SUPERCAR DNA McLaren has unveiled the new Sports Series 570S Coupé, described by the brand as “pure McLaren”. The 570S Coupé marks the first attempt by McLaren to push its race-derived technologies into its sports car offering. A classic sports car shape with a mid-mounted engine, rear-wheel drive layout, a strong but light (80kg) carbon fibre chassis and M838TE twin-turbo V8 engine, the 570S Coupé has its own, newly developed suspension system and excellent fuel efficiency. “W

e are not a luxury restaurant,” proclaims one of the world’s leading chefs. “We do not insist on a dress code – there are no airs and graces at El Celler de Can Roca. It is simply a family-run restaurant that wants to give each of its guests a memorable experience.” Joan Roca is the complete antithesis of the overbearing, arrogant chef. And yet, he has more reason than most to feel superior. Head chef at the legendary El Celler de Can Roca in Catalonia, Roca has been awarded the lofty title “Best Restaurant in the World” twice by Restaurant Magazine, both in 2013 and more recently in June 2015. His manner is completely unassuming as we discuss the reason for his visit to London – the 2015 Estrella Damn Gastronomy Conference, held with the aim of exploring changing patterns in consumer behaviour. Its research suggests that London’s foodies are increasingly shunning more formal experiences in favour of “relaxed dining”. Which is probably why Roca is at pains to emphasise that his restaurant led the way in removing the pretentious stylings from fine dining. “The entire concept of haute cuisine is developing and changing. Restaurants that wish to prosper will channel their knowledge and experience into a more casual dining concept,” says Roca. “People’s understanding of luxury has changed dramatically over the past five years. Today, they want a more authentic experience which is harder to provide in a way, as you must remain simultaneously polished and relaxed.” Roca is of the third generation to run El

Celler de Can Roca, originally founded by his grandparents in 1986. He trained at the Escola d’Hosteleria gastronomy school in Girona before helping Ferran Adrià establish El Bulli back in its heyday. Today, Roca works with his two brothers, Josep (sommelier) and Jordi (pastry chef ) to offer a truly harmonious food and wine experience. Roca is renowned for favouring both cuttingedge culinary techniques and traditional Catalan methods of food preparation. His signature dish, Lamb and Pa Amb Tomaquet, is a case in point. “This dish is new but also dates back to childhood memories. It includes reflection; based on the knowledge of Oriental cooking techniques for Peking Duck, where what matters most is the skin which I apply to the lamb shoulder. Into this mix comes personal experiences – I use cumin, which I came across during my trips to North Africa.” What is most impressive about this softly spoken man, is that unlike many of his contemporaries he has no desire to court celebrity. “We have offers every month to open a franchised brand of El Celler de Can Roca,” he says. “But we always refuse. It would dilute the concept.” Not that anyone would dare accuse Joan Roca of laziness; he explains that he rarely misses a service, or at the very least will ensure that two of the three brothers are always present. And in a world where famous chefs wantonly attach their names to restaurants and then rarely grace their kitchens, that is a truly remarkable thing. cellercanroca.com

hen Smith & Wollensky first opened in 1977 the New York Times declared it “the steakhouse to end all arguments”. Now, four decades later, this larger-than-life franchise has opened the doors to its first ever transatlantic branch in London’s Adelphi building. Like any steakhouse worth its salt, Smith & Wollensky’s newest franchise operates on a strict mantra of no half measures; be that the quality of service or the all-American-sized portions. Despite being the brainchild of Alan Stillman – the man behind cult favourite TGI Friday’s – this is not your run-of-themill grill. For starters it’s decked out in the brand’s signature Art Deco style, complete with mahogany fixtures and a bespoke wall mural for added finesse and while service and quality is every bit as high-end as you would hope, you won’t feel like you’re having to compromise on a good time. Upon arrival, take a seat at the marbletopped bar for a lesson in the art of perfecting the Old Fashioned. Ernest Reid, the restaurant’s very own Chief Engineer

A few years ago a very high net worth individual based in Las Vegas became obsessed with a salted beef sandwich from the Carve Up concession stand at the O2 in London. He decided he wanted one sent to him immediately in Vegas. We were looking into flights or the possibility of a private jet and the best cold storage options. However, US customs regulations stated it could not happen. Luckily we found another concession in Vegas, so in the end the client was very happy. Why did you decide to expand the website to allow non-members to access

some of your resources? We want to be the hub for exclusive, cool, high-end and luxury entertainment in London; the first port of call for discerning Londoners who are looking for high level venues and experiences. around for a suitably regal residence – a process that would demonstrate the selfserving depths which he’d readily plumb. In 1970, the Marchese Camillo Casati Stampa di Soncino murdered his second wife and her 25-year-old student lover before turning the gun on himself. His grieving daughter and heir, Annamaria, relocated to Brazil in an attempt to rebuild her life. Needing to cover the inheritance taxes on her estate, Annamaria sold the 145-room Villa San Martino to Berlusconi for a steal at 500 million lire ($850,000). Representing the naïve Marchesa’s interests back home was one Cesare Previti, a lawyer who had neglected to mention his position on the board of Berlusconi’s Hydra Real Estate – the company purchasing the villa. Day describes Previti as the Emperor to Berlusconi’s Darth Vader. One of a coterie of scoundrels that surrounded Berlusconi (as Day would have it, “people like him, with morals lower than his… and without the charm”), the book illuminates how his loyalty to this inner circle assisted his political longevity and personal freedom. After a power vacuum (ironically caused by a large-scale anti-corruption investigation) allowed Berlusconi to slither into the top spot, the new PM attempted to make Previti – his personal lawyer (and proven talented juggler of loyalties) – justice minister. The Italian president balked at the conflict of interest. Instead, the lawyer was handed the Defence Ministry. And when prosecutors finally caught up with Previti, Berlusconi changed the law in order to spring his right-hand man from jail. Day demonstrates how certain apparently appealing personal traits – loyalty to those close to him, an easy (if vulgar) charm – has perhaps led too many Italians to believe that, well, he’s not so bad and in turn offered up their vote. But the book also exposes how those who voted him into power are often knowingly doing a deal with the devil in order to dodge taxes; a selfish attitude symptomatic of a relatively young, fractured nation that often feels united in name alone. Back in il bel paese the now-convicted billionaire’s legal troubles rumble on while his political exile seems assured, yet the sparky septuagenarian continues to fuel the rumour mill. Will he really become Russia’s economic minister? “W

