Painting with Both Hands is running until 13 May. The solo show from Sophie Walbeoffe who graduated from Wimbledon School of Art, exhibits more than 40 paintings of Kenya and a journey to Syria in 2014. Rebecca Louise Law’s sitespecific floral wonderworlds have appeared at the Royal Academy of Arts and J&M Davidson before – but her latest can now be found at Sake no Hana, Hakkasan’s Japanese sister restaurant. The tradition of celebrating the cherry blossom – sakura – season is known as Hanami, for which Law has hung clouds of white flowers from the ceiling by copper wire. JONATHAN LEAMAN - Find the artist’s latest paintings on show at Beaux Arts Your 1995 painting A Jan Steen Kitchen is part of Tate Modern’s collection. How has your work evolved since then? I’m always proud of what I’ve done, but I couldn’t do it again. I have changed a lot since then. I’m just older, I see the world as so much more complicated now. Why have you chosen to work in oil paint? It takes a long time, and when you go wrong, you still have to wait for it to dry to correct it. Where do you find your inspiration? I try and look at the world and make use of it. The four pictures took five years. What themes do these new paintings explore? They are about how the world lets you down, but is still wonderful – however, you don’t understand that [at the time]. Life hurts you, but it is still extraordinary. gems of wisdom The Journal speaks to Leo de Vroomen about his book launch, his exhibition celebrating 50 years of his work and the art of craftsmanship francesca lee-rogers

L

eo de Vroomen is a very easy man to talk to. Having just returned from Basel, we flit from one conversation to another, and before I know it, three hours have passed and I’ve almost spent my life savings on a pair of stunning earrings. Leo, who has built up a very successful business in bespoke jewellery over the past 50 years, talks with such passion, not just about the art of craft, but about life in general, and has just released his book De Vroomen, that is part autobiographical and details his and his artist wife Ginnie’s work and lives together over half a century. With photographs, press cuttings and articles, it makes an insightful read indeed. Born in the Netherlands, Leo started in the industry in his late teens with an apprenticeship in The Hague (Den Haag),

producing handmade gold jewellery. National service followed, but even during his time as a sergeant, he acquired associated skills such as the art of polishing brass that would later come in handy. In 1964, he spent a year in Switzerland where he learnt “the importance of patience, precision and detail in jewellery making and qualified as a master goldsmith”. Twelve months later, he moved to London to study, worked for renowned goldsmith David Thomas, and then became a lecturer at the Central School of Art and Design, where he met Ginnie. From setting up his first workshop in south west London, to travelling around the world selling his pieces, his determination and drive has never faltered, part of which he attributes to being inspired by his mother who unfortunately passed away when he was 12 years old and

whom “he never wanted to let down”. Now, having been in his Elizabeth Street premises for more than 15 years, Leo talks with such enthusiasm about his designs, and the gemstones, diamonds and gold that make up his work. “The stone always comes first; it’s the hero of the piece,” he tells me.

“The stone always comes first: it’s the hero” “And it’s only when I see the shape and size of the stone that I decide what I’m going to create with it.” I ask Leo what he would pick if he had to choose a piece of jewellery for a woman to wear, “A pair of earrings,” he answers, without hesitation. “People are always drawn to the face, and a rather plain dress can look like a million dollars with the right pair of earrings.

“And, with almost half of our work being commissioned, we’re like the couturiers of the jewellery world – we know from looking at a lady what will look good on her, depending on her age, complexion and style, for example.” Leo is true to his word – it’s hard not to be dazzled by his jewellery as he adorns me with his necklaces, rings and those aforementioned earrings, and with celebrities such as Poppy Delevingne whose wedding and engagement rings are by Leo, I am not alone in my admiration for his work either. I am happiest when… I’m making hats.

What inspires me most is… popular culture and the world we live in, in all its beauty and glory. I’m always inspired by the enthusiasm, love and desire that all of our customers have to create the perfect hat.

What matters to me the most is… that I have an opportunity to influence people’s perception of hats in the 21st century.

I like Elizabeth Street in particular because… it’s like a village right in the centre of the greatest city in the world.

When I’m in the area, I always find that I’m happy. The beautiful white buildings are breathtaking and it always seems to be sunny in Belgravia. You’ll always find me in…. Baker & Spice, Oliveto and Ebury Wine Bar, and my shop, of course! 14

I chose to have a shop in Belgravia as… Isabella Blow brought me to Elizabeth Street to live with her and her husband Detmar when I was a student at the Royal College of Art, but before then, I’d never heard of Belgravia.

