THE GREAT OUTDOORS
Now that summer is almost in full swing, it’s time to dine al fresco and make the most of the weather. Pinch has opened on Pimlico Road. After spending 13 years on building its portfolio and brand, founders Russell Pinch and Oona Bannon, have opened the first shop. Showcasing the studio’s collection of works, including cabinetry, upholstery and lighting, there’s plenty to peruse. Interestingly, the premises seems to draw on creative flair as it once belonged to influential cookery writer Elizabeth David. 46 Bourne Street, SW1W 8JD, pinchdesign.com

full circle Sometimes fate leads you to the ideal job, as Anna Rowlinson found out francesca lee-rogers
“L
ittle did I know that my mother used to buy art from Geoffrey Hughes [owner and director of The Osborne Studio Gallery] 20 years ago,” says gallery manager Anna Rowlinson. In fact, it transpires that for Anna, who grew up surrounded by sporting art, no other first job could be more fitting. Raised in Lambourn in West Berkshire, in an area known as ‘The Valley of the Racehorse’, she was surrounded by those in the equine industry – with even her mother breeding horses. However, back then, she was unaware how her home life and her future career would cross paths. After attending Cheltenham Ladies’ College, Anna went on to study history of art and fine art at Oxford Brookes. “In my opinion, I had the best of both worlds as I had all the fun working with artists in a studio and then I had the more formal education in the history of art,” she
recounts. She describes how the university was “conceptual in the way it taught fine art”, and this led her to explore more contemporary work such as installations and sound art.
Anna’s favourite part of the job is working with artists, curating exhibitions and hanging the work Once she graduated, like many students, she wasn’t sure in which direction to go. “I moved to London knowing that I wanted to work in art, but I didn’t want to be an artist, and I didn’t know how I was going to get into the auction houses. Then a friend, who happened to sit next to Geoffrey at a dinner party, mentioned that he needed a new gallery manager at The Osborne Studio.”
Anna’s background and her education meant she was the top candidate for the job, and she began working at the gallery at the end of 2014. Although The Osborne Studio Gallery isn’t exclusively concerned with equine art, her background in horseracing meant she could talk about and sell sporting art with ease. “I get passionate about the subject. In fact, I’m lucky enough to say I like all of our artists’ work,” she says. Although Anna was “thrown in at the deep end”, she rose to the challenge, and Geoffrey, who she counts as a friend, has taught her a great deal, becoming her mentor over the years. With up to 10 shows a year, Anna’s favourite part of the job is working with artists, curating exhibitions and hanging the work. Most artists are well established with the gallery, but she has found new ones via Instagram, and recently put on
a show with Phoebe Dickinson, Daisy Perkins, Lucy Kent and Domenica de Ferranti. “All of them had a similar training and their work complements each other’s.” This month, Anna is working on Elie Lambert’s solo exhibition that coincides with Royal Ascot. “Every year, there’s a great racing crowd in London, and the evening is always a success,” she says. But what does the future hold for the gallery? Having been open since 1986 (its previous premises were in Covent Garden), and been on Motcomb Street for 20 years, the gallery is one of the few left that specialises in this kind of sporting art. Anna is clear: “It’s important sporting art is current and contemporary, and we continue to promote this very British tradition in a very modern way.” The Osborne Studio Gallery, 2 Motcomb Street, SW1X 8JU, osg.uk.com 11

ESTHER YOO The renowned violinist takes a moment out of her day to tell us all about her career to date as told to: francesca lee-rogers
My proudest moments are touring with the late maestro Lorin Maazel, the release of my two albums for Deutsche Grammophon, becoming a BBC 3 New Generation Artist and making my Proms debut last summer.