hat might you expect a prime minister of three terms to have achieved?” Journalist Michael Day, author of Being Berlusconi, is on the phone from Rome listing the former Italian PM’s numerous political failings. “Economic growth? No, the country’s carried on shrinking. Has he helped corruption? It’s become worse. The country’s reputation abroad? Well, he’s kind of massacred it, hasn’t he?” That Silvio Berlusconi could have achieved so little during his extensive stay at the top of Italy’s political tree, and that the Italian people – despite Berlusconi’s self-serving, ineffective governance – chose to vote him in on no less than three times, are dazzling absurdities that Day sheds light on in his frank and entertaining new book. Being Berlusconi encapsulates the 78-year-old media mogul’s rise and fall – from his formative years as a cruise ship entertainer, through the seedy scandal known as “Rubygate”, and on into his political nadir when, in desperation, he tried to exchange free dentures for votes. “Before I came to Italy, I thought: how is it possible that he’s run the country for 20 years?” Day continues. “Italy’s Italy, but, still, it’s a major western democracy – how can they have this shady, preposterous second-hand car salesman running the country? However, after you’ve been here a while, it starts to make sense.” To judge prime minister Berlusconi’s success by standard metrics is to misinterpret the aims of his political career. When he first threw himself into the political fray in 1993 with his populist Forza Italia party, he was motivated not by a sense of civil purpose but by necessity – if he wasn’t serving the country at the highest level, it was likely he’d be serving time instead. A particularly ripe example was his downgrading of false accounting from being a serious crime to little more than a slap on the wrist. “It’s one of the major ways that magistrates get mob bosses,” Day explains. “The change in the law not only helped Berlusconi and some of his mates get off, but also hundreds of mobsters.” Berlusconi’s suggested Mafia links have their roots in the very origin of his estimated $8bn fortune, with the funding that brought his first major real estate development, Milano Due, to fruition in the 1960s. Soon dubbed “King of the Bricks” for his success, the thrusting young magnate began casting

ast month, The City Magazine joined Eden Park, formal-wear supplier to the England Rugby team, for the official England Rugby dinner at Grosvenor House, London, attended by Stuart Lancaster and his full World Cup training squad. The dinner, hosted by comedian Jimmy Carr, raised in excess of £500,000 for All Schools, which, now in its third year, is on course to achieve its target of introducing rugby to 400 state secondary schools by the start of this month’s World Cup. At the dinner, several members of the squad engaged with guests via entertaining Q&A sessions, before Stuart Lancaster took to the mic to give a presentation on the value of charitable funding in poorer schools. Once a PE teacher, the head coach recalled applying for £300 of cricket kit back in the day and stressed how the funding transformed the way he taught cricket. They were inspiring words from someone who has helped to guarantee England Rugby’s support of All Schools. Sally Pettipher, who helped conceive and pilot the programme, talked about being sat next to winger Chris Ashton, who, aside from “merrily chugging pure water”, kindly offered to help coach kids for All Schools. Indeed, a number of players have agreed to share their knowledge and experience of the game. A wealth of emerging data highlights a significant correlation between how well schools perform academically and how keen they are for rugby. The theory goes, if you’re releasing tension and exerting yourself physically on the rugby field, then you’re

less likely to exert it misbehaving off the field. There is also evidence to suggest that playing rugby reduces truancy and increases pupils’ attention spans whilst studying. In a recent research project, All Schools graded a large number of state secondary schools from 1 to 5; grade 1 indicated a complete absence of rugby in the curriculum, and grade 5 indicated a fully fledged, rugby-playing school. The study revealed that the higher grade schools tended to perform better academically. That may not come as much of a surprise. Far more interesting, however, was the positive impact rugby was having on the academic performance of the poorest schools, with rugby-playing poorer schools outperforming the non-rugbyplaying poorer schools by, on average, 40 per cent*. Less reading, more rucking. By increasing the number of secondary schools playing rugby union, All Schools is investing in the next generation of home-grown talent, it’s also tapping into an enormous pool of, as yet, untapped resource. irst things first, how envious is Sir Clive Woodward of Stuart Lancaster, the man who’s about to lead the England Rugby team into a World Cup on home soil? A smile spreads itself across the 59-year-old’s face. “I’m not jealous,” he says, speaking at the opening of KPMG’s new Technogym-equipped health facility in Canary Wharf. “I’m hugely excited for him and the whole team. They’ve got the chance of a lifetime, playing here, at home. I’ve had some experience of this. I did two World Cups myself.” That he did, reaching the quarterfinals in 1999 before walking away with the Webb Ellis Cup in 2003. The latter capped off a period that saw England achieve 22 consecutive wins at Twickenham, 14 consecutive victories home and away against New Zealand, Australia and South Africa, and three Six Nations Championships, including a Grand Slam in 2003. Under Woodward, England became the world’s number one ranked team. Despite reaching the World Cup final in 2007, it was England’s behaviour off the pitch that dominated headlines during the last World Cup, which culminated in a disappointing quarterfinal exit to France. As the profile of rugby has grown, the squad has grown accustomed to living life in the media’s glare. Yet the pressure that this year’s team will be under could weigh heavy on the shoulders of its relatively young members. Does the benefit of a home soil advantage outweigh the burden of expectation? Yes, thinks Woodward. “I never really studied home advantage when I was coaching England. But we studied it during the Olympics [during which Woodward served as Team GB’s Director of Sport] and we saw that the advantages were huge across all different sports. With the World Cup, someone has got to come to Twickenham, the home of English rugby, and beat them. All of our big games are at Twickenham. That is a huge advantage.” Which is exactly what the Brazilians thought last year, before self-destructing in catastrophic fashion. Can England learn from Brazil’s capitulation? “I was watching that tournament very closely,” he says. “I love football. If you compare the two teams, Germany and Brazil on that famous night, you have one team who were completely focused on the process and the performance. The other team got completely carried away with the excitement. During the National Anthem, they held up Neymar’s shirt. It was like, ‘no, guys, what are you doing?!’ The Germans were outstanding; the Brazilians lost the plot, completely.