The French interior designer refuses to be dictated to by trends, which is what makes her services so unique. “I do get inspired by contemporary shapes, but I’m not the kind to just go for the latest trends,” she explains. This sense of individuality is never more apparent than in her ambition, once she becomes a homeowner, to turn her living room (and possibly her whole house) into a showroom exhibiting the best of French interior design. As well as disregarding trends, Emmanuelle doesn’t have a set style or favour particular

My therapist greets me, and we head to one of the five treatment rooms (one is a double VIP spa suite) for the 90-minute Deeper Connections massage. I regularly have deep tissue massages due to the amount of knots I get from my mainly desk-bound job, so I’m intrigued as to how this one will differ. A lot, as it turns out. Trained by one of the best massage experts, Beata Aleksandrowicz of Pure Massage, my therapist uses a combination of eastern and western

techniques including rolling, stretching and massage to pinpoint tension. Spending 30 minutes on my back, it’s as though she knows my body better than I do as she gets to the root of the problem and as each knot is loosened, I feel a whole new space has opened up between my shoulder blades. A similar pattern follows for the rest of my body, and towards the end of the treatment, my therapist concentrates on my abdomen, giving lymphatic drainage massage to bring balance to not only my digestive system, but to my body on the whole. It’s like a detox for the body. At the end of the treatment, I am well and

truly relaxed, and decide to retire to the spa where I use the hydrotherapy pool, sauna and steam room, until I can finally muster the energy to face the world once again. Days later, I’m still finding positive effects of my massage, and am truly impressed as to how it has made me feel; not only do first impressions count, but they also live up to expectations, as I found out. A Total transformation Former police housing block on Ebury Street transformed into 49 rental apartments

A

former police housing building in the midst of Belgravia has emerged in its new guise as a prime PRS scheme, offering freshlyrefurbished apartments for between £600 and £750 per week. Native Land and Malaysian JV partner Amcorp Properties snapped up the 1950s Kilmuir House on Ebury Street – right opposite Berkeley’s super-prime Ebury Square – off the Mayor’s Office for Policing and Crime for £45m last April. Architecture practice LEEP subsequently came on board to redesign the 49-unit block into a prime Build-to-Rent offering, and the developer behind a raft of acclaimed high-end schemes including Holland Park Villas, Burlington Gate, 10 Montrose Place, Cheyne Terrace and NEO Bankside has just completed a top-to-toe 34

refurbishment programme. Business leases - getting in and getting on Entering into a first commercial lease, or a move to new premises are crucial decisions for any business. Failure to consider all matters which could affect the initial set up and the ongoing use of the premises could result in disruption, increased costs and lead to frustration, impacting on profitability. Some important issues to consider, other than the rent to be paid, are: •T he length of the lease term, including rights to break early and whether you have the benefit of statutory rights to renew; he level of service charge •T contributions; one should agree a cap •B e aware of the repair obligations and the likely cost impact at the end of the lease • Restrictions on alterations could affect fit out plans for the premises and may need to be reinstated at the end of the lease, which will have cost implications; and he ability to transfer and sublet •T the premises should be carefully negotiated Another issue is ensuring the premises have connectivity for communications and data. Far too often we hear of tenants paying rent who cannot fully operate their businesses because they do not have data connections in place. Often, for a “comms” provider to be able to install the necessary cabling and equipment to a tenant in a building, a document (wayleave) has to be entered into between the landlord and the provider. At the outset, enquiries must be made of the provider and the landlord to find out whether a wayleave is needed. If this is required then it must be put in place as quickly as possible. Thinking about the above when negotiating terms should save time and money, and mean your business can communicate effectively. The market in 2016 saw a number of purchasers looking but many held back from making decisions. The triggering of Article 50 may create a fresh wave of anxiety in the market, however our experience so far this year is that buyers and sellers are growing weary of Brexit speculation and are more prepared to act. At Chestertons Knightsbridge/Belgravia office we have certainly started on a far more positive note and we are looking forward to an active spring market.

Our core markets of Belgravia and Knightsbridge have suffered since the raising of SDLT in 2014 and tinkering again in 2015. The idea was a political one and also to take the heat out of the market, which was very successful. In order to absorb the extra buying costs, sellers have had to also take their share of the hit; this has meant a rebalancing in the market. Brexit has had no direct effect on prices but it has meant we now have more buyers from overseas looking to take advantage of the currency exchange. With spring now underway, we are seeing some green shoots and deals are being done.

There remains confidence in the market from a buyer’s perspective, but it tends to be just below the surface. Virtually all recent sales have been where buyers perceive value. Stamp Duty is now so punitive that most buyers are focusing on this cost when making offers. Therefore, accurate pricing really is essential to attract buyer confidence and achieve a sale. Having said that, about 50 per cent of our clients have adjusted their pricing, reducing by an average of just over 10 per cent. It is these properties that are attracting interest and selling. Overpriced properties are highly unlikely to sell, undercutting the competition is the best strategy to generate a successful sale in the current market.

his year has been a positive one for chief executive James Bailey and his team at Henry & James. “There has been somewhat of a crescendo since the beginning of the year,” James informs me. Indeed, for Henry & James the sales market has picked up since January and has been consistent ever since with recent deals completed on Kinnerton Street, Burton Mews and more recently, Sir Peter O'Sullevan’s former home. “These are deals we were working on throughout the first quarter and the demand has kept pace,” says James.