A typical day is hard to define as I travel so much. But wherever I am, I usually practise the violin, work on upcoming projects, connect with my followers on social media and unwind with a good book or some yoga. Music has always been a major part of my life, whether I am listening to it, going to performances or playing instruments myself. However, I had a lot of diverse interests as I was growing up and was passionate about dancing, horseriding, cooking and acting. I’m glad that I had the opportunity to experience all of those different activities, because it confirmed that in my heart, I always wanted to be a violinist. What I love most about my job is being able to connect – with an instrument, a piece of music, composers, musicians and most of all, audiences. Next year I’m going to be the first-ever Royal Philharmonic Orchestra artist-in-residence at Cadogan Hall, which is a very exciting step in my career. I’m looking forward to the various concerts we have planned and also getting to know the audiences of the Royal 12
Although I don’t live in London at the moment, I love that Belgravia has a serene and pretty character to it, even though it’s right within central London. If I wasn’t a violinist, I would be a lawyer or a neuroscientist. Law has been a huge interest of mine since I was a teenager and neuroscience is more of a recent fascination! Philharmonic Orchestra and Cadogan Hall and collaborating together on outreach and educational activities. I released my second recording on Deutsche Grammophon in March this year, which is a continued collaboration with the Philharmonia Orchestra and maestro Vladimir Ashkenazy. We recorded an allTchaikovsky album, including a violin concerto and five short pieces – Danse Russe & Pas de Deux from Swan Lake Ballet,
Sérénade Mélancolique, Waltz-Scherzo and the Mélodie from Souvenir d’un Lieu Cher. It has been an incredible journey to discover Tchaikovsky’s music in depth, and to record with such fantastic musicians was a real blessing. I’ve been fortunate that right from my childhood, I have never got nervous before a concert. I do however always make sure I have a banana, some dark chocolate and coconut water with me backstage for energy.
Outside of work, I love reading and writing, so curling up in bed or sitting at a nice café with a good book or my journal is my ideal method of relaxing. Otherwise, I enjoy cooking for my friends and family or unwinding with yoga. Esther Yoo will be the Royal Philharmonic Orchestra first-ever artist-in-residence at Cadogan Hall in 2018. She will perform the Sibelius Violin Concerto on 2 March 2018 at Cadogan Hall, with more concerts in the 2018-19 season to be announced, estheryooviolin.com

industrial-meets-luxury with exposed pipes mixed with marble. Diners sit on muted blue banquettes and comfy armchairs around wooden tables, while brass sections
and different levels give the somewhat vast restaurant levels of intimacy. My dining partner and I try a selection of dishes from the menu. Highlights include the starter of salmon rillettes on rye bread with pickled cucumber and topped with roe; the salmon melts in the mouth while the crisp rye gives the
dish some bite. Meanwhile, the butternut risotto with ceps, pickled squash and pecorino main might seem something of an autumnal dish but I enjoy it all the same. I also can’t help but steal some of my partner’s sea bass that has been cooked in paper and is oh so tender. The only slight let-down is the Victoria sponge dessert, which is a little plain and not altogether inspiring. Overall, Aster is an excellent addition to the neighbourhood. And, with everything from afternoon tea to à la carte, and smörgåsbords to pretheatre menus all on one premises, you could spend every breakfast, lunch and dinner here. 150 Victoria Street, SW1E 5LB, 020 3875 5555, aster-restaurant.com

ermès opened its first boutique in Chelsea at 179 Sloane Street in 1987. Exactly three decades later, the luxury French fashion house has relocated to a seductive new, multi-storey home at 1 Cadogan Place. Located a hop, skip and a Birkin bag from the original boutique, the new premises that opened just a few months ago, are nearly double in size and house the entire Hermès universe. The mosaic-tiled entrance to the Cadogan Place store, stamped with the house motif below a dramatic double-height ceiling, sets the tone for an opulent boutique that pairs brand heritage with modern elegance. The boutique unfolds over two floors, united by a grand, undulating oak staircase that is deliberately curved to temper the building’s strict 1950s angles. THE BEACH CALLS As the countdown to summer begins, we speak to Rae Feather, of the eponymous fashion label, about her Elizabeth Street pop-up FRANCESCA LEE-ROGERS
Why did you choose Belgravia as the place to launch a pop-up store? Elizabeth Street is without a doubt one of my favourite London streets. It oozes charm and is so pretty.