“The key thing is how you think. You’ve got to think about the kick-off, how you’re going to play the game. England don’t have to learn anything outside the obvious. It’s about line-outs, scrums, and not getting carried away with the emotion.” Woodward is, of course, famed for his commitment to the winning mentality; to his physiological approach to sport. During his tenure at London Irish, only the second post in his coaching career, he would go as far as sending the team out to play in numbers according to the alphabetical order of their surnames – so dedicated was he to applying the ‘Total Rugby’ mentality pioneered by the late Scottish rugby coach Jim Greenwood. I suggest that one of the reasons that the England football team didn’t cop too much flak having gone out in the group stages last year, was because they actually played quite well. But how important is winning, over performance, in this month’s Rugby World Cup? Does performance matter at all? Woodward’s response is characteristic. “You get no pats on the back if you play fantastic and lose. I absolutely, totally think that coaching at the top level of international rugby and international football is about winning. It’s not about saying ‘I’m going to win the World Cup’. It’s about saying ‘OK, we’re going to win the next game, and after that, ‘we’re going to win the next game.’ If you keep winning, one day, your next game will be the World Cup final. Performance doesn’t come into it. No one cares. As a player you don’t care, as a coach you don’t care, as a fan you don’t care. It’s absolutely all about winning.” It was winning, or the lack of it, that became the problem towards the end of Woodward’s time in rugby. The success of 2003 was followed by a Six Nations in which England finished third, and an illfated tour of New Zealand and Australia, in which Woodward’s team scored just 30 points in three matches. Acting as head coach, a disastrous British and Irish Lions tour of New Zealand followed. His coaching methods in question, Woodward retired from rugby in September 2004, making a surprise transition into football by becoming director of football at Southampton FC. “I didn’t plan my career,” says Woodward, “but when I left rugby, my friend Rupert Lowe was chairman of Southampton and it was an opportunity. I didn’t go to the club as a manager-tobe, more to learn about what was going on. I did want to take up a manager’s role, but not at Southampton, at somewhere way down the leagues. I was very excited at the prospect but then the amazing opportunity with Team

GB came up. I’ll never ever say a word against football. Harry Redknapp, George Burley, these guys were great and looked after me.” Compared to their nobly-portrayed, blood-splattered counterparts, the onfield theatrics of football’s millionaire metrosexuals provides plenty of fodder for armchair criticism. In reality, was there anything that surprised Woodward, physiologically, in the different way the two sports are played? “People say to me that football’s full of people diving around. It’s actually not. Football’s an incredibly tough, physical game. It’s like comparing British cycling to British sailing. They’re completely different sports, with different cultures. It’s strange, in rugby you get bashed around and hit by late tackles, and my temperament meant

With football, however, as soon as someone touches my ankles, I want to turn on them. The games are played in different ways.” A return to football is something Woodward won’t rule out. For the moment, his time is divided between running Captured, a coaching management platform, his duties as a Technogym ambassador, and corporate speaking. Naturally, it is the 2003 Rugby World Cup that he talks about most. Before he leaves, I ask which three players, if he were in Lancaster’s position, he’d like to be able to teleport from 2003 into the current squad? “I think the most problematic position is Number 12, so I’d pick Will Greenwood or Mike Catt, both of those players would walk into this current England team. Despite the excellence of George Ford and Owen Farrell, I think Jonny Wilkinson is the complete article, a once-in-a-lifetime player. In the absence of Dylan Hartley, the other problem position is probably hooker. Steve Thompson was an awesome player, he’d certainly be in there.” Let’s hope the class of 2015 can do it by themselves. Who’s going to win the 2015 Rugby World Cup? I’m hoping for an England vs New Zealand final. I think England can do it. Which other teams are going to be hardest to beat? Australia and Wales both have great players. Do you agree with Austin Healey, who says rugby players are sportsmen, not role models? Anyone in the public eye has a responsibility to be a role model but you don’t need to be an angel. There has to be a line. If a player goes over that line, he’s gone, he’s history. Was Stuart Lancaster right to drop Tuilagi? I don’t think there’s been a decision with the England team that I’ve not agreed with. When a player gets involved in that sort of incident, they had no choice at all. Lancaster has said that the RWC team will be the fittest England team ever. How significant a role will fitness play? There’s a lot of expertise in this country around this subject. You can’t start thinking about fitness in May and June. The World Cup is in September; the fitness programme has to be a three- or four-year programme. England will be one of fittest, if not the fittest, team on the pitch. But it’s not just England. Sports science and technology has improved for everyone.

England’s World Cup-winning hero Jonny Wilkinson talks about the kick that changed his life – and the home team’s chances of rugby glory this autumn Words: Jeremy Taylor

rench rugby fans call him Sir Jonny. They even cheered him off the pitch to God Save The Queen when he captained Toulon to Heineken Cup glory last year. More tears flowed a week later when the team won France’s domestic championship. Now, however, Jonathan Peter Wilkinson admits he is very happy to be back home again in England. The former England centre turned 36 in May but is still regarded as one of the greatest players to pull on a rugby shirt. He was a key member of the team that won the 2003 World Cup in Australia – famously kicking the last minute drop goal that stunned the Wallabies into submission. Wilkinson started his career playing for Newcastle but after England’s 2003 triumph, he was plagued by a string of injuries that kept him out of the national team until 2007. On his return, Wilkinson kicked 27 points in a Six Nations victory against Scotland and was named Man of the Match. He retired from international rugby in 2011, by which time he had become the first English player to score 1,000 test points. His final tally was a remarkable 1,179 – as well as 67 points scored in six appearances for the British and Irish Lions. Not bad for a sportsman who would throw up before matches as a child. His trademark “wrists together” stance before taking a kick has been copied by a generation of young hopefuls. Even now, “Sir Jonny” is one of the most recognisable rugby players on the planet. But what makes him tick – and can England recreate the magic of 2003 at this year’s World Cup? Did sport play a major role in your early life? I was totally obsessed from a very young age. My older brother, Mark, who went on to play alongside me at Newcastle, was just the same. I grew in Farnham, Surrey. My father was a club rugby player and mum excelled at squash, so I suppose that influenced what we did. They never pushed us into playing sport but made sure we had every opportunity to try different things. Mark and I would come home from school and have competitions on the driveway. It would alternate between cricket, basketball and rugby. We were extremely competitive even at that age and soon realised it was best if we didn’t pit ourselves against each other. So we would invite friends around to join us and take out our competitive edge on them. When did you start playing rugby, who was your hero back then? I started playing rugby when I was five, for Farnham Minis. It was the first time Mark and I were on the same team and we excelled. It was the same when I joined Newcastle as an 18-year-old. My brother was signed the following year and we had a real understanding together on the pitch.

