you will receive the full legal papers”. How often have I heard this as a local conveyancing solicitor acting for a buyer. This situation is so frustrating for a buyer who is eager to get cracking on a transaction and exchange contracts before the seller changes his mind or someone else gazumps. Locally, chains are actually quite rare and many buyers have no mortgage requirement. Conveyancing should be quick and how much quicker it would be, if the seller’s solicitor was always ready at the outset.

pen equity platform Cogress has raised £2.56m in under four hours to fund an officeto-resi project in Pimlico. The firm has partnered up with developer Asquith Spencer to turn the Grade II listed building on Warwick Square into five luxury apartments measuring a combined 5,600 sq ft. Designed by master builder Thomas Cubitt in 1828, the Stuccofronted townhouse has views across the square’s three acres of communal gardens and sits in the midst of a conservation area. The converted units are expected to sell for a total of £10m, with a targeted exit date of April 2018. Tal Orly, CEO of Cogress UK: “The impressive rate of take-up here
among our investors demonstrates the sustained enthusiasm to invest in strategic developments in the capital, even against wider uncertainty in the market. However, London conveyancing would benefit from a legal requirement for a seller to instruct a solicitor at the outset of marketing, similar to the requirement to obtain an Energy Performance Certificate. Few local sellers would baulk at the cost of the solicitor doing no more than getting ready. Then more often the seller’s solicitor would say: “I have a full legal pack. I will email you the contract and all the documents today. Let me know when you can exchange and please do not dilly dally”. Three local agents detail the best of Belgravia’s investment hotspots

One of the most eagerly awaited redevelopments that has been ongoing in north Belgravia is Motcomb Street and the Pantechnicon building. The street, which has had a complete makeover replacing its old cobbles with new granite stone and is a pedestrian road during the day, is near completion. It is already attracting huge amounts of footfall to the many bars and restaurants which are openair areas for people to enjoy. The Pantechnicon building itself, which will have a new restaurant, retail and rooftop bar, should be completed by the summer of 2018. All of this information is useful to understand because streets such as Kinnerton Street, West Halkin Street, Lowndes Square and Wilton Crescent will all have a knock-on effect with increased values over the 48
next two years, which is why it is our hotspot for investment opportunity.

For most people, Belgravia is not an obvious area that springs to mind as an “investment hotspot”. However, for those looking for long-term growth with a five to 10 year outlook, there are certainly areas within this most desirable of locations that still qualify. The continued redevelopment of the area of south Belgravia that surrounds Ebury and Eccleston Street (near the Victoria Coach
Station) means that value can be found, and with the planned redevelopment of Eccleston Place into a vibrant new mixeduse quarter in 2018/2019, this is certainly one to watch. The area around Pimlico Green is also worth considering. With the continued progress of the Chelsea Barracks development, the infrastructure that comes with it and the prices being achieved, the redevelopment will undoubtedly lift prices in the whole area. If one is able to buy in close proximity at a price per sq ft significantly below those being achieved in the development itself, this will undoubtedly prove to be a savvy buy in the long term.