Can you describe the interior of the pop-up shop ? Very simple with muted greys and a nautical vibe. It plays host to our signature Rae Feather collection of monogram baskets and clutches, with the addition of our newly released raffia sandals and Panama hats. Our personalisation services are also available, with an in-house painter coming in to the shop three days a week – it’s a great way to make pieces truly bespoke.
totally fell in love – it’s so raw, natural and stunningly beautiful.
You work with some of the most talented craftspeople. Tell me more about this process and how you select artisans to work with you on hand-painting items
We have a real variety. Each piece is hand-painted. Artists contact us and come for a trial session. Most are successful. Some are not. Some might be retired workers, stay-at-home mums or young artists who want to earn a little extra cash.
How would you describe Rae Feather in three words? Simple, fun and original.
What are the key trends for spring/summer 2017? And what would you say are the key pieces that will reflect this trend? Our baskets are really on trend 26
What plans do you have in the pipeline for after this pop-up?
– they’re everywhere. We try our best to create an original and fun collection that our customers can’t find anywhere else. Pompoms are still really in fashion. An example of this is our new Martha Basket, which is just so chic.
Where’s your favourite holiday destination and why?
My parents have an old farmhouse in the Algarve, Portugal. It’s very rustic and simple, and is always full of kids – it’s a very happy place. I also visited Puglia last year and
My aim is to build the Rae Feather brand into an all-round resort brand. We’re working on expanding our beachwear offering and I need to spend more time on design and creation. Business decisions change daily, so I just try and take it a day at a time. It’s really exciting and I feel so fortunate to be working on something I genuinely love.
And finally, are you looking to have a permanent presence in Belgravia in the future? Yes, fingers crossed!
Rae Feather’s pop-up store is open from 10am to 6pm until 15 June, 73 Elizabeth Street, SW1W 9PJ, raefeather.com

RESIDENTS’ CULTURE June round-up by Sue Liberman
Judith Blacklock & World Horse Welfare A rescue pony meets life-size floral replica that was created and generously donated by master British florist Judith Blacklock. World Horse Welfare is celebrating its 90th anniversary and has marked the occasion by asking Judith Blacklock to create a life-size horse sculpture from 3,000 white carnations. The equine floral creation was unveiled at the Royal Hospital Chelsea, home of Chelsea Flower Show, by the charity’s chief executive Role Owers, and came nose to nose with its living, breathing muse, Nutkin the rescue pony, who was there to give his (hoof ) stamp of approval. Nutkin’s story is reminiscent that of many other horses and ponies that have come into World Horse Welfare’s care. He was discovered as part of a large group not receiving the care they needed from their owner. Judith’s horse was
created on a wooden structure covered with floral foam. It took four hard-working people five hours to cover with blooms. The horse will now travel to the charity’s Norfolk head office to feature in its upcoming campaign to stop the long-distance transport of horses across Europe for slaughter. judithblacklock.com

townhouse project snapped up in Belgravia A £9.5m new-build designed by a high profile practice is behind some of London’s biggest super-prime schemes
how many years remain on your lease? Lubna Islam is a solicitor who specialises in enfranchisement at Child & Child. She looks at the effect of a diminishing lease term Property is often a person’s most valuable investment. Leasehold properties are, however, a declining asset. As the lease term drops, the price payable for extending the lease will increase in a rising or stable market, especially once the term has dropped below 80 years.