My rugby hero was playing for Newcastle back then too – Rob Andrew. Was there ever anything else apart from rugby? My brother and I were inseparable – we even shared a bedroom when we didn’t have to. From the age of five, it was rugby, rugby, rugby for both of us. We were totally hooked on action movies too. My heroes as a kid were Jean-Claude Van Damme, Arnold Schwarzenegger and Jackie Chan. Fitness was everything to me and I wanted to a big guy on the pitch, leading my team to glory. Why did you decide to become the kicker? It’s well documented that I am a perfectionist. Even at primary school, I was obsessed with doing everything correctly. I thought that everything in my life had to be perfect and if I made a mistake, one day I would be judged for it. On the rugby pitch, I felt responsible for everything and that obviously included the kicking. I put enormous pressure on myself every time I took a kick – I felt the weight

of responsibility for the team. It was so bad that I would throw up in the car on the way to a match, or sob in the dressing room. We weren’t a religious family but later in life, Buddhism helped me cope with that pressure. What do you remember about “that kick” in the 2003 Rugby World Cup Final? Not much! I don’t watch it over and over but sometimes at events, it’s played in front of me. When that final passage of play starts with a line-out, I’m still thinking “I hope the ball goes over” when it comes to my drop goal. I knew I had just one shot and I was determined not to be the player who made a mistake. I missed a few kicks earlier in the game but somehow, that final one always goes between the posts. How did you cope with the injuries that kept you out of the England team after winning the World Cup? It was difficult coping with the post-euphoria after 2003, becoming injured afterwards was especially trying. I lost my sense of worth and felt like I had dropped into a hole that I couldn’t get out of. I called on people for support and ultimately had professional help as well. But it was learning about Buddhism principles that really helped me through a dark period. What are England’s chances in 2015? I honestly believe we have a hell of an opportunity, if we step up to the mark when the pressure is on. We had to dig deep several times in 2003 and there will be moments like that this autumn. Many of the other teams are more experienced but they tend to be older. England needs to grab hold of the experience it has and use it. With the home support behind them, I think we could do it.

How are you coping with retirement? I’m living back in England now, with my wife, Shelley. I work for Sky, commentating on rugby and help with England Rugby. I’ve also helped make a film about the 2003 victory, called Building Jerusalem. There are lots of interviews with Martin Johnson, Sir Clive Woodward and myself. It will be available online and on DVD from the middle of September. I also run a sports clothing company with my brother, called Fineside.

Are you considering being a team coach one day? I’ve been approached but I think I’m better one-onone, teaching kicking. I’m not sure my perfectionist tendencies would be able to cope working with an entire team. I wouldn’t be able to help everybody and I’d hate that. Even now I can spend hours on a training ground practising my technique. Sometimes I forget everything else and my wife calls to see where I am. Breitling honours the Few R eginald Mitchell designed the Spitfire while dying of cancer. He worked on it around the clock, finishing it just before he died. “Just the sort of bloody silly name they would choose,” he said, on learning that the RAF had called his aircraft ‘Spitfire’. Clearly Mitchell embodied the sort of stoicism that typified the men who took to the skies in his invention during the Battle of Britain, whose 75th anniversary Breitling has marked with a special edition Navitmer. Launched at North Weald Airfield in front of Battle of Britain Memorial Fund Squadron, who had just completed a flypast over Buckingham Palace (where six surviving members of the Few were having lunch with the Queen), the timepiece will raise money for the RAF Benevolent Fund – a charity that provides

support to serving and former members of the RAF, their partners and dependants. The Navitimer Battle of Britain features commemorative emblems on both its 3 and 9 o’clock sub-dials, and is engraved with the anniversary crest on its case-back. “T

he romance of safari is a dream that I have returned to many times,” says Ralph Lauren, whose life-long love affair with the great outdoors has continually influenced his eponymous fashion house’s collections for 20 years. Today, Lauren’s signature style boasts a fusion of a bohemian sense of adventure and timeless elegance. From the cinched-in waistlines of Lauren’s safari jackets to rugged leather goods, the designer’s fascination with the practical and the glamorous aspects of travel are evident. “When I started out as a designer, I dreamed of going to Africa, to safari,” says Lauren. And perhaps most naturally aligned with this sentiment are the new models of the RL67 Safari Chronometer timepiece range – a nostalgic return to Lauren’s first 1984 Safari collection, when he first fused vintage design with a contemporary and utilitarian look. Made with a deliberately aged steel casing, each hand-decorated movement of the new wristwatches express a modest but beautifully crafted tool intended for daily use. The pieces indicate Lauren’s own feelings towards the spirit of travel: “It is an adventure, a world of refinement set against a rugged and powerful landscape”. Each detail of the watches has been carefully chosen by Lauren, from the Swiss-made mechanisms to the dark green alligator or faded olive canvas straps, each of which pays tribute to a traditional explorer’s attire. Wild at Heart Commemorating its 240th anniversary this year, Mappin & Webb’s new Wildfell collection is an ode to its heritage – graceful, organic lines have been presented in a 17-piece collection of silver and gold rings, necklaces and bracelets, capturing the rolling landscapes that define the quintessentially English jeweller’s Dorset roots. The Dorset brooch, revived from the brand’s archives, was creative director Elizabeth Galton’s main inspiration and was the same brooch given as a wedding present to Queen Mary from the county of Dorset. It was later passed down to HM The Queen, who first wore it on her wedding day in 1947.

Cosmic Girl Given the astronomical success of their collaboration last year, it seemed only prudent for jeweller Azza Fahmy to continue her relationship with Matthew Williamson. This time round, the eponymous jewellery brand’s latest celestial-inspired collection, Cosmos, was exclusively previewed at the British fashion designer’s A/W15 LFW show. King of the Gemstones After witnessing a decline following their popularity in the Victorian era, rubies are coming back into fashion as modern jewellers explore new ways to showcase the ‘king of the gemstones’. Most notably is Gemfields which, despite being most well-known for its emeralds – producing 20 per cent of the world’s supply – has chosen to showcase the very rarest of Mozambican rubies (having recently acquired a mine there) in its latest campaign, starring actress and brand ambassador Mila Kunis. O T E D A M E R U S A E M From its humble beginnings 130 years ago, Turnbull & Asser has risen to the top of the tailoring hierarchy. As the company celebrates the opening of its second London store, Hugh Francis Anderson takes a pilgrimage to the firm’s Gloucester-based shirt-making facility

F

ew brands can match the gentlemanly prowess, historic magnitude and eclectic clientele of Turnbull & Asser. Celebrating its 130-year anniversary this year, it has single-handedly moulded the face of British bespoke tailoring. The company revolutionised military clothing during the First World War, was the personal tailor of Winston Churchill, Pablo Picasso and Charlie Chaplin, and has been granted a Royal Warrant by HRH Prince Charles. For all intensive purposes, it was Turnbull & Asser that invented modern-day, bespoke tailoring. On the outskirts of Gloucester, in the quaintly named-suburb of Quedgeley, lies Turnbull & Asser’s shirt-making factory. Shirt making has long been at the forefront of Turnbull & Asser’s tailoring repertoire, and the factory’s walls, which are clad with photos of celebrities wearing their bespoke shirts, pay homage to the brand’s success. In this factory, where 80 highly skilled craftsmen and women produce nearly 70,000 shirts a year, there

is a sense of quality that comes not only from the materials, techniques and equipment, but from the workers themselves. “The factory has a happy atmosphere,” says operations manager Shaun Bird. “You can see it in the length of service amongst the staff, of which at least 15 have been with us for more than 20 years. The staff here take great pride in what they produce which ensures a great attention to detail.” Twins Bette Elton and Kathleen Cope have worked for Turnbull & Asser since 1964. The Quedgeley factory produces both bespoke and ready-to-wear shirts, all of which follow the same precise process of manufacturing. It begins in the CAD room, where, after an in-store fitting, the measurements are finalised to the nearest millimetre using state of the art computer software. The finalised measurements and patterns are then printed onto adhesive paper, which will be stuck onto the fabric of choice and used as a template by the craftsmen and

women to work with. Moving into the cutting room, individual pieces of the shirt are delicately shaped, and when each section has been cut, it is tied in an offcut of fabric, a small touch that is not only economical, but a gloriously detailed edition to the process. The pieces then move to seamstresses to be sewn together before being quality checked and packaged. “Current manufacturing lead times are two to three weeks but the actual process, depending on the complication of the shirt, can take under one day,” says Bird. In total, there are 25 individual processes and 13 craftsmen involved in making a Turnbull & Asser shirt. Again, it is the detailing that impresses most. Elton explains some of the finer touches, “Sometimes they’ll have one armpit larger than the other in case they write a lot, and they can have two different sleeve lengths, so when wearing a suit and shaking hands, the cuff will still show.” In fact, every part of the shirt can be bespoke. “Not everybody has the same size of cuff, because it depends on the size of their watch,” says Elton. Even when it comes to the front of the shirt, there are almost 100 different styles, from a revere front to no-visible stitching. Elton, rather proudly, explains that Turnbull & Asser’s process of attaching buttons is so strong that they never supply spares, and have never had a button come off. remained headstrong in the face of 21st-century commerciality, and it hasn’t gone unnoticed. As part of his 2013 “Best of British” tour, HRH Prince Charles visited the factory and even tried his hand at sewing, paying compliments to the company that has made his shirts for almost 35 years. Known for his no-nonsense, homeworkout videos and prolific tournament success, the four-time winner of the ‘Fittest Man On Earth’ keeps it simple, training for the most part out of his garage.

Statistical analysis shows that CrossFit participants are almost equally 50 per cent male and 50 per cent female Froning is his own personal trainer and nutritionist, choosing workouts and meals in accordance with the way his body feels. A typical Froning workout, as a quick YouTube search reveals, consists of him muscling his way through a ridiculously intense workout to the sound of blaring metal, often accompanied by an intermittently wandering dog. A ruthless work ethic and rugged charm has made him an icon of the sport. For evidence of the extent to which CrossFit has taken the fitness world by storm, consider this: 2007’s inaugural Reebok CrossFit Games carried top prize money of $500. Eight years later, and in 2015 that prize money had risen to $275,000 (£176,000). It was collected by first-time winners Ben Smith and Katrín Tanja Davíðsdóttir in July, who were cheered on by a crowd of thousands in California’s StubHub Center, Carson. Desire for people to push themselves to the very limit of both physical and mental boundaries is growing, and with rapid pace. There has been a marked increase in extreme sporting events which push the concept of healthy living to the limits. The Isklar Norseman Xtreme Triathlon, held in the Norwegian wilderness, is one such event. Starting with a 2.4-mile swim through the freezing Hardangerfjord, the athletes then embark on a 112-mile bicycle race, taking them from sea level to 1,200m, and finish with a full marathon, ending at the summit of the Gaustatoppen Mountain, some 1,880m above sea-level. As the world’s most extreme Ironman-length triathlon, it calls out to both professional and amateur athletes alike as the pinnacle of human possibility. There is no glory, there are no official accolades, there is only the black finisher’s T-shirt and the honour of calling yourself a “Norseman”. Triathlons have always enticed adventurous souls to compete. As a tri-discipline event, and one that demands a wide array of skills, techniques and physical attributes, it is considered one of the hardest sports on earth. In London, triathlon is on the rise, with the recent London Triathlon attracting more than 13,000 amateur and professional athletes to compete. For some, though, competing in a triathlon, or even an Ironman, is not enough. Now there is a new breed of athlete, wishing to truly discover what they are made of, and the Norseman is the playing field

upon which to find out. Founded back in 2001 by amateur triathlete Paal Hårek Stranheim, the vision was to reinvent the sport. “His idea was that you have to create an event that’s crazy enough to make the foreigners come along,” says Norseman general manager, Dag Oliver. “And his theory has proven very correct, increasing in popularity year by year.” So what does it take to become a Norseman? “Anyone with a good basic physical fitness and will to complete will get through the race,” says Oliver, “Of course, there are differences between those who go through the race enjoying it, and those who are in pain.” Like all balloted, open events, there is a wide spectrum of competitors, from the amateur on a 1980s road bike, to the professional on a new carbon fibre invention – they come in many forms, but with the one unifying quest to complete the race. “For the 2015 event, we had 2,400 applicants, and out of that we pulled 250 athletes,” says Oliver. Due to the danger of the race, it has to be limited to 250 athletes, and, as such, has become the holy grail of extreme triathlon events, with an international notoriety. As Oliver says, “wearing a Norseman Xtreme Triathlon T-shirt at any triathlon or Ironman competition in the world will make you the cool kid on the block.” And it’s not only the physical and mental preparation that takes resolve – each athlete must provide a support crew, and incur all costs themselves.