What can you do to preserve the value of your property? Provided you have owned your flat for at least two years and the original term of your lease is over 21 years, you have the right to obtain a 90-year lease extension at a nil ground rent. Such right is exercised by serving a statutory notice on your landlord. A lease extension claim is fully assignable so any purchaser can benefit from your period of ownership. The valuation date is fixed on service of the notice. A premium will be payable, as agreed between the parties. Most lenders have strict requirements as to lease term and a short lease may render a property unmortgageable. A long lease will not only enhance the value of your property but also make it more saleable. In the current market, many lessees are taking the decision not to sell but instead to extend their lease in order to preserve the value of their property.
A
brand new Squire and Partners townhouse in Belgravia has been sold for the guide of £9.5m. The project, on Lowndes Close, a private cul-de-sac owned by the Grosvenor Estate, delivered an “architecturally striking” double-fronted property of just over 3,200 sq ft. Measuring some 26ft across, the high-spec red-brick packs in a drawing room, dining room, family room, four bedrooms and eight-person passenger lift serving all four floors. Savills did the deal. 34
What happens when the original term of your lease is less than 21 years?
Founded in 1976, Michael Squire’s eponymous practice has been behind some of London’s most high-profile and successful super-prime schemes, including Chelsea Barracks, One Tower Bridge, Clarges Mayfair, Ebury Square, Netherhall Gardens and The Knightsbridge Apartments. squireandpartners.com
PrimeQResi Journal of Luxury Property
Unfortunately, you do not qualify under the legislation. However, your landlord may have a voluntary policy to ‘top up’ the term of your existing lease on payment of a premium. Sub-21-year leases are commonplace at some Eaton Square addresses. It is definitely worth investigating how many years remain on your lease and instructing an experienced solicitor. Child & Child’s awardwinning team is well versed to act in relation to your lease extension or any matter of an enfranchisement nature. MARKET MATTERS Local estate agents lend us their expert opinion on the current market
Steve Cook, senior lettings manager, Henry & James
We are enjoying a busy spring market with a positive start to the tax year. It’s not without its obstacles, though, as many new tenants still expect a big discount on the price of their favourite property. Now the excess supply of property on the rental market is subsiding, the competition for the best homes has increased and tenants must act quickly. With this change in progress, property owners cannot rest on their laurels, as rents are unlikely to return to the highs of previous years. Many owners continue to improve their properties to meet the exacting standards of the Belgravia market and, as refurbishments are completed, it is clear that summer is on the way.
Caroline Phillips, assistant manager, Knight Frank Belgravia Lettings
This year’s lettings market will be a marathon as opposed to a race. I have been asked by clients if the upcoming general election is a concern. To which I respond that despite recent economic and political turbulence, we have acclimatised, with last year being our best year to date, and I anticipate the same results this year. The lettings market is tough but resilient and competitive pricing and presentation are key. We rarely receive enquiries for unfurnished properties and applicants are market savvy.
Nina McDowall, head of Knightsbridge & Belgravia Lettings, Strutt & Parker
My advice is to utilise your agent, their experience and research and move with the market.
Hannah McDougall, lettings manager, Sotheby’s International Realty
We have seen a strong start to the spring market at Sotheby’s Realty, with an increase in enquiry numbers, particularly from our international network. We have also seen an increase in offers received, particularly on properties where landlords have adjusted their marketing strategy to compete in the busy marketplace. Tenants are aware that there is more choice available and, as such, pricing and presentation is absolutely key, as is the exclusivity of the property. Landlords aiming too high in price, who haven’t updated their property recently, or who are listing the property with multiple agencies are missing out on the high-quality tenants that the spring market supplies.
We’ve found the lettings market busy over the past few weeks. In the immediate New Year there was quite a lot of stock available, much of which is now rented. Stock new to the market, or refurbished to a very good standard is attracting strong interest. We’ve even had a few sealed bids in the last month which is the sign of a very buoyant market. Spring always seems to bring with it a more exciting and fast-paced market alongside the undoubtedly better weather. The greener outlook of garden squares, which start to look their best at this time of year, really helps too!