Not only is there the huge financial outlay for necessary training and equipment, but, says Oliver, “on average, a Norseman athlete will invest somewhere in the vicinity of £5,000 into participating” – a steep price to pay for spending the best part of 12 hours pushing yourself to the absolute max. Why? You may ask. It fundamentally falls down to human nature, to our psychological predisposition to test our own limits. “This is a matter of people wanting to find out if they’re capable of solving such a task,” says Oliver. “It’s a man or a woman versus themselves, their nature.” Yes, a strong physical foundation is key to any endurance event. The body has to be trained to a certain level before beginning, not only to learn the skills and techniques of the chosen discipline, but to develop the muscle memory and strength, a strong aerobic and anaerobic core – but it is strength of mind that ultimately get you to the finish line.

“The process of getting ready is the hard part, coming here is the party” As one Norseman explains, “the process of getting ready is the hard part, coming here is the party, it’s the combination of something you’ve worked so hard for, this is a good day.” A race like Norseman is to test how mentally tough you are, how, above all else, you are willing to bury yourself to know your own mental strength. Norseman is an event where you can never know beforehand how deep you’ll have to dig in order to survive. “Are you ready for the distance and the elevation? Those two are constant, “ says Oliver, “but temperature in the water, snow on the mountains, the wind on the plateau, these are the X factors that can make your day good or miserable.” Michael Phelps, the most decorated Olympian of all time, once said, “you can’t put a limit on anything. The more you dream, the farther you get.” It’s a mantra that screams truth where Norseman is concerned. Finishers should be celebrated for their resilience, determination and zest for life; for pushing yourself to the limit is one of the most commendable acts imaginable. Engines ticking in the heat, tyres flayed, brakes glowing and adrenaline still flowing, we pull into our opulent beachfront hotel before surveying our cars from the cool of the lobby. Not one, not two, but three brand new supercars – which we have just thrashed on what must be one of the most exciting driving routes known to man – are swiftly enveloped by a camera-clicking crowd as we look on, sipping local ice-cold peach tea with lemon. In the space of two and a half hours, and more than 250 kilometres of dramatic mountain and desert landscape in the heart of the United Arab Emirates, we have driven a Lamborghini Huracan, a McLaren MP124C and a Ferrari 458, to what felt like an inch of their lives. Each worth around £200,000, each with a top speed of around 200mph, and acceleration to match. The route – linking two sumptuous hotels, both nudging the shores of the Arabian Gulf and a sevenhour flight from London – is just one of many being specially designed by a team of racing drivers working for luxury hotel group Waldorf Astoria, at locations in North America, Europe and the UAE. ‘Experiential’ is the buzzword de nos jours in the hospitality world and Waldorf Astoria has clearly taken it to heart. Almost anyone can book ‘have-a-go’ sessions on race circuits for an hour or so of closely monitored coaching. To delight in that wind-in-the-hair moment as you tackle a challenging series of left and right-handers, breathless climbs and dizzying descents on an empty desert road? Now that’s what driving a supercar is really about. Our experience begins with a briefing by Le Mans and IndyCar legend Didier Theys, as he asks us to mind the nice shiny alloy wheels on the kerbs, watch for speed cameras and listen for his instructions over the walkie-talkie. He’ll be driving ahead in a Porsche Cayenne Turbo. “Listen to the engine,” he implores, “it breaks my heart when people listen to the radio instead of the Ferrari’s V8. And I might have retired from racing but I still have a big ego – don’t overtake me!” We jab the start buttons, the engines roar into life and we rumble gingerly out of our hotel, the plush Waldorf Astoria Dubai Palm Jumeirah, sited on the giant, man-made palm tree-shaped island, jutting out into the warm blue waters of the Gulf. Half an

hour in swirling traffic and on the busy freeway seems time well spent as we acclimatise to the brutal Lamborghini, the tail-happy Ferrari and the dart-like McLaren, negotiating roundabouts, junctions and traffic lights. Abruptly, Didier swings off the freeway and we follow in a cloud of dust, pressing the accelerator hard to keep up. Within minutes the traffic vanishes and our vision is fixed on one sight only; an enticingly twisty, sinuous route snaking off into the heights of

As we climb further into the mountains there are glorious, fast straights, endless spectacular hairpin bends that have us blipping the gearbox paddles and long, sweeping left and right-handers. Stopping frequently, we swap keys and opinions on the motors, jumping into the next supercar like children in a sweetshop.

FORMED BY MEMORY Mark and Hannah Hayes-Westall have been working in, and writing about, contemporary art for almost 20 years. Each month, they introduce an artist that should appear on your agenda

This month: LUC TUYMANS

W

hat’s so interesting? When Winston Churchill refuted the argument of the then Prime Minister Stanley Baldwin with the crowd-pleasing line “History will find you wrong Sir, because I intend to write that history”, he wasn’t just playing for laughs. In typically pithy style the British Bulldog was highlighting the fact that regardless of what happened, the history of an event is the perception of that event by whomever records it definitively. Belgian painter Luc Tuymans has been concerned with this aspect of history throughout his long career, and his body of work looks again and again at how history is formed by memory, and at whose perception of events is definitive. The emotional charge that an iconic image packs is a powerful tool, and one that is carefully used by everyone from product marketers to governments. Using the blank, lost elements and unlikely focuses that typify memory, Tuymans strips away that easily controlled emotional impact, forcing us to pause and think about our own recollections. Instead of the face of a powerful, but divisive woman, did we remember only the lips we concentrated on as she spoke? Instead of a man identified as a terrorist, did our fear of otherness focus only on his ‘foreign’ seeming nose? Recalling a report about the Holocaust, did our treacherous memory forget the name of the victim, but retain the image of a lampshade in their deserted sitting room?

Now in his 60s, Tuymans’ career shows no sign of slowing its stellar trajectory A technique that deliberately dulls the emotional impact of images and highlights our fallible memory processes ensures that this is work that happens in our heads – the associations we make are our own and our emotional response might be very different from that of someone else. It’s a technique that highlights the power of controlling images of history, and, with subject matter including the Holocaust, The Belgian Congo and the paranoid aftermath of 9-11, it’s why the Financial Times calls Tuymans “Europe’s greatest living history painter”. Painting isn’t an art form associated with contemporary events – we think instead of photography,

film perhaps, but Tuymans has developed a technique that allows him to work rapidly, countering what he calls the “belatedness” of painting. Using source imagery (in the early years of his career this was newspaper and magazine images, now it is most often a photograph taken on his iPhone, or a still from a video on YouTube), he crops and resizes, then paints exactly what remains. A blurry image is the result of a blurred source photograph, the blueish light that often suffuses the image the result of a digital screen. Now in his 60s, Tuymans’ career shows no sign of slowing its stellar trajectory. In 2001, he represented Belgium at the 49th Venice Biennale, leading to a mid-career retrospective at Tate Britain in 2004. His works are featured in museum collections worldwide, including The Art Institute of Chicago; Centre Georges Pompidou, Paris; Los Angeles County Museum of Art;

Autumn 2015 will see the artist celebrated in a large-scale retrospective exhibition at Qatar’s QM Gallery Al Riwaq, whilst three new works, portraits of Scottish Enlightenment thinkers originally painted by one of Tuymans’ influences, Henry Raeburn, will go on show alongside Raeburn’s originals in an exhibition hosted by the Talbot Rice Gallery at the University of Edinburgh. In September, Tuymans is also curating an exhibition in London’s Parasol Unit art space. Containing work by 15 Belgian abstract artists, the show focuses on notions of abstraction and the different influences and inspirations of two generations of artists.

ancún, Tulum, Playa del Carmen – the names are as well worn and dusty as the grooves in a Mayan sacrificial altar. Now, thanks to a direct Dreamliner flight from Gatwick to the southern Mexican city of Puerto Vallarta, a less trampled stretch of Pacific coast – with a balmy yearround average of 27°C – has opened up to the UK. While relaxation is easily achieved, there’s also plenty to raise the pulse. You land in Puerto Vallarta, a city sited on the wide yawn of the Bay of Banderas. Drive north for fifteen minutes and you hit the southern tip of Riviera Nayarit – 192 miles of coast dotted with idiosyncratic Mexican towns. Dubbed “Mexico’s newest destination”, Riviera Nayarit is, somewhat ironically, home to Mexcaltitán in its northern extremity, the island-city generally believed to be the birthplace of the Aztecs. However, unless you’re on an extended tour, it’s likely you’ll follow in the grooves of Kimye’s SUVs and make a beeline for the Punta de Mita peninsula on the bay’s northern tip. Punta Mita, minus the ‘de’, refers to the peninsula’s guard-gated luxury village, home to the St. Regis and Four Seasons hotels. Opt for the latter – not only does it employ roughly four times the staff for the same amount of rooms, but it also supplies two Jack Nicklaus-designed golf courses; look out for Hole 3B on the Punta Mita Pacifico course – the only green in the world set offshore on a natural island. And while the golf is good, the fishing is spectacular – think marlin, sailfish, and dorado (mahi mahi). Yacht charter is available through the hotel, but for a more visceral Man Versus Fish encounter, Punta Mita Expeditions can take you spear fishing for powerful yellowfin tuna. If you can somehow break free from the Four Seasons’ spell – the coconut-scented breeze, fresh tortillas smilingly pressed for breakfast, superb Cuban house band – a half-hour drive north to San Francisco (known locally as “San Pancho”) and Sayulita is recommended. Cute and compact San Pancho offers a refreshing dose of “real” Mexico after the serene perfection of Punta Mita and some of the more hysterical development cladding the Banderas’ parabola (resort Acqua Flamingos, in particular, with its spaceage Aztec aesthetic is a dazzling surreal view best enjoyed from the fun Eva Mandarina Beach Club at Cruz de Huanacaxtle – pair their shrimp aguachile with Christmassy sangre cora cocktails for the premium experience). San Pancho’s picturesque beach, fringed by dumpy jungle-tousled hills, is a fine place to sink into a margarita or three while gorging on the utterly magnificent raw tuna tostadas (the chef ’s speciality at beachside Las Palmas). Work them off in the water – there’s a decent reef break that’s sympathetic to beginner surfers, with plenty of rental and lesson availability on hand – or hire a steed and gallop along the sand. While surfing is chip and dip to more cultural San Pancho, it’s the whole enchilada in party town Sayulita, which, has been a mecca for boho surfer types since the 60s. Check out Lunazul for boards and friendly surf instruction, or arrange a tour into the rainforest hinterland: you’re unlikely to see any of the shy, indigenous jaguar population, but who cares

when quality zip-lining’s on offer? Micha Parrita can fix you up, and the company also arranges ATV tours and fishing jaunts. Of course, returning south into the broad embrace of the Bay of Banderas will bring you into rich territory for any and all water-based shenanigans. Strolling the unusually fine sands of all-inclusive hub Nuevo Vallerta, the crunch of tortilla chips emanating from behind beige cabana curtains, you’ll encounter numerous hawkers offering jet-ski rental, canoes and parasailing. A number of companies, including Vallarta Adventures, can also set you up with flyboarding if face planting repeatedly into the warm Pacific waters is your idea of time well spent. While the seafood is fresh and delicious pretty much everywhere along this stretch of coast, Puerto Vallarta (make a base at boutique, adultsonly Casa Velas) has acquired something of a gourmet reputation, even acquiring its own annual “Festival Gourmet International”). While this may not be immediately suggested, with Bubba Gump, McDonald’s and Murphy’s Irish Bar all near the waterfront, last year six out of Tripadvisor’s top ten fine dining restaurants in Mexico were found here. Try current number two Vista Grill for imaginative modern Mexican and, yes, vistas, while La Palapa is a Los Muertos Beach-side institution that harkens back to a more romantic, toes-in-the-sand Puerto Vallarta. If you really want the good stuff, though, seek out the backstreet taco stands (usually open in the mornings until around 2pm). Get as gourmet as you like with tongue, intestine, and cheek meat on offer, but Marisma’s (Naranjo 320) more conventional, lightly battered fish tacos have attracted a deserved renown, as has the proximal El Güero for its sharp and fresh ceviche tostadas served by stern women in black hairnets. It’s a tasty reminder that while this destination is orientated to tourism, the indigenous way of things is always just there, darting brightly beneath the surface, asking to be harpooned. rivieranayarit.com; visitpuertovallarta.com 98

Mighty Montenegro With turquoise beaches to rival neighbouring Croatia’s, a mountainous northern region that’s as rugged as the Rockies, and a canyon that’s almost as deep as Colorado’s, Montenegro may be small but it certainly has plenty to boast words: tiffany eastland

panning a mere 13,810 square kilometres (think, two third of Wales), Montenegro is proof that great things really do come in small packages. It seems rather extraordinary that such a tiny place is populated by the tallest people in the world (that’s a fact, by the way). And the contradictions don’t stop there – this small, Balkan country combines a Mediterranean, continental and alpine climate, making it a truly diverse destination. With towns as old as Greece’s, Montenegro has

a fascinating history that dates back to 9 AD when the Romans conquered the region. During the 16th century, Montenegro developed a form of unique autonomy within the Ottoman Empire. However, refusal to accept Ottoman rule in the 17th century raised numerous rebellions, and, unfortunately, the beautiful region had been subjected to much conflict and instability up until 20 years ago. In the 1960s, Montenegro became a playground for the likes of Princess Margaret, Sofia Loren, Richard

SALES TOM YEOMANSON, sales manager at Knight Frank Tower Bridge, comments on the trends in the residential sales market The beginning of September marks a significant turning point as we move out of the summer market and into the traditionally buoyant selling period running up to Christmas. The market this summer has mirrored the weather with better than expected results in the City and City fringe areas. Knight Frank research for August recently registered the house price sentiment in July as positive, for the 28th consecutive month. We have experienced good activity across our network of offices with strong numbers of new applicants registering. Moreover, our latest addition to the network, our newly opened Tower Bridge office has improved coverage for both buyers and sellers along the South Bank and we have had a strong start. The housing stock across the City area continues to evolve with a further round of newbuild schemes released or preparing to launch with prices remaining resilient. A big topic of conversation in August revolved around interest rates, and, specifically, when will they rise? Mark Carney has alluded to the rise but remained fairly vague in commenting that a rate rise was “drawing closer”. The markets appear to be currently pricing an interest rate rise for Q1 / Q2 of next year. In August, the central bank did release positive figures with GDP growth this year moving up from 2.5 per cent to 2.8 per cent. The autumn market is usually a good time to sell as buyers look to secure somewhere before year end. Indeed, our latest research shows the future house price sentiment index as still positive suggesting households expect prices to continue to bolster, albeit at a slightly slower pace. We would encourage any potential vendors considering making a move this year to contact their agents as soon as possible to take advantage of this window of opportunity. Foreign investors have paid around £1.8bn for central London property developments, according to research by CBRE. Foreigners’ land-buying is up 118 per cent year-on-year and is at its highest level since 2007, with the largest sale in the three months to the end of June, according to the FT, reaching £428m for three sites sold to a partnership between Malaysian investor Eco World and Irish developer Ballymore

The back end of the summer market tends to be driven by strong demand from the student micro-market, with both domestic and international students taking a stranglehold on the City lettings scene. They often come into the market with vast budgets and tend to lean towards the newest developments such as Berkeley’s Goodman’s Fields, the location of our newest Knight Frank office. This trend is becoming even more pronounced as demand from the traditionally prominent financial services sector subdues due to uncertainty surrounding economic conditions in Europe and beyond. However, there are longer term grounds for economic confidence and you would expect that the traditional big hitters of the corporate world will come back to the market in the latter part of the year, which should in turn lead to a stronger end to the year in terms of year-on-year growth, which currently sits at 2.8 per cent. Aside from the corporate and student markets, the private rental sector in and around the City continues to go from strength to strength, with high levels of demand being experienced across all price ranges and locations. Of particular interest is the high level of demand being generated by some of the City’s newer buildings, with tenants often choosing to pay a premium for more lifestyle-based living, meaning proximity to work, entertainment and onsite facilities are playing a huge part in driving the City’s rental prices. Whilst this surge in demand for premium properties is being mirrored by supply, particularly with large numbers of new build stock completing in Q3 and Q4 this year, properties that are furnished well and offer a more bespoke option will continue to generate higher than average rents; so my advice to landlords would be to go the extra mile when furnishing or refurbishing a property with the dual goals of achieving these higher rents and minimising void periods. A

ccording to the Prime Central London report, there’s been a real bounce in activity following the general election, yet transaction volumes are still lower than normal. What factors do you attribute to the low transaction volumes, and do you anticipate an increase any time soon? The number of home sales during Q2 2015 was significantly higher than in Q1 but was still well below normal levels. The remnants of the election slowdown, coupled with lingering uncertainty surrounding the impact of the latest stamp duty reforms, have dampened buyer and vendor activity. There were an estimated 730 transactions during Q2, below the 950 average second quarter total from the past three years, 32 per cent below Q2 2014 but a notable 21 per cent higher than Q1 2015. Demand has recovered somewhat post-election, particularly at the lower end of the market, but buyers seem more reticent and cautious following the sharp rise in stamp duty for most PCL properties, perhaps waiting to see what the mediumterm impact might be on prices before committing to purchase. Available supply has increased since the election as vendors have become more certain of their pricing positions following the Mansion Tax distortion. However, there has not been a flood of properties onto the market and more vendors are needed otherwise there can be no meaningful pick-up in transaction activity. The lack of stock available is also creating problems for market fluidity as buyers are deterred by the restricted choice. With both demand and available supply increasing only marginally during May and June, there has been little to alter market dynamics. As a result, there has been a continuation of the price falls witnessed during the preceding two quarters. Prices fell by 0.6 per cent on average during Q2, a smaller decline compared with the 1.0 per cent fall in Q1, but prices over the past year have dropped by 2.3 per cent. However, it is important that the recent falls are put into context. Despite the latest declines and taxation issues, sales prices are still 59 per cent higher than the 2009 low and 21 per cent above their 2007 peak, reinforcing the strong performance and

robust nature of the PCL sales market. Importantly, prices have not fallen in all parts of the market over the past year. The sub-£2m market has been the strongest and least affected by the election, stamp duty and Mansion Tax influences. Demand has been more robust, both before and since the election, while more supply has also come onto the market. Despite this, prices have still slipped by 0.1 per cent during Q2, but have risen by 2.2 per cent over the 12 months to Q2 2015 (see chart). The number of buyers in the £2-5m market

has also recovered a little since the election but remains well below typical levels. Although there is a lack of properties on the market, prices have fallen in this price bracket for the third quarter in a row and have declined by 2.7 per cent in the year to Q2. The £5-10m market has not really accelerated since the election. Buyers and sellers are still trying to assess the impact of the stamp duty changes, which play a significant role in this segment of the market, but prices have fallen by 4.5 per cent in the year to Q2. Despite more transactions in the £10m+ market prices have still declined by 3.1 per cent in the past 12 months (see chart). Looking forward, the prospects for the PCL sales market look more stable now that the general election is past, a Conservative Government is installed and that a raft of tax initiatives have been implemented. The abolition of non-dom status is expected to have only minimal impact and transaction levels should increase during the second half of the year. However, a sizeable surge in vendors seems unlikely, implying that any uptick in activity will be quite muted. The waters ahead may not be totally untroubled, especially as the stamp duty reforms are still being absorbed, but the outlook certainly looks clearer. JLL 020 7337 4004 jll.co.uk/residential
